5-Stars is not a high enough rating. Had Langan Construction recommended to me by a neighbor who really liked a deck he built. I needed a new fence. Patrick came & estimated the job, while making friends w/ my two barking puppies. Very reasonable price, which covered taking down the old & rotten fence, digging many post-holes, purchasing all the materials, cement in all post-hole footings, pressure-treated 4 x 4's and beautiful redwood fencing. Perhaps this is a classic case of great surgeon with poor bedside manners - but what's different here is that Langan Construction is not performing world class surgery where they have some amazing skills that no one has - and therefore, treating potential customer poorly is simply not acceptable. Bottomline: they may do amazing construction but how we were treated as a potential customer meant that we would never consider them and would advice all our friends and families to stay away from this company. Full story: My parents were considering fixing their deck and so we scheduled an appointment with the firm to come do an estimate at 6:45AM - before they begin their work for the day. My parents decided not to do the project after some considerations and so at 6pm the day before, we sent the company an email with a phone call. Next day - we got a call at 6:45AM - we thought they didn't get the message and was about to apologize. But the gist of the conversation was basically (1) He DID get the message (so why bother calling at 6:45AM?) (2) He said 'who do you think you are to cancel last minute - should have cancelled 24 hours prior' (again, we would if we could) (3) He asked the question 'who still works at 6pm?' (most people who live in the Bay Area) (4) He hangs up (how rude is that?!!?) I can only imagine what it would be like to work with this guy - I am sure when things are good, they are great (because he may have some amazing skills) - but this kind of behavior is just not acceptable. There are plenty of excellent construction companies around the Bay Area - they do not deserve our business and we definitely do not recommend them. read more

This is the second time we've worked with Patrick and it was every bit as good as the first. This project was a redwood deck, we came back to work with him again because we love the fence that he built, and have received numerous compliments. As always, Patrick was professional, kept on schedule, and was easy to work with. We are thrilled with the deck and the quality of work. There are many small details where you can see craftsmanship, and care without any cut corners. One example is ripping long thin sections of board at an angle to square the deck in our irregular space, eliminating odd gaps. First rate work. He gave me an estimate, and I agreed to give him the job. The next day, Patrick came over the house with contract, description and specification for the fence job. The written contract was exactly what we agreed. The fence job was completed within two days. The fence job looks gorgeous! The quality and workmanship on the fence are OUTSTANDING. The winds from the recent storm blew our fence down. We contacted several contractors who provided estimates and chose Patrick Langan Construction. From our initial contact through the end of the project Patrick was punctual, courteous, organized, professional, and detailed oriented. He explained the process, offered recommendations, answered questions, and laid out a plan of action. Over the course of two and a half days he crafted a sturdy redwood fence and gate, that added splendor to our property. When I moved in to my new place it was a mess! It had been rented for the last 30+ years and it was hard to see the beautiful Edwardian that I knew it was! First major project- GUT THE KITCHEN... it had been redone in, I'm guessing, the 60's or 70's. It was the only room stripped of it's crown molding, there was grease an inch thick on the flimsy cabinets... you get the picture... anyway, I priced around and had some contractors look at it. I'm really glad I chose PLC, they helped me tear it down, gave me tips on the construction side of things for my design (even met me at home depot so I could go over my ideas! ha!), they kept me in my budget and, of course, put it up! It is really a beautiful kitchen and a work of art (which I pretend to have a hand in) Next project... replace rotting deck and stairs to back yard. This was definitely a hazard that needed to be dealt with. Again I shopped around for contractors, again I chose PLC. They came out, talked with me about what I wanted, showed me the different options for materials (so many!) and, as before, I was very happy with the pricing. Since then, I always go back... they've sanded and refinished my floors, painted numerous rooms ( i swear i tried, but after 2 rooms i was over it!) and most recently replaced my windows with double panes... i was really afraid this would hurt the look, but they worked with me so they still fit perfectly with the house :) plus no more drafty nights! read more

Patrick and Louie are a top-notch team who installed a redwood fence for us. We had been delaying for quite some time to get this done. Patrick gave us a reasonable price and estimated the job to take about 4 days. They are diamond certified and we had high expectations. They arrived on time the first morning. And boy did they move fast! They carried in all of the wood and mortar and away they went. I had to step away for a good chunk of the day and when I got back, they had completed the installation of the posts within 7 hours of time. I was impressed. The next day, they arrived on time again and once again moved in lightning speed. The second day they completed most of the fence (note: we only put in one side of our fence--74 ft x 6 ft tall). They completed the job the morning of the 3rd day. Both Patrick and Louie are really nice and polite guys. They are extremely efficient and trustworthy. I completely understand why they are Diamond Certified. They also are extremely neat. They picked up everything and left a very clean site. I highly recommend these guys!! Patrick built a deck and two fences for us this month. The project included demo of the old deck and fences, and removal of some vegetation/shrubs that were growing in and around the fences. The new redwood fences and deck with a built-in bench are all beautifully done! Patrick was punctual and well prepared each day, but even more important was the quality of his work. We hired Patrick in October 2008 to rebuild three stories of balconies, walls and doors; a ground-floor deck; and a gated fence at our apartment building in San Francisco. Patrick did an excellent job at a reasonable price, and we would highly recommend him to anyone. We interviewed quite a few contractors before hiring Patrick, and I can say with confidence we made the right decision. He is very hard-working, skilled, and honest; and has a great attitude. He handled the permit process with the city without a hitch. And, he gets a lot of extra points for being very patient, flexible and accommodating with my elderly mother, who can be very demanding. He went above and beyond what most contractors would do. I can also say that you can depend on Patrick to come back to make adjustments if there is anything wrong down the line. We had one garbage chute lid that was hitting the balcony rail which Patrick (and I) hadn't noticed after the job was completed, and not only did he come back a few months later and fix that for free, he also noticed the gate needed adjusting and did that without us even asking. I was so pleased with his work at the building that I hired him to do some earthquake-proofing of a large office hutch at my home, which he also did an excellent job with. You may be surprised by how young Patrick looks when you meet him, but take my word for it, he is experienced and skilled (and probably older than he looks ;-) read more

I was referred to Patrick Langan from a talented general contractor here in San Francisco. The completed fence I am looking at now matches my high expectations and Patrick solved some very tricky design decisions that saved us both time, materials and money. Patrick specializes in decks and fences and from looking at his website I could see he had what it takes to deliver what I was looking for. I got several bids on my fence project (85 feet on a corner lot). Patrick came to the site and I had completed some initial drawings and measurements to give him a sense of what I was thinking.The fence required a new concrete footer that became the solid foundation of all that followed. I have been a builder full time in the past and I was more than comfortable with Patricks design savvy, attention to details and solid engineering decisions on this project. Clearly he has a bounty of experience in this realm and I have to say, when multiple neighbors come up to you after the job is done saying they love the fence and can I pass on the contact info of the builder for friend, and other neighbors asked Patrick to bid on their deck and fence project, it reaffirms your original choice was top shelf. Patricks bid was on target, he kept the site secure and clean. Afterwards the yard was cleaned up so that the only thing left was a beautiful solid fence. Patrick and his assistant built a beautiful neighbor-friendly fence, and a retaining wall on a sloping hillside; both were done quickly and skillfully. Before they could begin the construction they had to tear out and remove the old fence and crumbling retaining wall.Then they had to build a temporary fence to keep my dog and the neighbor's dog separated. In spite of being attacked by some bees they maintained their sense of humor. I couldn't have been happier with their work or their dedication to doing a good job. My gate broke off my fence on Monday night. And by Wednesday it was back up and as good as new. I spent Tuesday morning calling handymen because I thought the job would be too small for a fence contractor. But none of them called me back , except for one to tell me he was unavailable for two months. So I went ahead and called a couple of fence contractors. Along with my neighbor, we hired Patrick Langan to remove the 32 foot long retaining wall and fence between our properties and construct a new retaining wall and fence. Patrick provided a thorough and timely estimate and we selected him over another contractor. His cost estimate was more than reasonable. Working with Patrick, the removal, construction and coordinating the tree trimming at the same time was all worked out very easily. Truly one of the most unpleasant contractors I've ever come across. I tried to get him to bid a small and simple deck. Although I had design and structural details finished and approved by the city before contacting him, he put up numerous roadblocks to our meeting to discuss project details. He needs to learn about customer service. I waived him off before meeting face to face because if he was so unpleasant before even meeting me, I couldn't imagine what it would be like to actually work with him. read more

UPDATE: I spoke to Patrick today in regards to this situation. When questioned about the false advertising and why he cannot come to Redwood City, his response was how big is the job and that he is very busy! I guess it sounds like he is only interested in coming out to my house if the job is big enough. Patrick also wanted me to measure how long the fences are and how big the deck area is instead of him coming out to do it. Again confirming what I had already suspected...if I am worth his while! I don't know how he got diamond certified, but based on his response, I would not be comfortable hiring people like him who are only interested in looking out for themselves. My husband and I bought a new house and wanted to get the fence and deck redone. I found Patrick on diamondcertified.org and on Yelp. I called and left a message for him to get an estimate. Unfortunately, Patrick never returned my call. I called back again after waiting over a week. This time I left another message stating that I would like to get an estimate and that I never got a callback for the first message. Patrick called me back within the hour, which was great. When I asked him if he will come out to Redwood City since I know he is based out of San Francisco, he said no, which was fine. However, when I went back to his website, on the front page, it stated that they will work all over the Bay Area. I also checked diamondcertified.org and it also stated that P. Langan Construction provides services in the Peninsula. Unless I got my facts wrong, the last time I checked, Redwood City is in the Peninsula and in the Bay Area. If Patrick is not willing to work outside of San Francisco, please do not advertise that his company does. read more

I live out of town and was coordinating for estimates on behalf of my 78 year old mother who lives in SF. I decided to give his company a look based upon some of the glowing reviews.
