Here we go....make your own decision: Hired them a year ago to do an extensive sprinkler system to replace my old, old one. First, the owner is almost impossible to communicate with. Hard to describe the vibes coming from him, but he tells his workers to "shut up" when they try to talk. He doesn't seem to like to talk to people or answer questions. When the job was completed the owner told me that "they'd even managed to save one of my old metal pipelines" making it sound like they saved me some money. To the contrary, the translation of his statement meant that he avoided replacing the pipes where they'd have to dig under the cement. Plus, no reduction in the expensive price. So now, a year later, the old pipe that he so happily saved has broken under the cement. Not sure what I will do at this point. It also happens to be the largest station in my yard so now I'm out hand watering my $3000+ new sprinkling system. Also be aware that you will not get a diagram of your layout and your paperwork will basically say nothing. You can only pay with PayPal so you'd better have one of those accounts. Thanks to this, repairing their mess is virtually impossible without just starting over from that one station. To add to the insult of this entire experience, immediately after the initial installation, I noticed that a part of my front yard was dead, but the nearest corner of my neighbor's totally dead lawn was bright green. Obviously I was watering his lawn but not mine because the sprinkler head must have been pointing in the wrong direction. They charged me $100 to tell me that they'd done it right and it must be a fluctuating water pressure problem. Not true, but at least they got another $100. That portion of my lawn continues to be dead. Not sure how these people stay in business. The rest of my system has had several problems in addition to the above. However, these paled in comparison to what I'm facing now. Thinking of hiring these guys? Make sure you take care of yourself. Ask for a detailed receipt, a diagram of your layout, a detailed training regarding how to work the system if you're new to programmed systems, and be prepared to pay lots of $$$$$ via PayPal. read more

Last Friday night I discovered a leak in a value for my backyard sprinkler system. Called and actually received a callback from Brent within a short period of time. Explained what was going on and was told he would be out first thing Monday morning. He asked if I wanted an estimated. I replied that I wanted it fixed and was questimating it would cost around $200. He showed up a little late but I was just waking up so I didn't care. He looked at the value and knew exactly what was wrong. In about an hour he had turned off the water, repaired the valve and turned the water back on. The price $175, even though I had said $200. Considering this happened on a Friday night and it was repaired by early morning Monday, I can't be more satisified with the prompt service I received. I had Brent and his crew to my house in the summer to overhaul the sprinkler system in my yard. My system was aged and unmaintained and needed repairs and enhancements. The work was done quickly, efficiently and worked great. A few months went by and there were a couple of glitches with the system and a couple of the sprinkler heads. Brent had been over before because there was a huge fountain of water running across my driveway and there was a river of water. It was dinner time and he had just pulled up into his driveway. He was here in 10 minutes. At that time I was worried about cost. I asked him to just turn off the source and he did. He refused to take my money. Today, I woke up to the same thing, but no fountain of water, just a stream, although it looked like it had leaked all night. I called Brent. It is Sunday. He and his sidekick came over immediately and were puzzled at the situation. He said the source wasn't the same as last time. I just had Brent to my home for the third time. He redid the sprinkler system in the backyard the first time. When I later noticed one area wasn't getting watered, he came right over and spent time figuring out that the gardener had cut some wires, Brent fixed them at no charge. Called like 5 landscaping companies after my neighbors complained of flooding from our backyard and Jeff was the only one who called me back and i'm so glad he did! Jeff was very communicative with arrival times and was very friendly. He got to my house and ran the sprinkler system and gave me a few tips to what it might be and found two main things he thought it might be. We bought the house a little over 2 years ago so all the work done with the drip systems and valves wasn't done by us. Jeff gave me a few pointers on how to lower the water bill and help my grass grow back. He also fixed both problems FREE OF CHARGE! He had all the parts in his truck and fixed it super quick. I also talked to him about wanting to demo the front yard and install planter boxes and Jeff told me they can help every step of the process and I can pick and choose what services I want: I LOVE THAT! With California in the largest drought of the century we have been monitoring our water usage very closely. One day we noticed leaks in both our front and back yards! We found Brent's website, gave him a call and in less than an hour he was at our home giving us a quote and he even turned off the water for us so we did not get in trouble with the city. When giving us our estimate Brent was very nice and explained what was wrong and how the sprinkler system worked and what the main problems might be. I have no idea about sprinkler systems or how they work so having him take the time to explain it to me was very nice and helpful. He did not brush me off like most contractors that I hire do. The following day he was here fixing the damaged pipes. One of our problems was in the front yard. Our Japanese maple tree's roots had damaged the pipe resulting in a large leak. We were very upset, the tree is beautiful and we did not want to remove it. Brent expertly removed as little of the root as possible as to not harm or kill the tree. If you would have told me that he had removed part of the tree I would not believe you, it looks like nothing has changed let alone the front being slightly dug up to reach the pipes. We have had Older Home Specialists do several jobs for us in 2 different properties. Brent and his team are awesome, very professional, efficient, and effective. They identified and replaced bunch of bad valves, heads, and leaking pipes, and even put a cool protective cover that looks just like a rock over some critical valves that deer sometimes kick. Had a complex project that required trenching, regrading, and hauling of materials through a narrow space along the side of my house. Searched around for companies for weeks without any luck. Found Older Home Specialists willing to perform all of the hard manual labor that I didn't want to do. Hauled everything away and offered solid advice on the part of the job I wanted to do myself. Jeff and crew were respectful, efficient, and skilled at the various tasks involved. The work space was difficult to work in, especially with large equipment, partly why I didn't want to do the work myself. They prepped the areas well and took precautions to not damage my house, plants, and existing hardscape. Came to my Folsom home and gave me an "all inclusive" estimate of $250 to replace three valves and two leaking sprinkler heads - I made an appointment for 9.30 AM the following Tuesday to do the work. Called me an hour after scheduled morning appointment time to say they were busy on a job and would get there as soon as they could. Arrived three hours after scheduled appointment time. The work man (not the one who did the estimate) indicated that the two sprinklers were not included in the estimate (didn't get it in writing - mistake by me). Original Estimator did not give me a written estimate or even a business card. Lesson learned. Added $120 to the bill to dig up two front yard sprinklers and find that glue in junctions of pipe were failing which accounts for the slow leak. Had to return a second time on Friday to redo one sprinkler as a rock somehow got in the line and blocked spray. Charged me an additional $40 for this. Total bill now $400. Wanted to charge an additional $80 to look at and adjust sprinkler coverage in front and back yards. By this time, I said no thanks. Work man was courteous and did a good job replacing sod where he dug it up. May not deserve two star rating but three stars is "A-OK" and that's a stretch...... read more

Older Home Specialists, Inc. Review My wife and I recently moved to Sacramento to be near our grandson. The home we purchased needed some landscaping so I answered a newspaper ad that claimed Older Home Specialists were "the sprinkler experts". I met with the owner Brent Bennett and explained what I wanted done. Brent promptly gave me his proposal stating what he would do, the pricing and terms. The day he arrived he and his helper began work and Brent went over the project with me again and I agreed to a few extra tasks without having him price them. This was a rookie mistake and Brent took advantage of it. One of the extras was to relocate three sprinkler heads as I was adding 16 inches of concrete on one side of our driveway. We agreed to move each of the sprinkler heads 20". His helper moved one end of the three at 24" and the other end at 27". Subsequently I had to raise two of the heads and I had to remove and level the sod that was replaced by his helper. I doubt a tape measure is understood by Brent or his helper. The job took his helper less than 4 hours and I was charged $450. Another of the tasks included changing an estimated 4 heads, raising 2 to 3 heads and digging and straightening 4 to 5 heads. I was ill and bedridden the day this was to be done and he billed me for the work which I paid without assuring they did what was promised. Again, another rookie mistake. The following week I surveyed the sprinkler heads and not a one was changed, raised or straightened. The helper insisted the existing heads were OK, but I agreed with Brent that a number of the heads needed changed, raised and straightened. I purchased some heads and fittings and changed, raised and straightened several heads myself, but there were many that still required work so I made a list of what was needed and what I thought I paid for and asked him to take care of it. He did have his helper raise and change two heads which I provided on his last day here. The helper refused to do anything more without Brent's OK. Another task he proposed was to provide the control valve and piping to an area on the far side of our home. He installed a ¾" control valve and ran ¾" pipe most of the way to the area. I wouldn't let him run the last 100' of the run as it was next to the new concrete I had had replaced and he "didn't want to here my crying when his helper damaged the concrete." The total run for this was over 250 feet and when we turned on the sprinklers the pressure was so low I had to replace the ¾" control valve with a 1" and replace 100' of the ¾" pipe with 1" to get reasonable pressure. The pipe he ran in our yard was so shallow that the pipe was exposed in some areas. Mr. Bennett is probably not knowledgeable about the pressure loss when running sprinkler lines and how to overcome that. I made another rookie mistake as I didn't specify the depth the pipe must be buried. Another task was to replace the controller and the existing control valves. The new controller was mounted to our garage wall with just screws into the drywall (no drywall anchors) and the valves were installed too low. (The control valves, per the manufacturer, should be at least 6" above the highest sprinkler head.) There were a few other tasks that were accomplished satisfactorily, but given the lack of quality of Mr. Bennett's work, his lack of knowledge and his attitude of less than good practice is good enough I never want to see him again and suggest to anyone thinking of hiring him to look elsewhere. If you should decide to hire Mr. Bennett, make sure you understand the technology of the work, specify every detail, obtain and agree to pricing before work commences and do not make payment on any task that isn't complete. read more

We had a really bad issue with flooding in the back yard of our Roseville home all due to the roots that had damaged the existing underground drainage system as well as the slope of the concrete patio that was put in by the previous owner. Jeff came out and gave me a free estimate and I was very happy with the quote he provided. In two days time, they had all brand new drainage in the ground, new catch basins so the water didn't pool in areas, a new sump pump and basin as well as re-tied all my gutter down spouts also with new drainage. I was waiting for the next BIG rain to give a review and well, we had it yesterday. 14+ hours of straight rain with no break. The system they installed work flawlessly. No pools of water, no gutters over flowing because the drainage couldn't handle it and the sump pump is super quite and it worked like a charm pumping all the drainage water out to the street gutter. I couldn't be happier. Now I can leave my house without worrying if flood water is going to get into my house and cause damage. This review is long overdue. About a year ago I returned home to a lot of dying plants after my neighbors shut off my water valve while I was out of town. When I turned the water back on, I noticed that the plumbing underneath the lawn was cracked and water would flood into the street. Being that I am an adult, I realized I should probably pay someone to fix this instead of guilt my poor dad into driving out to exert hours of labor for me. So I did some research, and located the Older Home Specialists. The owner came out and provided me with a free estimate (which was surprisingly MUCH less than I had anticipated, but then again, I am not an expert so I had no way of comparing) and when I agreed on the price, he was out the same week and fixed what I considered something kind of complicated in a short 2 hour time frame. And added a nice sprinkler drip system for my backyard when I asked that same day for a very reasonable rate.
