This place has serious billing and management problems. Not only was I double charged, but after I left the property I continued receiving invoices for months as if I were still staying there. Repeated attempts to correct the issue were either ignored or met with vague responses and no resolution. Trying to get a straight answer felt like chasing smoke. A business that cannot keep basic records of who is onsite and who has already paid should not be handling customers' credit cards. The experience left me feeling frustrated, disrespected, and concerned about how many other guests are dealing with the same mess. Until they fix their accounting practices and learn how to properly close out an account when a guest departs, I would strongly recommend staying somewhere else. read more

Glad we stayed here. This part of Austin is far from the chaotic traffic I've seen in the city. With a mix of long term residents to transients, everyone mostly kept to themselves and are friendly. I never felt out of place. We arrived to a clean site. Didn't find anything to complain about. We stayed here for 3 nights and it made life easier while exploring the city of Austin and San Antonio. Our dogs were also happy as they enjoyed the walks around the park. Too bad we missed the Halloween pet parade. read more

The park is absolutely one of my favorite places to visit my friend it's clean nice people wonderful staff and amazing landscaping lady the only downfall every time I come back seems to be a new manager, which is fine, but the last few managers tore down the rec room yet to be rebuild. Oak Forest RV Resort is one of the best RV parks I've stayed at in Texas. The property is very well maintained, with clean restrooms, laundry facilities, and a relaxing pool and hot tub area. Sites are spacious, level, and easy to access, with plenty of shade on many of them. The staff is friendly, professional, and quick to help when needed. The location is excellent--close to downtown Austin for restaurants and entertainment, yet tucked away enough to provide peace and quiet after a long day. The dog park and fitness center are nice bonuses that make longer stays more comfortable. We have only been here for 2 weeks but we love the park! The pool & hot tub are always clean. My dogs enjoy the dog parks & the office staff are always friendly! The only issue is that the laundromats are usually full because some residents take 3-4 washing machines up at a time... but at least all the washers work & the facilities are clean! & they have an app that connects to them so you don't have to use quarters. I live here as a full timer. Staff is always kind and courteous. Facilities have always been clean from my experience. Pool area is always clean. Valet propane and garbage on Monday Wednesday and Friday. Most of the neighbors in this park are kind and keep to themselves. Every once in a blue moon we will have someone throw a party til about 11pm. Other than that this community is excellent and expanding. read more

Wide and level concrete pads with plenty of grass between sites. Stayed at the park two nights (Sun & Mon). Park has an unusual mix of permanent RV residents, rented tiny homes and a standard day to day RV campground. Office provided several pages of rules, which don't seem to apply to those living full time in their RV's, such as cargo/utility trailers in their RV spots, including one with an actual commercial tractor (big rig) jammed in their space. A confusing list of separate door codes needed to access the adjacent restroom/shower facilities. Restrooms either have their soap dispensers torn off the walls, no toilet paper or no paper hand towels - or all three. This was not a one-off, but found in the condition over the course of both days, even though several park workers have been seen throughout the park daily. As confusing was the bicycle lock on the main pool gate, yet open entry through adjacent gates. I tried to access the restrooms at about 8:30pm, however a worker was locking them all, saying they lock them at 8:30. Very strange, given their were families still using the pool. I've never stayed at an RV park where the restroom and shower facilities are locked for the night - and a strange list of separate door codes for restrooms. The place has a 'thing' about locks, locking and codes. The last strange item is their trash facility, which has two dumpsters. I took my RV bag out on Sunday night to find the fenced off area overflowing with garbage. Even after the garbage truck coming on Monday, that night the dumpsters were full again. Additionally, at 4am Tuesday morning, the recycle trash truck arrives and proceeds to empty the half-dozen blue cans full of cans and glass bottles - what a noisy ruckus. To add to the Tuesday 4am turmoil and after days and overnight rain, the parks sprinkler system comes on at about 4am, and proceeds to spray the sides of our motorhome, as well as the adjacent trailer. This lasted for more than a half-hour. Needless to say, Tuesday was a no sleep past 4am morning. Although the park is nice, and could be better managed - glad to leaving today. Park is very large, appears has if they have 'spliced' and older park with a newer one, and struggling with possible security issues with their restrooms and full time RV'ers grandfathered from the older park sections. Park is adjacent to a large mobile home park, which maybe contributing to their management behaviors and lock fascination. read more

This is my new favorite RV resort in the Austin area. It is so well maintained and in a perfect spot to get to university events, shopping, restaurants, etc. The neighboring area is older Austin with a great culture that lends itself to awesome taco food trucks. The area is very progressive and the rolling greens will likely be shopping centers and restaurants in the near future. We will be back often! read more

This park has gone down hill since new management took over about 6 months ago. They dont maintain the grounds very well, they let people bring dogs into pool area and the dogs swim in pool. One of the best RV Parks in the area. The staff was very friendly and accommodating. The bathrooms, laundry facilities, dog park and pool were immaculate. There was a lot of construction going on but the noise was not bad at all and they quit at a reasonable hour. The WIFI was very good and they offer you you a free cable box upon arrival. There is also a very nice grocery down the street. We will be returning to Austin and will definitely stay here again. This park is highly recommended. read more

This is a mobile home park and tiny home subdivision that wants to utilize extra space and make money anyway possible! I have no idea why they have bathroom and shower facilities as they are unusable at best. The floor floods with any amount of water, there is no toilet paper in the toilet paper holders-that is when there are toilet paper holders. Not sure what they expect you to do after you use the toilet and there is no toilet paper or holder! Beautiful tiny homes and rv facilities-but don't get greedy and charge overnite stayers $75 to stay at a facility that is subpar to a state park campground! read more

The staff here are very personable. Easy going. Dog friendly. Reasonably priced. Nice amenities. Clean, well kept, friendly, flexible, all-seasons, long-term available, community-based, fun activities, safe, neighborly environment. I will definitely be back. My husband & I called to make reservations for four nights, 3/21/19-3/25/19 & they said it would be $603! That's $150 a night! The lady said they raised their prices due to events going on! We found a great RV park in Georgetown for $35 a night, even though it's 20 mins further! Outrageous! read more

Just recently stayed at this park for an extended period of time. There are many issues regarding this RV Park. Why post hours that you're open, when there is constantly a note on the door stating some reason that you're closed? The dumpster areas are a complete mess, with trash and debris found scattered on the ground daily. I'm surprised that there is not a terrible rodent problem at this location. The common areas are extremely dirty, which begs me to question how often they clean the gym, bathrooms and grounds. Overall, the general condition of this property is quite poor, which is disappointing, as it truly has potential. read more

The park was really nice and clean. We stayed for a couple of days. We enjoyed that they have a trash cleanup service that comes by and grabs your trash every morning. The pool area was really nice and just the right temperature. The spot was level. The park in general had a great amount of trees and shade. It was a beautiful park to run through in the early morning. There is a tiny home park next in the same area and that was super cool to see. The ambiance of the park was great. I'm 50/50 on this place. The staff isn't very pleasant and they close at random times so picking up packages or reaching them for anything is a challenge. We had a weird situation happen where our neighbor left their dog (which just so happened to be an aggressive pit) out for 24 hrs a day for around 5 days straight. When we realized what was happening we tried to reach the office but no one ever picked up, so we called the sheriff. These idiot pet owners were moved to a more tucked away spot so they could continue to abuse their animal in private- awesome. There is no security and the bathrooms/showers aren't regularly cleaned (I spotted the same clumps of hair/qtips on the floor/dirty handprints in the same bathroom multiple times- so gross.) The heated pool was down, as well. The pull through spots were great, with grass and tons of length. Other positives were the kids play set, two dog parks and trash pickup. They have a good park here, it's just not ran well. read more

Staying here in a 40' motorhome for the week of the dog show. This place is very nice with wide spaces, shade trees and clean buildings and grounds. People were very helpful and nice. Three dog areas where you can let them loose to run around as long as you are with them. Otherwise they need to be on a leash. Nightly/weekly area is up close to the office with the monthly sites further away. It kind of gives you a in the country feeling except for some noise from the roads not far away. It is close enough to places of interest to make it "local". Level concrete pads and roads, easy to navigate. A pool, hot tub, showers, fitness center, shuffle board, horse shoes and a pavilion with a gas grill. All in all a very good place to stay and we will definitely come back. read more

Oak Forest is an awesome place! Marcy is very nice and extremely helpful! Location- great. Close enough to Austin. So, no big deal to commute. Also, want some great BbQ, just a little farther East is Elgin. Meyers is my personal fav!!! Try it!!! Much better than Southside. Just sayin. More about Oak Forest- really beautiful and peaceful. I am in the monthly area. I have met my neighbors a couple times. Seem very nice. Mostly, people seem to stay to themselves. No busy bodies!! Thankful for that. The entire campground is clean! The bathrooms are nice and conveniently placed. The pool, hot tub, pavilion, & large fenced areas where you can take your Furbabies to play are all within walking distance. Great place to stay. Marcy, Melissa and Adrian were great when we had to cut our visit short due to Hurricane Harvey!! Accommodations are always clean. Park is usually very quiet but they are adding on so some construction noise but nothing bad. Looking forward to seeing whats new in the coming months!! We will definitely be back!! read more

Looking around Austin for a campground since 2 sons are located in the area now. Stopped at Oak Forest after reading the reviews. It has clean facilities from what we could see. Nicely set up with specific rows for daily & weekly rentals (concrete pads) & the longer term spaces further from the facilities on gravel. One problem was when we entered the office, we were greeted by two non-interested ladies. The one at the desk made us feel we feel like we were interrupting her private life (personal phone call...I've got to call you back). When we explained we were looking for a new location for when we visit Austin....you plan on staying here full time?? No, but we would like to see their campground. Sigh, then reached for a plan of the campground...we weren't permitted to see in the facilities ( everything locked up). The second lady just sat there staring at us, no greeting or even smile. Outside we wandered around & looked thru some windows & saw the new construction...not sure what was being built because unlike other parks with construction we had visited, the changes explained...well, sorry, doubt we would stay here with employees uninterested in their campers. read more

First off I'd like to say that Jason the maintenance manager is a great asset to Oak Forest RV Park.  He always goes above and beyond.  I have lived here a year and I don't have plans of moving anytime soon. There have been some changes after management changed but I blame that on the owners. Recently, children we're unsupervised and causing mischief in the park they would ride their bicycles in the middle of the street fast with no lights and one  time got tangled on a small puppy's leash and hurt that dog as it got tangled up in the tire.  This is one of those times that they actually were supervised. so imagine what they did when they weren't.  There were so many complaints from families in this RV park about those children and as long as children continue to be unsupervised we expect management to take care of the problem. To the bad review poster:  Jason is not creepy for looking out for the safety of everyone in the park you're creepy for saying those things and for thinking that while your children are alone they are Saints.  Get real. read more

If I could give this place 0 stars I would. I wouldn't recommend this RV "resort" to anyone. The customer service is horrible and amenities are just as bad. There is no WiFi and cable tv is extremely limited. The showers are terrible and do not provide any pressure for showering. As for the pool it is filthy. Cigarette butts floating in it (probably from the many guests who visit the pool on the weekends and aren't even staying at the location.) If you wish to take your life into your own hands try visiting one of the local stores. The neighborhood surrounding this place is so bad I thought I was in East LA. The crime and lack of safety around this place was confirmed by the local Sheriff's department. The Manager is a real peach too. Do yourself a favor and find another place to stay. I would recommend the Leander KOA. read more

The majority of poor reviews here mention office staff. As of a few months ago there is all new office staff. They are really good. I see other negative posts about the condition of the park. This park is just over a year old everything is new and in great condition. There are two nice swimming pools, a hot tub. There are several BBQs around the park that are free for residents to use. Two dog parks. Several areas designed to just sit back and relax, one has hammocks. The bathrooms are new and are cleaned daily. The entire park is well maintained. This place looks great. I've lived here off and on for a year. I love it here. read more

My wife , 4 kids and I were new to full time rving just under two years ago, we stayed in two different parks before finding oak forest, the main reason we landed there was to be close to hospital for our daughter, at one point she was going weekly and even daily to dell children's hospital and the commute was getting tough, oak forest was only about 15min so it was perfect. Where to begin, Tiny homes and hanging lights, fire pits and grills, heated pool! This place was gonna be our home until we purchased our own land, first thing we noticed was management turnover , we lived here a little over a year and have meet 3-4 different managers not to mention the office staff, I get not everyone will be up to par but gesh it's tiring when you go in office and you know more than the 100th person just hired, trash area has been a problem since we've moved in, I've even caught myself cleaning it up like I'm the grounds keeper, funny I actually cared about this place oh and the internet, off and on all the time don't count on it if you work from home. My wife's bike we got from REI ($800) was stolen and occasionally when I step out at night I'll see kids that don't live there going around scouting for more bikes, most likely they are coming from the rough neighborhood right behind the resort, they also use the pools and pavilion and leave a mess every time. Despite all that our family loved it here, being outdoors, skating, biking, soccer etc.. we even hosted some workout classes , donated most of the gym equipment and held movie nights in our yard and are you ready for the kicker? We've just been evicted! Yup. Letter on my door one day says we have until dec. 1st to be out or police will escort us off. Shocked because I never had a complaint or even a warning that we did anything wrong I called and asked management about it and they mentioned corporate we have multiple complaints filed against us and they made the decision obviously without even warning us to evict us or even tell me what we did or what all the complaints are not to mention we had a whole holiday trip booked that we that I had to cancel last minute and now have two weeks to find a new rv park, luckily we did and better at that. Just know if you plan on staying long term you can be kicked out at any time without a chance to solve the issue. Thanks for reading! read more

Just so you know! If you have a Class C RV you can only stay one month at the most at this park. They don't allow Class C for extended stays. Was on the wait list and never told the new owners policy until I arrived back for the winter. The office personnel were nice but didn't know the reason for the exclusion. read more

Oak Forest RV Park has gone decidedly down hill since Roberts Resorts purchased it. The public areas have suffered, the restrooms, showers and laundry rooms aren't cleaned on a regular basis. The new pool is not being cleaned and the old pool is being renovated. The reno supplies are dumped in the office/pool parking area so there is very little room to park. There used to be a large library for visitors and residents to use. It has been permanently removed. There are no monthly activities anymore. No monthly coffee and donuts, no picnics, b-b-ques, karaoke, chili cook offs, etc. Garbage pick up is spotty and residents are told "if we don't pick up, take it over yourself". Mail isn't always put in the mailbox in a timely manner. If you receive a package there's no notification. You must go inside to ask if you have a package. If you don't pick it up the office will return it. No notification given. Recently a resident organized a Christmas spaghetti dinner and toy drive/fund raiser. The park said it would match funds raised. Over $500 was raised but Oak Forest reneged on their promise and only gave $250 for kids Christmas toys. Shameful. The new office staff is trying, but they haven't gotten it right yet. I can't recommend Oak Forest RV Park at this time read more

This is probably one of the poorest run RV parks that I have stayed at-and we have stayed at many across the country. We chose this place as it had a 10-10-10 Good Sam rating from my 2015 Good Sam camping guide. The pictures looked nice but do not be fooled. We made 2 reservations but canceled one due to a medical issue with our traveling partners. We arrived at the park on Sunday at 2 PM. The office was closed. There were 2 envelopes there with our reservation as well as the one that was canceled. The envelope and map listed our site as #142 ,which was the site we requested. After driving through the park several times we could not locate site 142. We later found out that the numbers were all changed. Not once were we told this and my wife had several phone conversations with the office. The brochure also stated to place your trash near the road at your site after 9:00 am for pickup. I placed the trash as instructed at 10 am. I watched the maintenance people drive by my site a minimum of 5 times, never picking up my trash bag. It was still there the next morning. I went to the office to inquire about this with the office staff. The two maintenance people were listening in the background when one interrupted and said my trash was never put out. The parl also had a receptacle for dog waste which was so full the lid would not close. This was like that for 2 days. I had to point it out personally to the manager before someone changed the bag. Disgusting! This park caters to full timers( probably 75%) with many sites extremely cluttered with junk. Stay somewhere else folks! read more
