I only gave them one star because you can't pick zero. Do not even start with this company! They are insane, and high pressure sales tactics are the only way they stay in business! They insist that the woman of the house be home (me), and that's just the beginning of their mind games. They will have you convinced that your home is going to fall into a sink hole of you don't do their "patented" waterproofing. They are ready for every rebuttal you have. Oh, and don't change your mind after they get you to sign on the dotted line! It's like freeing yourself from quick sand! My life will be so much better once these idiots are out of it! They quoted me $17k for my small lakewood house and said it was pretty much going to fall down. Everyone else I spoke with said to do nothing at all. What would you pick? I had the same experience as Christopher C. in Cleveland, OH - I got approached by a nice lady in the mall and I refused them to come out and look at my house about 3 times as I knew it was just a way for them to get a sales person in my home and scare me. I gave in as she she said there is no commitment, there is no expectation of me getting any work done, the inspection would be free, the estimate would be good for 1 year and it was not a sales pitch. She wrote down all my info and we set up the appointment for 3 days later in the week and wanted to confirm both my wife and I would be at the house to ask questions. The day before on a Monday I received 7 calls between 11am to 5PM while I was working. 3 from a local number and 4 from a blocked number and I only received one voicemail to confirm my appointment. Once I answered the last call, the guy was not very friendly. Once the inspector showed up he seemed friendly, but once we sat down to go over the issue, that is where it turned into the sales pitch. He went over all the info about how great the company was and went over all the ways water can get into our basement about 10 different ways while making it a "teaching" moment having my wife and I guess what what wrong and how it needed fixed. At this point we fully understood the issues and I just wanted to know what the potential fix would be and a possible estimate of the cost to fix it. Giving me an estimate took me a few tries asking him what it would be, but once he gave me the number it was him trying to negotiate a price and monthly payment after we clearly stated we are in no financial position to pay a loan of $24,000+ over the next ten or so years. This conversation went on for about 15-20 minutes as I kept telling him I am not looking to get the work done any time soon, but he kept pushing me and asking me why I am putting it off and this problem will only get worse. He also mentioned the estimate was only good for 30 days, I told him the nice lady at the mall said it was good for a year and he said no. What we thought would be an insightful appointment to figure out why we have water issues turned into an 100 minute sales pitch of why we need to get the work done with them ASAP. They might do good work (I don't know this) but unless you absolutely are wanting the work done in the next month, don't let them in your home. read more

Ohio State Waterproofing have been SO professional, thorough, respectful and we would use them again if we had to do it all over. Their Foreman, Colin, and his group of workers could not have been nicer, and they were very hardworking! Our city building inspectors gave them a hard time, and they had to return three times to do work that has turned out to be unnecessary, and, in fact, has to be redone (Hauling away too much dirt before it has had a chance to settle naturally) BOTTOM LINE: We recommend them 100% to whomever asks. read more

They waterproofed our house in 1985. Even after the city told them they needed a permit, they did not get one. They used the wrong pipes... and we are now paying $10,000 to repair. So I guess we have to sue for the damages. City of Westlake is appalled at the sloppy, below code work they did in 1985. read more

What a scam. Pulled the same crap about must have my wife present. Showed them the wet wall by my sump pump and was told it was from ground water. Wanted to rip up my whole basement perimeter and put drain tile in and do the same around the whole outside of the house plus an additional sump pump. Pulled the "hammer and moisture monitor" trick then sat down at our kitchen table and told us the sky was falling but they could fix it for $22,000!!! I had another company review problem and they told me it could be our gutter drain pipes leaking. They referred me to a drainage specialist and they scoped with a camera and sure enough one section had disconnected and another area was clogged by weeping willow roots. Ohio State's analysis was completely incorrect! Boy am I glad I am an educated buyer. I was able to fix the problem myself. When I did not return the sales guy's calls some woman called and stated they reviewed my situation and decided they could substantially reduce my price. Another sales guy came over and repriced the job at $17,000. Unbelievable. I asked why they are not listed on BBB or Angie's list and got some song and dance that they are too good to pay the money for those services. I told the sales guy we will be selling our house within 3 years and he got into the Real Estate disclosure laws and how their "guarantee" system will help sell the house and protect us. My wife is an attorney and after he left, told me half of what he said was not even correct! Unbelievable. Stay away from Ohio State. read more

Ohio State Waterproofing has always been excellent for us. We purchased our house and the warranty transferred to us. We have had several items come up and they are always prompt about getting our to address them such as their simp pump dying and quick replacement as part of the warranty. They also are very friendly in the office when we pay our low 50 renewal fee each year. Great piece of mind and satisfaction level is very high with their services. Had OSW come out for moisture in the basement. Crew was great and cleaned up at the end of every day. Everything seemed to be working well until I noticed more water in spots that had been fixed previously. I called and set an appointment up and they came out and addressed those as well. Happy with the attitude of the crews that come out, but not completely convinced that they are doing the job correctly, as I have noticed a couple of dark spots again where the work has now been done twice. I will be calling again this week to get put on the list to have things addressed. read more

Not impressed. House I just purchased had the basement waterproofed by OSW but the previous owner let the warrantee lapse. Salesman comes out to the house (reeking of cigarettes by the way and took the liberty of parking his vehicle in my driveway) and gives me the usual sell. It was pretty expensive to reinstate the warrantee, however if they will actually stand behind their work with zero cost to the homeowner then I believe it's worth it, especially after seeing how much my friend had to pay to get his leaking basement repaired. The part that I found rude was the high-pressure guilting he used to get me to reinstate the warrantee. I didn't let on that I had already decided to reinstate before he even arrived. To add to the horrible experience is that he said this is a one-time do it now or forget it deal. As in I had to renew right then and there or else they were going to remove my home from their system and I'll never be able to reinstate the warrantee. That's a crappy high pressure sales tactic. I could deal with it no problem but I couldn't imagine an older person getting bullied like that by a salesman. I called him on it and told him I don't appreciate being pressured. His rely was "I'm not pressuring you." Okay, I guess I'm a total moron and have no idea when I'm being pressured. Since I was taking my time to tell him I'll renew the warrantee he starts telling me that he has nine houses to go to in two days and he doesn't have time to come back to a house a second time, as in he will not allow a customer time to take more than a 60 minute home visit to make a decision. Way to make the customer feel like they're important. Customers are your bread and butter bud. Try to remember that if you're going to stay in sales. Once I agreed to the warrantee reinstatement, he started in on trying to sell me the EZ Breathe system. I kept telling him I'm not interested and he kept on pushing again with the guilt tactic of "don't you want clean air in your home?". No, I want filthy air like the second hand smoke stench that was vaping off of this salesman. To get him out of my house I told him I'd think about it and get back with him once I've researched the machine. Once I called the office and left a message that I wasn't interested I never heard back. No sale, no call. If the previous owner of my home hadn't used Ohio State Waterproofing I wouldn't even bother with them. I'd go elsewhere. read more

We chose this company, even though they were the most expensive by far, because their sales pitch was the most comprehensive. The service was not completed as sold and we were told by the crew leader that this was normal because the sales guys don't understand and will say whatever to get the sale. Our finished basement was left with holes in the walls and the baseboards snapped in to pieces. After the job was done, we had to have the crew come back and fix the job. They didn't clean up after themselves and left a mess. After 3 months and 4+ additional visits, the sump pump is still not working properly and I'm told they can come out from 8-2 M-F. (I had been told last week the did evening and weekend service calls.) As most people, I work. I've taken off insane amounts of work and at this point they should be the ones adjusting. Not me. I'm disgusted at the amount of money we threw away on what I thought was going to be a great improvement to our house. read more

We had a system put in 2012 and never had an issue. Love the system by the way. Late Friday night we noticed our backup battery was on. I pay our warranty every year. I called Saturday morning right at 8 when they opened. By 9am the service guy arrived and fixed the problem. It was just a switch. No charge. We are really impressed. read more

First and foremost they solved our water problems after many attempts with other contractors failed. We have not had any water issues for many years now and have been able to enjoy our finished basement. The life time transferable warranty is available for a relative small annual fee and provides peace of mind. The only time I had to use it was to replace a failed sump pump and the response was very quick. I was very close to rating five stars except for a very small issue during installation. There was some miscommunication about the need to remove a bench along the wall and I had to do this unexpectedly the morning the job began. Also this inside system involves breaking up concrete flooring and installing tile around the perimeter then replacing the concrete. It will generate a lot of noise and dust that cannot be completely contained. These were extremely small prices to pay for the results achieved. read more

I am very pleased with the service provided. The work was very professional and well done. The foreman talked us through the whole process and answered any questions we had with confidence and was also very polite. I was impressed with the quality and speed at which the job was done but more so after the job was done, the company did a follow up and gave a lot of helpful information. The only problem I had with the job was that a lot of the supplies were placed in the yard, along with the workers going back and forth and it killed off a lot of the grass (it didn't help that it was rainy the whole week), but they offered to give us grass seed to regrow the yard. We just purchased a home that has already installed, a waterproofing system done by Ohio State Waterproofing. Their system comes with a lifetime warranty as long as the home is standing. Upon moving in and after a couple of hard rains, we came into our basement to discover water in the basement. Since we weren't there to witness, our first thought was that maybe the sump pump didn't turn on. We tested the sump pump (by pouring water in the well) and the pump came on immediately. So the pump was ruled out. We called the county out to check the waste water drains. They found a small root in the drain and we thought that solved the problem. The next day, a representative from Ohio State Waterproofing came out to look at the system again because we noticed during the second torrential downpour that water was coming out of the seams of the well where the sump pump resides. Instead of inspecting the system to determine if there is fault in the pump and well, he told me that I should seek out a plumber to snake out our storm drains because they could be clogged and he left. So we did just that, sought out a Master Plumber to come and inspect the issue. In the interim, we had a small rain and more water that flooded our basement. This time, it brought in gravel, the same gravel that surrounds the waterproofing drain pipe. The plumber inspected the storm drains and determined that there wasn't a clog or back up in those drains. We called and asked for a second person to come out, this was around the 30th of July. We were told that we couldn't get anyone out here to fix the issue until August 21st because of a shortage of people in the company. There was a follow up letter sent by the president of the company, Mr. Nick D. DiCello, stating that, basically, we need to wait. I called them after the next rainfall and told them that I needed someone to come out sooner than the 21st because the issue we were having was ruining our basement AND the items that we were moving into the basement. Another representative came out, agreed that the waterproofing system needed to be worked on, but told us that he couldn't get workers out here until September 23, 2017!!! Can you believe that I'm going to have to swim in my basement until they can fix THEIR system that they placed in and guaranteed for the life of the home??? What am I supposed to do? I can't get someone in here to fix the issue because it may void my warranty! I look on Google reviews and see that they have reviews of clients that have just had waterproofing systems installed within the last week, yet they don't have enough people to service us until September 23rd! Please take heed to this review! I have video of the sump pump coming on and water literally coming out the SIDE of the pipes in the well, not the pipe itself, and them flushing out of the well from the seams and onto my basement floor. This is an emergency and I don't believe Ohio State Waterproofing realizes how terrible this is to suggest not having someone to fix their system until the end of September. Until we get someone out sooner, I'll have to upload this video to all the website threads that I can find. Mr. Nick D. I decided to post a comment because of rudeness on phone of company "scheduler" and I thought perhaps this was just MY experience and that the leaders of this organization would certainly wish to be made aware of potential lost business because of the unprofessionalism of this person. Reading the posts, rudeness appears to be a tactic which works for them. Wow...I walked away from free inspection when insinuation was made that my husband could not be available for the appointment without my presence and this interrupted my questions with what amounts to "LISTEN LADY..." Screams "Fast close!!!" In sales myself, my potential customers are treated with utmost respect because my integrity, solid reputation and respect for customers' time and their choice to spend some of it with me is part of my 40 years' of success in my industry. I will gladly pay more for better service and to be treated with respect. Word of mouth means everything to most, but apparently this organization is indifferent to this. We were not at all impressed with this business. We feel that they are just out to make a sale and talk you into getting more than what you actually need. We recently just moved into a new house and discovered there was a small puddle in the basement after a major storm. We called for a free estimate and were made to believe we had a huge problem that would cost $28,000 to install their patented multi-step system! Their professionalism was very disappointing. I was asked by the inspector if I was a crier while he was looking at our house. After the quote was given to us, we were told that worse things could happen and we should be grateful that are children are healthy! He didn't even know us! We were called a day later and were told that they understood that the quote was a little high and they wanted to bring in a manager to come measure and give us a "substantially lower price." We aren't talking about buying a car, we are talking about fixing a basement. We called in a local business and were given a quote that was over $20,000 less than Ohio State Waterproofing. I was actually threatened by one of their Salesman!!! After experiencing water in our basement due to a torrential rain storm we had this past summer, (by-the-way, the flooding was caused by poor storm drainage in the city and the whole neighborhood had flooding)Ohio State waterproofing took advantage of the storm and called on home owners . We had them come out and look at our basement. The salesman told us he felt our foundation was solid, there was no cracking, mold etc. Since then, we have been called on by their sales staff several times. Not only did the sales people not get the hint that we're not interested in their services, I actually had one salesman call and threaten that if We were to move (?) without having our basement taken care of etc. etc. This is absolutely the most horrible way for a company to do business. If you call on a customer, and they don't appear to be interested in your services, you need to just maybe go away? Shame on Ohio State waterproofing. I wish I had read some of the reviews before I bought their services. I should say the services promised was different then what I signed for which was different then what I received. The salesman made promises. I signed the papers without really taking the time to read them. We did not receive what he promised and we had additional costs after they arrived. I saw this company at the Cleveland Home and Garden Show last week. Asked for a representative to come out and evaluate some chalking on a wall in my basement. I set up an appointment for Tuesday Feb 5th. I received a call from their ORDER PREVENTION DEPARTMENT on Monday to confirm a appointment for Wed. Feb 6th at 11:00 AM. Told the girl it was supposed to be Tuesday and she said OK and be sure that my wife was there, too. I explained to her that my wife will not be there and I handle all maintenance for the house. She continued to tell me that they require my wife be there. I continued to tell her that "Isn't going to happen" and she commenced to tell me that unless my wife was there they wouldn't come out for the inspection. I told them to forget it. Called them a while later to speak to Manager or Owner and was interrogated as to why I wanted to talk to them. I was put on hold and then consequently hung up on. Having read the reviews on Yelp and other sites I have learned that this is a very shady company who takes advantage of their customers, doesn't follow through on promises makes you pay for a warranty and has a totally unprofessional front office team. I too was almost a victim of OSW. Yes, they insisted that both of the homeowners needed to be present. Spent at least an hour on photos and positive reviews that they had gotten. Then proceeded to tell me that it would cost over 19 grand for a small leak in my finished basement. 2 "salesmen" came to my home for a free estimate and after what they called an " inspection" which consisted of them taking a swab of by furnace filter and pulling a small strip of molding from my wall, declared it to be imperative that I sign up for their water control system in which they would dig around the INSIDE of my basement and only 1/2 down the outside of my foundation. I trusted the hype and signed a contract that was legally binding after 3 business days. The next day I did some research, talked to a few people that had had their basements waterproofed by other companies and read independent reviews of this "company" and concluded that I was being fleeced. Luckily, I was within the 3 day cancellation period and that is exactly what I did. Over the phone AND drove to the facility and turned in my cancellation in person. Over the phone was another ordeal. The woman that I talked to wanted to question me as to why I was cancelling and tried to get me to change my mind by offering to have a supervisor come to my home to talk me into changing my mind. Long story short, I ended up going with an independent contractor recommended by someone that had their waterproofing done by him at a cost of 3100. He did a real inspection and concluded that the water was following the gas line into my home which resulted in the leak. It was fixed and all of the work was done in a matter of hours ( instead of the days or longer I was quoted by OSW). I even checked with the building inspector from my city who advised me to run not walk away from OSW. read more

If I could give them less stars I would. This review is long overdue and I apologize to anyone who had the misfortune of dealing with this company. I agreed to have my basement waterproofed in February of 2016. OSW had done 2 inspections prior but it was the 3rd x that i agreed to their business on account of the price. Each time they spent 2-3 hrs in my home...I know, insane right? After 2 days of signing their contract which by the way is unbreakable after JUST 3 days (Please read ALL small print) I decided to do my homework and discovered many complaints filed against them from BBB (Not BBB Accredited) and Complaintsboard.com. When I called to cancel the job I was told that I could only do this in person so I was scheduled to meet with them in a couple of weeks. During this time my mother had been diagnosed with stage 4 cancer and passed the night before my scheduled appt with the sales manager and general manager. After I discussed my concerns and informed them of my mother's passing and that I could no longer afford their services I was rudely asked to pull out the contract. I was told that I could not break the contract regardless of a death in the family. They did however offer to pull the contract if I paid 1/3 of the price, so $4,000.00 for zero services. This company uses bullying and scare tactics. Needless to say I had to throw them out of my home. The very next day as I'm making funeral arrangements I receive a call from their office about scheduling an appt. I spoke with several ppl in their office refusing services and demanding cancellation of their contract. On April 23rd I find ticket orders from the city on my front lawn for work to be done. OSW placed orders to dig up my front lawn without my consent. I visited city hall and spoke to my commissioner there who offered to pay the permits and personally got involved. I had to take time off from work to file a complaint in order for this company to back off. Losing my mother is stressful enough but trying to grieve and dealing with the stress of this company at the same time is unbelievable. They are callous, untrustworthy people.
