All the terrible things you read about this property management company are indeed true. They have…read moresome really nice houses under their umbrella, despite that RUN. First off you're not getting the majority of your deposit back, no matter how you care for or clean upon move out. They will charge you to repaint the whole unit, take money off for cleaning and other things that simply don't make sense. My daughter and her friends lived here for one year and as parents we were on their lease. The leases are written terribly, and the times of move in and move out will be in the middle of months yet you will be paying the entire month. The leasing agent will explain that for example for 10 months the total is 50,000 and they just divide that to 5k a month for August 15-May 15. Be prepared. The maintenance people are so to respond and you will have to keep inquiring. Also at this unit they stored items in the basement so the maintenance people who enter just to get stuff that had nothing to do with the care of this specific unit. When you're thinking, I don't wanna move again maybe we should stay another year you will learn they are raising the rent so much that you must cut your losses and go. Trash pick up is inconsistent, and again they charged us upon move out for trash removal when we did not leave any: guessing other tenants did and they just charged everyone. I didn't have the energy to take them to small claims court. They are definitely lacking ethics, customer service or interest in protecting their tenants. Many items were stolen from outside the units while living here, keep your scooters and anything of value inside.

Weyburn Terrace Apartments - UCLA Graduate Housing

I'm updating my review. The original mostly stands true but a few things have changed…read more The rent for a studio is now $1700 in Weyburn. This is for a pretty small room with a small kitchen with 2005-era appliances (see prior review), a couch, coffee table, desk, a few drawers, and a full XL bed. With the rate that the UC system is implementing our post-strike wages, it's crazy to me that the school continues to raise the rent here. For what it's worth, I'm now in a place in WeHo that charges the 2020 Weyburn rent rate ($1625), utilities included, that also happens to be double the size of the Weyburn studio. I can't bring myself to lower my review because of the conveniences tied to Weyburn housing. I lived there when I had coursework during my PhD; you can reach campus within 20 mins by foot or by shuttle. The maintenance crew is responsive and kind, plus they are based right in Weyburn so they will come quickly if you have something that needs immediate repair. The equivalent of RAs always plan activities with plenty of free food - good to make friends outside your own department. I have 0 regrets about having lived here when I did. However, there are several outstanding issues that need to be addressed. I lived in Palm and there were a good amount of water, heat, Wi-Fi, and/or gas outages, sometimes taking up to 72 hours for them to be available again. You do get a courtesy email about 10 minutes before they shut down the utility in question, but it does get almost comically repetitive. Shower early and get work done on campus. Prior to the new mailroom being implemented, some packages were delivered to the apartment's courtyard, some to your apartment door, and others in an older mail room. There was constant theft of packages around this time. The current UAN/Weyburn mailroom was meant to be a solution. It's not! It can take up to 3 days for the staff to process your package and for the system to mark it as available. You then have to go to the mailroom with student ID and pick up your package. This is fine for some packages and annoying in case you order anything temperature- or time-sensitive. Other packages and pieces of mail disappear. I thankfully missed the bedbug experience from previous years. However, the Palm building had the pleasure of experiencing nonstop washing machine leaks, washing machine breakdowns (where only 2 out of 8 were functioning), and black mold stank in the laundry room in Palm. Our maintenance team could only do so much as the technology/program was managed through Housing. We had to file several maintenance requests directly to the company (WASH) and to UCLA Housing before anything got close to being resolved. Also I still think the full XL is the goofiest bed size imaginable. Imagine a queen bed with the rizz of a twin bed.

tl;dr dont lease apartments from UCLA Grad Housing. Renting from UCLA Housing was my biggest…read moremistake in law school. I was so excited that the law school reserved a spot for me and I didnt have to worry about housing, but I wouldn't take their housing if I were to do law school all over again. Staff and representatives are respectful and available. UCLA Housing's policies have been quite bad, annoying, nonsensical, and disturbing. I've spent almost all of my graduate years at UCLA Housing and that has been the biggest mistake of graduate school. The pricing model is awful, where people with inferior units pay the same if not more than other with better units, there are no phone lines to speak with a representative over the phone since March, the apartments are not clean when you move in, maintenance crew although helpful and knowledgable barges into apartments without notice, and there was a whole summer where I had pests (little bug/cockroaches, LOTS of them) coming into my apartment from the sidewalk (I lived on Veteran) and Housing refused to do anything about them and I played whac-a-mole with my new tiny roommates for a few months. Replacing the door even would help since I would literally see them coming in from the huge gap under the door. Especially now that rent prices are lower in the market than UCLA apartments, I recommend that people go rent elsewhere.

The building is quiet, clean, and has a really welcoming energy. My room had great natural light, which I loved. During my time here, I noticed the team making improvements and restructuring, and it honestly made a big difference. Communication became stronger, the community felt more connected, and you can tell the staff really cares about creating a supportive environment for students. Everyone here seems happy, comfortable, and well taken care of. It feels like a place that keeps getting better. Any time I had a question or needed help, the staff responded quickly and kindly. It always felt like they were paying attention and truly wanted us to have a good experience. That kind of support is rare in student housing. I am grateful for my time living here, and I would absolutely recommend Zuma to anyone looking for a safe, positive, and convenient home in Westwood. It is a special place, and I look back on it with warmth and appreciation.

Scheduling with them initially was a little confusing - first we were messaging through Yelp, then text, then they sent me to their website. They were communicative but I never knew which channel to reach out to first. They did come out quickly which was appreciated. The first two gentleman that came to replace my fan and fix my ceiling light were not great. They would look at something, and then disappear and call someone and be on the phone with someone while they were looking at the fan or light fixture, almost like they were calling someone and asking them what they should do. Shouldn't they know? They were at my house for HOURS. WAY longer than I think they should have been. They would just look at the light fixture and talk to each other for like 5 minutes, then step out to make a phone call, then come back and start working on it. Over and over and over. They took a brand new fan out of the box and replaced it, but it wobbled like crazy (turns out they just didn't put the fan together really well because the second guys that came back made it much better). When they replaced my dimmer switch and celiing light, it looked AWFUL. Wasn't flush to the ceiling at all. They told me just to patch it, but this clearly needed more than a patch! I couldn't believe they just left it like that. I called and told them I was unhappy with their work, and they offered to come back and fix it. The second guys that came back were in and out so fast. They fixed the light and it looks perfect, just as it should. Clearly the first guys that came out had no idea what they were doing. Disappointed to have had a less than stellar experience, considering how highly reviewed they are. It must depend on what service folks you have come out to actually do the work.
