If you come across this company as a property manager, run as far away as possible! I am a commercial tenant at one of the properties this company manages. From the moment they took over management, there has been a huge lack of communication and respect by them. They would not care one bit about your tenants. At the beginning of this year, we had a credit of over $7000, that's how much we had overpaid! A rep sent me an email on Dec 17 and 20th. I spoke with her over the phone and adjusted our future payments accordingly so we don't have so much overpayment. We received another email on Dec 22nd with a new reconciliation. I specifically asked her about the amount that I should adjust my future payments to, which she directed me only to the document. Instead of giving a straight answer, we've gotten used to just being directed to documents. I had specifically asked for the amount to avoid misreading the document to ensure correct payments are scheduled. I emailed her back with the exact amounts I had scheduled for March, April, and recurring payments and asked her to let us know if there are any discrepancies in the amounts, but she did not respond back. Her lack of communication resulted in our payment for one month being short. After our March payment had gone through, we received another email from the same rep on March 10th with the amount due. Because we had already verified with her earlier the amount for March, we were under the impression she had wanted us to adjust the April payment due to a possible credit also, I immediately scheduled it on March 11th and emailed her back too so we skipped the April payment thinking we paid it already ahead of time to make the account's credit even. The then slapped us with a late fee without ever reaching out saying what happened to the April payment. All the error because their rep failed to confirm the amount with us back in January! The management is refusing to take ownership of their mistake and still want us paying for the penalty caused by their negligence! read more

Smith Commercial Management has been extremely professional during the entire transition period for our building from the prior management company. Their team resolved all Building owners and tenants issues and outstanding repairs that were left neglected from the prior management company. I own a part of a building that is managed by Mitsie Smith, owner of Smith Commercial Management, Inc. During the past 4 years of getting services from Mitsie Smith, it was discovered that Ms. Smith ignores the CC&R and bylaws of our building association, COBA, while often citing both CC&R and bylaws when answering questions from owners of the building. Little did we know that Ms. Smith has been violating knowingly for the duration of her services. She puts her self-interest ahead of the interest of the building owners and profits from unnecessary maintenances. She ignores the needs of the majority of owners while blindly following Mr. Scott Knies from San Jose Downtown Association. She intercepted voting packages from some owners and changes the voting laws to ensure her favored party won. She provided outdated real estate package to potential buyers during real estate transactions. She forces owners to see association records only in her office while denying the opportunity to photo copies or even phone photos. By building all kinds of obstacles, Ms. Smith ensures that her misdeeds are covered. Many of other real estate agents would quit working for Ms. Smith not too long after being assigned to the duties of our building. She resigned from the management duties when she learned that her actions would be investigated. When she learned a new bid was received and that the voting outcome could be controlled by her, she immediately withdrew her resignation. Ms. Smith is conducting business without proper ethics required by the California Real Estate Board. Her actions shames her company and reflects negatively towards all real estate agents. Please stay away from her at any cost. read more

A property manager has a very difficult job, being the go between between the owner and the tenants and the vendors. As a vendor and a GC I know how hard this job can be sometimes. Mitsie and her team are always professional, and well informed. Easy to work with and was clearly interested in problem solving. Not only do they go to the top of the list when they need our help, we look forward to working with Smith Commercial again. Mitsie Smith and her staff managed our newly purchased Retail Shopping Center. Mitsie switched out my originally signed contract for her services during the purchasing escrow, with a new contract. I didn't understand at signing and wasn't too concerned about her verbiage stating that any new lease will carry a 5% commission. Thinking I have one vacancy, I could pay 5% when leased. Well, low and behold during the first existing tenant exercising their 5yr. lease renewal. I noticed in my monthly statement that I was charged 5% of the whole 5Yrs lease term. That comes to approximately $10,000 to $20,000 depending on the size of the space. I was floored that I'm charged for a lease renewal. Her response was to read my contract. Reading the contract closer, it stayed any new lease being a renewal or whatever. (My original contract, that had my signature on it; and I had referenced in my computer, stated that I could decide if I wanted to use her services for lease renewals) Well Mitsie did make sure to take care of her self in this switched out newly signed contract. It wasn't enough for her to just charge the 5% Management Fee. But 5% of the possible 5 year lease at the time any existing lease is renewed. All exposure is left with me the landlord. She takes her exorbitant fee for the minimal work and is done. With all the lease renewals that year, it cost me well over $50k in her fees. Okay, Next issue; Location, Location Location. For her to manage the center, she has to drive 3.0hrs round trip. She will tell you how distance is not an issue, and that she manages properties on the east coast. That is ridiculous. I need a management company that is in the same town as my property, to give me and my tenants the service they need. Example; She sent Painters and service personnel to my center all driving 3.0hrs round trip. Instead of locating local service providers, that would be too much of a time investment. How ridiculous is that? She will tell you how she can negotiate with her vendors, blah blah blah. These vendor businesses need to make a profit and pay their overhead etc. My new local management co. knows the local vendors and reduced the cost greatly. While dealing with Mitsie Smith Property Management, I only got some income from the property. The monthly Income was approximately 1/2, due to her exorbitant fees. When repairs or upgrades were needed at the center, she would say, don't worry, the tenants will pay for it. She thinks that these small businesses are loaded like she is. Well, when her 12 Month contract expired, I found a local management company. They were able to cut the cost of maintenance of the center by almost 50%. The new company understands that the tenants fees need to be kept to a minimum. If Smith commercial property management was still in charge of my center, I probably wouldn't have many tenants or any income from my investment. My advice to anyone looking for a property management company. The contract with these companies are negotiable. Property Attorneys would charge far less to deal with lease renewals than what Mitsie charged me. My new management company charges a 4% management fee and up to 2% on new leases, no charge on lease renewals. FYI; Lease renewals are two pages, essentially containing the new Lease dates and the new monthly amounts paid during the term. When we would have meetings with Mitsie, it was common for her to say "It's not my job to teach you" when all we are looking for is understanding what she is doing. She definitely knows what she is doing. But it's not necessarily for your benefit. One upsetting thing is why she didn't do her job and adjust the monthly NNN payments to reflect the new Property tax. As a result 12 Months later when the tenants got the NNN reconciliation, the bill was much larger than expected, and that is NEVER good! When an investment property is purchased, the first 5-10 years are the most difficult financially. So learn from my experience and make the right choices to protect yourself. I don't write negative reviews. But this experience and the financial challenges it left me with along with Mitsie's lack of assisting me now, after the fact, with information on the things she did. All this even after she charged me an additional 5% close out fee. (Essentially a 13th month charge to hand over the books to a new management company) leaves me with no other avenue other than to hopefully help others better understand. read more

Smith Commercial Management Inc. managed my building for several years, overseeing all aspects of day-to-day operation and vendor interactions, as well as a number of capital improvement projects. Mitsie and the team at Smith Commercial Management manage two large shopping centers for me!  Since hiring them on as property managers for my centers they have been able to reduce the operating expenses by about 8% at both my centers. I appreciate their attention to detail in all aspects of commercial management from the day-to-day tasks keeping the centers running smoothly to planning the annual budgets for the upcoming years.  The team is incredibly responsive to tenant requests which has been so important over the last year with COVID.  They have been able to work with our existing tenants to assist them in creating payment plans to make sure the tenants remain successful which then results in the success of our shopping center.  I am so glad that I found Mitsie and her team and look forward to continuing our working relationship. read more
