I interviewed Dave when I was looking for a property manager some time ago.  Dave does a very good…read morejob of marketing and promoting himself, as you can readily see by looking at his website. I called him, we set up a time for the meeting, and I told him how long I thought it would take, as I have a series of questions I go through with every potential manager. I arrived on time and so did he.  He gave me a lot of promotional material to read, and then pitched himself and his wife, who is a real estate agent, before I got into my questions. Dave touted the fact he is also a licensed attorney as another aspect of helping protect his clients. After getting about 3/4 of the way through my questions, Dave abruptly said he needed to go to another meeting, and had to leave, even though it was still within the time period I had mentioned I needed when I first spoke to him. I came away from the meeting feeling like there was just too much promotion, and it was much more about just getting the client's monthly fee, as opposed to really trying to serve the client's interest. So I did not hire Dave. Fast forward to the present.  If you look David Scott Roberson up on the CA Dept. of Real Estate website, you will notice that he is now operating under a RESTRICTED real estate license.  He violated a number of various regulations, including mishandling money in client trust funds, and did not contest the accusations of the Department.  From DRE document NO. H-12414 SF: "4. Respondent, pursuant to the limitations set forth below, hereby admits that the factual allegations in the Accusation filed in this proceeding are true and correct and the Commissioner shall not be required to provide further evidence to prove such allegations." Wait, and Dave is an attorney??  Good thing I didn't hire him. Mishandling money in client trust funds is CLIENT money, potentially YOUR money.

Quite simply the worst rental management company I have ever come in contact with after living in…read more10+ properties. Would avoid living in any unit managed by them at all cost - especially in San Francisco. We had to terminate our lease due to family health issues after 1.5 years of living in a unit managed by Pertria and they've made the process incredibly painful. Throughout our tenancy and now move-out, they have been unable to answer basic questions about our lease, liabilities, and the general process we'd need to adhere to. Worse than that, more than once they've given us an answer/guidance and then gone on to contradict themselves at our expense. ie. telling us the costs to move out would be one amount, and then going on to charge us 2x that without communication or warning. It's required a ridiculous amount of follow-up on our end (emails go unanswered for weeks at a time) and we've had to be meticulous in documenting every detail and communication as Pertria has proven to be not good on their word. Weeks after moving out we are still working to get our security deposit back in the amount that they originally communicated to us. This is horrible business and ethical practices and they've managed to make what should be a straightforward move-out process wildly stressful and confusing. Never again.

She is supposed to be the association manager at Economy Association Management, but the address she gives for this business does not exist! We own a condo at 1231 Juniper where Rachael was supervisor for as association repair project. The project was never completed. Holes were left in the exterior wall, kitchen flooring was only partially installed, and cabinets were installed with unmatched wood and vinyl. Now we are unable to find any contact for the business, Economy Association Management, and Rachael Valenzuela does not answer her phone or reply to messages. We have called her and left messages for over a week and have been unable to track her down. We are about to take legal action against her. Beware of this company and this woman.
