The longer I've been in my house the more I'm amazed at how much was missed on the inspection. This…read morewas a pre inspection from the seller. I was the buyer...so I of course have no recourse. He missed electrical tape covering a very corroded drain stack. His picture of the drain stack conveniently didn't include the corroded part. He said no issues with the chimney although there a multiple issues, (with both chimneys in my house) including a completely rotten support beam in the crawl space, failing mortar, and significant damage to the furnace chimney. Although he is not a mason he should have been able to recognize these signs of failure...and if he has no ability to recognize if their are issues with a chimney he should not say in his report "no issues with the chimney" Then some more minor things...sinks not secured to the walls...leaking drain under the kitchen sink. Those things aren't a huge deal but definitely speaks to lack of attention to detail. Everyday I hold my breath thinking about what other major issue that is If you are a seller looking for a pre inspection that doesn't point out some major problems then this is your guy. But if you are buying don't trust his report.

We hired Chris Honingford to conduct an inspection for the condo we were buying. Upon moving into…read morethe condo, we learned that the toilet was not secured the the floor. The bolts were completely stripped because the flange had been broken. There is no way Chris should have missed this. He claims he checked the toilet to see if it wobbled, but he obviously didn't. If he had, he would have discovered it was completely loose from the floor. We also learned the day we moved in that the 3-month-old water heater was leaking. That had be replaced as well. The bathroom faucet was also leaking and had to be replaced. Normally, I'd give Chris the benefit of the doubt and assume the water heater and faucet weren't leaking when he inspected it, but considering he missed something so obvious as the toilet, I'm not so sure. Our realtor (who recommended Chris) reached out to him about this, and he offered no recompense whatsoever. We had to buy a new toilet and have it installed. This was incredibly expensive. These problems were annoying and expensive to fix, but at least they weren't life threatening. Next time he might miss something more serious, like a gas leak. I'd recommend going elsewhere for your inspections. The fact he had no desire to make any effort to try to make this right should also give you pause. UPDATE: After Chris's complete unwillingness to do anything to make this situation right, I filed a complaint to the Attorney General's office, in the hopes of saving other people from a situation like this. Chris's response to the AG was to claim the plumber we hired was "inventing work". He doubled down on his claim that he checked the toilet, even though our realtor shared video we took with him showing how loose the toilet was. Anyone can make a mistake; that's forgivable. But you own up to it and do what you can to make it right. Lying about it and trying to pass the blame to other innocent parties is inexcusable.
