    I will solely only review for the amenities and views. If you're ready to spend some serious money, One Rincon will only provide you with views and amenities. If you want space, not the place. It's a great place to live if you like convenience to SoMa, downtown and Embarcadero. Great views of Bay Bridge, Twin Peaks and the 101/80, depends which side your unit is located. The only nightmare is getting onto 80E, no left from the garage ramp just makes it a total disaster, you're forced to go in the queue with every car coming from Harrison :( Amenities are great, valet parking, gym (new gym in tower 2), also a sky lounge in tower 2, pool, hot tub, BBQ area, meeting rooms, dry cleaning and frequent holiday events for residents. Good place to live if you're okay spending big bucks for views and amenities, not much for space. I think The Infinity and the newer condos (Solaire, Jasper) has much more square footage to offer for the dollar.

    If you (or a friend of yours) lives at One Rincon Hill, grab some of your peeps and check out the new Sky Lounge on the penthouse floor of Tower Two! The highlight of the space is the floor-to-ceiling windows that frame an amazing 180 deg view of San Francisco! The lounge has all the basic amenities including living and dining rooms with a large see-through fireplace, full kitchen, pool table, and HDTV.

    Right next to the freeway.  Rush hour hell.

    I lived here for about a year and I thought the amenities were nice. However, if you're not a deep sleeper, you're going to have trouble sleeping at night because it's right next to the freeway. Truck drivers that drive by this high rise at night can be a bunch of jerks when they honk their horns loudly. As for the unit itself, the views are spectacular starting from about the 30th floor. My one bedroom felt small, but with the higher than normal ceiling, it gave off the elusion that it wasn't too cramped. Another thing was I wish it was more of a community, but people seem to keep to themselves here too.     24 hr parking, 24 hr gym (with great machines/weights/cardio machines), heated pool open till 11pm + jacuzzi, pet friendly and lightning fast elevators!! The men working at the concierge can sometimes be a bit "stuck up" but there are a handful of friendly ones. Traffic may look daunting from market but there is a lane that goes all the way up the hill that usually traffic free:)

    Just bought a unit at One Rincon Hill. We will see how it works. But have loved it very much so far.

    If youre a resident. You can park yourself.l,Which i prefer because much faster when i leave, no valet needed.

    Yes pets if youre the owner. Not to safe for children. Balconies. No kids play area.

    Marshall and the rest of the staff in the package room are amazing! I was helping someone order…read morethings when he thought he would be moving into an apartment, and then had a last minute change and didn't move it. But we still had packages that had already been ordered and/or delivered. Marshall and his team were very kind and patient to send photos of what arrived and then print labels and get things sent back out to Amazon/FedEx to return items for us. Their communication was impressive! So appreciative for all of their help!

    FRAUDULENT PEOPLE!…read more We live next door to this building in condos, and they have received misdelivered packages for our building, even being photographed in their mailroom. They refused to give them to us, even though they are addressed to us and obviously misdelivered. Then they say "oh we don't have them" despite photographed evidence. Next is "oh we can't find them". They claimed to have sent them back, although we went to them the very next morning. Asking how did they send them back, they stated with a driver. This being with me going to when their package room opened for business hours, and no delivery came yet, and the delivery in question happened the night before right as they were closing. So did Santa come and get them overnight? Especially when I see several boxes marked RTS right there? Obviously very shady management and company. Not good people at all. Not even good neighbors. Probably keeping packages for themselves.

This is one of the highest rated apartment properties in the area, and I can attest to all the amazing reviews here and on Google. When I initially scouted the property, I had the following key factors in mind: 1) Safety and security of the building, 2) proximity to work and attractions, and 3) reputation and responsiveness of the management company/staff. Rincon Green exceeded in all three. Rincon Green was the only property I researched that had a gated front entrance and park space, which is great for privacy and relaxation. This also naturally doubles as a deterrent for strangers and passerby's. The property is always well-managed, clean, and in running order. I've never once felt unsafe, lost a package, or run into any unpleasant surprises. Rincon Hill is located right next to a slew of company offices, the financial district, Chinatown, the Embarcadero, and much more. I lucked out with my office being a 15 minute walk away, and could easily run along the Embarcadero after work or on the weekends. While the Bay bridge is right outside my unit, I've never had any noise issues as the walls/windows are very well insulated. Last but certainly not least, Rincon Green has an outstanding management team. I worked with Alexandria (Allie) and Roy when signing my lease, and they were extremely patient answering all my questions, and making sure my moving experience was as smooth as possible. James at the front desk is just amazing and has on numerous occasions gone above and beyond to help me; I always look forward to stopping by to catch up. Now that I'm moving away from SF, I'll absolutely miss everything Rincon Green has to offer, and it's a bittersweet goodbye to the amazing people that work here.

He was super friendly, transparent and candid through the entire process- even made move in day a little easier. Actually just saw a picture of the units on the yelp page and they look pretty representative. The gym is clean and not packed even during peak hours which is nice. Haven't had any issues with appliances or paying rent. One thing I'd like to figure out is if they take BILT credit card for rent payments but I think last I checked the leasing office said no.

    Out of all of the apartment buildings I've lived in, this one (hands down) tops them all…read more Deb, who manages the building, runs things like a tight ship. She is extremely responsive and communicative about everything, and jumps into problem solving mode when you let her know of a (rare) issue with your apartment. Under her extremely organized management and close supervision of the building, I feel extremely safe. What's more is that she's a ray of sunshine who personally vets everyone who lives here, so everyone is polite, clean, and responsible. I probably saw over 100 apartments when I was searching in SF, and when I toured the unit with Deb, immediately recognized that it was a gem. You get much more bang for your buck than other comps in Russian Hill and Cow Hollow. (For example, you can operate the well-maintained laundry machines with an app vs. coin operated). To boot, you're on a quiet street right above Polk (which has everything you'd ever need) and a literal two-minute walk from amazing restaurants like Elephant Sushi and Seven Hills. Let's just say I have no plans to move.

While it is near a lot of activity, it is on a very quiet street (which I love). The building has an old San Francisco feel but the apartments have up to date renovations. The building is safe and very clean (cleaned every Thursday!). We also have the most wonderful building manager who is attentive and caring. I would highly recommend this apartment building to anyone. It is an absolute dream to live here!

I am sure the folks at the leasing office are trying their best, but there needs to be more oversight and attention to detail. I do not have time to constantly be correcting errors in my rent. Being kind as a leasing office agent doesn't mean much when you don't really get the job done right. BIGGEST ISSUE: Rent is already expensive. But I have heard the same issue with other tenants. You are of course required to get renter's insurance per procedures demanded by this property. You provide that info or else they will not allow for you to proceed with renting. The issue is that despite everything being updated and perfect, they still have been charging me the $15 insurance non-compliance until I called them to correct it (again). I was prompted to write the review and share it because I have to correct them on this issue, again. This is the third time in my few months living here that I have had to correct this issue for them. :| This place is also known for having packages stolen either in the lobby of your building or from the secured HelloPackage Room. Which, is crazy disorganized by the way. You definitely need to have patience when you rent here. The perk is that you do get to have a parking spot in a garage, which is pretty rare to find in the city. It is very disappointing, but makes do. Understand that it is expensive unless you go through affordable housing with the property, and the safety level seems mid. Having come from the suburbs in CA, this is a fat downgrade. But it is what it is. Proceed with caution, and don't have high expectations. I will say, a pro is that they finally got rid of the jank smelling carpets in the hallways that were marinated in dog pee and garbage trail liquids. It's nothing fancy, as the baseboard is essentially a long sticker. But it is something, I guess.

Our unit is bright, modern, and highly functional. We get tons of natural light and a beautiful view of trees, and day-to-day living is comfortable year-round thanks to solid construction, sound-sealed windows, and high-quality appliances. A standout feature is the abundant closet and storage space, which has made organizing and settling in easy--especially over the long term. The location truly can't be beat. We're within walking distance of excellent food, public transit, and green spaces, with quick access to both I-280 and downtown.
