Oh my goodness. I wish I had looked at this guy's reviews before allowing him at my house. He appraised my house 60K - 80K under and my refinance fell thru. Out $525 for his fee. Then we did an ROV (Request for revaluation) - If I had known it was going back to him, I would not have wasted my time. I am livid. This guy lied on the appraisal. Showed picture of our attic - he never went up the attic. So many wrong statements he made like "no upgrades for 15 years"....I want to know why he's still in business!!!!! Wow wow wow i have no idea how this person is still in business with how clearly awful he is at his job. Our appraisal was also 60,000 under asking. The report was riddled with errors and inconsistencies that made it clear he hadn't taken the time to properly evaluate the property. The appraisal value was way off compared to other evaluations, making it clear they didn't do their job accurately. I wouldn't recommend them to anyone who is in need of an appraisal to any lenders, realtors, buyers or sellers STAY AWAY FROM THIS COMPANY. If I had the option of giving 0 stars, I would! Unfortunately had to use them for two different appraisals, both being refinances. On the first one after receiving the appraisal and the numbers being $60K lower than the one I received in December (from another appraiser), we appealed twice. I was ready to move to a different lender when the lender contacted me to let me know that the appraisal was significantly less than what it should have been and they paid for an appraisal which ended up being $90K higher! On the second property they came in over $60K lower than what I had it appraised in December. Even Zillow was showing a higher value by $45K. The numbers such as $/sq ft for a basement and other input are completely out of line with reality. It was the worst experience and if I had an option would never use them again! read more

Had an appraisal by this guy and he missed a Bedroom and Bath, then when called out he changes it but gives no value to the change. The dispute process was long and unhelpful. He valued the house 100K less then the comps in the area and the Realtor wants to list. We lost $500, 3 weeks of time and nothing but headache from this guy and the company that hired him. read more

Like many of the other reviews, I would give a rating of 0 stars if possible. The comparables used were nearly a year old, and weren't really comparable. His appraisal was $52k below the sales price, and upon a formal appeal, he refused to reconsider the appraised amount. It was obvious to all concerned that the appraisal was wrong, and did not follow accepted professional standards. The appraisal came back $25,000 under value despite numerous comps to support the value. He had blatant mistakes in his appraisal where he discounted our value based upon condition despite using comps that were categorized as a lower tier of condition! We decided to terminate the contract. What a waste of time. read more

If I could give zero stars I would. Used horrible comps and labeled the value of my listing $40k less than sale price. There was another sale with the exact same floor plan, but didn't have a basement. It sold for $22k MORE than he valued our house out. If you get this appraiser assigned I would recommend asking for lender to redo. He is costing buyers houses and money. read more

Do not go with this company. We went with them because they were the recommended one for our lender, but they appraised the house at 50k under what we bought it for (and we were the winning bid, outbidding the 2nd highest by a measly $1000). Being undervalued that much means we have to pay the extra 50k as part of the down payment. Their appraisal logic makes no sense whatsoever. In today's market of rising house prices, they only use houses in the exact same community that have been sold within the past few months. If it was sold a year ago (despite houses being cheaper a year ago), it gets thrown out. They also don't take properties from nearby similar neighborhoods (less than a mile away) and don't really pay attention to why some houses in the same neighborhood got sold for less (VA loan, damaged and unsold for weeks, less square ft, etc). They also don't communicate well at all. No one picks up the phone. Our agent, who is extremely experienced, was outraged by this and has never seen an appraisal come back so half-*ssed. She recommended that we submit our evidence and request for a re-appraisal, but we ended up getting the EXACT same value. Unfortunately, we now have to spend money on another appraisal from a different company because this one is too lazy to do their job correctly. You've been warned. read more

Don't waste your time or money. Nice guy, but Brandon Orr is a terrible appraiser! Despite past and pending sales in our community for homes of similar size, condition, and features, he proceeded to value our home $75,000 below those comps. Made ridiculous adjustments all in effort to produce a lower value for our home. He requested info on the many upgrades we have made, only to not use any in his valuation. Despite requesting a reconsideration of value through lender, he refused to make any adjustments to his botch appraisal. If you are ever assigned this appraiser or appraisal company, save yourself the hassle and request someone more qualified and fair in ensuring you get the most accurate value for your home. read more

This appraiser is the worst I have EVER seen in my 12 years as a highly successful realtor. THE WORST. His report was FULL of factual errors, came in $45,000 below contract price, labeled the area as a steady market when it is CLEARLY a rising market, got the square footage of the house wrong by 600 sq ft (in comparison to our pre-listing appraisal). Perhaps worst of all he used RIDICULOUS comps, including some 22 months old and he claimed "there have been no other sales (than the 4 he used) in the area in the last 36 months". THIRTY SIX MONTHS? SERIOUSLY? there were over 15 sales of comparable houses within ONE MILE of the house in the last SIX MONTHS. This appraiser should be out of business. Thankfully the bank reviewed their appraisal and didn't even ask them to revise it, they threw away the entire thing. read more

Scott did the appraisal in our recent transaction. First of all, he used the wrong asking price and listed it close to 100K less than the asking price was. Besides this, there were multiple errors on the findings such as stating the house had gas (does not) and the windows were wood (all are vinyl in the whole house). The comparable homes he listed were also a joke! He found houses that were way below the value of this house in comparison! When confronted with these errors to Scott, he stated he's been doing this for 20 years and he "doesn't make mistakes!" He refused to fix the errors he made!! When buying/selling homes, the appraisals are very important! But he didn't care. We ended up having to get a second appraisal! They don't care this can cost thousands to sellers and buyers alike in the end. read more

United Wholesale Mortgage hired this company to do an FHA appraisal. Like other victims of this appraiser, my appraisal was full of factual errors. Brandon Orr said the house had no attic, but he took a photo of the attic in the report. He said the house had no washer and dryer, but he took a photo of both in the report. He said the house had a crawl space and a partially finished basement, but the house is on a slab foundation. He said the house was in a completely different location than where it factually is. As a result, the comps he used were in a completely different city, and the comps included an ACTIVE listing. His incompetence has costed me money since the lender is charging me for another appraisal and this has pushed my closing date back, and I may be in danger of losing the locked rate I was quoted. If you are in the Atlanta area, be certain that you ensure your lender does not use this appraiser. He will be reported to the correct licensing authorities. read more

Do not use this company for any appraisals, period. Brandon Orr recently appraised my listing at $35K below list, $40K below purchase price. I provided the 3 offers we received within the first two days on the market, all above list price, our current back-up offer (also above list price), the list of seller-made upgrades in the last 5 years, and chose not to give a list of comps to not over-step my job. He chose to disregard the fully inclosed, with a heating & air unit, sunroom and did not include the sq footage. The home owners were home during the time of the appraisal and he did not even step into the room, or acknowledge the heating/cooling unit. He also used comps that did not compare, my listing was an upgraded two-story with huge usable backyard, he picked ranch homes with minor upgrades and smaller yards. There were plenty of comps that were less than a mile away, but over 0.5 mile so that was the reasoning for picking the ranch homes since they were closer. When we pushed back about the sunroom, he quickly responded back and said he was not changing the value, took no ownership of the crap job he did "looking" at it. He took NO consideration of the market value - 3 offers above list in two days!! Completely unwilling to use better comps. DO NOT USE THIS COMPANY. They were hired via UWM!!!! read more

Greg Brown is a lazy appraiser who has no idea how to do his job. He used an ACTIVE listing as one of the comparables for the appraisal of the property being purchased as well as properties outside of the subject property neighborhood that were not similar in bedrooms, bathrooms or square footage with sale prices much higher than valid comparables within the subject property neighborhood. Greg used comps left by the listing agent for 3/5 of the comps in the appraisal, clearly not even doing his own research to accurately determine an appraised value. There were also a multitude of mistakes on the report including the square footage and year built for one of the properties and the number of bedrooms for one of the properties. I emailed them with the list of issues with the comparables selected and provided 4 comparables that are closer in distance to the subject property as well as matching bedrooms, bathrooms and closely matching square footage but I did not receive any response and they did not pick up my phone calls. Unfortunately as a buyer I have no control over who appraises my property but I fully intend to report them to the Georgia Real Estate Commission & Appraisers Board because nor Greg or Orr Appraisal Services should be permitted to conduct appraisals in this manner. read more

Stay away from this company. Our lender used them to run an appraisal report for us. They charged us $800+ for running the report. The appraIser Scott used the comparable that is not in the same condition as our house and appraised our house at least $30k under the fair market value. The comparable that they used were on market for over three weeks and sold at a reduced price from the listing price, yet our house was in market for only one day with multiple offers, which indicates the variances in conditions and demand. We provided strong numbers and reasons (line by line) as evidence to dispute this report, and they came back with three lines noting that our recommended comparable houses are not in the same community with an extra charge of $325. Is this a joke? Our recommended comparable houses are located less than 2 miles away from ours and we provided strong evidence showing the comparability in size, proximity, days on market, year built, sale price, sale date, condition, living area and floor plan.
