Ruby was an excellent leasing agent. Coming from Florida, I had a lot of difficulty getting a hold of onsite staff from different apartment communities in southern California but Ruby was readily available to give me a virtual tour while I was in Florida. After moving in, I was able to consistently receive next day responses from Juan and the maintenance team. We super appreciate Ruby and Leo, as they have always been so helpful and kind, no matter the ask, they have done nothing but go above and beyond for us as tenants. Beautiful property! It's very clean and I loved all the amenities and what they offer. My husband and I where able to get a last minute tour with Ruby, she was so helpful with all my questions and concerns and let me just tell you I had a lot and Ruby answered all of them and was very patient with me. My husband recently got stationed here due to military orders. This property is in close proximity to Camp Pendleton and the outlets for shopping. It looks very safe as well and the outdoor maintenance is for sure being taken care of. Overall best tour I've had. read more

The area is nice but a lot of the furnishing on the inside of the apartments could use work. Ours was newly renovated when we got here but I don't think it really was. Our dishwasher keeps breaking despite it being new, water will leak all over the floor and make a mess despite having towels to catch the water. We called maintenance out to fix it but it keeps breaking. The last time we called they wanted us to wait about a week's timeframe before they can get to it. It's kind of frustrating since we have kids and it's a lot faster to use the dishwasher vs always handwashing. Especially since we are paying a decent amount in rent. I feel like since we keep having so many problems they could reduce it but probably unlikely. As other users have said also there is a decent amount of bugs and despite the bug man coming, keeping the place clean and getting our own bug spray we still have some spiders and ants etc. We also called to ask to get another bug spray run through and then we were told it's because it's in the kitchen area where food is so they won't be able to accommodate it. The drywall is cheaply painted and will crack and break and peel without any damage. Our outlets don't properly hold in plugs so you have to keep playing the guessing game around the house on which plug will hold a charger. Our microwave also keeps breaking and needs replacement. I lived at this property for about 3 years. The amount of BS that we had to deal with management over time has just been ridiculous. Where to begin... Starting with the white supremacy situation. There was an attack that happened to a tenant here in the beginning of December. It was between a couple that lived in the same building as we did but on the opposite side facing the freeway. The guy which was a white supremacist and would always be trying to fight everyone in the neighborhood beat his girlfriend so bad that she went into a coma and tried taking out her body at 4 am. Only reason he got caught is because a neighbor saw him taking out the body while coming back from work. That was on a Saturday, and on Sunday the whole neighborhood was completely packed with cop cars, 3 police dog cars, and was just a mess. We NEVER got any news on what happened, who they were, or anything. But neighbors knew them. Management just tried brushing the whole situation under the rug and act like nothing happened... what kind of property just doesn't tell their tenants about such a horrible crime happening!!! The person that saw the attacker moved out the next day for her own safety and last I heard the tenants living next to the apartment where it all happened where planning on moving since management was being so quiet about the whole situation. Such a messed-up crime happened, and they just act like nothing happened, I really don't get it. 2nd - Before we moved in, the workers that were finishing up setting up our apartment were telling us how before we moved in, our apartment was completely destroyed and filled with mice,rats, and insects due to 3 families, yes, 3 families living there (one in each room). It was also very noticeable how much damage had been done to the apartment as there were patches of uneven wall and paint all around the apartment. The whole 1st year of us living there we had insects EVERYWHERE. We had to get our apartment fumigated over 8 times in the spawn of 4 months, making us clear our whole kitchen cabinets and having to reclean everything every single time. At one point when we had to clear our kitchen up for the 3rd time in a month (after 5 fumigations) I found it odd that they had to keep fumigating so I parked and waited in my car to even see what they did. Come to find out, fumigator went inside for literally less than 3 minutes, walked out, and left..... after this we had to get in contact with upper management and they still didn't believe us! They decided to come to our apartment weeks later to "see it for themselves". Took almost a year to get the bugs out of our apartment, it was disgusting. And to be honest, bugs kept popping up the whole time we lived there but at least it was less than the 1st year. And we just had to get used to it. Just look at the other reviews, most of them mention bugs. And no they didn't offer a lower rent or anything, just said oh well. 3rd - Before moving out, we had a move out inspection that took place I believe on the 21st of December where one of the workers came to check the apartment out. He said that since we lived there longer than 2 years that they won't charge for new paint job as they usually repaint the apartments after 2 years. I should point out, our walls were fine, even the worker said so. Then he told us to just check for the carpets to be cleaned and it should be fine. He said we should be good as the apartment looked great but just get the carpets cleaned. We got the carpets professionally cleaned on move out week and they looked amazing. Took videos and pictures of the whole apartment as well in case they tried pulling something sketch like this. Well wouldn't you know it, now they're saying we won't be receiving ANY of our deposit back because they need to repaint the apartment (they told us to not even worry about that as they paint them every 2 years) and supposedly the carpets were very dirty (that's a lie). We've been trying to get an answer from upper management about this and they wont even get back to us. I can't believe how unprofessional and incompetent this whole scenario has been. Lastly, the last 2-3 months of us living there there would be groups of 10-15 teenagers that would hang out in front of our apartments drinking and smoking. It got so bad one night that cops were called as there were over 20 teens. After that, it seems like management is ok with them hanging out by the dog park where they would always leave their beer cans scattered everywhere. We said that enough is enough and decided to leave as well. I DONT recommend at all living here. There's much better properties around San Clemente and Dana Point than this place. Places with no bugs, no sketchy murders/attacks getting swept under the rug, places where they'll check if your neighbor is a white supremacist and more competent management. Management, you guys should be ashamed of yourselves. Do better. read more

EXACTLY WHY I DIDNT POST THIS SOONER ---- despite these photos being from WHEN WE MOVED IN, they are NOW sending someone to inspect my apartment and harass me WHILE I AM PACKING TO LEAVE. You had an ENTIRE YEAR to figure it out when I tried to handle it privately with you BUT SUDDENLY I MAKE IT PUBLIC so you want to try and save face and act like you're making an effort now? I gave you a year and you can't give me 48 hours to peacefully leave this place? I will be out by Monday; I asked them to give me the weekend to move out and then they could come so whatever they're going to do. Less than a 24 hour notice of entry (ILLEGAL) and despite my insisting it will STRESS out my Elderly ALREADY STRESSED pets, they said they're coming anyway and I have no choice "due to my review on yelp." I will say that The office manager (Jessica) did call me earlier today and was very nice about the situation --- but the owners of this facility are choosing to do this nonsense while I'm moving instead of giving me any grace --- despite everything we've already dealt with her. So be warned: if you speak the truth you will get harassed by the owners of Lyon Living and your space be invaded. They are making their new office manager do their dirty work -- also love that they responded that my review "isn't typical" ---- despite ALL the 1 star reviews Mentioning the mold, staff turnover, and constant harassment of Tenants. I have lived here for 6 years now. It is a bit pricey and I plan to move when my lease is up this year. But overall every time I have requested maintenance they have always been over the next day to fix my issue. They are quick to respond to issues you have. For anyone who independently pays for their own a apartment this is a commentary for you for starters prior to the pandemic people would blast music by the pool 7 days a week till 1 am I'm serious forget sleep when they finish they always get loud somewhere else immediately afterwards., the people who work at the front desk every word spoken goes out the other ear you can't blame the lady Allie though seriously after speaking with the man who was her boss I realized it's literally the people who run this place currently who are the problem ., it made me miss Sean he actually listened and treated people as people and handled issues immediately & also the mailbox I was assigned doesn't shut literally doesn't shut (people could steal my mail) I haven't ever complained because I have literally tip toed around everything to keep this apartment ., if I had read the ratings & comments before moving here I wouldn't live here right now ., unfortunately my circumstances are I'm not a Cali native nor am I independent so I just have had to pace around the fact this was my best option to live at this complex if I wanted to live in Cali near the beaches and be grateful that I'm far away from home & have a roof over my head ., where it's not to expensive and my car could have a space with half shade not full shade literally half shaded . and my dog could live with me ., during this pandemic starting in January I haven't swam in the pool I haven't gone outside other than to get groceries and walk my dog (.) my windows are always shut because I have several underlying health conditions one being asthma. I moved here in sept of last year 2019 ., with in the first two months of living here my shower internally with in the pipes broke twice ., yes twice when they fixed it the first time the guy broke off my center drain ., that hole of nasty looking silver yea that used to not look like that ., the second time the bottom of the shower lining they literally broke it half off ., I put in a work order back in November or December for those to be fixed along with my windows shutter that just fell off one day when I opened the window they didn't fix it ., (even though it was clear that they could enter with out me here because I said they could enter )., as I said my windows have been shut this entire pandemic yet I have had spiders some how making their way in (now that I've read the comments I see that it's likely the walls )., I had to have them come twice during a pandemic because for some reason they decided to only spray the kitchen even after expressing the fact i haven't been having visitors I've been inside for my safety I just can't live with the spiders spray the whole place down please ., like how in the world do they screw that up for real this was last week Thursday that the spider guy finally got rid of the spiders spraying the entire apartment not just the kitchen He only comes once a week initially that was supposed to be handled two weeks ago the first time . , in the end yesterday they placed a warning outside my door that in 7 days someone is coming in my home (during a pandemic) because somehow a clean apartment is in violation to their rules (?) if it's the stuff that's broken it's seriously not my fault I've done my part ., if you are planning on paying out of your own pocket do not move here stuff breaks all the time & when they did painting outside of each of the apartments a few months ago when I opened the door I kid you not the brown paint got all on my carpet entrance at the front door I cleaned deep cleaned with carpet stain remover yea nah it's not out (they did that)-the people working here- and you won't be respected by the people who work here currently because they completely disrespected me& I have made zero problems . Like it's the first time I got mad and spoke with them about being reasonably frustrated And you might be evicted for literally staying inside you're home minding your own business during a pandemic and your family be all the way in Texas and you have made no problems at all living here . Don't move here save up and pay extra to live in a better place with actual decent parking spaces ., I lost my side mirror twice during the time living here the spaces are crammed and narrow & kids are always playing in the street literally behind your car . And the walls are so thin if it's not the dog down stairs barking from noon till evening when the guy leaves & gets back from work -it's the couple behind me in quarantine. I would give this place negative stars if I could! This facility is ran by a bunch of clowns who do not know right from left!! On top of the constant shitty service you get from the office workers and the maintenance staff you are paying high prices for tiny apartments that have cockroaches every damn year! We have been having their bug people come in and out of our place now since before the end of September it is now the middle of November and they still have not resolved this issue!!! We have to keep removing ALL of the items from our kitchen and bathrooms for them to come and half of the time they dont even show up!! To top it off we have recently had two large mice as well!! All you get from these people is I'm sorry!! Which is a load of BS becuase we know they couldnt give a rat's ass!! Being first time renters moving from out of state, we were very nervous! BUT Pacific Pointe has been nothing but great to us!!! The location is perfect! You are close enough to downtown San Clemente, but far enough to be a quiet place to live. It is within walking distance to the Outlet malls, which is perfect!! Target, Walmart, & Trader Joe's are all within 5 minutes to us, which is super convenient!! Maintenance is always quick to fix any issue we had. With that being said, we only have needed to call once because of the garbage disposal. They were there the next day & the problem was immediately fixed!!! The leasing office staff has been nothing but kind & professional! They are always available to answer any questions we have had!! Kaylyn Potter has been the best to work with & beyond helpful!! She has made living here 100% better!! We have never had issues with hearing any neighbors, but do live on the top floor. Even living so close to the interstate, we don't hear any road noise either. Everyone we have met has been extremely nice to live next too! Overall, the apartment complex is fairly quiet!! You do hear dogs barking often, and there are lots of them! This can get quite frustrating if you leave your windows open often. I would definitely recommend living here!! Great location, great price (for the area), & great place to call home!!! read more

They expect you to memorize every part of the lease and give out no reminders. Seems like they try to sneak things by you so they can squeeze out as much money from you as possible. After reading through the lease thoroughly you'll notice some extremely questionable things are included. It's the last day of our lease and they changed the locks on us. Our room mate turned in her keys yesterday but we still had ours so we could grab two alcohol bottles that were left behind. They needed all three people on the lease to sign off on everything else but when it came down to it we are still paying for today and can't get into our apartment. Fuck this place, the night are is finally over and it only cost us over 3,000 in rent every month. I am so disappointed Pacific Pointe Apartment Complex in San Clemente, CA . Do not decide to live here or deal with them. Have been here for over a year now and all of a sudden because "corporate" is coming around for inspection they want everything to be perfect and go in your spaces and remove and tear things down without your permission. We were threatened to be evicted for having a fan sit on a desk that is in front of our window because you can see the fan when looking through the window. They have NO AC and it gets HOT as hell in the apartment but yet will not allow a fan to be seen if looking in the window. NOT IN THE WINDOW- just in site if looking in. They also tore down our baby gate that isn't even visible at all to the eye along with other things. Zero care or human decency. Very disappointed in the poor management read more

I have lived her since June 2012 and find some of the other reviews to be opposite to my experience, then I saw they were two years old. I find my apartment to be bright and cheerful, the view is exceptional, I have posted a coupld of photos and want anyone interested to know that I think the Management and Maintenance staffs here are very client focused. Pacific Pointe is located one mile from the ocean affording wonderful views and fantastic sunsets plus an ocean breeze most of the time. This is a happy place and staff hosts several get togethers/mixers every month or so. The residents are friendly and it is like being part of a neighborhood where a big bonus is the sharing that goes on from a population that is multi generation/sultural/hobby /and careers. read more

This apartment complex is run by a bunch of crooks. Do NOT move in here. The leasing office never answers our calls. They instituted a ridiculous parking program. My car got totaled and I couldn't get the parking pass out of it and Sean said I had to pay $100 to replace it. We don't even have heat in our apartment. I highly recommend not moving in here. This apartment is a pretty average place, but I'm giving it 4 stars for the location. We have lived here almost a year and have not had any problems; maintenance is always quick to answer service requests. We are walkable to the San Clemente Outlets, which have some coffee shops and restaurants, including Blaze Pizza and Slap Fish. The complex is a mile from the beach and we love living in San Clemente! My only complaint is the walls are thin and we can hear our upstairs neighbors flush their toilets and use their vacuum. read more

This place is fantastic, if you're a fan of rodents. I however am not, and although they are kind of cute, their feces and urine are not. Also not a fan of them eating through everything in my pantry and making a love nest in my kitchen drawers. They never harmed me, but apparently you can get leptospirosis from their feces/urine and can be fatal. Moving out ASAP as I alerted management of this issue and the best they could do was set peanut butter rat traps I could have got from walmart. The holes that the rats crawled through from the outside have STILL NOT BEEN PATCHED. They tried to blame my dog for it all, I keep the door cracked so she can go potty on the porch while I'm at work if she needs to, and she had pooped on the porch before I could get home and clean it up, they said it was a sanitation issue. The rats had been in my apartment long before I even had this dog. This is not just a management issue, I spoke to a woman from the corporate office and she refused to give me a refund of my rent even in the face of their failures to remedy this issue. Lyon Communities as a whole is NEGLIGENT and I plan on getting the attention of The Environmental Health Division of the Health Care Agency about the problem. read more

I made a yelp account just so I could write a review for this place; honestly wishing I could leave a 0 Star review. I lived there for just shy of a year, and my experience was SO BAD, I can't recommend it to anyone. 1) The staff, while polite, is rarely helpful. Every time we went to them with complaints, they never got dealt with. 2) We put in 3 separate maintenance requests to have our heater fixed; for the entire year that we lived there we never had a working heater because no one ever fixed it. Every time a maintenance request DID get filled, the repair men would always break something else in the process. One actually irreparably broke our washing machine while replacing a fuse and the company/apartments refused to take responsibility. 3) We were repeatedly harassed while moving in by the staff because we have a bulldog, and they were adamant that he would be a problem and we might have to get rid of him. 4) Our mail got stolen more times than we can count. We asked to have our mail held at the main office so it wouldn't get stolen, and they would agree to hold our mail, then never do it (I'm still trying to get back 2 packages and a months worth of letters and bills, and I haven't lived there since early November). 5) The tenants there DO NOT follow the apartment rules. Like clockwork, every time the staff goes home, the place becomes a zoo. Dogs run around the parking lots off-leash (our dog was attacked multiple times), children run around unsupervised and have caused multiple minor car accidents, and holidays are noisy/trash-filled affairs. 6) The grounds just aren't maintained. Trash and old food are all over the place, mostly in the decorative shrubs, the pool area, and children's play area. Thanks to our neighbors, we had a shrub full of cigarette butts and junk food wrappers, and on more than one occasion we went to the pool only to find chicken bones or other grilled meat scraps not only on the grills and chairs, but actually in the pool. 7) The parking lot itself is so over-packed that people regularly park along red curbs. While the apartments do have a towing company that is supposed to tow any cars illegally parked in the lot, I never saw anyone towed. The truck would arrive, and without fail, would leave empty handed after shooting the breeze with the car owner for a few minutes. 8) Any time we called the office or company and were told they'd have to call us back, it didn't happen. The current record is 2 months waiting to hear back about a replacement shower head. Even physically going into the office wouldn't speed things along; we'd just get told "we will deal with it right now and get back to you", then it's back to waiting. 9) The majority of the equipment in the gym is broken and never gets repaired or even replaced. It just sits there. 10) If you use the community laundromat, either stay with your laundry the whole time, or expect to have your clothes stolen. 11) Anybody with pollen allergies should live elsewhere. The plants there are super polleny and they cut/trim the plants multiple times a week. Sometimes the air would get so thick with pollen and plant matter that you could clearly see it (it would be coating your car, too). I could go on and on with the issues I had at this place, but I'll leave it at that. We were paying upwards of $1,900 a month to live in a place that looked like it was worth maybe $1,000 a month. Do NOT move here. I read the reviews and went for it anyway but I regret it. My roommate and I move in during September and since then kill spiders DAILY. They are always in my shower, crawling around the house, and in my bed. We are extremely clean people so cleanliness has nothing to do with this. Tonight I had a flying termite in my room and my roommate has had multiple centipedes in her room. We are sick of it. Don't move here unless you want bugs. Management has sprayed multiple times but it does nothing, the spiders just continue coming. Disgusting. No peace of mind. read more

This place was never very good. Police. Gang activity. Child drowning in pool. Heavy drinking and loud music at pool - I don't go to pool area because I don't want to be harassed by large groups of drunk men. Maintenance can't fix things on the first try.... However, the management has decided to terrorize the residents. The management is giving eviction notices over plants, plant stands, and because they think you have too many plants, surf boards (in a surf community), Ring door cameras. Management has created a "community rule" that nothing should be visible when your window shades are open. Management has stated that you can't have inside A/C units because they don't want the vents seen. Management towed a resident vehicle that had current tags, was insured, and drivable because she didn't like the way it looked. Management has decided that you can't have a door mat that they find objectionable - it could be wording or simply the color. Management is going into completely enclosed patios and moving and removing personal items they find objectionable. Management has been caught on camera lingering around apartments like a stalker.
