Since that occurrence there are 2 additional occurrences. Request/ticket system is a joke, they close, cancel, delete things aimlessly. They reply to online reviews before they respond to tickets. Even during the window renovation project, the staff stayed positive, worked through challenges, and completed everything as smoothly as possible, which truly showed their dedication. The community events are creative and well planned, offering a great balance of fun and more mature gatherings. The amenities are well maintained, and the 9th floor is rarely crowded, providing plenty of space to work or relax. The outdoor gym and other amenities are also excellent, making it easy to get a workout in or unwind by the pool. Beyond the property itself, the location is ideal close to the Medical Center, downtown, the Galleria, and River Oaks. It's especially great during the holidays, whether it's walking around to see the Halloween or Christmas décor. With the award-winning recognition this community has received, I'm confident there are many more ahead. The maintenance people are very good. They are polite, fast and do good work. The location is great. The neighborhood is great. The hot water may be somewhat slow, but it is plentiful and inexpensive compared with electric hot water heaters. Security could definitely be better. As in all complexes the gates break down and thieves target them. From experience I recommend using a safe in any home (they steal gold, cash mostly small valuables) Don't leave things in your car. We lived in the front of the complex and the back. I preferred the back, the views of downtown were very good and it's quieter. We had good experiences with all the managers. The office staff varies in their ability and willingness to help, but are for the most part helpful. We had one problem with our rent statement being incorrect for a few months and had to escalate to the manager to get it corrected. Our deposit was totally refunded when we switched apartments, and after we moved out. Overall an attractive, walkable, fun, neighborhood and nice apartment.

We moved out of the Susanne last November in quite a hurry. Here's the reason why: for over a year, we'd been experiencing a host of very strange and unexplained health issues that even most of our doctors at Baylor couldn't figure out. One of our physicians finally ordered us to get tested for environmental molds. We tested positive for high levels of two specific molds and the doctor advised us to schedule an independent environmental inspection of our apartment. The company inspected our apartment for toxic molds for over 2-hours and determined our apartment had two separate mold colonies: one at the site of a water leak that had happened during Hurricane Harvey near our bedroom balcony (and was simply painted over), the other toxic mold colony was in the hall closet adjoining our HVAC closet which had had a significant water leak that poured down water from the unit above us. After samples were taken from both colonies of toxic mold, the inspection company issued a "Letter of Uninhabitability" and we were advised to move out as soon as possible and to wear KN-95 masks while in our apartment. We tried working with the Susanne leasing manager and his solution for us was to move into another apartment -- for an additional $400-$600/month! We told him we wanted the Susanne to do mold remediation and to let us move back into our apartment but were discouraged from doing so without any explanation. We therefore decided to move out of the Susanne and asked the leasing manager for a final bill. He approved our move-out date via email and included a final amount due, which we paid online that evening. We moved out 5 days later. We're both seniors and our health was at risk yet they didn't really seem to care. In fact, they gaslighted us by ordering "their own" mold inspection of our apartment, which, surprise, surprise -- turned out to be "just fine". The funny thing was, their inspector took only 30 minutes to do his "inspection" and only sampled air from the center of each room, which would be laughable if it weren't ultimately very sad and disappointing. Corporate HQ for the Susanne (Finger Companies) stepped in after we moved out with not an ounce of compassion. We initially received a bill to pay the Susanne $18K after they defaulted on the lease by failing to provide a habitable residence. We balked, and they took it down to $4.5K, then sent it to Collections for reporting to the Credit agencies, as a form of blackmail to force us to sign their standard "Termination Agreement" which says they are not responsible and we can't tell anyone what happened (NDA/gag order). We didn't ask them to pay for our medical bills, moving costs, or to replace the mold contaminated clothing and bedding that had to be discarded. We just wanted to leave, and they made it a problem.

Five minutes before the appointment, the leasing rep called to say an earlier visitor had arrived late (30 mins late) and asked us to wait "about 15 minutes" in the lobby. We agreed and arrived promptly. Unfortunately, after waiting until 4:15 p.m.--with no sign of the rep and no response to our call--I had to leave. The representative called back roughly at 4:30 p.m. with an apology, but by then our afternoon plans were disrupted and the opportunity to see the community was gone. I emailed management that evening to explain what happened and to give them a chance to address the issue. More than a week later, I have received no reply whatsoever. The combination of: -poor appointment prioritization (on-time visitors were bumped for someone who was 30 minutes late), -lack of real-time updates while I waited, and -complete radio silence after I submitted a detailed complaint speaks volumes about the property's customer service. If this is how prospective residents are treated, I can only imagine how existing tenants fare when something goes wrong. I ended up looking elsewhere. Disappointing experience all around.

It looks modern, the amenities are nice, the staff is friendly, and the location is hard to beat. I have lived here for 2.5 years, and the reality is different. This place was built 2016-2017 and clearly by the lowest bidder. In the time I have been here, my air conditioner has broken 13 times (really, 13). I've had a major water leak that flooded my closet and left us without some interior doors and drywall for a month. We've been moved out of our apartment for a week for them to do major construction for defects from when the place was built. I average at least one broken thing a month. The grills don't always work, once a month the gym is a sauna. Water leaks from the ceiling. The list goes on and on. The maintenance team is very responsive, but they are hamstrung by management that is more concerned with saving money and doing as little as possible. For example, today the manager told me the AC is not broken, it just doesn't work when it's hot out. Got an issue after hours? Not their problem they will tell you, even though they live here. With all the great apartments being built in this area, it's hard to see what 1 Hermann Place offers that the others don't. Move here if you like to be frustrated. Move somewhere else if you want to come home and not deal with maintenance.

The line staff at the building is wonderful -- from the attentive and caring concierges (Jennifer, Stephen...), to the helpful shuttle driver, Aaron, to the rental agents, Jackie, Crystal and Eysha. The building is lovely and the location is wonderful. But when there was a roof leak that flooded several apartments, after several days of equivocation, it was determined that I needed to move to another unit. I, and all my possessions, were transported to a unit which had never been cleaned of construction dust, and never been made fully ready for occupancy. But rather than try to make things right as soon as possible, the manager, Carrie, deflected responsibility, dragged her feet and made the whole experience pretty miserable. When I left several weeks later, the washing machine had finally been hooked up to water, the dishwasher had also been connected to water supply, the dead circuits in the master bedroom had been activated, and after about a week's delay, the apartment had been cleaned of sheet-rock dust. But the ice-maker was never made functional, Carrie never apologized for any inconvenience, and she remained as supercilious and rude to me as I observed her being to her staff. She spoiled what would otherwise have been a singularly positive experience in Houston.
