The work itself was tremendous. The foreman they sent to execute on the job was very very good and we are so happy with the finished result! It's everything around that which was challenging. When they originally came to scope the project out we explicitly talked about some extra things - but then at the end of the job they said they actually weren't in scope and wanted me to pay extra. Then, when I held back on paying the final bill until that was resolved, they unwarned put a mechanic's lien on our house. Also I'm nervous about their billing setup generally - it got hacked last year and I almost got scammed out of $11k. And during the job itself, they had to take the crew off of our job for an "emergency" somewhere else, leaving a big gap where there wasn't any progress while we had an active construction site at our house. I understand some level of scheduling issues but this was really frustrating. So overall, I'd say all of this put a really bad taste in my mouth, and I'd be really torn on whether to work with them again. Frankly, now we don't even bother getting multiple bids, M&L is our go to and who we recommend to friends and family. Mark, Lisa and crew run a very sophisticated business. The interactions are always timely, clear and concise. From scoping the project, sending the quote, scheduling the work, performing the work and billing for the work. The quote and billing is very detailed, you know exactly what is to happen, pricing for all the relevant components, including permitting if necessary. This project was to replace a very old deck, install a railing, install a privacy screen and a rear fence. We were able to coordinate our timing with their availability very easily. We selected the type of wood, orientation of the lattice and the details - such as did we want the lattice to be dual sided - meaning, nice on both sides, our side and what would be facing the neighbors. The daily work happened consistently without interruption or delay. The crew showed up at the same time every day and left the premises very tidy at days end, for the duration of the project. Time is not wasted, the crew works a full day until the project is complete. Hired these folks after dry rot was discovered underneath our front stairs. We got a referral from another contractor who didn't do this type of work anymore. I can bet they don't have fake reviews here as so many others do. They repaired the corner of my house about 6 mos. ago replacing damaged wood. I dealt mostly with Buddy, he is experienced, knowledgeable, doesn't bloat up the project, yet insists that all that is necessary would be done, and makes sense at that. I liked their lead carpenter as well (forgot the name unfortunately). Likely would deal with them again. M&L Construction just replaced our back (24') and side (49') fences in the Miraloma Park neighborhood of San Francisco. In addition to the fences themselves, we're on a pretty good hill so there was some significant retaining wall work as well. They also dug out and removed a very large and annoying ivy bush that had grown up into and all over a large section of the side fence. We had 3 contractors bid on the project and M&L Construction was the most thorough and also the lowest bid. In fact, M&L's bid was so much lower, that if the bid hadn't been very detailed, I'd have been nervous something was missed. They're busy, so there was a gap between engaging and project start, but this was clearly and accurately communicated during the first site-visit and work started around when they had originally said. They said their guys were fast and the estimated duration of the project seemed on the low side. But they were right. Work started first thing on a Monday and was 100% done by noon on Saturday. Blew my mind. The work quality is great and we and our two neighbors are very pleased with the new fences & retaining walls. Our yard, which was the staging ground for the new wood and demoed fences, was left quite clean given the shear amount of fencing and ivy removed and new fencing installed. I worked with M&L for the past two years for projects on our residential property. They are great at communicating, and are reliable.

Our interior staircase had only a single handrail; but after an unexpected hospitalization, we urgently needed a second handrail to enable my husband to climb the stairs to our bedroom. We contacted M&L Construction; and we cannot express to you how great they were to work with. We emailed pictures to Mark, the owner, explaining our situation. He understood our desperation and took incredible steps to fit us into their busy schedule. Within days, their estimator, Buddy, came to our home, created a plan and provided us with an estimate. Shortly after that, an amazingly talented, skillful, inventive and very cordial craftsman named Gilberto showed up. Gilberto added supporting columns in clear redwood to match what existed. Then he not only installed a new second handrail, but lengthened or replaced as necessary the existing oak handrail to create one continuous sweep of railing on both sides of our stairs from the first floor, up five steps, around a landing and up another ten stairs to the second floor. In a matter of days, from start to finish, M&L Construction created a beautiful, sturdy, professional, practical and urgently needed addition to our home. We could not be happier. The responses were all over the place, with one charging a very low price ( but refused to do it with a permit) , and one charging well over $60,000 as the only recommended path was a brand new deck! Mark and Buddy came back with a reasonable price. They worked with us to see what was possible within our budget without cutting corners that would affect the safety of the deck. M&L sent a supervisor to examine the property, promptly answered questions and followed up with a detailed bid. Their estimate was higher than competitors, but they used more durable material and explained their logic. The professional carpenter finished the project two hours early. When we pointed out small gaps that hadn't been caulked or sealed, he immediately responded by going back to close the gaps, and did his own inspection to find others which were promptly sealed. Buddy saved me so much money by coming out and telling me what to do to save our deck. You need to to call these people. The other carpenters told me very different things then Buddy did. I am going to call them back when my deck needs to be replaced. Buddy took over 20 minutes explaining everything about my deck and what I needed to do to fix it the best way possible for my budget. After having read a number of highly positive reviews online and needing a repair around a deck in the back of a building, I reached out to M&L to quote the job. The person from M&L who contacted me was professional and came out to quote the job. A few months (or more) elapsed and I didn't take immediate action. This was during the peak of the pandemic when wood prices were going through the rood. I called them to come back out as I wanted to slightly tweak the job (adding some small hardware, door sill, siding) and account for the fact that prices had been surging specifically in wood at that time (this was before overall very high inflation we seem to have now). The quote went up significantly, but since I wanted to have the job done right. Buddy was nice, knowledgable and professional during the job. After pulling the trigger on that quote, they scheduled the job. The crew came in and started the work on one day replaced a section of stairs in addition to a portion of siding and then I didn't hear anything for a little while. Then I was pinged with a message about payment since they said the job was done. I contacted them about when they would be finishing the job as there was still a lot which in fact wasn't done. After this at some point the owner of the company, Mark, came out with one of the carpenters who works for the company and I explained more of what had to be done. Then shortly thereafter the carpenter came back and did *most* of what was important to me from that list. Then again I was told that it was done and reminded to pay the bill. It did take a little while, but I got the bill paid. Why the two stars you may ask; the job wasn't done in what I would consider an anywhere near complete fashion and there was far too much debris left behind as a result of the work. Yes, the building wasn't in great shape at that time and I can understand that the backyard where they did there work was particularly dirty. With that having been said, the work that was finished was overall pretty good, but it felt like multiple small corners were cut which to me wasn't what had been agreed upon, especially at that price. I know that this wasn't a huge job (~ 6.5K) but, I went the extra step to make sure that the quote was even revised to a much higher price (relative to the materials and labor that was added in the revision portion) and instead of getting serious time dedicated I felt that this was rushed and sloppy. Lots of trash from pieces of the Simpson Strong Ties, screws, nails, boxes, etc were all left over my backyard area beneath the deck for me to pickup in the following weeks. A few (~10) pieces of 1x4 rail pieces weren't replaced and some other rusty pieces of hardware were just left alone and not replaced. The door sill wasn't milled to any sort of proper size, the correct door sill wasn't installed. Two smaller ones were used in their place and put together. While that wasn't huge stuff, it was definitely something which I felt was just beyond to have not done in light of what was expected and added to this feeling of not being valued and that this was a quick, rushed job @ the price which I paid. read more

We had M&L make a 65 ft side fence between our property and our neighbors. One guy came out to begin the work and I admit I was expecting more than one guy. In this case you only needed the one guy as long as it was THIS guy! Francisco worked solidly for two days. Sun shone, he worked, it rained hard, he worked harder.
