I spoke with six GCs. Most were cheaper -- roughly $20k less for the kitchen, $10k less for the bathroom. At the time, it looked like savings. It wasn't. Craig A. explained the importance of: * Proper wall blocking for cabinets and hood venting * Replacing old copper hot and cold lines while walls were open * Installing flooring correctly wall-to-wall under cabinets * Pulling permits for inspections and proper workmanship Others focused on cost. Permits weren't necessary, they said. Now that the remodel is "finished," the shortcuts are painfully clear: hood vent vibrations, leaking copper lines, uneven cabinets. To fix it, cabinets, drywall, flooring, and some finishes must be removed and replaced, and some items can't even be reused. The fix is now $43,538 -- far more than the $30k I thought I was saving. Craig wasn't trying to sell me extras. He was protecting my investment. If you meet him, you'll see he's genuine, professional, and honest. I was too focused on the upfront price to appreciate the value of his advice. Lesson learned: a remodel can look beautiful on the surface, but what matters most is what's behind the walls. Cutting corners isn't savings -- it's deferred expense. I'm actually kicking myself because I took everyone off Angie's List and considered only the other lower bids. Craig was a referral from a close friend who told me upfront, "They may be a little more expensive, but you'll be happy in the long run." They were right. I hope others can learn from my experience. When we're ready for our backyard deck, we'll be calling Craig A. and Realty Builders.

Such was the case was the when I received a phone call. "I'm Christopher Gates and I'm working on the O. project in San Francisco and I think we're missing a real opportunity." Chris went on to explain that the upper and lower levels of the project were connected by a set of non conforming stairs, which were grandfathered in by not touching them, but were't the most enjoyable to navigate. The previous designer had elected not to touch those stairs. But Chris suggested something extraordinary: "Perhaps we can carve out some space from the adjacent closet, a bathroom, and a light well, and make a set of beautiful stairs with a skylight above that unifies the home right when you walk through the front door. Are you interested in checking it out?" As one who wants my clients to really love their new home, I was a little embarrassed that I'd miss the opportunity myself. But even more, I was super grateful for Chris's suggestion as well as his palpable enthusiasm, especially when so many architects and builders are willing just to gloss over it just to get it done quickly. "Hell yes!" I said. We scheduled a time to meet, trouble shot the challenges, and over the next 10 days, co-created an amazing solution together. Yesterday, nearly nine months since that first meeting, I had the chance to check it out the (nearly) finished project. Chris and his fantastic team had totally transformed the place, from a chopped up, piecemeal layout to a spacious, light-filled home with all the essential amenities a family needs. Nick has been available through the years to answer questions and to help our friends with home remodeling needs. Don't hesitate to choose Firth Construction. You can rest easily knowing that Nick will care for your house as if it's his own and he knows his stuff. He will solve issues that arise. You won't have to intervene and you will be very glad that you chose the right, conscientious contractor. In contrast, we undertook a major remodel with a different GC over the last year. We didn't use Firth Construction because of our scheduling and timing needs; however, we have major regrets that we didn't wait for Nick and his team to be available. We have had numerous headaches with the other company with many things having to be redone and having to settle with "good enough" because we had no choice. We had to bring in our own sub contractors to complete some work so we could feel comfortable that it was done correctly. In fact, we are still waiting for the GC to finish major work and are sitting in limbo with only one (of three) fully functional bathrooms, which is the bathroom Firth Construction did years ago. It's been extremely stressful, frustrating and disappointing. Renovations aren't always easy and unexpected things will happen; however, you can give yourself peace of mind and less stress if you choose Firth Construction. They…read moreimpressed, whether it was with the handling of inspections and inspectors, the transparency with financials, or the simply trade itself, John Shaw and his team were always on top of our renovation. Professional, respectful, and highly communicative, he was always there whenever we needed him, by text, phone, or in person, if we needed reassurance, advice or progress reports he always seemed to be right on the ball. It's hard to communicate just how important this is to keep the blood pressure down while undertaking something as life altering as a major home renovation, but we always felt Fahan had it under control. Our project was completed on schedule, 7 months to do a new kitchen, master bath, staircase installation, family room and deck, plus electrical and lots of small detail work around the house. Seven months is really something considering how easily big renovations like ours can go off the rails. Horror stories abound, and we, quite literally, had none. What a huge relief. In terms of costs, Fahan was transparent and upfront with us. They estimated and invoiced all expected and unexpected costs up front, and clearly stated any potential overruns. There were some, but none that we felt were from left field, and for each one we were given options to keep in line with what we were comfortable with. We understood and signed off on everything before anything moved forward, with a comforting degree of transparency. The only downside we could see was that the pricing tended to be high. It's not entirely clear however if this was due to the current economic conditions of '22-'23 or if it's just what quality work and workmanship costs. But as they say, you get what you pay for. Overall, we felt well-taken care of throughout the process, like there was an insider who knew the business, the pitfalls and the tricks. "I trust them", were words we uttered more than once. Most of the time we weren't even at the house, only catching up on the progress on weekends, but we always knew that the work would get done and with little to no issues along the way. THe house turned out amazing. We really couldn't be happier with the work they did. Fahan's just a quality outfit, contractors and subs, that you should trust with your house too. Just top-shelf all the way. Two thumbs up.

He was extremely thorough: from working with the architect to co-ordinating with all the inspectors, to introducing us to all the members on his team and what we could expect from them on a regular basis. He managed the whole project effectively by providing us with timely quotes, invoices and being diligent about addressing any follow up questions we had. If there were any unforeseen issues with the weather or supply chain issues, John kept us informed and worked around each of these issues while keeping the project on time. We took the entire house down to the studs and then moved and replaced all the studs. To say we were terrified is a complete understatement. We talked to several GC's, and were referred to Aaron Gordon by our architect. He stood out from the start, and there was really no question who we'd go with after meeting with him and running through his process. He broke down and explained every aspect of the project, and priced out the entire thing in advance. And this wasn't a rough ballpark quote like you get from most GCs, it was down to every detail. We were always in the loop on every aspect of the project. We had bi-weekly onsite check ins, and they provided weekly summaries of work completed and what was on the schedule for the coming week. We were never in the dark. Most importantly, I am happy to say now that the project is over, there were no surprises, and they finished on time and on budget (slightly below actually). That's quite an accomplishment considering the scope of work involved. Their quality is top notch, and the entire team is 100% professional. Not to mention they are just genuinely really good people. They would repeatedly go above and beyond what's expected. Just as one example (to which there are many), right when we moved in we tried to start garbage service through Recology and have bins sent to our house. Unfortunately Recology was hacked and their systems were down for weeks. We had nowhere to put our garbage, so the AGC team swung by several weeks in a row to literally pick up our personal garbage, just as a courtesy until we finally got bins sent to us. I could rattle off countless examples, but I just wanted to highlight the level of service they provide. I was flat out impressed at how they conducted themselves both professionally and personally. This whole thing could have been so stressful, but the team ensured it never got to that point. I dare say it was even enjoyable. It was amazing to watch our home transform knowing it was in good hands. I have zero hesitation recommending them to anyone starting a new project. They are as good as it gets, and they will be our go to for all our future needs. So happy we were referred to AGC.

It was an unfortunate discovery, but working with Aaron, Joro, Denis, and team made the whole process significantly less painful. We also elected to do some minor remodeling to the affected areas, and directly provided AGC with the design. They were extremely accommodating in this, and Joro, our project manager, provided a wealth of feedback and suggestions that we incorporated. We hired them largely based on their portfolio, and even got to tour one of their previous SF projects that was being prepped for sale. They definitely specialize in higher-end construction, but in the end we felt that both the structural and cosmetic work needed the attention to detail we felt AGC could provide. Excellent communication, COVID-safe, and they were able to rapidly source quality sub-contractors for plumbing, HVAC, electrical, and cabinetry despite being in the middle of a pandemic with very high demand. I whole-heartedly recommend AGC and will be referring friends to them.
