The listing was inaccurate, and several amenities that were clearly advertised were either broken or not available at all. Some bathrooms didn't even have basic supplies like toilet paper. One shower had such low water pressure it was completely unusable. The dishwasher was broken for the entire week, which meant hand-washing dishes for 14 guests, three meals a day, for seven days. That is not what anyone signs up for on vacation. The house itself was not properly cleaned. There were cobwebs on multiple surfaces, visible rust throughout, and an overall neglected feel. For the price we paid, the condition of the property was unacceptable. Customer service was effectively nonexistent. We reported the issues, and nothing meaningful was done to resolve them during our stay. There was no urgency, no accountability, and no effort to make things right. Also worth noting: reviews appear to be filtered, showing only glowing feedback. Based on our experience, you are not getting the full picture when you read the listings. For the amount of money these homes command, expectations should be much higher. We would strongly recommend considering another rental company. You've been warned.

There were so many issues with the house and the CDR maintenance staff tried to be helpful, but most issues could not be fixed at all or fixed on our last day. We vacationed in OBX every year when our kids were little and decided to do oceanfront for our kids and grandkids to have a fabulous vacation. For a $28,000 oceanfront rental property, we expected more. 1. Nails sticking up from wood decking to beach (granddaughter cut her foot) 2. No hot water in both kitchen sinks. Seriously! Many maintenance visits resulted in it getting fixed the afternoon of our last day! 3. Pool lights and pool deck lights not working. 4. Outdoor shower was pretty disgusting. 5. Pool deck and hot tub area was lacking. One single (insufficient) hose, laying in pile of sand under the house was the ONLY way to clean sandy feet. 6. Gazebo - which should be a nice outdoor gathering spot - was completely overgrown, dark and dingy, and you could not sit in there for the spiderwebs, old broken chairs and mold. Ewww. 7. 2nd floor dryer never worked the entire week. 8. House was not adequately equipped (no broom, dustpan, mop, missing trashcans etc.), and the outside doors to the decks didn't close properly, basically a HUGE disappointment. I had the opportunity to view my sister's family rental 1 mile down the beach - SAME PRICE - and it was immaculate! Shower and foot sprayer coming off the beach. Hot tub on the oceanfront gazebo. Furniture in great condition, etc. I wrote to CDR and asked for a partial refund. Below is the answer I received. "To provide a bit of background, each home is individually owned, and our role is to serve as the Rental Manager ("Agent") on their behalf. The Vacation Rental Agreement notes that refunds are not typically issued for inoperable appliances, utility interruptions, equipment malfunctions, or maintenance-related concerns." I urge you to NOT rent a house from Carolina Design Realty. They should be more aware of what a $28,000/week rental should provide and be able to negotiate with owners.

As always with a new property we had issues with figuring out how to work the smart tv's. The ladies in the Duck office were knowledgeable and patient. They stayed after to assist us with walking us through how to access local channels and apps. The property was very clean and we had an overall wonderful experience! We can't express how wonderful the office staff was with recommending local restaurants and activities for our grandchildren. We loved the beautiful sunsets on the Outer Banks and working with Sun Realty!

I'm almost sure that they double booked it and gave the property to the highest bidder. We pleaded our case that PTO from work was granted and even offered to change weeks, but they would not budge or offer anything comparable. No thank you to Megan, who showed zero empathy and is the epitome of why this business has 1.5 stars on Yelp. Only horrible people work for horrible companies and stick around. It took almost a month to get our refund, but we still ended up getting a beachfront hotel for the week. I have driven past dozens of empty Sun Realty properties, which shows that the company, and Megan in particular, are liars, as they had plenty of vacant properties for this week. Avoid Sun Realty at all costs. Only a bunch of lying scumbags work there.

Our waiter was also busing tables and doing everything by himself. Our food came an hour and a half after we got there. it is not awesome. When 100% of the table talk is about how bad the restaurant is. If anybody at this restaurant that works, there is reading this review, I invite you to look at all my other reviews. I have done hundreds of reviews and given very very, very very few one star reviews. You basically have to work really hard to get one star for me. Mission accomplished. Also, my steak which was requested, medium came well done I will say our waiter was a nice guy. To add insult to injury, I think they put everyone with small kids together with us and we had small kids running around our table like we were at the playground. High-pitched screaming, and nobody did anything. My suggestion would be to turn the place into our nursery and don't serve food

They did a really GREAT job, so we hired them. Unfortunately here we are at 5 weeks, nowhere near done. They send a subcontractor to paint. Everything is a mess. We have fewer repairs, yet it takes 3 weeks JUST to get the estimate. Forget about getting the work done!! Here's the rub-- they were the most expensive bid we got, but we thought they were worth it. I am here on a holiday weekend and the house is a disaster. No one is managing this job it seems. We are spending $32k for a small house and this is what we get? We reach out to Beach and hear nothing. Honestly, they were really good a year ago, but something has certainly changed. Regrettably.

The property was deplorable. Extremely dirty, aged and rundown. And smelled very badly. The AC did not work on the second floor. Carpet was brown as was the furniture. The exterior was just as bad. Totally overgrown with weeds. There were giant spiders everywhere inside and outside. The outdoor shower was not even reachable bc it was totally infested with spiders. The outside deck had piles and piles of dead midges. The wood was aged, splinter prone and there were nails sticking up everywhere. Totally unusable. And worst of all, there was a giant dead rat on the stairs going into the house. So gross. The ocean view was blocked by overgrown dunes. I did question this and was told that they can't touch the dunes. Then why include pictures of the property as having clear ocean views. They should include the obstructed view on their website. I was not letting my family stay there. I don't know how anybody other than college kids would want to stay there. We were able to rent rooms at the Sanderling. Beach Realty was very nasty and unprofessional about the whole situation. Total guns drawn, immediately that we are 'not getting out of the lease'. When we didn't even bring that up right away. They claimed that they would fix it all. I went back two days later...AC was still broken. With the exception of the dead rat being removed, all other issues detailed above were NOT addressed at all. I will be contacting an attorney. Don't waste your money people. There are tons of realtors that can help you with your rentals. Don't gamble with Beach Realty. We spoke with other people during our stay and apparently Beach Realty properties are notorious for being dirty and run down. And Beach Realty being difficult to work with.
