After an extensive remodel of our front and back yards we had Jeff return to install a fence to section off the side of the house. As always service was great as well as the quality of his work. I'll paste the review of his yard remodels here so you can see all the work since I left that review under the other business he works with. -------------------------- My yards were dead clay lots full of weeds, overgrown bushes, broken sprinklers, and busted drains. I got a couple of quotes from local landscapers, and not only did Jeff offer competitive prices but he also seemed to be the only one who understood what our lawn needed and what we were asking for. His estimate was very detailed including his plans and prices for each area of the remodel, giving is complete transparency and allowing us to add or remove as we saw fit. We already had a plan for what we wanted, but he was able to work with us, telling us what would and wouldn't work, and offering great suggestions along the way. His communication and flexibility throughout the project were top-class. His entire crew was polite and professional. Everyone was competent and hard-working, knocking out a pretty big job in less than two weeks despite some unforeseen difficulties my lawn provided. The results surpassed my expectations. We finally have a lawn I can use. One that I think looks great now and still gives us room to grow and add our own touches. To summarize the work done: Back and front lawns torn out and replaced with fresh soil, sod, rock, and mulch. New smart irrigation system installed with sprinklers for lawn and drip for bushes and trees. New drainage with sump pump New concrete paths and patio poured Old rotting pergola removed. Brent Bennett from Older Home Specialist just completed installing a new drainage system at my house in Placerville that was built in the 1950's. The living room (which is a converted garage) has flooded three times in the last 5 years due to the atmospheric rivers we are now getting. Brent installed an eight-inch channel drain along the front driveway, an 18" x 18" catch basin at the end of the channel drain and added a 6" ADS pipe from the catch basin to the back of the property line. He had to cut, remove and dispose of concrete the entire length of the project. I can't say enough about his expertise and professionalism. Called them to address a drainage problem. Described the issues we were having and then brought Brent to the area where we suspected the problem originated. An existing drain pipe is connected to a corner downspout and runs underground to the street. He immediately berated that work in a rude fashion. His assessment was technically correct, it was his verbal approach that was surprising. At one point during his inspection he became argumentative over the source of the problem when questioned. From that point forward his attitude was smug and arrogant. His expertise was never challenged, yet he repeatedly proclaimed his twenty years in business. Salesmanship and humility were not observed strong points. My wife later pointed out the Trump 2024 hat which I hadn't paid attention to. I'm sure he knows his business, but he won't be doing any with us, we'll keep looking. read more

My sprinkler system went haywire and would not shut off on a Sunday. I was thinking I could shut off the water to the system but turns out it is connected to my main system. I can recommend this company without any reservation. I had a valve that burst due to unregulated pressure coming into my water system. Brent fixed the valve without delay. However, he didn't just stop there. He also wanted to help me with the pressure issue. He gave me a quote for the job and I agreed. I hired Jeff from Older Home Solutions after getting multiple people to come out to assess my soggy lawn and provide solutions. His quote was reasonable and he even adjusted it down when the actual work turned out to be less than expected. I liked how Jeff went into problem solving mode, asking various questions and doing several tests to confirm his suspicions. This was a welcome relief compared to others which ended up stumped, with one declining to do anything and another offering fixes that I now know would not have helped. To help dry the lawn out, in order replace a failing drainage system, he dug a hole and installed a loaner sump pump, after dark, in the rain. His level of commitment and work ethic were quite impressive throughout the whole project. He explained everything as he went through the troubleshooting process as well as the potential solutions. I really appreciated that as I generally like to do things myself and he was totally fine to do everything, just be an advisor, or somewhere in between. In this case I had been dealing with drainage issues for years and was tired of digging in the mud so I was more than happy to let him do all the work. When the rains stopped and Jeff was able to dig out the old drainage pipe he noticed the lawn was still too wet to be purely a drainage issue. So he did some further testing and found I had a small leak in my irrigation valve. During dry weather, this leak was the main cause of my soggy lawn causing water to seep from the sprinklers in the middle of the lawn. It was too slow to show up at the water meter or even be visible at the valves until he removed the anti-siphon cover. He taught me how to find these types of leaks, how to fix them, and potentially how to more easily detect them in the future with a more sensitive water flow sensor. Called for a quote for backyard drainage. Brent showed up on time and, after I explained and we walked the project, he quickly sent me a quote with no strings attached. Two weeks later, we were ready to start. Brent and Mario showed up on time and got started. I've an older house and, as such, it's riddled with roots throughout the front and back yard. Two days later and copious amounts of digging, they had a hand dug trench from the backyard to the front with special care around the numerous sprinkler lines on the way. As part of the project we had to cut out a piece of of the patio to connect the down spout to the drainage system. This was accomplished with such precision that everything fit back together like a glove. At the end of the project everything was put back and cleaned up beautifully. We had some ponding near our house for which we were looking to have a drainage system installed to get rainwater moving away and to the street. Brent responded and came out promptly. He understood the issue, we agreed on what needed to be done and he provided a competitive quote. The work involved trenching and installing 4 new catch basins, a 4 inch drainage pipe, and connecting one gutter downspout to the new system. Brent's employee Mario did the trenching. He was obviously skilled. While he seemed to me to work quickly, the trenching looked precise. He trenched through 5 sprinkler line areas without damaging anything. Brent did the installation and I believe Mario put the sod back in place. I wouldn't say the sod disturbance is unnoticeable, but I doubt it will be visible in a couple of months when we get some warmer weather and things start growing again. The only thing I wasn't crazy about was the aesthetic of the black flexible pipe that was ran up to the gutter downspout (the house and downspout are all lighter colored), but I did not provide specifications on that upfront, so I think that was kind of on me. Plus, I happened to have a lighter colored gutter downspout adapter and some light colored hard pipe in the garage from a previous job, so I changed the visible black flex pipe out myself in a few short minutes. The system worked well during the recent heavy rain event. Brent texted to check in to make sure everything was working properly. After Januarys storms, we learned that one side of our front and back yard was not draining properly to the street. jeff came out to provide an estimate sooner than we thought possible given the extent of storm damage throughout the Sacramento area. Well I do have an Older Home! Built in 1937, it was in desperate need of an exterior rehab. Had an irrigation system put in during the initial hardscape with a different company, which turned out disastrously. It didn't work and all the plants were dying. Jeff came and salvaged everything that was run under the hardscape and ran a modern drip system from that. If he hadn't offered to do that, I'd have likely had to pull up some of the existing work. This would have made things much more expensive! He did a fantastic job and everything now works as it should and the plants are thriving. I was impressed by the quality of work performed, the timely fashion in which it was completed and the fair pricing I received. I had tripped over a bank of valves, breaking the pipe on one of them. Water was spraying everywhere. I was able to shut off the water to the sprinklers instead of the entire house, and that exhausted my knowledge of plumbing. My home has a lot of landscaping, so I needed help. The next day, I called many places, hearing the same thing: "We're booked out to July, and aren't taking new customers right now." This is mid-May. I called Brent at the advice of one of the companies, and Brent stated that he could come by and take a look that day; and that he'd know more about when he could do the work after that.
