After my parent's old escrow company closed down I looked to Yelp in hopes of finding a reliable, honest and professional escrow company local to the Beverlywood area. I came across a few with good reviews but Overland Escrow was the number one rated company at the time. After checking their webiste and learning of the company history and their insurance coverage, I called and spoke with Sullivan Garret. Sullivan answered all of my questions and gave me a summary of the company and that is was a family run business that enjoyed the work they did.. He was also the only one to explain the Franchise Tax Board withholding for rental property sales that two other agents failed to mention. He's very personable, easy to speak with and has a great radio voice. The company has a 2 story office building on the corner of Venice and Cardiff making it easily accessible for my parents. It's located near Old Town Culver City. It's local to the Palms, Beverlywood area. As soon as my parents signed the offer on the property, our Redfin Agent emailed Sullivan with all the necessary documents on Christmas Eve. From opening escrow, to signing documents and the wire transfers, everything went smoothly. Sullivan always took the time to answer any questions and explain all costs related to the escrow funds. I never had to leave a voicemail. He communicated via phone and email in a very timely fashion. I couln't have asked for a better escrow experience. The only issue I had is when I called and asked if I could be there about five minutes after they close. This was so that I could hand deliver some important (are they not ALL important?) documents. The lady said they would NOT answer the door but I could put it through the slot. I did not like that.
