I was a client for roughly 9 years, including through the Lonnie Bush acquisition, and I own multiple rental properties in different states. This is, without exaggeration, the worst property management experience I've had. Communication was consistently poor, but became unacceptable once I began selling the property. I was not informed that a tenant vacated early until the next month's rent was already due. That alone cost time and money. While preparing the property for sale, they failed to follow clear instructions. I explicitly asked not to winterize the home--they did it anyway. They also would not coordinate or communicate with me or my realtor regarding cleaning schedules, which directly delayed photography and listing. At multiple points, I had to step in and do the job myself--something I found myself doing repeatedly over the years while they were "managing" the property. After nearly a decade as a client, I expected basic communication and execution. I did not receive either. Just be aware... The rent listed is a base price, and then more fees are tacked on. Our experience: Tenant Benefit Package - $40/month HVAC filters - $20/month Liability Insurance for the Owner fee - $15/month Pet rent - $35/month (plus the usual deposit for the pet, of course) And then there's more: A lease renewal fee ($100), with a requirement to use their own cleaners to do carpets, fireplace, and HVAC at the time of lease renewal (most likely $500+). From what we understood, the renter is expected to cover the cost of all plumbing problems that come up in the course of the lease. Plus, even if you don't own a pet, from what we understood, each adult has to pay $30/year pet screening website fee. While we were informed of some of this before the application, we had to pay the application fees ($75/person) to read the lease and find the rest of this out. I do not recommend this company to nobody they had me and my kids two of the kids with asthma without AC in the summertime temperatures have reached 97° inside of the house they never came to fix anything every time you call it goes straight to the voicemail when you tell them problems about what's going on inside your house they get an attitude and blame you for it when I moved in the house was not put together we had a big hole inside our bathtub we didn't have knobs on our bathtub to turn the water on the grass was not cut when we moved in the windows was out of date the cabinets was out of date the whole house was out of date they didn't want to fix nothing or fix the AC so we call codes and compliance so much that they sent the city out the city came to the house and said they need to do an entire upgrade to this house because it's out of date and basically everything on that house needed to get fixed even though the garage door didn't work it didn't open they had a whole attitude about fixing that like I told Kat I hope your kids go through what y'all took my kids through and the house that I stayed in was 718 Powhatan parkway Hampton Virginia they advertise like the house have a lot of land but the house don't own that land the city on that land they charged us $1,100 for carpet when the carpet was normal wear and tear no fans in the bathrooms the toilet kept moving side to side we was only there for 12 month lease but we left within 10 months I really hope a lot of bad things happen to them and their kids for all of the tenant kids that they did horrible things to far as not making a living situation better and it's so hard to contact anybody in that office then they call you back with an attitude because you're blowing them up because your house need to be fixed please read the reviews we are not lying I repeat do not rent a house from them at 718 Powhatan parkway Hampton Virginia the city had took them to court on our behalf and gave them a certain time to fix it when that time got close to them fixing it they tried to take us to court to put us out we showed the judge everything that was wrong with the house and the judge told us in front of their face go get you a lawyer and bring them back to court because nobody should have lived like that especially with kids her face frowned up so bad read more

To be honest I never looked at reviews before renting through this company but obviously now I've read them I can see what has happened to us isn't anything new. Communication is really bad, from reporting a fault or a change of circumstances they are very cold in response and have no empathy. They do phone calls a lot which I believe is so they can keep things off of paper to avoid any back fires. This company has had 24 thousand pounds from us including a 2.7k deposit. Initially they couldn't rent the property out because it was very expensive for what it is. No driveway, no garage, and it's close to Oakham but not quite so I think that pushed the price up. It was on for rent for around 5 months before they put it up for sale as the landlady was desperate to get it shifted. We approached and offered somewhat less than advertised, £300 less to be specific but there was so many decorative issues that we said we would pay to tidy this up. We have several invoices which total around £3000 in costs to ourselves which we have no problem in accepting, we have lived in the house for 12 months and rent has always been paid. Our contract was originally for 12 months and the property was advertised as a minimum of 12 months and long term preferred. After a change in mobility for my daughter we cannot manage with her wheelchair and all the steps. We've also found the village to not be as peaceful and parking has been a problem. There are a multitude of issues that came to light over the last month such as leaking showers and bath into the kitchen below, door handle on the French doors fell off and is now lockable, steps and walls crumbling in the back garden making it really unsafe for little children, and no extractor fans in bathrooms causing damp smells. There is a cctv system here that never worked and is now bleeping constantly and we've no idea what to do with it as it's wired in and we've approached the agents and the landlady in a very nice manner to be created with being blocked by the landlady under agent instruction, and then the agents have refused our leaving early (13 months) because last minute the contract was changed to 2 years - foolishly on my own request as I had to pay a plasterer and electrician and plumber to fix so many problems that I was concerned I'd loose so much money if they decided to kick us out after 12 months. I had thought with how much we had spent and how little we had bothered them when smaller problems arise, that they'd of dealt with us fairly. Charlotte namely has had quite an attitude recently which has come as shock as she was quite wonderful at first, very relaxed but I actually feel now looking back, it was an incentive to get us to take on a house that she was struggling to shift. We've emailed so many times and asked for some help towards a payment for an oil tank repair which was not ours to pay but we had to get it done and as I used the plumber the landlady had sent me the number for I didn't think that would be an issue to go halves - they have agreed to let us leave the property to find a more suitable one level building so my daughter can navigate the house but only at a cost of £500+vat which I just am a bit flabbergasted by. It feels like a real cheek to ask considering, I've rented for years but now I am very concerned that as a possible tenant of this agent you should be more cautious. They're not a huge company, and I do think that's maybe why things are not streamlined and I knew the previous owner of the brand and she was working with them to try and help with the handover. So this is no reflection onto what she created but on the company who have taken over... I really do not recommend and we are terrified that we will also loose deposit as per other reviews and so we are writing to the property ombudsman and propertymark to make sure they're doing things properly as it feels very corrupt currently. Be warned. As the new rules come into play I feel this company will really notice because I imagine a lot of tenants are feeling ignored and treated with zero empathy. We do hope that their own children never face the issues we have faced and that the same treatment doesn't happen to them. They are asking for signatures to confirm we will pay this huge fee before they will advertise the house and we have given our written notice and told them we would help accommodate viewings but we really won't be helping now. It seems they have their own rules and I would say this is a corrupt agency and to avoid at all costs. read more

****scam scam scam scam **** do not apply to this property management. app fee $75 concierge fee(?!)$200, and more fees, etc. they took application fee which was submitted on a weekend - monday morning they said the place is not available but application can be transferrable to other (not comparable) places. they would not return the unused application fee. credit/background was never ran. a property management company gave an application fee back when it wasn't used so it is normal to refund it in this case but osprey did not. also: office is a shell. no one is ever available in the office (either at court or working from home). only one person works there and he is 'maintenance' and can't help. other property managers have also said they never see anyone physically at osprey either. read more

As many others before me have stated, this is not a property management company but a place to donate your funds while your home is destroyed. Lack of transparency, poor communication is the foundation this company was built upon. There is neither support for the tenant nor the landlord and I have witnessed this first hand. It appears to be a terribly organized operation as I am forever having a new person to work with in roughly one calendar year. My experience with Osprey has been one of the worse experiences from their lack of transparency, to lack of organization and the general screening process for tenants. I would highly recommend doing research before signing a contract with Osprey. While the team tried to rectify a situation that should have never occurred, they had every excuse under the moon for why it happened and took no ownership. The 10% fee is industry standard, however I feel was a waste of my money for the service I received. I specifically put I wanted one dog in my home and ended up with tenants with 2 dogs and one rabbit and in the end the second dog didn't need to be disclosed because it was an "emotional support animal", which is a law that they produced for me weeks after the issue was discovered. The company charges the tenants a $199 "Pet fee" that is retained by the company and when I asked what the fee was for and why the tenants were charged the response was to run a background check on the animals. Well this was a complete joke, as I still ended up with more than the approved amount of animals, destroyed carpet and a home that now has subfloor damage from urine stains. So I would question the type of "background" check and validity it holds other than just a way to get more money. I would also like to point out to new potential customers make sure you read over your contract very closely line by line and ask for an itemized copy of the fees they charge for a new renter set up, as they tacked on a $100 fee to "test" smoke detectors and that comes with the caveat that these smoke detectors were battery operated in the home and also tested before move out, as I was told by the individual whom sold the contract to me they needed to be. Also they will try to send their contractor out and ofcourse the fees they charge are 5 to 10 times the cost of industry standards. Make sure should you use this company, you ensure you get a clause in your contract that they need to contact you for anything over $50 or they will charge you substantial fees. Now these are just a few things that stand out based on my experience, however now that I am out of the contract with Osprey the biggest red flag has occurred. My tenants were out of the house later than my signed contract with Osprey, while I am glad to no longer have to deal with the incompetent staff I find it odd that because the contract ends early they have made it my responsibility to manage the security deposit and communicating with the tenants. This seems to me like Osprey just completely dropping the ball for not only me their customer, but also the tenant. Please ensure you also do not let your tenants utilize their "Move out" cleaners or Carpet shampoo services as this will be REZ contracting and they will leave the house a complete disaster and charge the tenants double the fees. Another missed communication, as Osprey told me I needed to schedule these services, only to be told the tenants utilized their services and did it... for the low cost of well over $650 for both. I would like to mention that I had a move out clean and carpet cleaning scheduled with A+ rated companies on BBB for $400 total. Buyer beware and do your research read more

Makes promises that they don't keep and if you are looking for follow up: FORGET IT. The online portal is a disaster and again, speaking with a live person is even worse. I read the reviews first. DO NOT use them. I have a $385 added to my rent for needing a plumber. Back in July, my kitchen sink clogged. Thought I had fixed it only to wake up the next morning with both my sinks overflowing with this nasty, black, smelly water. I put in a maintenance request and notified them I had to work. They put one of those lock key devices on my doorknob. 4 days later, when the plumber finally came, he called me to tell me there was no key in the lockbox. Apparently, I was supposed to put one of my own personal keys in there, but I was never told that! The only saving grace I had was that I was heading home from work, and the plumber was nice enough to wait. It's now over 3 months later, and they decided I was at fault and I have to pay 385 dollars. I knew other residents have had plumbing issues, so I went to the HOA office, and the woman there confirmed that there are old bad pipes, and until the owners get them replaced, there will continue to be problems. I notified Osprey. They said they'd get back to me but never did. I'm sure I'm going to be needing a lawyer for this. BTW, that lock key...still sitting on my doorknob. Don't believe the positive reviews. It's got to be mostly friends and family and the fact that they hound you via text and email right after you move in to give them a review.. read more

Beware this property management group appears to be is in the business of getting profits by charging both its tenants and property owners enormous repair fees even when they are not warranted to boost their bottom line. The managers do not respond to its clients timely and the Owner Services manager Kathy Flores is rude and unprofessional. Her behavior has been both dismissive and gives off racially motivated undertones. When complaints are made she is given the green light to retaliate by further not doing her job and ignoring clients. Complaints are not taken seriously as they either don't care or have some internal underlying issues with the ownership. I encourage anyone who has a problem to make a complaint because otherwise they will continue doing business the same treating their clients poorly. These complaints will add up and you cannot manufacture your own good reviews with everyone. read more

From the day I moved in a property, the kitchen area had primer paint spots and they refused to have them touched up, and thus began an awful and biased relationship. After requesting a dishwasher fixed and the stove elements that have been broken for 2 months, they and the owner have notified me they won't renew the lease, and they still haven't fixed either issue. Since I complained they have harassed me with constant pre-eviction notices and for using a cashier's check fee of $15 that I wasn't even aware of is an added cost to extort more money from the renters for paying the rent with a guaranteed bankers check. I'm from the west coast and knew the south had prejudices but I was immediately confronted with a biased attitude that hasnt ceased in any sense. DO NOT RENT FROM THIS COMPANY! read more

I would not recommend using Osprey for your property management. They had a lot of automated systems and poor communication that made it difficult to go through the rental process. I am moving to the area from out of state, and was very interested in one of Osprey's properties. We followed the instructions online, signed up for a tour, and submitted an application. We were hoping to get in touch with someone to ask if we could be considered without touring the home, because we really liked it and cannot get to VA Beach easily. There is an automated answering service with the office where you have to make selections. We selected interested in a property and left a message. We never heard back, and all the emails we received were automated and do-not-reply. We received an email cancelling the tour we had scheduled. It provided a new tour date and had a link to reschedule. When I clicked on the link, the tour date from the email was not one of the options, so I did not know if I really had an appointment to see the house or not, and I needed to know if I should drive in from out of state on that day. I tried to call the office again, but did not want to leave a message, since they did not respond to a voicemail the week before. I was hoping to catch someone, so I called two or three times. I got a voicemail message each time, but it provided an email address, so I sent an email. I got a pretty rude response back, saying "I got your calls. I am in a meeting. They will call you." They did not call, so the next day, I sent a reply email, since that was the only route I had to communicate about this house. Again, I got a rude response and promise of a call. When I finally got a call, they told me they have a policy of not submitting an application until the applicants have physically toured the house. They had one day available that week, and other applicants were going to tour it, but we could not leave work to drive to Virginia. We thought those applicants would probably get the house but were still hopeful and asked them to let us know if we could tour it the following week, or keep us updated on whether the other applicants were going to take the house. They did not answer us at all and I needed to follow up the following week to ask if the house was taken. They replied that it was. This really messed up and delayed our rental search and almost made us miss out on other houses we liked. We really liked the home but felt so powerless and felt that Osprey was such a barrier to our renting it. We ended up finding a house with a different rental company that communicated well, gave us information, and sent us a lease that we signed right away. If you are a homeowner renting your property, DEFINITELY consider other property management companies. read more
