The reports are exhaustive, and they provide lots of details on what's okay or not, and any action to be taken. No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

Maribeth was super sweet and did such a thorough job! The inspection report had SO much detail and really helped us assess the state of the home. At the end, we were given a high level summary and got the report that same evening. I think we paid about $900 and it was worth every penny! Would definitely recommend! Thank you, Maribeth!

    I recently bought a house that Key Inspections had provided a pre-inspection for. They missed A…read moreLOT. Like over ten thousand dollars a lot. They caught plenty of small things to keep an eye on, but notably missed some major issues: - Mold in the basement bathroom (and an overall ventilation issue) - Multiple leaks in plumbing and water damage - Multiple dead electric outlets - Some serious electric code violations with the main panel When they performed the inspection, the house was furnished, but none of the above issues were blocked or covered by furniture. The leaks had obvious water damage that was both visible and detectable with a moisture detector. It was by no means a useless inspection, they did find some things (but generally more obvious things like missing smoke detectors and railings), but the missed mold, electric outlets, and leaks is concerning. The first couple electric outlets was passable, but once I got to 7 broken outlets/switches and then found the mold and leaks, the pass was gone. Anyways, I plan on bringing in another inspector at some point to double check my house, since I don't have peace of mind from theirs.

After billing me…read more$350 (about 150% of market rate), and eluding that the home I was purchasing was done very well with attention to detail, and writing the report in a way that the bank would require another inspection that cost me $170, I was surprised that THE SHOWER PIPE WAS NEVER CONNECTED. This cost me thousands of dollars and could have been prevented if Jeff cared enough to run the shower for 10 minutes. He was also very rude in dealing with me afterwords and wanted nothing to do with taking responsibility or even providing help.

They said I had to hire an inspector and pay for any recommend professional remediation myself. That sort of freaked me out since I had no idea what to expect. Would this cost me thousands of dollars?? Based on a recommendation from some local Facebook contacts, I reached out to Jeff. He was able to come out the next day (a Saturday!) and immediately put my mind as ease. He understood the difference between a mold problem that needed professional remediation and a "mold problem" that any nominally skilled homeowner could fix themselves in an hour or less. In my case, it was the latter. Only cost was the price of the inspection and about $100 in basic paint supplies, etc. Jeff is very personable and easy to chat with. He's more than happy to provided some "insider" context to what the bank was actually asking for. I recommend a bajillion times! Needless to say, my refi is greenlighted again and we are scheduled to sign in a week :)
