So management companies in LA are horrendous to deal with and luckily Holley Property Management is NOT one of them. I moved into my new apartment in West Hollywood about a month ago, and I can't say enough good things about my experience with Tim, the property manager, and Holley Property Management. I had been looking to relocate to LA from the UK and had been having a really difficult time with other management companies, who communicated poorly. When I first moved in, my experience was very positive and professional. Tim does a great job at making you feel welcome and like a part of a warm community. Living in a Holley-managed building has been a steady cycle of habitability problems followed by repairs that feel rushed, sloppy, and poorly executed. The attached photos show examples: visible mold, peeling paint, gaps/unfinished corners, and uneven/bulging wall areas. Several of these issues were recently completed repair work -- which raises the obvious question: why does brand new work look like this? Just because a building is older doesn't mean tenants should be left living in health-impacting and patchwork conditions. Warning: Poor management and uninhabitable conditions. This property has ongoing issues including plumbing failures, mold, gas leaks, and pest infestations. Problems arise nearly every month, and management fails to address them adequately. Spencer and the management team have demonstrated a consistent lack of professionalism, poor communication, and failure to maintain the property in a habitable condition, as required under California landlord-tenant law. Requests for repairs are routinely ignored or improperly handled, creating an unsafe and stressful living environment. I strongly advise prospective tenants to inspect the space carefully before signing a lease and be prepared to insist that any issues are fixed upfront. Even after moving in, expect to submit maintenance requests repeatedly just to get basic problems addressed. If you can live somewhere else, do it!!! read more

After renting from this management company for a few years, I can say it's been one of the best renting experiences I've had. Tim Simpson, our manager, has been incredibly caring, even before our renting experience began, by showing us places he felt we could truly be happy in. He was always open and honest with us, something hard to come by in the renting world. In regard to maintenance, it is taken care of in an incredibly quick manner with an online portal for photo uploads and a calendar giving tenants windows of time at our convenience. Recently moved into a property in Arlington Heights under Holley. Tim has been so such a solid property manager. He's was there for our showing and handled our approvals quickly and we even got the keys a bit early. Since this was a newer build there were some small issues which I mostly took care of myself but they took care of our biggest issue, our leaking AC Unit (and thankfully before any major heatwaves).
