If you (and the homeowners) weren't ready to take our offer you should not have taken our money to run our background, and you definitely shouldn't have strung as along for a month and put us in a tough situation with us not having a place to move into given our timeline (which we communicated prior). I am asking for opinions on timeline for getting a washing machine timer fixed and two control knobs on a stove. I have been waiting now over 3 weeks. OC Pro responded to my latest request by stating ""I have contacted the appliance repair company a few times for an update. I finally heard back and they are saying that the parts were ordered but are taking longer than expected. I'm so sorry for the delay and lack of communication. I will stay on top of them and make sure that they contact you when the parts come in" I don't expect a lot, however, we are doing our laundry at the laundry mat while they keep the same appliance repair company. My point----CHANGE REPAIR COMPANIES!!!! Would OC PRO staff put up with this type of inconvenience for a VERY SIMPLE, 30 minute repair???? I think not!! I would ask them for the Purchase Order if the parts were ordered, just to appease my client. What is your opinion? 2017 update- I found out it was not OCPro, but a third-party vendor that was the issue. OC Pro PM made efforts to make good on all their promises, and I would use them again! OC Pro has managed our Laguna Niguel condo rental for 2 years. Mitch found great tenants who pay by auto deposit on the first of every month. The tenants have been in the condo for 2 years and would like to extend the lease. Jessica, in the office, is very responsive to questions. The deposit to my bank account and online account information and is completed by the 10th of the month. They are responsive to tenants, but when maintenance work is the tenant's responsibility (hair plugging the drain), they collect the charge from the tenants. I have been a tenant for a year in a unit managed by RPM OC Pro and have found the staff and management to be extremely accommodating and fair. There was an HVAC issue with the heater over the winter which was resolved in a reasonable period, considering they had to work with the owner. They have never been intrusive or nosy. I had one problem with their online payment system and they worked diligently to get it corrected (have since used post-dated checks). I found a gorgeous house on their website for lease. Dave was very helpful by going out of his way to show us the place and answered all the questions he could. Once our applications had been submitted, I called OC Pro every other day to see if there was any progress with the potential house. A week turned to two weeks. Almost every time we called to check on the progress, Christi would answer with a big I DON'T KNOW. She told us to contact Dave again and said that him and some mythical "Mitch" were working on it together. Dave informed us that they were trying to throw us around and it sounded like they just didn't want to work with us. I tried to contact mythical Mitch, but my phone calls were never returned or he was "busy in a meeting" via Christi. After two weeks straight of not even a yes or no answer, I called, Christi answered and told us that because we had waited so long, we should just move on. She mentioned that Mitch was supposed to get back to us and inform of us some kind of answer, but that it was a miscommunication on their part. Very unprofessional and unapologetic. read more

We moved out of the area 2 years ago and have used RPM OC Pro to manage our property which is a single family home. Of the several PMs I contacted, Mitch was the only to reply in a timely manner, meet me at my home, and give me an honest and straightforward plan for managing the home. He provided a cost sheet that was simple and affordable, and he has held true to his terms since we signed the contract. In the end, he marketed and filled the home very fast, found and recommended a great tenant, and has kept all parties happy throughout the relationship. Mitch is a very nice and professional person. I've dealt with him personally throughout the entire agreement. He and his team use a management portal to communicate payments, bills, etc. so it is easy to track what's happening month-to-month. Any work orders have been fulfilled affordably and quickly. Despite the fact that Mitch has the ability by contract to approve maintenance costs up to a couple hundred dollars, he and his team always give me notification in advance and detailed descriptions in the portal of the work that needs to be done. I budget 1% of the property value per year for maintenance costs, and they are always able to maintain the property well and up to the tenants standards, yet get nowhere near this cost. I will continue to work with Mitch and would do it again in a heartbeat should the situation arise. He has been flexible with me in my situation, does more than I expect from a PM which helps me very much and puts me at ease since I live so far from the house. Mitch has made being a 'landlord' very easy. For the value he brings, I would continue to use him to manage the property even if we moved back to the area instead of doing it myself. read more

I got in touch with Mitch from a friend's referral when I decided to rent my condo in Aliso Viejo, she'd been using them for years and was very satisfied. Mitch took the time to answer all my questions and he personally came out and inspected my property. They came took pictures, listed it in several publications and I not only got one but two potential renters withing a week. I picked one and rented to that same person for 2 years. We hired them a couple years ago and they have been great. We own 2 rentals in Orange County and before we hired them we had a management company that we were really unhappy with. We like that they do periodic inspections of our properties and keep us informed on what is happening with tenants. I am one of three previous tenants who rented with OC Pro Property Mgmt for two and a half years. We were good tenants who paid rent on time every month and left the place as it was when we moved in with one exception (which we took responsibility for). I gave this company one star because of the lack of professionalism within the company. I was very unhappy and disappointed with their business for multiple reasons. I, myself worked in property mgmt and know of few things about the business. First of all, the team at OC Pro does not communicate well with each other, tenants, and the owner. There were multiple times where one of us (tenants) would speak to an agent and then a different agent would call and ask the same thing. Also, when it came to important communication with the owner about the property they showed a lack of urgency almost costing the owner money and made us as tenants look bad. Second, they waited the full 21 days to return our security deposit. Within the security deposit there was the item we took responsibility for, but then a second item(sink faucet) that was replaced for $90. This, in my opinion, was wrong and a way for OC Pro to nickle and dime us. The faucet was not broken or damaged and could easily be argued in small claims that it was normal wear and tear. Not to mention the property had already been sold by the owner to the new owners. Also, the security deposit check sent to us had one of the names misspelled and a name written twice, excluding the third tenant. Again, this shows the lack of professionalism with the business. I was most disappointed in the owner, Mitch Mills. He is not trustworthy and is only concerned with the owners of his rentals. He showed lack a concern for tenants and did not communicate well. With few exceptions, overall OC Pro was an incompetent company to deal with. Given the choice as an owner that would hire a property management or a tenant that would be managed by them, steer clear of this company and look elsewhere. read more
