All the terrible things you read about this property management company are indeed true. They have some really nice houses under their umbrella, despite that RUN. First off you're not getting the majority of your deposit back, no matter how you care for or clean upon move out. They will charge you to repaint the whole unit, take money off for cleaning and other things that simply don't make sense. My daughter and her friends lived here for one year and as parents we were on their lease. The leases are written terribly, and the times of move in and move out will be in the middle of months yet you will be paying the entire month. The leasing agent will explain that for example for 10 months the total is 50,000 and they just divide that to 5k a month for August 15-May 15. Be prepared. The maintenance people are so to respond and you will have to keep inquiring. Also at this unit they stored items in the basement so the maintenance people who enter just to get stuff that had nothing to do with the care of this specific unit. When you're thinking, I don't wanna move again maybe we should stay another year you will learn they are raising the rent so much that you must cut your losses and go. Trash pick up is inconsistent, and again they charged us upon move out for trash removal when we did not leave any: guessing other tenants did and they just charged everyone. I didn't have the energy to take them to small claims court. They are definitely lacking ethics, customer service or interest in protecting their tenants. Many items were stolen from outside the units while living here, keep your scooters and anything of value inside. read more

DO NOT RENT FROM MOSAIC. Our year as tenants started out positively, which makes the way Mosaic handled our security deposit even more disappointing. After moving out, we discovered that approximately 50% of our security deposit had been withheld. Among the deductions were $2,800 for allegedly repainting 16 walls and $700 for cleaning. For perspective: we thoroughly cleaned the property before leaving and have photographs and videos documenting the condition of the house at move-out. We contacted Mosaic directly, raised specific concerns about these charges, and asked for documentation supporting them. Our concerns were ignored. We are not objecting to legitimate deductions or reasonable charges. We are asking for basic accountability. If 16 walls genuinely required $2,800 worth of repainting, why? If the property genuinely required $700 of professional cleaning after we thoroughly cleaned it ourselves, show us the condition that supposedly justified that expense. Instead, we were left with a substantially depleted security deposit and no satisfactory response. At this point, we cannot help but question whether the security deposit was being treated as a convenient pool of money to cover the costs of preparing the property for the next tenants. Whatever the explanation may be, Mosaic has failed to provide one. What is especially disappointing is that we were responsible tenants who had an otherwise positive experience throughout the lease. We expected that same professionalism to extend to the handling of our money after move-out. It did not. To anyone considering renting from Mosaic: DONT Our recommendation is simple: find another property manager. read more

Do NOT rent with Mosaic! I'm a current resident and had a horrible experience trying to lease a nearby unit. I dealt with Brittany, one of their agents, and the service was completely unprofessional. I had expressed interest in moving to a nearby unit that would have made my summer relocation much easier. Despite being an existing tenant in good standing, always paying rent on time, and having sufficient financial stability, I was left waiting for over two weeks with no clear communication. I reached out multiple times, got vague or no responses, was put on hold, and my calls were even ignored. Only after I pushed repeatedly did she finally mention that I needed a co-signer - something that was not communicated to me before, and not even required for my current lease. Because of this poor communication and lack of transparency, I missed out on better housing options. I trusted Mosaic, but they wasted my time and gave me nothing but stress and frustration. I will never rent from them again, and I strongly encourage everyone to avoid Mosaic. There are plenty of better, more respectful leasing companies out there. After having the chance to discuss my aforementioned issues with Mosaic, I am feeling better but still unsatisfied with my experience. To Mosaic's full credit, they reached out to me directly with information and to try addressing my qualms. They were also willing to renegotiate my lease duration to allow me a smoother moving process post-graduation. Lastly, they've been more communicative as of late and the maintenance people are awesome as always. Putting my past complaints aside, I now only remain unsatisfied with the cost of living having risen since they've taken charge of the property. I maintain my disappointment in now paying for all utility costs and also that parking was arbitrarily made more expensive. I'm hopeful that the positives will continue to grow and that the upcoming move-out process with Mosaic will be smooth, and I will update this review with my experience thereafter. read more

When we started to look for affordable housing near USC College we were hitting tons of walls. There is so many options but most come with a large price tag. We found Mosaic while looking for affordable university housing near USC. The staff was very helpful in showing us properties and had the best options for us to obtain my daughter safe housing near the college. The prices were good. The location was walking distance for my daughter. All in all, we are very happy with our choice. read more

My roommate and I talked with Mosaic before leasing a new construction apartment from them. During the touring and leasing process, they were responsive and helpful, however, since moving in, they have been slow and unresponsive since and have not fulfilled guarantees made by the lease agreement nor advertised amenities. Emails often go completely unanswered, calls go answered, and if there is a response, it's short and leaves questions unanswered. Oftentimes their response is that they will fulfill a request or fix an issue, which often does not actually occur. Further, they advertised parking, confirmed via phone call that it would be on-site and quoted $80-90 per month. Now, they are claiming there was never onsite parking, and are only providing off site parking at a different property at $150-180 per month. Yesterday, someone came to inspect the dryer, which has not been functional since we moved in over a month ago, and has had an outstanding maintenance request for that entire period. Property management claimed a replacement would be provided later that day, however, they did not return and haven't since. Would not recommend leasing from this company. read more

All of these 1 star reviews are the truth. Living with Mosaic has easily taken years off of my life with the amount of stress they caused me. If you like to not live with roaches, don't live with Mosaic! They have no problem leaving you to live in an infested home. They increased my rent even though they havn't repaired the holes in my floor. They don't fix faucet leaks but charge you for the water. Overall a horrific experience. Whether you are looking for yourself or for your child, if you love yourself/them, look for housing somewhere else. Horrible experience, do NOT live here. They will take your security deposit and squeeze you out of every cent possible, and the bully you into writing a positive Yelp review for them just to keep their business afloat. When half my house moved out at the end of our lease they put the new tenants in charge of giving us back our original security deposit, instead of just returning the money to us and charging the new people. The whole experience was so overly-complicated and highly stressful to negotiate (the new tenants did NOT want to give us our deposit back because Mosaic is notorious for finding bullshit reasons to keep your deposit), and when I called Mosaic to ask for help in getting the money back they did absolutely nothing. As for the house itself, when we moved in it was filthy. Everything broke all the time. If you turned the air conditioner on it would drip so badly everything around it would get soaked. Oh and the patio had termites. I'd rather live in an overpriced USC village loft with 3 freshmen than live in a Mosaic house again. read more

Mosaic rarely replies with the information you ask for via email or call. They are a pain to work with, and if you plan on ever subletting at any point, they charge a 300 dollar reassignment fee. This is one of the many realtors that target students that are new to leasing to take advantage. I would not work with them if possible. read more

As a parent of a student who attended USC, I would urge everyone to avoid Mosaic properties. As shady as they come. Management company loves to play the good cop/bad cop game and say "we'll talk to the owner". The owner and the management company are essentially the same. And this is NOT sour grapes on security deposits, but much worse. First, they missed material deadlines to prepare the property that caused major disruption in occupancy during the first month of the lease. And then tried to beat us down on a fair rent abatement when they didn't perform. We rejected their insulting offer and are seeking recourse elsewhere. Then after we moved in, they notified us that they intended to convert dedicated parking for our students into a new building that would eliminate our student parking and create construction nuisance during the school year. You can't make this stuff up and they should have disclosed this material intention before contracting with us for occupancy. Completely disrespectful of the tenant experience and expect college kids won't care and absent parents won't know. Read all the lease provisions - very one sided to landlord's benefit. Designate damages in advance in case they don't perform. Disallow any construction on the property unless landlord obtains written consent of tenants. Tenants deserve these protections, particularly when they are paying premium rents for locations near campus. Do not trust anything they say - get it in writing. read more

I am entering my second year of living with Mosaic. My experience so far has been overall very positive. I lease a small, recently-renovated apartment. Rent is high but standard for the area and reasonable given such a safe and desirable location. Most importantly, my interactions with the staff have been timely and positive. The general manager Nancy is especially great. When I had an interpersonal concern several months ago, she took time to meet with me in person and handled the issue with a seriousness and professionalism that made me feel deeply respected as a tenant. MOSAIC DOES NOT CARE ABOUT TENANTS AT ALL AND TRIES TO PRESSURE STUDENTS TO PAY UP $$$$ AS MUCH AS THEY CAN + EVEN MORE! Despite many negative reviews and horrible press regarding Mosaic, I found an apartment that I liked and decided to lease with them. Everything was going ok until the COVID-19 outbreak where Mosaic has displayed absolutely no care or help for their tenants besides giving blanket statements urging everyone to pay up like thugs. Upon move out from their 2 bedroom 1 bathroom unit, Mosaic is requesting an absolutely absurd $650 for cleaning fees + repainting! This is ridiculous considering our apartment is no larger than 800 sq ft and was left with ordinary wear. Mosaic has not provided any pictures or receipts detailing $650 worth of request. HORRIBLE. DO NOT LIVE WITH MOSAIC. In the process of fighting with their awful offices now to remove this $650 move out charge. BEWARE!!! read more

It's been a while since I lived in USC, but while there, I rented one of the properties from Mosaic in 2014 (late - I know). PROPERTY The initial move-in impression was that their property was clean, nice, and well maintained. I never had any issues such as clogged sinks, broken utilities, etc... A sign of a well maintained property! SERVICE Mosaic is very professional and treats you like a human being. They truly understand that their tenants are mostly college students (kids). And need a little hand holding, and Mosaic definitely tailors their service as student friendly as possible. OVERALL Overall, I never had any issues with Mosaic whether its their property or their service. They are very attentive, and felt like I was in good hands. If you like $1000 utility bills and other "hidden" fees then this is the place for you. Staff will take weeks to get back to you, and they will TAKE YOUR DEPOSIT. "oh we just automatic charge $300 for cleaning regardless of room status." I didn't believe it either, but this company is FRAUDULENT (openly lie about financial information) and they sold me a house INFESTED with coach roaches. Moved in just yesterday and have already dealt with so much BS from the leasing office... likely a precursor for what is to come throughout my leasing term. Was told that I could move in early, they told me to change my flight and confirmed that I could get the keys when I arrived.. when I showed up, they told me I couldn't get the keys even though I showed them the email where they confirmed that I could...So I ended up sleeping in my car for 3 nights. When I was actually able to move in, so many things were broken in the house, including the AC...just in time for a major heat wave in LA. Please, please, please reconsider living with mosaic. if you can live somewhere else, like literally ANYWHERE ELSE avoid living with mosaic. they were frustrating to deal with throughout the year, and have been generally unaccommodating throughout the process of passing our lease to new tenants. Our washer dryer unit was broken most of the year, and our AC unit was broken the whole year, causing water damage to our belongings as it leaked everywhere. GOOD: Affordable rooms. They responded pretty fast to my emails most of the time and I was able to move in quickly when I needed to. The woman who toured me (I don't remember her name but she was really nice!) and my property manager (Juanjose) literally make up 1/2 stars of this review. BAD: -Security issues: I left due to COVID, but returned to move out and there were items missing from my room and the common areas. I contacted one of my housemates who moved out before me and they said they had not removed any of my items. To the best of my knowledge, the only other individuals who had entered were individuals hired by or related to Mosaic. However, the property manager diligently worked with me to reimburse for some of the missing items. -Utilities: The way that they calculated my last utility bill didn't make sense at all, the price for 4 months nearly doubled, it didn't really compare to the previous months utility bills and no tenants were even there. This was based on their "estimated usage" calculations because they wouldn't get the bill until the end of the lease, so it's somewhat understandable that the estimated calc is higher, but I think they should reimburse tenants when they get the actual utility bill because I doubt it is equal to the amount they charged us (just more profit for them). -Deposit: I just got my deposit back, they took about 1/3 for repainting and repairs (which makes no sense at all because there was no damage to the property when I left and I have proof for the state of my room), the cleaning charge makes sense, I emailed and I'm waiting for a response. Will update if I get more of my deposit back. - And a not important note, but I wouldn't recommend living at the 1069 Exposition Blvd unit unless it is remodeled. It's kind of an older property and there were so many spiders at that house *shudder* which I'm terrified of, thank god my friend killed them each time one came out (AND THEY NEVER STOPPED COMING OUT). - I had another lease for the 2020-2021 school year, but luckily I was able to transfer it. However, they tried to charge the individual I was transferring to a higher rent until I asked why. Additionally, I asked for confirmation about being released from the lease and they said my release wouldn't be confirmed until the individual paid first months rent, but that individual already signed the lease and was already scheduled to move in that day, soo?? In conclusion Mosaic is shady and I would not go back. TIPS: Take pictures and videos of EVERYTHING when you move in AND when you move out, to help with deposit claims. read more

Most of these reviews are kind of misleading. Mosaic is neither wonderful nor the worst management company in the world. They are actually fairly typical (in my experience) of private, student housing management companies. Courtney is probably more pleasant than most managers. My son moved into a unit at USC two years ago and it was a new house. Construction delays meant it wasn't ready for move in when school started so, with pretty short notice, they needed to find alternative temporary housing. Once ready, (not done, the living room was not finished but they could move in and would stop receiving the housing stipend) they moved in and most of it was quite nice. New issues popped up including needing to move them out twice to complete construction, again with little notice. Not surprisingly, the movers (hired by Mosaic) scuffed many of the walls while moving the furniture in and out multiple times. Now, in traditional student housing fashion, they are trying to charge $3k to the security deposit to repaint the house. This is a pretty standard way to boost profits as most recent college grads want to move on and won't fight it. As I said, most of this is pretty standard. Mosaic tries to do a reasonable job but isn't motivated by the prospect of long term tenants to really make everything smooth if it is too much effort. They try to take most/all of the security deposit to boost profits. That said, they are more pleasant than most to deal with most of the time. read more

I'm happy to say that they took the concerns of my roommates and I seriously and did everything they could to help us in their time of need. I can honestly say they were punctual, professional, and very compassionate to their tenants. In addition, our driveway is almost completely blocked and as the sole owner of a car in the house, I was originally given a 15% compensation for not having anywhere to park my car, that management randomly stopped giving to me around December stating that they didn't believe the driveway was used enough for the month to compensate me. It was! They just never heard complaints from the contractors cause I never parked my car in the driveway after receiving compensation. After I told them I could send them proof of cars in the driveway more than the "two times the driveway was used" as they stated, they added it BUT with a reduction to 5% stating that it was an error they hadn't noticed before and they felt they were giving me too much even though I have it in writing from the property manager saying "additional 15%" for driveway use. Btw, this compensation was not easily given but after hours of texting and calling the company. Even to this day, my housemates and I have to email mosaic reminding them to give us our construction compensation so that we can pay our rent on time. I really don't understand why it is so hard for the accounting team to organize this monthly without an email from us. It is like they are trying their best to not give us what they promised. Furthermore, we recently got a notice saying they would be moving the laundry and washer unit into our house next to the kitchen. When I asked for a specific time so that I can be out of the house as to not hear the loud banging of the wall inside our kitchen being knocked down, Courtney replied with "I think 9AM-5PM from Monday to Saturday is a perfectly okay time frame". She rudely barged into our house yelling mosaic only to shut down our concerns and tell us would get compensated for doing laundry outside. What $1-2?.. Our spring break was ruined because our guests couldn't even relax at our house with the extremely loud noise, and the construction continued over the scheduled time onto Tuesday when we started school. Furthermore, Courtney's reason behind doing the construction NOW was that it was cost efficient for mosaic. They definitely put their profit over their tenants. Btw, the moving of the laundry unit for our benefit, which is a lie because they had to move it to start touring the house that is built in our backyard, flooded when we tried using it after the installation. We put in a maintenance request and they ignored us for 3 weeks.. until we kept sending messages. The construction has also caused our utility bills to spike up since we have seen them connect to our outlets and hoses for the construction tools AND taken pictures. The contractor even told us that they have been using it and that we should be compensated! However when we asked for a mediation due to us no longer being able to take Mosaic taking advantage of us as students, mosaic refused stating that they didn't owe us anything. Instead, they sent weird texts to my housemates saying they had gifts to give them, and even tried to bribe us with a 15 uber gift card... When we first moved in there were baby cockroaches all over the bathroom floor, and they got rid of that. We still see big cockroaches here and there AND recently found droppings all over the windowsill which look like termites!!! I really don't understand how little they could care about their tenants. They just try to take advantage of the fact that students only live there for a short time and don't care about your comfort or happiness as long as they receive their money. I know I've been pretty ferocious on housing companies in my past reviews...so I think it goes to say that my five stars are pretty valid!! MOSAIC @ USC is simply the BEST!!! I can't stress that enough. STAFF/ SERVICE: Awesome, amazing, super friendly and down to earth. They are so accomodating of anything you need. Cindy & Juanita are super chill and they always respond very quickly to any questions or woes. Other housing co. usually take at least a week to respond but you can expect answers within the day or two. They're always keeping you updated with any changes, walk through tours or facility repairs... REPAIRS: QUICK! So easy and SUPER FAST. They got back to me about a key lock problem that SAME DAY. I have never witnessed quicker service. For anything. Except maybe McDonalds. PRICE$$: RIDICULOUSLY CHEAP. I can't believe I"m living in the house I'm living in for this price...I've lived in LA and at USC apts all my life and I can genuinely say you won't get this nice housing for this cheap. It's really unbelievable. (I pay $600 for a single. parking included. ?!?!? are you amazed yet??) HOUSE: My house was rennovated so it's completely fresh, new, clean. It's got marble countertops and beautiful dark wood furniture/ kitchen paneling. It looks like a Tuscan home inside. WOODEN FLOORS!! It's so hard to find apts with wooden floors around USC but it really makes all the difference...keeping the house cool and clean. Our house was taken over by Mosaic from StuHo starting this academic year. Since then, the contrast have been amazing. In the past, it was difficult to place work orders, payment options was limited, and we never got emails keeping us up to date. Since the switch to Mosaic, we can now pay online, easily place work orders, and get constant emails that keep us updated with what's going on. I didn't think there was any good student housing management company near USC, but Mosaic has proven me wrong. As such, I hope to see them rise and taken on a bigger role in the community in the future. read more

Simply put, Mosaic Student Communities is the BEST leasing company around USC, period! I spent the last year living in one of their properties after using StuHo the year before. Man oh man, what a difference. They communicate with you clearly and promptly, they never stiff you over, and keep their business completely transparent. You walk into their office and there they all are, working at their open desks and ready to help you. It's a wonderful feeling of transparency and honesty, and none of this hiding in your cubicle and "tell them I'm not here" nonsense from other places. Added, they keep very god track of all of your payments and other transactions, and they are happy to have you come in and have an actual look whenever is necessary. I had to do this twice, and both times we found mistakes that they were happy to fix. They even apologized with gift cards! I understand that once in a while some numbers slip through the cracks - we're all human, right? - but they're at the ready to apologize and fix it up. That's unparalleled customer service around these parts! As for living in one of their units: they will ALWAYS get back to you with any questions or concerns with the house, they let you know exactly when the internet guy/exterminator/etc. come in, and these fixes basically come at zero charge (at least the ones I needed). They are very prompt with this too and will get back to you within 24 hours, if not the same day. Payment is incredibly easy; you can either drop it off at their office and get a receipt, or pay online via e-check. I used the latter option, and it was incredibly convenient. They are also incredibly forgiving of late payments because of financial aid/extenuating circumstances, so just let them know ahead of time and they will be happy to work around your payments. They're incredibly flexible! Everyone that works there is incredibly nice too! They must have some strict hiring standards because these people are wonderful. Helping you out is never a chore and it seems to be the best part of their day. Did I mention how much they love their tenants? They're always holding little sweepstakes for everyone to participate in and will even leave treats in your home when you move in. I even won a $100 gift card this way! During football season, they also have a tent set up on campus every home gameday to hang out, eat, and pregame. They're a fun bunch of people! Mosaic Student Communities does all the big things right, and they have a sharp attention to detail that punctuates the enjoyment you get from living under their roof. The mosaic provide pretty good service. I was living in a property managed by mosaic. And I move to another property managed by mosaic. There is a 10-day gap between moving out and moving in. And I am worried about where to store my personal stuff. And mosaic eased the process of moving. They will hire workers to move my stuff to my new place, given packaged and organized. Had lived here for one year and a half. Horrible living experience. We haven't noticed that there was some problem in our circuit until summer came, when we need to use the air conditioner. Each time we use the air conditioner for like 20 mins, the main switch trips. We had called for maintenance no less than 5 times, but no one came. So we spent the first summer without air conditioner. The second summer we finally fixed the circuit by walking to their office(like 2 times) and asking for the maintenance face to face. They just don't treat the online maintenance system and phone call seriously. And NO ANY apologizes or compensation for the circuit problem. When it comes to the deposit, 35 days has passed now, we received nothing. What they have promised is that we will received our deposit in 21 days. Several days ago, we went to their office to check the status. They said they would give us a reply by Friday. Just as what we expected, they didn't keep their promise. No mails, No calls, they act just as they haven't said anything. So I won't recommend Mosaic to anyone. They need more sense of responsibility. read more

I am currently a resident in Mosaic's Berkeley property along with 11 other students. I could not recommend Mosaic more as a leasing agency and landlord. They recognize that students are their customers and they do everything in their power to accommodate the lifestyle of a student. Mosaic has been flexible with subletting agreements, prompt with housing repairs, accessible with communication, and proactive with rent reminders (and forgiving of slip ups). UPDATED REVIEW: Mosaic has been extremely attentive to our needs. They: a) Provided a fridge for upstairs b) Gave us each $20/month in quarters to do laundry c) Gave us $300 off our rent next month d) Apologized with a $100 gift card e) Tokens of appreciate such as pizza and treats Once we were able to communicate, they listened to all of our problems and helped fix most of the issues we had. Currently, we have an ant problem because of a gap in the kitchen. Their response to this was to not store food in the kitchen. On top of that, they told us we'd get free laundry (wash + dry). This is something we stated was important to us when choosing a place. When we moved in, the washer and dryer were broken and after a week, they brought in new machines that cost 3.75 per load. read more

Absolutely terrible customer service! I lived in a mosaic property for one year and we experienced problem after problem. They always promised to be better but things never changed. It has been 39 days since we moved out and we have not received our security deposit. They have 21 days to send our deposit according to California law. They claim that the check got lost in the mail but that seems HIGHLY unlikely considering so many tenants had the same experience. This is just another thing to add to our very long list of grievances. Save yourself time and many headaches; DON'T LIVE ON ANY MOSAIC MANAGED PROPERTY. They honestly deserve zero stars. read more

Mosaic is a terrible, shady and unprofessional company. They constantly overcharge tenants, make suspicious "accounting errors" and DON'T PROVIDE RECEIPTS. You should not sign with them. Mosaic will beg you to rate them early on Yelp or Google because they know that after signing with them you'll rate them poorly. Here are 3 horror stories from my personal experience on security deposit issues, lack of receipts, and shady accounting: 1. Security Deposit Issues: We cleaned and fixed everything in our whole house after conducting an initial AND final inspection with Charles Wilson. After we moved out, they charged us $204 for "maintenance," $120 for "painting" and $135 for "cleaning." They provided NO RECEIPTS for this work. They even charged us for smoke detector batteries, which they're not allowed to do, despite the detectors being fine. They also charged us for "bulky items" that came with the house before we ever moved in. Furthermore, they charged me more than some of the other housemates even though we were supposed to split these "common area" costs evenly. They took about $800 total from our deposits. Eventually, they said they would recalculate the amounts before returning my deposit but they never did. Perhaps they "forgot." 2. No Receipts & Suspicious "Accounting Errors": We had a flat fee for utilities ($400/month between 8 ppl). We had an agreement that we would pay any utilities that went over. They charged us $350 EACH for going over but NEVER PROVIDED ALL THE RECEIPTS. That's a total of $2800 in utilities overages. From the receipts they did provide, we could see that they owed at least $3000 BEFORE we moved in and they didn't pay it until 4 months after we moved in. When I confronted them in email about their lack of providing receipts, one of the senior managers said "I find arguing and spending so much time discussing these small amounts petty." I'm sorry I'm not richer. 3. Shady Online Charges: Their appfolio system allows them to dictate how your money is applied to sneak in late fees. I had my rent set up for autopay. While we were disputing utility overage bills (which were showing on appfolio before we agreed on the amount owed), they applied my autopay amount to the utilities FIRST then my rent. Therefore, through appfolio, it looked like I didn't pay all of my rent (so now they could justify adding late fees). They rely on the fact that most students are too busy or lazy to bicker and most roommates don't talk about what each one got charged. They always take excessive amounts from the security deposit too. In short, don't sign with Mosaic. Please check out the other bad reviews to see more of these played-out horror stories. If you do happen to sign with them, my strong advice is: 1. Make sure you get everything they say/promise IN WRITING. They will not honor their word even though they're legally obliged to when showing a property. Check out "falsely inducing a lease." 2. Take pictures of everything in the house before and after you move. They will try to charge you for bogus things (even batteries). 3. Ask them to provide receipts for everything you are charged for. It's your right and they count on you not asking for it. 4. Make sure you talk to your housemates cause they try to charge "small amounts" that quickly add up. 5. If they rip you off, don't be afraid to take them to Small Claims Court. They're disorganized and will probably lose.
