PLEASE READ: I wish I had listened to Craig A., Senior Project Manager at Realty Builders (not a salesman -- a true professional), when I was planning my kitchen and bathroom remodel. I spoke with six GCs. Most were cheaper -- roughly $20k less for the kitchen, $10k less for the bathroom. At the time, it looked like savings. It wasn't. Craig A. explained the importance of: * Proper wall blocking for cabinets and hood venting * Replacing old copper hot and cold lines while walls were open * Installing flooring correctly wall-to-wall under cabinets * Pulling permits for inspections and proper workmanship Others focused on cost. Permits weren't necessary, they said. Now that the remodel is "finished," the shortcuts are painfully clear: hood vent vibrations, leaking copper lines, uneven cabinets. To fix it, cabinets, drywall, flooring, and some finishes must be removed and replaced, and some items can't even be reused. The fix is now $43,538 -- far more than the $30k I thought I was saving. Craig wasn't trying to sell me extras. He was protecting my investment. If you meet him, you'll see he's genuine, professional, and honest. I was too focused on the upfront price to appreciate the value of his advice. Lesson learned: a remodel can look beautiful on the surface, but what matters most is what's behind the walls. Cutting corners isn't savings -- it's deferred expense. I'm actually kicking myself because I took everyone off Angie's List and considered only the other lower bids. Craig was a referral from a close friend who told me upfront, "They may be a little more expensive, but you'll be happy in the long run." They were right. I hope others can learn from my experience. Realty Builders Inc., and NOmentum Construction Inc. (name changed due to contractual reasons), are run by the same owner with the same working crew. They are operating under two separate names to win more bids. I learned this because while working with NOmentum, the project manager slipped up multiple times. First, they asked me to make out a check and write "Realty" on the envelope. Second, I received a google drive file access request from a Realty builder email address. The project manager told me she didn't know why that happened, but I'm not stupid. I cross-referenced Realty reviews and the crew names and owner names referenced are the same. I reached out to a Realty customer and validated phone numbers match. I received a Realty estimate from Craig. I should have picked Craig, because our project manager at NOmentum was incredibly rude. He completed work without telling us it would be a change order of $1k+. I said we should have been notified before proceeding, and he literally yelled at me that this was "not his job". The owner of the company had to get involved to make it right, which we appreciated, but the experience was extremely negative and jarring. I bet Craig would have been nicer. Our job was a kitchen remodel, plus garage conversion to laundry room and bathroom. The kitchen and laundry room are satisfactory but required a lot of project management. Biggest complaint is they did not complete the tile under the shower bench, so our shower is effectively not waterproofed. They ghosted us for a month until I posted online reviews. This should not have passed final inspection. Our job started in January, and was finally completed in November. The crew was nice. We liked the foreman, plumber, and all the other guys... but the rotating crew of subcontractors left a mess every day. I was third trimester pregnant and my husband and I were shop-vacuuming / wiping up dust EVERYDAY. They would repeatedly perform work without tarping, even though we reminded them multiple times. We ended up with wood shavings in our washer, dry wall dust on our couch & bed! The owner promised to get a cleaning crew in at the end of the job and never did. They offered a cleaning crew in November again, but we declined because we already cleaned it ourselves-- we weren't going to live in filth for months waiting for them. read more

Ongoing 2-year nightmare that was supposed to be done in 70 days. We signed a contract to remodel 2 bathrooms (already gutted to the studs) in my house for $90,000. The work has been substandard and unsupervised from the beginning and in every area. Unsecured sections of drywall because studs were missing to attach it to, and other randomly placed screws. Refusal to use purple/mildew-resistant drywall in the bathrooms even after request. A shower volume control that does not work because it was attached to the wrong pipes. Missing insulation. Unsecured cement backer board for the shower tile with bowing, holes and gaps. No inspection of tile ("we don't inspect tile") resulting in installation of two different tile lots and a demand that I cover the cost of demolition and replacement. Large chips and cracks in the marble tile damaged during installation, I was told that it was delivered like that (it wasn't). Sections of tile were missing grout. Floor tile laid so unevenly and with such extreme lippage that the door had to be cut to pass over it. They would not admit the problems with the tile installation until I hired a private inspector. The inspector said this was one of the worst installations he had seen in his career and advised total demolition and re-installation. They had to demolish and re-install three times. To their credit, they did as the inspector instructed and at their expense. Walls were missing studs, not leveled (over an inch out of plumb), and not straight. The counter fabricator couldn't install the counter until the wall was made straight. Brass fixtures heavily scratched during installation. Custom vanity drawers that had to be refinished because they were not protected during work. A bathtub that drained into the ceiling below on first use. They dropped my washing machine down the basement stairs. Dents and ridges in the bathroom walls and ceilings. I finally hired someone to re-mud and re-sand and re-paint the walls. He said that to make the ceiling flat, he would need to remove the drywall and start over. The Realty Builder workers would disappear for days and weeks without explanation. They never provided evidence that the permits were extended after they expired. They did not contain the worksite. I bought plastic doors and contained the worksite myself after 5 months of requesting it. I vacuumed and picked up their trash. They worked in the master closet without covering anything and destroyed a rack of work and formal clothes. The contractor, Victor Haim, yelled at me abusively on three occasions, on one my adult son had to enter the room to make him stop yelling at me. My neighbors are furious about the two years of unpredictable construction. I have spent countless hours finding and arguing about all these problems which Realty Builders did not see or denied. When we negotiated the contract, Victor Haim added 5 items as incentives, including re-framing of the master deck door and installing a heat pump water heater (they replaced a gas water tank when mine broke and are claiming that that is equivalent.) The bathrooms are almost finished (although I am afraid of what is behind the walls.) I have now asked that they give me credits for the unfinished contract incentive items, reimburse me for what I paid for their tiling errors, and get the inspections done. There is a $19k contract balance. I am confident that the credits and reimbursements exceed this amount and do not want to overpay. Their response: they stopped work. There's more, but in summary, they used cheap materials, mostly unskilled workers, didn't supervise, denied mistakes, had long and unexplained delays, let permits expire, didn't contain the work site or clean up, yelled at me. They are claiming delays due to illness, but the illness occurred when the project was already a year past deadline, and now it is almost two years past deadline. They have now stopped work on a project more than 20 months delayed until I pay out the contract and are refusing to discuss credits and reimbursements. read more

Our project was a gut remodel of our two level San Francisco Sunset tract home, including the creation of living space out of the unfinished lower level/garage. Before we started working with Realty Builders we had almost given up on being able to remodel our home. We had wasted money working with a design and build firm to get an unworkable design far outside of our budget. We decided to take our project to general contractors and see if anyone thought our plan could be executed, at least in part, for a better price. Some contractors didn't even show up. Some looked at our plans, gave us wildly different quotes, positive and negative, but it just seemed like another job to them. The moment that Victor walked into our home and talked with us about our project, I knew he was interested in more than just a job. He walked through every room and all around the exterior, we talked about the design we had paid for, we talked about how we lived and what we wanted from our remodel. Even at the first meeting he was riffing on our design, walking through ideas, talking about potential issues and how to solve them. A week later, Victor said something that sealed the deal for me. He said, "Your design is not good. I can build it for you, but you will end up with a house of depressing little boxes. I want to make a house that you will love." He showed us that he had completely thrown out the original design options and created something new, himself. After many months of engineering, demolition, permitting, construction, material shopping, designs, etc. I am writing this from the home that Victor designed and his crew built. He was 100% right. We love our home. It is bright, airy, built for both entertaining and private spaces, organically connecting both the main floor and our garage level now converted to wonderful living space. Realty worked hard to stick to the contracted price, and for all known items, they did exactly that. Because we were remodeling an old San Francisco home, of course there were surprises and extra options. Each time a surprise came, or an optional change came up, Realty let us know about the change and gave us multiple options with various prices for those options. So while we went somewhat into extra budget, we had a lot of choices in how to meet surprises and how to pay for them. I know nothing about construction, but friends and family who do would often come by the house during construction and comment on the high quality of the work being done. When I was present for inspections, I often heard the inspector make off hand positive comments about the quality of the work. Generally we breezed through inspections for this reason. When there were issues, Realty fixed them. When there were problems, Realty would address them. When some of our subcontractors failed, Realty stepped up and dealt with the failures. We are very satisfied and will work with Realty again. read more

I developed close and strong relationship with their workers which I consider now part of the family.,work went smoothly as planned. yes, there are times when disagreement on the construction plan existed but we talked about it and before the day ends everyone is happy. every friend, neighbors, and family nembers heaped praises to my delight about how the renovation came about. we are very much pleased. my go to guy, Shirel the quarterback of this project managed the start till the completion of the project. of course, there is Victor the owner and the final decion making guy was working behind the scene to make the masterpiece project translated to reality. We contacted numerous contractors before starting our home remodel project and after meeting with Victor decided to work with Realty Builders. Victor took our ideas and design concepts and made them real while adding his own creative insights to develop a warm and welcoming home environment that we now love and enjoy. Project leader Alex and his team were extremely professional and were able to respond to the unforeseen complexity of the remodel of an older Sunset home that included structural repair, complete rewiring of our electrical, and all new plumbing and floors on both levels. Our project originally was to build a shower in our half bathroom by connecting the pantry as part of the new full bath. As the demolition started, we discovered rotting floors and water damages, including electrical issues. The project became three times bigger. A full gut from our laundry room, through the kitchen, and dining area had to be demolished. Fortunately, Realty builders took care of it, got the new permit from the city, and coordinated with me as we move forward. My favorite part about realty builders is their communication. The whole new project finished in exactly 99 days despite all the holidays that was added into the timeline. The staff was so friendly. Shout out to Avi, Shai, Shirel, Viktor, and everyone else in the team. Also, shoutout to the contractors who were amazing and very knowledgeable on what they do, especially Manny, Cesar, Edwin, Carlos, Angel, Frederico, Miguel, Oscar, Luis, and Hugo. I love my new downstairs. I definitely recommend this company to anyone. In case you do use Realty builders, be advised that sometimes unexpected things can happens. For example, some special materials are not available or backed ordered. Well, the fastest way to resolve issues is keeping an open mind to other options. Remembering that these people are professionals and they have ideas that could make more sense for more functional areas of your project. We have not had a good experience thus far. They are very behind so today we have to move into a space that is not done. It's been months and they haven't even completed painting the walls. They've known for weeks that today was our move in day. The most upsetting part is that it is a dusty dirty mess with tripping hazards everywhere. It's not even safe. I would avoid this company based on how they treat prospective customers. I was searching for someone to assist with a siding repair project that involved removing portions of a deck and potential repair behind the siding. After multiple calls from Realty soliciting my business, I called back only to be stuck on the phone with Bob Reynolds for over 45 minutes. Bob did not seem to understand the description of the project, spoke on and on about irrelevant things, looped in his manager and then the owner just to schedule an appointment for someone to come out to look at the project. Then, the next evening, I get a voicemail from Bob Reynolds reaching out as though we had never spoken before again trying to get me to have Realty do my home improvement project (with no mention of my appointment, no mention of the scope of the project, and apparently no recollection of our lengthy conversation the day before). I called to cancel the appointment for Realty to see the scope of the project based on the sense that they were not on top of their game and fear that every time I had to talk to the contractor, I'd be stuck listening to Bob talk ad nauseum. Bob immediately got defensive and tried to "explain" why he didn't remember having already talked to me. I told him I just wanted to cancel my appointment and he responded "well you can take your negativity and have a nice life, we've been in business for 21 years." A shocking response to say the least. I'd avoid any company that wastes potential customers' time, hires someone like Bob as their customer-facing contact, and then responds with vitriol in response to a basic cancellation due to their lack of organization and business management. Who knows if they do good work, but if I have to run through hoops just to schedule a consultation and have to listen to Bob talk about nonsense forever, I'm ok with finding a more organized and efficient contractor elsewhere. read more

We worked closely with Victor, Alex and Stacy and they were hard working, and the project ran relatively smoothly (it's construction so hiccups are a part of the process). Evaluation on: atitude, honesty, professionalism. I had already hired contractors from another company, but we had arguments so I considered hiring Reality Builders (RB) to take over their job. RB came over to give me a quote on how much he would have charged me, which is more, BUT you get what you pay for. My existing contractors charge less but less professional (thats why we had arguments!). RB gave me a reality check and recommended that letting my current contractors finish the job would be a more economical choice for me. So I didnt hire RB to take over the job. HOWEVER, RB still took the time to evaluate the work of my contractors, told me what areas were not good, and gave me very good pointers on how to communicate with the inspector, how to protect myself against dishonest contractors. I could tell that they would have provided a lot professional work than my half-ass existing contractors. read more

They were terrific. I started with having a kitchen remodel, removing walls between living room and dining room, cabinets, moving appliances, and building an island, granite countertops, and pendant lights and ended up redoing the entire condo adding on replacing windows, redoing halways, recarpeting, crown molding, re-wiring, re-doing a bathroom including whirlpool tub and and my office room. He helped customize a home entertainment area and and shelf system in my office. It is like having a new condo. The result is like something out of a magazine or one of those TV shows. What was great is that with Victor's help, the owner, it was like having a designer, without having to pay extra for one. He has a very good eye and gave me excellent ideas. They made sure everything was done right - with excellent workmanship. There were several good surprises - for instance on the kitchen cabines with a variety of features we did not even talk about like slide out drawers, trash and spice slide out areas and others. He even went with me to Home Depot to look at and select materials - granite, tiles, paint colors, light fixtures etc. He also found a couple issues, like a leak coming through the wall adn took care of sealing it and did not ask to be paid extra. He actually provided several extras without asking for more. He was very patient, tolerating my nature of being quite detailed. The cost was a very good value as well so excellent servive and quality and very good price. read more

I had seen the beautiful remodel Realty Builders had done in a friend's condo and was quite impressed. I didn't think I needed their services until I had a terrible fire in my townhouse in Los Gatos. The fire damaged the entire 2nd floor, with moderate damage on the 1st floor. My townhouse needed rebuilding on the exterior and interior, roofing, framing, plumbing, electrical, drywall, painting, flooring, etc. Many permits and inspections were required. Realty Builders passed all inspections. Victor has access to specialists and craftsmen who do excellent work. My situation was compounded by having to work with the HOA insurance company's adjuster. Victor can think out of the box when it comes to solving problems. His scheduler Judy is a good communicator on the phone and on email. Victor has an intuitive eye for design and color, which in the end made the final result jaw dropping. Because I had lived there for about 30 years, he had a few simple suggestions for modernization for which I am so grateful. In the end my townhouse looked like a big reveal on the HGTV channel. My friends were also pleasantly surprised. I couldn't have been happier. I have heard of so many reconstruction nightmares from a variety of people over the years. In my case it was a dream come true. I would strongly recommend Realty Builders if you are remodeling one room or the whole house. Quality and professionalism go hand in hand with them. Did a great job until the end. Judy lied to me on the phone and emails 6 times concerning someone coming to finish the job. You asked if if there was extra paint. I said no so they just didn't paint it?? Not professional. So close to doing a stellar job too. read more
