Another major advantage is the location across the street from two shopping malls, both offering restaurants and shopping options. The convenience of being able to walk to everything is truly priceless. If I'm remembering correctly, the malls are called King and Queen, or something very similar. In one of them, there is also a grocery store that is impressive in its own right, with cooked food and a wide variety of items you might need during your stay on the island--or even if you are not staying there. I will review that grocery store separately in another post. Overall, this is a great choice for anyone who values convenience, walkability, and a more intimate resort setting.

For example, the Makai Tower oceanside room near the lobby can only be accessed from the lobby by walking up two flights of steep stairs to walk across the bridge, then catch an elevator, or take more stairs, to access your floor. I eventually discovered that the Makai Tower had its own parking area and access door, which would have been helpful information earlier, but still required a lot of walking. There's a seemingly convenient but really old monorail that you could use to access the mountain side of the resort. But the speakers inside of them sound like they're from the 80s and your can hear the brakes screech no matter which side of the tower you're one at all hours of the day and night. Also, the Makai Tower has a stray cat issue, especially by the upstairs restaurant. Honestly, the best things this resort has to offer are the spa and the pools.

Being that we stay at least 2-3 days out of every month in some sort of hotel, resort, or airBnB, why is Marriott having such a hard time and none of the other places? Last, I see why we are moving toward automated front desks. Either their policies make the desk the way they are, or there is nobody on the island that can do their jobs. Check-in was warm and the complimentary upgrade lent a genuine sense of hospitality -- one the stay itself never lived up to. The air conditioning was broken and clearly overdue for servicing. Housekeeping was inconsistent at best: personal items had been moved in ways we found inappropriate, bed linens went unchanged for stretches, and the towels bore visible stains on two different occasions. Most concerning was a basic hygiene failure we witnessed directly: a housekeeper handled the trash bin and then, without changing gloves or washing hands, proceeded to handle and place our fresh towels. That is not a lapse in polish -- it is cross-contamination, and at a property of this caliber it points to a gap in training and supervision that guest-facing warmth cannot paper over. We've shared the details with hotel management and trust the Fairmont brand team will want to look into this. One expects a Fairmont to get the fundamentals right. This one did not.

The valet and reception staff are beautiful, elegant, friendly, upscale. Borrow a cute Mauna Lani bike for free and ride over to the market or the Fairmont for some daytime snorkeling. Their açaí bowl with house made granola is to die for. Most memorable was making friends with Viola, Hawaii's most valuable Tutu (grandma) at Halani. We got an updated room on the 3rd floor with a view of the Kona Pool and the ocean. It was perfect for watching the sunrise and sunset. The downside was kids stayed at pool until after closing at 10PM every night. I get it, they're on vacation too, it was just loud. As far as the room it was huge, no microwave, that was down the hall. The shower was updated and big and a huge walk in closet to store our luggage. My partner really liked the bed and felt it was comfy for his body. I loved the pillows. The walk from the parking area to our room took no more then 13 minutes each time I clocked it and it's not a bad walk at all. The resort has artifacts and paintings to enjoy along the walk. We only ate at the pool bar once and the Italian spot Nui. We found better value going to Kona Biscuit and other restaurants in the Wueens Marketplace. That is a short 2 minutes each drive from our spot. Overall I wouldn't go back because I prefer a location with direct beach access that's not rocky. Also the design is a bit exhausting. The team worked the whole time we were there, but we only used it once. We took our own luggage at checkout and didn't find it taxing to do so even with the 13 minute walk.

To start with the parking is centralized and about half a mile from the Ocean Tower. There is a tram to take you from the main lobby area to the various other buildings, but we actually only used it once (when we first arrived). Every other time we were going to or from our car we never even saw it and consistently saw people waiting at the main lobby stop. Other than the Grand Staircase (50+ stairs) the walk was ok. They really need some other options to bypass the stairs and even straight to the parking area. We never figured out a path without stairs no including the Grand Staircase either. When we actually made it to the Ocean Tower front desk, check in was less than optimal. When we first arrived there was only one person at the desk and multiple people waiting. An additional staff member did show up to assist and was very pleasant and apologetic. I had also attempted to contact the resort through the app ahead of time and never received a response. Although the person at the front desk indicated that our floor was recently renovated, the area our room was in did not feel that way. Going to our room the way the front desk staff told us too (which ultimately turned out to be the long way) we passed a lot of rooms in a hallway that did appear much nicer (maybe a different category, not sure). Other than some noisy neighbors that were very loud in the hallways and outside in the patio areas well after 9-10pm, the room itself was fine. Just not what I expected of a Grand Vacation Club and certainly not a recently renovated one. After arriving at the room and contacting bell services our luggage arrived quickly. As far as service the interactions with bell services was the best both arrival and departure. We had a blinking message light from day one that I was never able to retrieve the message. It just rang repeatedly with no answer. When it came time to checkout, I tried to checkout using the app, the quick checkout option via phone (again just rang repeatedly with no answer because we had not received the electronic folio, it finally was emailed after we arrived at the airport) and ultimately had to go to the lobby at the Ocean Tower to check out through the front desk personnel. I will re-iterate the resort is beautiful but I would be unlikely to stay here again and based on this experience not likely to want to try other Hilton Grand Vacation Clubs either.

On the very first night, we killed six live roaches indoors. Over the next two days, we encountered several more inside--including one crawling near my foot while we were eating at the kitchen table--which terrified my children. We also saw many on the patio, along with ants along the wall near the sliding doors. We were unable to use the patio or keep the doors open for fresh air. Management sent pest control to spray, but the cockroach sightings continued. They offered less than 10% partial compensation, but it didn't make up for losing the ability to relax or feel comfortable in the unit for the majority of our stay. We understand Hawaii has tropical insects, but this went far beyond the occasional sighting. This was a recurring and disruptive issue that affected our enjoyment of the vacation. Management said it's "normal" for Hawaii. Well, I've been coming to Hawaii for decades and I can confidently say this is a bad infestation because I have never before experienced anything like this. Especially at resort (supposedly) of this caliber and price point. And management's response was slow and unsatisfactory. I do NOT recommend this resort. Proceed with caution--especially if considering a ground-level unit.

They also provided banana bread, Nutella, and shortbread cookies on the table of the hotel room. The view was AMAZING and the ocean is perfect to swim in at any time of day. Many free activities offered daily. There are some nice restaurants on site- serves breakfast and dinner (at the Manta). I hope to get to come back someday.
