I have spent several years trying to obtain fair consideration for housing at The Orchard Active Senior Living and, unfortunately, my experience with the waitlist process has been deeply frustrating and discouraging. The staff was generally responsive to emails, and I appreciate that they did reply consistently. However, the overall process lacked transparency and clarity. I repeatedly asked for basic information regarding how the waitlist operated, whether there had been movement on the list, and what applicants could reasonably expect regarding timing. Most responses were vague and repetitive, often stating only that the waitlist was "closed" or that movement was "random." One of the most confusing aspects of the process was being told that placement depended entirely on contacting the office during brief "open windows," while at the same time applicants were discouraged from contacting the office too frequently. Since these openings were never publicly announced, the process felt unclear and difficult to navigate fairly. After years of interest and many months of respectful follow-up, I was ultimately informed that I would not be allowed to apply when the waitlist reopened. This was extremely disappointing, especially given the amount of time, patience, and effort I invested trying to follow their stated procedures in good faith. I understand that senior housing availability can be limited and that management must handle many inquiries. However, I believe applicants deserve greater transparency, clearer communication, and a process that feels more accessible and consistent for everyone involved. I sincerely hope Sunrise Management reviews and improves its waitlist communication practices moving forward, because the community itself appears to be a place many seniors genuinely hope to call home. read more

Need important information for planning a future move-in in several months. For example, it was not clear from asking the friendly Community Manager whether I should send monthly inquiries about 1st floor 1 bdrm vacancies in FEB-APR now. Or would I be just as likely to get email about a vacancy if I waited a few months? It seems like a lottery system with no discernible priority based on when you sent your first monthly inquiry. *head scratch* In other words, would this lead to a greater likelihood that I will be emailed about a vacancy when the time comes to move? She did not address that. One unique scenario comes to mind given that simple examples often provide better communication. PROSPECTIVE TENANT A. He or she wants to move in the FEB-APR time-frame. Would it be advantageous to go ahead and start sending monthly inquires now? In other words, would this at least improve their chances of getting a vacancy announcement when FEB or MAR rolls around? Or are the hand picked targets of a vacancy announcement rather arbitrary - even a bit capricious at times like the lady in 2023 where the leasing agent at the time got her a ground floor unit in 3 months. Meaning everyone waiting for a first floor 1 bdrm vacancy is in the same pool like a lottery you might say with the same chance of getting advised of a 1st floor 1 bdrm vacancy? ++++ Also, what does the closed waitlist really mean in terms of expecting a vacancy announcement and what are the details about how one attains that exhaulted status? Tony has come for all 3 repairs he's very gracious and quick, I left a review 3 years ago. At 1st, it was ok, but after a knee replacement and another pending at age 60, I quickly needed to move and find a downstairs level unit. Which isn't easy here in San Diego. I found The Orchard, and with Lori's help, I was able to get into Senior Living in a matter of 3 months. Not to mention that from the day I got the call that an apartment was available to keys in hand was 1 day!!!! The process was smooth. This 11-acre apartment site for seniors is not half bad. It is located on a heavily-trafficked intersection that never knows a quiet minute, but if you go into the apartments and close the door-it is relatively quiet. Some of tenants enjoy subsidized rent from Section 8 but others pay full rent. The Orchards seem to be affordable and is available to anyone over the age of 55. I don't know if they still have a swimming pool but they do have pretty landscaping and an awesome recreation center that all the old folks hang out in. Big TV's, a reading section with lots of books & comfy couches, and even a billiard room and bingo hall. They have mental stimulation talks where people from the community come in and give lectures to the seniors. Their activities department always has the seniors out doing fun things. The courtesy van is always cruising around to fun places and the activities dept. at The Orchards keeps the seniors busy with trips all the time. When I worked at Henry's, the van would pull up and those old folks hit the ground running. Some of them were crotchety but lots of them were cool too! I went there one year to get my taxes done free by a retired accountant and that's how I got to check it out. They used to have retired CPA's come in and do seniors and poor peep's taxes for free. Not anymore, unfortunately. A lot of the residents are mobile & get around quite nicely. I see lots of Orchard people crossing the streets and shopping at Grocery Outlet or CVS. Others are housebound or invalids. It's nice that there is special set-aside housing for the seniors and of that I am a fan. read more

It took some time because there was a waiting list to get into The Orchard. Every time I called to check on the list I spoke to Lori. She was always very nice and encouraging. She called me one day to say I could now get on the list and she sent me all the paperwork they needed from me within 30 minutes. Within three weeks a place became available. I move in next month thanks to Lori's hard work. She followed all the Covid -19 protocol. She would meet me outside to sign papers and take my deposit. She is a real sweetheart and very understanding. I get the sense she really cares about the tenants. She even answered an email at 7:30 pm. Thank you so much Lori for all your help. read more

I really enjoyed Kimberley, Amy, Matthew. Dustin. The staff here give everyone there best! Lots of activities to do, and for dog people this is the place to have doggie buddies live. Corrina is staff member also, very kind and graceful. Oh fruit trees lots of them. Oranges 2 types, lemons, figs, lowquats, limes, avacado. Well this may be a bit premature since I'm not yet in lease. However The Orchard is charming, friendly and quite wonderful really. I do visit friends there and used to know people that were first generation Orchard folks in the early 1980's. The staff is accommodating the events ...too numerous to list yes lots of fun for sure and the mix of older folks and younger/55's is very familial like. Rock bands and great dancers, DJ's, hilarious and also artistic Karaoke, yoga the list goes on. I'm soon to be in and yes it's to be my final move. I've lived an interesting free and somewhat wild life. Sailed the ocean to southern Mexico hike Mt Whitney and others. I traveled the US and Canada nearly full time for the last 45+ years. It's time to live a average everyday lifestyle and this is the place to do just that. I'm hoping to find my preferred unit (one that fits my life style) soon and hope to get a garden plot also. If all the folks are like those I see at their dance parties.....this is gonna be a riot. Kudos to the management folks and the owner as well. read more

This is a senior citizen apartment complex, and many of the people that live in it are on fixed incomes. The turnover rate is extremely high, due to the fact that the management company raises the rents every August, and many of the seniors are forced to move due to the increase. Amber and Patty (manager & assistant manager) have attitude problems and are b**ches. The grounds and maintenance are kept up, plus there are always maintenance men around picking up trash. I have friends that live here that are very unhappy, and they're looking to move becaus of the way that it's run. I sure wouldn't live there! read more

I've lived here for eight months and think this is just a great place! What you see is what you get... there have been no unpleasant surprises. Traffic noise... yes, if you live in an apartment on a main street there will be traffic noise-- not a surprise. Staff is polite and treats residents with respect. Parking... 1 parking permit per apartment. BUT there are 300 spaces and 500 apartments. Again all this is disclosed before rental. Luckily not everyone owns a car and street parking isn't hard to find. Buildings and landscaping are kept up really well. The self serve laundromat is clean and inexpensive[$1 wash/ 75c dry] There are activities daily in the central club house. I have been a resident at the Orchard Apartments for almost 8 months and couldn't be happier!! I especially appreciate the maintenance staff. The couple of times that I had a maintenance issue in my apt. it was taken care of in a very timely manner and above all, they always were there with a smile and a friendly attitude! I have been a resident at the Orchard for over 2 years and just want to say how amazing I think this place is. It's beautifully landscaped and always well maintained. The staff is friendly, efficient and always ready to help. I have only good things to say about the manager Kimberli regarding her person and the way she runs the complex. She's kind, considerate, fair and always takes time to listen. In a world where it seems you're charged for everything, all the classes are free and for special events, if there is a charge, it's very reasonable. Lived here for 1.5 years. So far - so good. It took some persistence to get in. They are always pretty full. You have to call daily as they don't do waitlists. Worst thing about living here? The parking is a bit trying. I'd given 5 stars if there were assigned parking but it is just how the place was built. The office explains the parking right off the bat on your 1st visit. Good news is - though there are only 1/3 the parking spaces vs the number of apartments - there are a lot of street parking spaces all around a .7 mile block that surrounds the whole property. Everything else is gravy. Super quiet as soon as the sun sets. No kidding. I lived in PB for a year and what a difference. Everybody says "hi" when you pass by. That's a change from the snots in PB too! The place is lovely. You can pick your own fruit off the fruit trees all over the whole property or you can grow your own in the garden. The rent is so much cheaper than anywhere else in this area (west of the I-5). Great location - stores and restaurants all within walking distance. 3 bus lines within 1 block. Exercize classes in the mornings. Bands, dances, banquets, bingo, free van rides to the stores and rides to doctor's office, pretty grounds, friendly neighbors and staff. KARAOKE EVERY FRIDAY AFTERNOON!!! You can warm up the chops before going out to the bars later that night to sing!!! I've met people who have lived here for decades. I plan to, as well. As for the negative reviews...? Odd. I wonder if they are writing about another property and are confused where they are ... you know we do start to become forgetful at a certain age. :) read more

My mother-in-law had a terrible experience with the management at this complex. They basically pressured her to come in 1 hour before their office closed to fill out paperwork and give the application fee and deposit. Then a week later had her come in to sign another paper and didn't clearly explain to her what she was signing. The manager was rude and would not stop talking long enough for me to explain the situation. She refused to acknowledge that her staff could make any kind of mistake, "because they are trained", and blamed the entire situation on my mother-in-law. She is an elderly adult, who speaks English as a second language, has NEVER had to rent an apartment because she has owned her own home since 1969, and was completely taken advantage of by these people. This place issues more parking permits than it has parking spaces. Meanwhile, the manager has her own space unavailable 24/7 with the threat of tow-away. Recently, the management has added a second "Staff" parking space, similarly unavailable - while the old folk who live here and pay rent have to look for a place to park across the street or around the block on Channel Way.
