I am giving 3 stars to the company, but only 1 star to the property I stayed at in July. Celestial Seasuns , at a 13,000.00 weekly rate, including taxes and insurance, is by far the worst property I've stayed at in my 7 visits to the Outer Banks. We always stay Ocean front and rent at least a 6 bedroom house and this was the pits. The pool was disgusting, Outer Banks Blue sent their crew to try and address many issues, but bottom line is a new filter is badly needed. Walkway from beach shower did not work and we were told the owners were not answering their phone calls. The property has new outside railings, but no one filled in all the old nail holes, nor repainted where it was sorely needed. I know that's all cosmetic, but come on, the property needs to look inviting. I also wrote a review on the realty website, it has to this day not been printed, when I inquired about that, on September 6, I was told someone from marketing would get back to me. Haven't heard a word, like I said, Outer Banks Blue is decent enough, they were concerned, I've actually used them 2 times previously, but they need to seriously check the conditions of their "premium" properties read more

I have rented from OBB once before and it was a nice experience. I even referred friends to use them. This last time was very disappointing. When we arrived there was trash scattered in the front and side lawn area (beer bottles, cans, water bottles etc). I also found dirty towels on the deck. I called to complain and was told that the house keeping staff does not clean the outside. What?! The who does? Since there was NO offer of assistance WE cleaned up the trash. Bad enough for safety and looks but also for trash to be scattered across the street from the beach/ocean is horrible! They obviously don't care about the environment and condition of the very beach they are promoting. Once inside it got worse...dead bugs on the floor in several rooms, dirty kitchen cabinets, dirty fridge, and more left over dirty towels on the floor. It was very apparent that the house had not been cleaned. So I called to complain again. This time because it was inside the house they sent housekeeping out. The housekeeping staff arrived soon after my call and they were very nice, worked quickly and sadly were more apologetic than the customer rep I spoke to. The house needs some TLC in general...the decks were splinters waiting to happen and the gate latches were rusted and didn't really work. Not kid friendly. Also some of the outside lights didn't work which is a night time safety issue. Sad because this was probably once a very beautiful home...nice size pool and hot tub, great views, nice size house with many rooms, short walk to the beach. Not too mention the dirty/stained pillow cases. Unacceptable. Considering how expensive these homes in OBX rent for I was furious at the lack of care...the trash on the lawn, the inside condition. It was a bad start to an anticipated vacation. I completed the survey for OBB at the end of trip...received no response. I am not sure I will ever rent from them again. read more

We booked a rental of the unit "Crocker" at Indian Summer in Corolla thru this agency. It was a disaster. We were ripped off. There were multiple things broken in the unit and poor kitchen supplies! 118 Vireo Way, Duck NC (SA008 Sea Fox). Home is older, which wouldn't be a problem, but is not well kept. We arrived yesterday (8/11/19) and the following were issues: Very large black/yellow spiders around outside of entire home (dozens). Bushes and trees are overgrown, protruding into decks and stairs...normally fine, but referenced spiders are now all over the deck and blocking the stairs. All decks, all outside stairs, the outside shower, the carport underneath the home and the walkway over the dune to the beach are infested with spiders and covered in spider webs. Some might be expected, but the level and extent to which they exist suggests this issues has not been addressed for quite some time. Home is dirty with tables full of dust, crumbs covering the dining room table, floors covered in dog hair-balls (one child in our party is allergic to dogs), cooktop in kitchen covered in grease, and more spiders (much smaller and not yellow) hanging from the kitchen light fixtures. WiFi doesn't work. Devices are connected to the WiFi, but error message continues to pop up saying cannot connect to the server. Also, televisions don't work for the same reason. Overall the home would be great if it were simply maintained properly (inside and outside). Location is nice, home size and layout is adequate and being oceanfront is great. But it is clear that no one is being held accountable for maintenance and cleanliness which ruins the entire experience. read more

Really poor job at cleaning the property we rented prior to our arrival. Here's what we were greeted with: broken blinds, cobwebs, dead bugs, broken kitchen sink with a pot to catch water underneath, broken dishwasher, a bathroom sink that was clogged, underwear left from the previous renters, mold in the shower and dirty shower curtains and bedroom curtains. Spoke with an Outer Banks Blue rep the next morning about some of the concerns. They sent out a maintenance guy to fix a few of the issues and he did. But the dishwasher was never fixed even after the maintenance guy informed us that he would send out another tech to take a look at it. Very disappointing. And in this era of Covid, the expectations for cleanliness should be at an all time high. read more

Outer Banks Blue was initially a very customer focused company. They were quick to respond and took great care to look out for the needs of both owners and guests. They have over the past few years become obsessed with their own success rather than catering to their customers and partners. They have gotten too large and in their zeal to have pools and spas, outdoor maintenance, and their own laundry facility they have lost their customer focus. Receptionists and housekeeping are great but all of other managers, including Tim Cafferty (the president), maintenance, marketing, and Stephanie and Bill (rental managers) leave much to be desired. I am currently staying in a house rented by Outer Banks Blue and this house is absolutely DISGUSTING. Black mold, pubic hairs on tub and on toilet and sink. Bathroom smells of urine. Freezer smells like dead fish. I can go on and on but DISGUSTING sums it up. Electric outlet hanging out of wall. Serious safety issue. Just horrible. This cleaning crew should be fired. Would never book with them again. Poor communication. When we arrived the house had not been cleaned. We called and called, but no one answered. The cleaning crew didn't get there for like 5 hours after our arrival time. After our trip we asked for some money back, because they said they would do something for us. Then they emailed us this after we were back home IN OHIO, "We do not believe in giving money back, just giving out free services here in Corolla." And we told them we live in Ohio, so that wouldn't work. They asked how much money we think would be a reasonable amount to get in return, so we gave them a reasonable amount for the situation. They said no, and decided on much less money than we asked for. It has been since June 25, when they told us they would mail us a check, and they said it would come in about a week. It is now July 16, and we still haven't received it. If I could give them zero stars, I would. ZERO STARS!!!!!!!!! Very unethical company. Had a reservation during Covid. We were promised a full refund. The date the refund should have been issued came and went. We eventually got a partial refund only to find out that they put a stop payment on the check and we were charged an additional fee by our bank to return the check. I have spent countless hours trying to get my money back and was ready to accept the partial refund just to be done with it. Now this. Please do not use this company. My family and I rented the Sunfish at Nags Head the week of Mother's Day, a "Blue Ribbon" property. We arrived on Friday. The pool has sand in it. The air conditioning upstairs was at 75 degrees and climbing and the air would not cut on. One of the showers water pressure was so poor it was barely coming out. All of which should have been inspected before we arrived. We call to have them come and adjust the air condition. The service person that comes reports he does not know how to work the thermostat. When he was asked to look at the other issues, he does with an attitude, and then when leaving slams the door. We came in from the beach, 17 of us to start showers and learn we have no hot water. We notify them and after being firm they send an outside service person who was very polite and helpful. He reports the propane tank is empty. Outer Banks Blue, Stephanie, is notified who states she is the administrator on call and states it will be at least Sunday before they can get it filled but would notify us. We also paid for the insurance in which she states doesn't cover not having hot water. When asked for her boss to be notified she said he is aware and won't be in the office until tomorrow. In other words he does not wish to be bothered with it today. I would never recommend renting from this company. Extremely poor service! read more

We have rented from this company four years in a row and never been disappointed. The homes have always been clean upon arrival and are as represented (or better) than on the website. There are always clean towels & linens available. We love the keyless entry. So convenient. We had one small maintenance issue at one home, & the company remedied the problem immediately. We appreciate the awesome service we get year after year at OBX blue. We also love the free goodies they leave us! We have stayed in Duck and Southern Shores. We look forward to our next trip back as soon as we leave! Our experiences with this company have been amazing. read more

This is truly the worst rental company I have ever dealt with. Had a Sunday check in at 4:00. Called to report 3 issues on Sunday at 5:30. No one returned my call. Monday morning at 10:00 I still hadn't heard anything from anyone. Called again. On Tuesday afternoon I still haven't had a screen door and window fixed. I call again and spoke to a rental agent supervisor, Sarah. She tells me she cannot give me an estimated time of completion. When I asked why she cannot give me an estimate (really only wanted an idea) she rudely told me that she is sorry that people from the city cannot understand "beach time." I asked her what beach time meant. She said that businesses "get to things when they get to them" and that she is "sorry that frustrates me." She could not tell me more than that. Sara.. the supervisor.. then hung up on me because I asked her to give me more information. She said I was unreasonable because I asked her if she could tell me if it would be one day or the end of the week. I mean, really. How is asking if this gets fixed before I'll be checking out a problem? We are trying to plan a seafood boil on the porch with our family. A little while later I spoke to a customer service manager. He was unapologetic, but did indicate he would try to expedite the work order so we could enjoy the porch that is part of the $6000 house we rented. We did report this as soon as we checked in and we are now 3 days into our rental and it's still in limbo. Just looking for someone to fix the problem (it's a screen?) and be professional in talking to me. Horrible customer service. Doesn't know how to handle problems. Save yourself the aggravation.. find a rental agent that stands behind their word. Ive been told Southern Shores is much better. I can't tell you how horrible the customer service was. Do NOT use Outer Banks Blue under any circumstances for any of the services they offer. We hired them for cleaning and maintenance of our beach rental home in the early spring of 2019. After the very first cleaning of our home, our guest contacted me to say that the showers had not been touched and there were even shampoo and body wash bottles left from previous guest. Dirty dishes were left in the sink and on counters and even beer bottle caps left laying around. I had the sweetest guest and they did not even give my home a bad review but said basically the house had not been cleaned. I had to hire another cleaning crew to go out and clean the house for my guest but OBX blue still insisted on their payment. My husband and I went to their offices to meet with the President and he chastised us for contacting the Cleaning Manager (about this incident) on her personal business phone after hours when this same mgr. said to use her personal cell number at ANY time with any concerns or issues. The President told us that he would always stand by his staff under any and all circumstances and basically told us he didn't believe a word we were saying. He was extremely rude and unprofessional. This is the worst experience we have had with any corporation calling themselves professionals! Please heed our advice and steer clear of Outer Banks Blue. Staff very friendly and helpful when making reservation. Unfortunately we booked the The Big Easy in Duck NC in the height of hurricane season. But we were allowed in on Sunday but chose to arrive Monday morning September 9, 2019. When we arrived the trash cans we full of trash and a smell you don't want to smell, please hundreds of flies and bees. A bump but didn't call because of the hurricane. Light bulbs in bathrooms out called and maintenance came. This a simple fix one that should of been addressed when housekeeping was cleaning. Dirty bath mats, chairs and dining table. A sock was found behind a dresser so you know that was not moved. We came to check out the house in April 2019 and screens we torn then so no surprise they were still like that plus several more, yes a hurricane was there. Shingles on all the decks, yes a hurricane was there. No lights on decks nor pool area. Maintenance guy said the pool needs to be drained for the bulbs to be replaced. We changed the light bulbs outside so we could swim and play Cornhole. I sent pictures and an email and the response was it has been forwarded to the appropriate departments. Owners should find someone else to manage the property. Relatively a nice house but the worst property compared to the surrounding houses. read more

Recent stay on the OBX using a house from Outer Banks Blue was a GREAT experience. The house was just as it was described online; the turnkey ready interior was great and there was no flurry of last minute cleaning to worry about and a big plus was no additional pet fee. This is in reference to the property "The Fishing Hole" We rented this property the week 7-30-2017 thru 8-6-2017. In all fairness, I have already reached out to this company. I attempted to leave a review of this property on their website. Oddly it isn't being posted... It's an honest review. A short version of that review is below. The company and the property owner offered, well nothing. It took 2 weeks for Outer Banks Blue to even return my phone call. I expressed my concerns & I even stated that these issues were with the property itself, not the service. BUT that this company is representing the property owner & I would think they would stand behind what they are offering. Outer Banks Blue, supposedly, reached out to the property owner & from the way it was conveyed to me, they could have cared less. This property is currently for sale. The property, the home, & everything inside this home are outdated. The home is very sparsely decorated, some of the pictures are still wrapped in the plastic they were bought in. Furniture is all old, re-purposed, worn out, dirty, slip covered, repainted (poorly), broken and junky. The outdoor furniture is the cheap plastic junk & some of it was broken. The kitchen is very outdated. The counter-top stove-top has been melted by previous guests without experience using one. Pans and cookware are destroyed, again from the misuse of the stove top. The microwave is rusty inside. The provide kitchenware is not enough to compliment a meal for the amount of people this house can sleep. The beds are harder then the driveway we drove in on. Some of the family even had to leave early as they couldn't sleep on their bed. The pool insert is crack and tiles are falling off. The pool deck Jacuzzi only heats to it's max heating setpoint & would not adjust lower. It was HOT!!! The volleyball court is nice, but the yard needs to be cleaned up of weeds. The Net needs to be replaced and the poles holding the net have sagged over because they are PVC piping... The old TREX style decking predates the modern more durable material. It has started to deteriorate leaving the nail heads jutting out over the decking boards. They are not nail pops, the decking has actually started to disappear. Good luck walking bare-foot. Have I mentioned this home is for sale? This could be an awesome property. It's right on 12 and surprisingly, the traffic noise is not that noticeable. The pond out back makes for fun fishing for the kids & a relaxing place to sit & enjoy. The property owners however have obviously lost all interest in maintaining well, everything. The fact that all the rooms are not even listed on the listing should have been a good sign. The pond is what made it neat for us! This house is NOT worth the money they want. We work long and hard to get away & enjoy a vacation - not this crap hole! Go elsewhere, even a tent on the beach... Outer Banks Blue, if you bother to read your reviews, you may want to improve your business model & the homes you represent! After many years of staying in the OBX, this is by FAR the worst home we have stayed in! Generally the homes we stay in are nicely decorated, comfortable and TAKEN CARE OF! This was the first time using your company. Given our experience with this home and the dealing with this situation, it was likely also the last time. ** In all fairness, we did not report these issues during our stay. For the most part, none of this could or would have been resolved while we were there. My brother and I rented 2 homes in July 2016 for a June 4 to 11, 2017 stay. We cancelled one house over 3 months before arrival. They did not re-rent it and kept 100% of the payment. Yes, it was in the lease they keep it if not re-rented. However, 50 % of the money is not even given to the homeowner until first day of lease. They suffered no harm. As I told them, a small penalty I completely understand, but this was just egregiously ethically challenged and dishonest on there part. Disreputable to say the least. The second house had exposed and raised nails on the decks and the walkway to the beach. Lamps without bulbs, most sliding doors almost impossible to open, broken ice maker, 2 chairs that broke when people just stood up, a hot tub that would never turn off, broke ceiling fan. We had 2 toddlers and they drop stuff. Under the chairs and couch was a science experiment it was so filthy. The same as the tables under the glass tops. I love the OB and will be back. But I will never use nor recommend Outer Banks Blue Realty again. There are plenty of good firms up and down the coast. Computer generated responses to concerns, and a manager who said, and I quote, "we are ethical, we are a big company" kind of says it all. Ridiculous on its face. I wish you could put no stars because in my opinion this is the worst rental company I've ever rented from anywhere in the world I have traveled! We are a family of 5, and we're treated like 21 year olds. We were having a small intimate family only wedding with a private chef, all paid for and they tell us at the last minute we can't use the house , then Sara calls and tells us we can , then the day before the wedding she calls and says they have to chaperone! A wedding with 35 year olds... the chef even called and tried to get them to not be so ridiculous. They acted as if we were throwing a frat party! Instead of 15 people having dinner after a small ceremony in a house that sleeps 10 and only 7 were staying there... don't waste your time there are too many other good companies to rent from in obx! read more

We used Outer Banks Blue and didn't have any problems with our house. We rented Beacon's Watch and everything was as advertised. The only problem I encountered was during the reservation process. I tried paying with check on line for down payment and final payment. The first time it took me four separate calls to make the payment. One person said the system wasn't working, one person told me they were going to charge me an extra fee to use my credit card when the system wasn't working properly. After the four calls I finally made the down payment without any extra charges. Tried to make final payment and their system wasn't working again so I had to call again. This time it only took one phone call. Overall I would rent from them again. read more

We've used this company for 3 years. Love their huge selection of Sunday to Sunday rentals to avoid the terrible Saturday bridge traffic. All of their homes have keyless entry so you do not have to stop at a realty office to wait in line and pick up your keys (and return them). This is a HUGE plus because we have spent an extra hour in traffic, back tracking from a different companies office after picking up keys and dropping off keys. Traffic is terrible on arrival and departure days. You want to be able to go directly to your home and not bother with an office! They have a nice re-useable insulated welcome bag with a few goodies inside including a $5 coupon to a large grocery store. I do agree that 2 towels and 2 wash cloth's per room are not enough. We bring an extra bag of towels. It's better than packing ALL your linens. Many other companies do not offer this service at all. This is not the place to rate specific homes and blame it entirely on the realty company. Do that on Trip Advisor. Private individuals own each home and stock the homes with furniture, appliances and dishes. Outer Banks Blue manages the properties and handles the rental agreements for them. We've always had great service from their pool cleaning, house keeping and office staff. I think the Sunday-Sunday rental and keyless entry are enough to make this company stand out! This is the first time that we had rented from Outer Banks Blue, and we had an amazing experience! We rented "By the Sea", and it was exactly as advertised. The property was cleaned and maintained. But, the best part had to be the keyless entry, linens and towels included, and starter toilet paper! OBB went above and beyond, and we definitely recommend renting from OBB. read more

We have been renting the Daze Off property in the Whalehead section of Corolla for a few years. We were there in May 2012 and then returned in September 2012. We cut our September trip short and went home on Tuesday (we paid through Saturday morning) because the house was foul. The #1 reason we rent this house is the private pool. When we arrived on Saturday afternoon, it was not usable. The water level was too low and the surface was covered with dead bugs and frogs. The management company, Outer Banks Blue, told my husband that they had turned on the hose to refill the pool and ask him to turn the hose off saying they would return the next day to turn on the skimmer. They did not. I called on Sunday night and left a detailed message regarding the pool and other messes. 1. The toilet in the master bath did not flush. A plumber arrived, unannounced, on Sunday and asked us twice if we were made aware that he we was coming (we were not). 2. The bottom and middle floors of the house reeked of dog excrement. To be fair, we chose this house so that we could bring our dog, a 13-pound poodle. However, even just having to go in or out of the house meant smelling what had obviously not been cleaned from the prior tenants. 3. The hot tub did not work as expected. The control pad was so worn that it was unreadable and two of the buttons did nothing. We commented in May that the overall condition of the house was on a downhill trend. The windows can be opened but not closed (rusted out). Most of the outdoor furniture is plastic and broken. There were no wine glasses and also no plastic cups for the pool area. There were ant traps in the kitchen - we learned why when we opened the pantry on Sunday morning. A dog had urinated on the curtains in the master bedroom and there was no apparent attempt to clean it. We will not be returning to this house nor using Outer Banks Blue in the future. We will be looking for both a house in good condition and a management company responsible, reliable and responsive to guests' concerns. read more

When we first rented the house for this year-Rum Runner, week of June 24th (house was a great property!)- I was told that we'd find Outer Banks Blue to be a different (in all good ways) rental experience than that of other OBX agencies. We are long time renters down there, so I thought "OK, let's see". Our experience pre and during our arrival was great. Loved the text messages, etc. but that's where it begin to decline. Poor communication during the week on issues we had and we felt we had to chase OBB to get things resolved-some which never were. Boo. Then, when we got home and I emailed after completing the survey, it spiraled down. Customer service, from the manager on down needs a complete overhaul and retraining. So disappointed. The three star instead of one is only because it was good in the beginning. read more

Our family has enjoyed vacationing in the Outer Banks for the past twenty-five years. We had never rented from Outer Banks Blue before but thought we would give them a try because their website claimed that they had "The best Outer Banks Vacation Rentals in the area! Premiere Outer Banks NC vacation rental homes ... They are all here and impeccably prepared for your arrival." Merriam-Website defines "impeccable" as "free from fault...) That was far from our experience in May 2017 when we rented "Gentle Winds" located in Monteray Shores. There were several issues that did not meet the "impeccable" standard. The one that sent us packing was the discovery of American cockroaches in the bedrooms, great room, and in the kitchen during the day. Examples can be seen in the attached photos and videos. We called the Outer Banks Blue office to express our concern. Shortly after calling the office I discovered cockroach feces in the utensil drawer. We were no longer confident that other drawers and cabinets containing cooking utensils and foodstuffs hadn't been tainted. That is when we made the decision to leave. The office sent a worker over who made some minor repairs. Shortly thereafter, a technician from OBX Pest Control arrived. He indicated that what we saw weren't cockroaches. He tried to put a good spin on it by saying they were Palmetto bugs or "water bugs" and that there was nothing to be concerned about. The rep from Outer Banks Blue also tried to put the same spin on it. However, a couple clicks on the internet verified that Palmetto bugs or "water bugs" are American cockroaches. The following links are offered for the benefit of those that may not know that Palmetto bugs and "water bugs" are officially known as American cockroaches. Like other cockroaches, American cockroaches leave their feces on countertops, in kitchen cabinets, on the food they crawl through and/or over as well as the food they eat. The feces can spread Salmonella, E. coli, and other bacteria that cause food poisoning or gastroenteritis. Is this what one should expect in an "impeccable" home? Pest control companies say that if you see cockroaches during the day, it is sign of an infestation. After spending only one night in our supposedly "impeccable" vacation home, we asked Outer Banks Blue for a refund. Their response was that there were not enough dead bugs found the day after spraying to call it a large enough "infestation" to justify a refund. In previous years, we rented the houses on either side of Gentle Winds and sighted an American Cockroach in either house. We rented one of the houses adjacent to Gentle Winds the week prior to renting Gentle Winds. We did not see a cockroach of any type in or outside of that house. Other issues that remain with the house. As soon as we opened the door we were struck by a strange moldy/mildewy smell that we never encountered in other OBX rentals. Granted, it is not uncommon for seashore rentals to have some musty smell, but nothing like the smell in Gentle Winds. It was not a smell one would expect in an "impeccably prepared" house When we tried to sleep in the master bedroom, we were kept awake by what sounded like someone with heavy feet walking around upstairs. Since we were on the top floor, we knew that was not the case unless the house was haunted. When we went out on the deck in the morning, we discovered the wind was causing several large tree branches to rub against the roof and side of the house. This apparently has been going on for some time as it was evident from the deck that the shingles along the eves were missing. If not already leaking, the roof will be soon leaking if not repaired. Also, when the roof and siding are compromised, it can be a pathway for insects and critters to enter the attic and other parts of the house. Either the property manager (Outer Banks Blue) is not checking the house to be sure the house is in "impeccable" condition or the homeowner is not investing in maintenance of the house. This "impeccable" house clearly has electrical issues. There are two sets of three pot lights located in the great room ceiling. The one set worked fine. The other set kept dimming and brightening even when no one was touching the controls. The light fixtures located in two showers were missing a portion of the lens covering which comprised an integral part of the steam proofing of the fixture. The comprise in steam proofing could led to short circuiting and electric shock. NEC 410.10(D) states: "Luminaires located within the actual outside dimension of the bathtub or shower to a height of 2.5 m (8 ft) vertically from the top of the bathtub rim or shower threshold shall be marked for damp locations, or marked for wet locations where subject to shower spray." Both the property manager and property owner are negligent in permitting this condition to exist. Is this a condition one would expect to find in an "impeccable" rental? read more

Problems from beginning to end, so disappointed. Peace, Love & Sandy Feet - DO NOT RENT THIS HOUSE FLOATING GARBAGE: Upon arrival the driveway was flooded and by the next morning the garbage cans were floating on their side with garbage floating out into the driveway and street. While the flooding could not be avoided, I called to check on garbage pick up which was delayed and ended up picking up the soggy disgusting garbage (that was not ours... yuck) including broken glass myself. Even a day later garbage pick-up was further delayed so garbage continued to sit in our driveway. BROKEN REFRIGERATOR: The first night we also discovered a pool of water in the bottom of the refrigerator and even though we cleaned it up each night it was back the next morning. The ice maker was not hooked up and the ice maker in the rec room barely made any ice. A new refrigerator was scheduled for delivery and after the inconvenience of interrupting our day and removing our food from the broken fridge we find out that the new one cannot be installed and we need to put everything back. A maintenance person came two different times to hook up the ice maker. BROKEN AC: Reported that the AC was not cooling properly and dripping from vents. Maintenance came by, changed the filter and added coolant and left saying an HVAC professional would need to come in. The unit continued to drip and did not cool the mid-level and no HVAC person arrived. DIRTY POOL: Dirt from flooding covered the bottom of the pool. Requested cleaning and two ladies came by a day later. Checked the pool after they left and the dirt had not been removed at all. Not sure how you could miss it if you are really pool maintenance. BROKEN AC AGAIN: After several days of dripping, the ceiling below the AC unit was saturated and where water ran from the unit through the light fixture in the laundry area the light fell from the ceiling and was hanging by electrical wires. BROKEN WASHING MACHINE: It just stopped working, possibly related to the AC unit leaking because it did work earlier in the week. TO THE OWNER: Your property is being poorly managed, find a new management company. You have a very nice property with plenty of room and amenities but this experience was our worst in OBX and we have been coming here for decades. I'm told they shared my experiences with you, but I'm certain you did not get the full story. I would be happy to elaborate for you. This was far from the vacation we envisioned. This rental is not inexpensive and time off from work cannot be recovered. We look forward to this trip all year and it was not just disappointing, it was awful. read more

The story is long, so without getting into too much detail....BEWARE! We planned our vacation a year in advance for a home that we had previously rented under a different company. We loved this home and called a YEAR AHEAD to rent it. We were told it wasn´t available YET, but we were #1 on the list for a call when it was available for the next year. WE NEVER GOT THE CALL. I saw it listed. I called and reserved it. I said I had a few questions before we paid, NO ANSWER OR RESPONSE TO MY CALLS OR EMAILS. FOUR MONTHS later, I received a response. I booked the property. We were so excited! When I logged on to pay, it said something was wrong. Long story short, they rented it to another family. We were devastated and so confused. I called and all I got was, ¨Yes, it was rented on the 20th,¨ when I have emails and confirmations that I had the property. I was promised a call from a manager on two different occasions ...... STILL WAITING. I would be nervous to book a vacation and then have it stolen from you. I will NEVER EVER rent from OBX Blue and I will make sure everyone I have ever referred to the OBX will know the experience that I have had. SO SAD! read more

05/05/13. SEA DANCER. The only thing going for this house is that we can see the ocean. We ave rented home in the Outer Banks for 10 years. The only reason we rented here was because the home we LOVED from a different agency was unavailable. Dirty, worn furniture, walls marred and dirty, blinds in any rooms destroyed. Either rented by families of slobs or irresponsible college students.... 05/ 06/13 Okay.... I emailed Outer Banks Blue Sunday night and got an early morning call from Sara who dispatched a cleaning team first thing Monday morning. They were very thorough and nice....kitchen & baths all cleaned and floors vacuumed. We can now see the ocean from the cleaned sliding doors. I had called the office and informed them the highchair was missing a tray and was unstable. A new, sturdy high chair was delivered promptly by the handy man for OBX Blue. He also hung pictures that were down and took measurements of sliding doors. The layout and location if this home is great but the house has been used hard and poorly maintained. It could really use a good makeover some new deck furniture (blue plastic adirondack chairs are unstable and some are broken) screened porch furniture is rusty); carpets and furniture need to be professionally cleaned; oh, and JUST NOW, discovered the washing machine does not get more than 2 inches of water in it.... Not good with a 3 year old and 81/2 year old. Spoke with Sara again...work order will be put in for vendor to come tomorrow ....stay tuned. 05/08/13.... OBX Blue has been very helpful in trying to make things right. A repairman checked out the washer - nob unrepairable but usable....dryer takes forever. I think the problem here is lack of company inspection. This home has not been regularly maintained and those issues cannot be fixed in a day. The staff has been great. read more

I stayed at joint venture in Corolla. Needless to say very disappointed with the maintenance and up keep on this house! Was never told I would be dealing with construction next door! Couldn't enjoy the pool without sand blowing in your face and the pool was full of sand. Pool cleaning service did come clean the pool mid week but a mess a couple hours later because of sand blowing from construction. Upon arriving the cleaning service was still there 30 mins after we were due to check in. The outside patio was disgusting and looked like it was never cleaned. Leaves and dirt everywhere and the chairs and table around the pool were filthy. The grill had old nasty food on it still. Refrigerator downstairs didn't cool until my uncle worked on it! Several shelves were broke on the main refrigerator upstairs. Kitchen and living space on third floor which made carry groceries a pain. Glass cracked in oven. No skillets but old burned up small ones. All the tubs and sinks on the second floor didn't drain until we called maintenance in. Outside light by pool were broke and my uncle fixed them too. Jets in hot tubs were broke and knobs were broke off. Concrete around pool was uneven and had 2 people in the party with busted toes from it. Pool table nice but had to request non bent sticks and tips. Cords on tv were switched around. Hard beds. King room on the second floor to front patio door did not shut and sliding door on bottom floor lock and latch was broke. Took forever to wash a load of clothes. House has potential!Was told the reality company has so many houses they don't do maintenance unless they are called! I'm sorry the last thing I want to do on vacation is repair things, have to spend two days cleaning the unit after arriving and make phone calls for maintenance!! On the positive note: no bugs, 2 dishwashers, 2 of most appliances, gorgeous kitchen, comfy couch, nice large dinning table ( one chair broken), beautiful decor, peaceful neighborhood away from populated beach traffic, market close! I would put zero if it were one of the choices. Out of total frustration by my whole group, I finally sent the email below to Outer Banks Blue during our stay. A service man came out and discussed the issues and fixed nothing. He made accusations and excuses. One of our party left early out of frustration. My email to Outer Banks Blue: It takes a lot of poor service and mismanagement to get me to complain, but in this case I believe that it's appropriate that I inform you and others of some of the problems that we have encountered. Regarding the washing machine, your service was totally unacceptable and your patronizing lip service without proper follow up action caused a very unpleasant stay for us and numerous calls that I had to make until the washing machine was finally hooked up on the 5th day of our stay ...... all for a part that cost less than $15.00 for the washing machine and took the service man less than five minutes to install yesterday. Your process to get the machine fixed is totally unacceptable, frustrating and made those days feel like a vacation in hell for everyone in our party. Following up on your email below requesting that we let you know of problems and housekeeping issues: 1) Ants in the kitchen (we purchased some ant killer) 2) Bug (looked like a roach of some kind) in the bathroom on the top floor in the middle of the night 3) Ground level floor not useable (except for storage) because odor of mold and mildew 4) Internet sporadic 5) Dryer doesn't supply heat on the timer function 6) Other various wear and maintenance issues exist, for example broken top on a bar stool on the top level On behalf of everyone in our party, we would appreciate your timely response to the above problems and issues. We arrived on Saturday at Summer Dream for a two week vacation. The pool was dirty and water very murky. Called and someone came for their regular maintenance, said he was to have been there yesterday but got tied up. Fine with us as long as problem was corrected. He serviced it but it was the same on Monday. Called again and everyone we talked to had a different story. Someone else came Tuesday and treated the pool. No difference. After several phone conversations (all with different answer) someone finally came and did several things to shock the pool. Told us it would be ok by Wednesday evening. She told us levels had been checked on Monday and it was safe to swim in even though it was still murky. We had three small children with us and weren't about to let them go into the murky water. The teenagers were not comfortable going in either. So basically we had no pool for five days of our first week. We called after our stay and said since we paid a premium price which included a pool we expected some kind of rebate. Was told someone would call me the next day, then she called and said she had to check on it and would call me the next day. Several days later I called again. After two weeks she called and told me that there would be no rebate because they had provided a pool and that levels were ok even the water was very dark and murky. We rent a house for two weeks every year, but it won't be with Blue again. read more

2017, terrible experience. Rented an expensive oceanfront house called "Overseas" advertised with a fireplace and wifi under contract with OUTER BANKS BLUE. Nothing but issues from moment of check in. All pillows were so grossly stained, called and they replaced them. Then we could find no router so called again. Tech searched and found it in an outside storage but it didnt work. We were 1/2 the week with no wifi. Several oceanfront windows were damaged and obscured the view, that was just that. Then the fireplace did not work so called again. They could not get it to work at all. This supposed vacation to relax turned into a week of one aggravation after another. We should not have walked into this house and found what we did...or didnt. Tried to resolve it with Outer Banks Blue but they told me nothing they can do and its a closed issue!! All I wanted was what I contracted and paid for and THEY advertized but that didnt happen and they offered nothing as an apologize at all! read more

My family and I recently stayed at one of your rental houses, slates beach house. It was the worst experience we have ever had staying in the outer banks. We have gone to the outer banks several years and never had an experience like this with a rental company. When we booked our stay we were sent a video on how they take pride in cleaning their rental properties during this pandemic. What a joke that was. We showed up to a filthy house. Dirt and sand all over the floors, the refrigerators smelled and were not clean. All 5 bathrooms were disgusting. Hair left in the showers and on toilet seats, along with undetermined stains on the toilet seats. All counter tops in the kitchen were sticky. Found dishes put away in the cupboards with crusty food left on them. The furniture in this place was horrid! We had to put towels on the sofas and chairs because there were disgusting, sickening stains on all the furniture in the sitting/living room area. It was enough to make you gag when we saw this! Several rooms had bedding that had stains as well. We spent the first day there just cleaning and washing everything. We also informed the rental company of this when we arrived but got no reponse from them for several days. Next up on the list the house was advertise that it had TV's in all rooms. This was not the case. Several rooms were missing TVs and the rooms that had TVs none of them worked. We finally spoke to someone from the rental company who informed us that there was nothing they could do about it. Also advertised at the house was a grill. When we arrived we werent sure what the eating situation would be at restaurants due to the covid so having a grill at the house was a good back up plan. We come to find out there was no grill out the house. This just added to our frustration with things. The house did have a hot tub, which was nice but it would short out and kick the breakers when it would run for about 3 minutes. This is very dangerous and could have really hurt someone. We called the rental company again who said they would send out someone to look at. No one ever came. We love coming to the outer banks and have always had great experiences here and never any issues like this. Any company we have ever rented from has always been very nice and helpful. This company was not. We spoke with one nice woman on the phone before our trip there, but once we arrived and had all these issues everyone we spoke to was a complete jerk and not friendly at all. The one gentleman we spoke to said " I am not in the business for giving refunds, I am in the buinsess for making money." We weren't asking for a complete refund for our stay. We will never rent from this company again! read more

We have also stayed at a rental managed by Outer Banks Blue. They seem to have ongoing problems with house cleanliness (read the reviews all over TripAdvisor...many people complain how dirty the houses are). The floors, kitchen counters, and bathrooms in our house looked like they had been cleaned - it wasn't like some of the horror stories I've seen that mention hair on the towels, toothpaste still in sink, etc. However the inside of the microwave was a different story. Apparently they don;t open the microwave to see if it needs cleaning. A prior guest had obviously cooked a pound of bacon in there and there was lots and lots of grease all over the inside. It took me 20 minutes to clean it. There was a big return air vent on the top floor that was filthy. The lock on one of the exterior bedroom doors was broken, and the door knob completely stopped working half way through the week. Also, the refrigerator dripped water (lots of it) towards the back of the top shelf. We called about it and someone came to try and fix it but it never got fixed. I realize rental homes are a business. Bring in the money, get the house rented as much as possible, turn it around in less than 6 hours. I'm sure it's very difficult to manage this, especially during the busy season. But this company seems to have ongoing issues with maintenance and cleanliness. If other companies can do it right, why can't they? read more

We rented Our Labrador's Retreat in the Ocean Crest neighborhood from 9/21 to 9/28/14. Outer Banks Blue's reservation process is easy and their pricing is "all inclusive"...rent, taxes and insurance, no extra fees. The beds were made and bath towels were provided for no additional fee. We've rented numerous homes over the years at OBX, but this was the first with Outer Banks Blue. This house was well maintained, very clean and comfortable...one of the best ever. read more

I am giving this 1 star because zero stars are not an option. Outer Banks Blue has no responsibility for the quality of the properties they represent. They make all of the houses seem like a great place to spend your vacation, and I suppose they would be if they had regular maintenance and cleaning. The cleaning crews are unsupervised and unchecked. Our house was filthy when we arrived and we had to clean up upon our arrival because it was so gross. Kitchen floor had food and bugs all over it when we arrived. OBB also does not check the properties for regular maintenance from year to year. I guess they assume the owners do but they really do know if The properties are up to even minimal standards. We had rusty nails and screws all over the pool deck, and kitchen chairs that fell apart when attempting to sit in them. Toilets and showers backed up. Really gross and scary with kids and elderly parents with us. I recommend choosing a different realty company and not OBB,perhaps you will get what you are paying for, we certainly did not. All OBB did was ay sorry you had that experience.....me too!!! read more

Rented an ocean-front home in Nags Head. No surprises with the home or amenities. Only issue we had was with the sliding glass door. Could hardly get it to open or close. An employee from OBX Blue stopped in and tried to get the darn thing to slide correctly. Overall, the home was clean and all promised linens and bedding were available upon our arrival. Like the keyless entry...no hassles with keys etc... . We were told that the home was going to be painted in the off season and a few other cosmetic issues were going to be addressed. Great location and would rent this home again from OBX Blue. read more

Tropical Dream was the house rented. After 30 years of renting from various realty companies, and varied experiences in the Corolla area, this was truly the worst. The house was dirty, the furniture was stained and broken (even had "helpful" notes on two dining chairs saying "broken chair; do not sit"). Closet doors were broken, there were dings out of walls and furniture throughout the house, the kitchen was ill-equipped, and the "queen sleep sofa" did not exist -- neither sofa was a sleeper. And when we looked at each sofa to try to find the sleeper, clouds of dust and dirt came up -- not to mention a couple of dirty socks. The elevator, pool and hot tub all worked, so we were very happy about that as we had disabled people and elderly ones, and we needed those things to work. Here's one small example of how ill-maintained things were: there is a double kitchen sink -- great! But there was only one strainer and it didn't fit well. Had these people spent just a mere $2 for a 2nd strainer (or heaven forbid, bought TWO that fit!!) everyone's life would be easier. Doing dishes without letting debris go down the drain was difficult due to the lack of two strainers. TVs did not function except in one bedroom (out of 10 TVs) until day 3 when the Direct TV guy spend 4 hours with us fixing it -- teens and kids could have used it working earlier. The handyman came out and tried hard to fix stuff, but it was pretty overwhelming. He fixed some lights and replaced some bulbs and addressed the problem of the front lock beeping when it should not have. The moldy shower curtain was determined to be housekeeping's problem -- so it was never addressed. I was on the phone daily until mid-week when I just gave up. Of all the trouble, the lack of the sleep sofa, the general filth and the TV issues were the worst -- well, and having very little to cook with that was not broken or uneven. I spoke to the Assistant Manager Stephanie and then the Rental Manager, and both had every excuse. The Rental Manager told me today that, after he inspected the home yesterday, much of what I complained about was not found. Once he began to argue about everything I mentioned I thought "that's it -- these people don't care about customer service". He was completely unhelpful. I will just pass this on in hopes you will avoid them and especially avoid this house. read more

Unless you want an unpaid job in property management for the week you shouldn't use this company. We stayed in Selahbrations from the moment we arrived issues started. We paid for early check-in, as we were unloading the cars and trying to get settled the company came to power wash the outside decks and furniture. Which normally wouldn't be an issue for us, we are pretty easy going but they were using a bleach solution so we couldn't be outside. This had to be done since the outside furniture was disgusting and had wasp hives under 99% of the furniture. Since they were spraying bleach none of us (we had 5 children) could use the outside, including the pool, until 6PM when they were finished. Again we are pretty easy going so if this was the only issue, we wouldn't even have complained. The bedroom we stayed in was disgusting, it had men's body hair all over the bed and shower. An air conditioning rental company came to remove all the window units but when we showed them that the temperature wasn't even hitting the set temperature with the window units on full blast they agreed to leave them. The main living area was 80 degrees for half of the week with the window units running. The pool filter didn't run as it should, the pool company came out twice to backwash it, which worked for an hour or so and the the filters stopped running, so the filter only ran about two to four hours the entire week. The grill in the backyard was the kind that was cemented into the ground (like at a park) it was filthy and over flowing with old coals. We cleared all the old coals out, filled it with new and let it start heating. We put our food on it and the entire grill top fell off the pole and collapsed on the ground. My husband had ran and hosed out the fire. I called and let the company know and they came out and wrapped the half hanging pole with caution tape, that was their solution. Tuesday the septic tanks in the drive way backed up and there was sewage water all in the driveway and puddled in the grass and street. The floater which tells the septic tank to empty was broken so it never told it to empty it just kept filling. So Tuesday late afternoon until Wednesday late morning the entire outside smelled like sewage. In the main living area most of the floor tiles were broken and loose and would stick to your feet and come out of the floor. That was really fun with a 1 year old in the house for the week. The outside deck numerous spindles were loose and would move if touched. The dining room table was being held up by a cinder block size of broken tile under one leg. When I spoke with the customer service rep Terry Gore while in OBX he said they would fix the issues while we were there and then once our vacation was over to email him with every issue we had and he would go back to the owner and property management to discuss reimbursement rates. I did this and his reply was "I will not belabor the point by going through each item on your list one by one". I took vacation from my job to enjoy a week without hassle but everyday I was on the phone working out the issues of this house with the property management company. Most of these things singly I wouldn't even had contacted them for but everyday one thing after another is just unacceptable. The property management company just blamed the owner, but most of these things wouldn't happen if they were managed on a daily basis! read more

Very disappointed...So I got a call from a employee from outer banks blue that a property we are renting for a week in the summer of 2018 was being taken over by outer banks blue. She then proceeded to ask about out rental dates and wanted to know if we could move our dates for another client . I told her we could move our dates to the next week and she told me she would get back to me. A few days later she calls to tell me that week is not available and I would then have to go on the web site to check the availability. Mind you I had this reservation for 2 years in advance.She told me she would email me the link and couldn't help me out any further because it was turn over day there. I have not received an email yet and I called to leave a message to resolve this issue and she didn't return my call either. Bad business and very disappointing to be push from a vaction like this. We've been coming to the Outer banks for years! Beautiful place with beautiful people! Our rental experience with Outer banks blue was terrible. From the start Bill the manager and the owner Tim were nasty when I called to ask about beach nourishment. (I will admit to having an attitude with Bill, he was nasty from the start so I gave him the same attitude back) Anyway, rental was paid for, early check in was paid for etc and all was great. Arrived at our rental at 1pm and there was one housekeeper rushing to clean up a 3 story home within 3 hrs. I felt so bad for her. She left st 1:30 and we checked in to find most of the doors leading to the porch area didn't work, the fridge had rust all down the front of it, the wood blinds in the master were ripped apart, the kitchen cabinets had pieces missing, the towel racks in 2 bathrooms were ripped off the wall and I cleaned up approx 125-150 cigarette butts from around the pool and the front yard along with beer bottle caps. I will say they sent maintenance over to fix the issues right away. They fixed the blinds (put up a totally different kind but that's fine, not my house) they couldn't fix the doors but they showed up how to wiggle them 10 times and pull really hard to get out! LOL they fixed the jets in the tub and the towel rack. I'm most upset with the fact that there was a bachelorette/bachelor party the entire week before our stay and the place was trashed. My 4 year old was in the bedroom and stepped on a piece of a beer bottle and sliced open her foot! I spoke with Outer banks blue and they told me they would call back to check in on my daughter and see what was going on and I NEVER heard from them again! read more
