When we were initially looking for a home, we wanted something a little further from Travis AFB since I was doing my rotations in Sacramento. Luckily, they had a house for rent at about the halfway point to make my and my husband's commute tolerable. We spent our first couple years of marriage there and even added to our family, so we were a bit sad to move. Jodie is professional and very prompt with communication. If we ever had an issue, we just had to either call or text him and it was handled within a reasonable time frame. He was in close communication with the owner as well, which is likely why things were taken care of promptly. When we had issues with our bank transferring our rent, we also communicated that with him, so we were able to just drop off a check instead. We were able to make some temporary upgrades to the home while renting with them as well. We added a smart thermostat and a doorbell camera without any issues. My husband and I were sure to re-install the existing doorbell and thermostat upon moving. Since we moved from the Bay Area towards the Sacramento Valley, we were able to rent a home for the same price (if not cheaper) as the apartments and some townhomes by the surrounding areas of Travis AFB. That being said, we got the best bang for our buck in that regard. Even with the extra expenses of having a house, such as hiring a gardener for biweekly maintenance and trash & recycling pick-up, the price for renting was still more than reasonable. Overall, we are very pleased with our time renting from Professional Property Management. We had a cozy stay at a wonderful home that we kept up to the best of our ability. Every time that we had questions, they were answered quickly and to our satisfaction. The few times that we needed maintenance, the handyman was scheduled straight away and fixed whatever had to be done. The negotiation of our rent amounts were handled very much to our satisfaction. We are active duty military, and only left because we have to sent to another base. Should we return to Travis AFB we could only hope to have a property manager as helpful and responsive.

    RENTER BEWARE!!! I am a qualified homeowner with a 760 credit rating and more than enough…read moreverifiable income. I paid application fees and submitted a complete application NINE days ago. What has followed is a frustrating disaster of non-communication and some sort of game playing. I have been told repeatedly that my application was completed and being sent to the manager repeatedly, only for them to come back and ask for the same information that was already given. I would call to follow up and the Application Specialist would not return my calls. When I finally called back and insisted to hold for him, he would get on the call very disorganized and try to insist he was waiting for me to send document. Then I would tell him exactly when they were submitted, then the next day they would invent some new arbitrary request To intentionally delay the process. They systematically and seemingly intentionally kept me on the hook for nine days until admitting that they rented to someone else! It gets better... they are refusing to refund my application fees!!! Best case: their staff is disorganized and unprofessional. Worst case: there are some sort of shady business practices that are holding would-be renters hostage while they play games. If you are considering listing your home with these people, I would highly suggest that you look elsewhere--I'm not sure they are capable of getting tenants through the process.

    This review is for the homeowners that wants to find a property management company to manage their…read moreproperty. RPM managed my property for 10 years. I decided to terminate their service for the reasons that I listed below. 1. During the vacancy period from May 2024 to August 2024. They are using a lock box to store the key to show my property during rental posting period. Anyone contacting them can go to my property themselves alone, without supervision, and I was charged $301.25 for 29 billing days for the PG&E bill for the month of July. I asked RPM why a vacant property's PG&E bill is higher than my PG&E bill for my own house, and who was in the property. Their response was "The owner is responsible for paying for the electricity bill. There was no camera system so we didn't know who was there." I received PG&E bills with an unusual amount for two months, for June, I was only paying $51.26 and that seems a reasonable amount for a vacant property. 2. I paid a total of $418 for a crew to come weekly to take care of that during the vacancy period. I received 3 notices from my property HOA regarding the fact that the landscape is not properly maintained. When I checked with RPM, this was their response, "the landscaper was going to the home every other week and cutting the grass/weeds but he was not watering the lawn as that is something that should happen more frequently than every two weeks, especially with the heat in Pittsburg," My new property management company found out that because the water system never worked which RPM never brought this up to my attention. The water riser and main shut off valve are corroded and don't work properly. 3. I paid $715 for deep cleaning. However, when I went to my property on June 1, 2024. The property wasn't clean and trash was on the floor, sink and toilet were dirty. They are already showing my property to public. I did notify them for the issue, they said they will send someone to do another cleaning. But the fact that they posted my property to the public when it isn't ready to show. They failed to do a good job on manage my property. They have to keep lower the rent amount they listed because no one wants to rent the property with the condition that are showing (check pics), 4. Sending me an invoice to pay for another property located in another city. When I inquired, they said the vendor made a mistake sending them the wrong one. So, they are not reviewing the invoice when they sending it to the owner and asking them to pay. Unbelievable! I saved all the emails and invoice and reported to BBB. 5.They were either not knowing the contract well or lied to me when I ask if I can terminate their service. I spoke to the manager in beginning of September, 2024 regarding the PG&E billing issue. When he refused to find a solution, I ask if I can terminate their service. He first said, "yes". Then when I asked if that will affect the new tenant's lease, he then said, "oh if you have to terminate the service now, you have to pay us 12 months management fee as a penalty because you just renewed the tenant lease." They sent me an email saying that they will remind me next year at the same time to terminate the service. After I review my property management agreement, I found out I only need to give them 30 days' notice to terminate their service which I did right away. Their lack of knowledge in their professional area and failed to review their contract before provides an answer to their client have totally lost my trust for them to continue manage my property. 6. There are lots of issues that my new property management company had found after they took over. I had filed a complaint on BBB. Thanks for reading this long review.     Ehhh... SPM had a couple houses I was interested in when I was searching for a rental. The times…read morecan be a bit difficult. I think they stop checking out keys at 3:30pm. They don't have weekend hours if I recall. One of the houses the receptionist literally asked for the key back when it was in my hand after copying my ID and writing down the info to check it out. Someone else just approved for that house. I don't know why I was even allowed to check out the key at that point. That was very disheartening and felt unprofessional and awkward. Since I was there I decided to scan their listings and check out keys for another house that was also listed as part of the same neighborhood at the first house and that was move in ready. As I'm following the GPS instructions this description was not accurate. The listing said Green Valley but it was taking me to the Cordelia hills on 680. Sure enough this house was in Cordelia. This house was not in move in ready condition. The toilets were black (not cleaned). The garage door had a huge dent. The sliding door to the backyard was so sticky I got locked out and had to re-enter/lock up by walking out the yard to the front door. The receptionist asked how it went and I was honest. She took the time to write down my comments. So there's some points for that, although I'm not sure if anything was done to fix those issues before the next tenant moves in. A couple days later the first house was back in the listings. I guess the approved applicants backed out. I checked out this house and was happy with how clean and well maintained things appeared. I believe it was a first time rental. So I guess the house condition depends on the owners or how long it has been a rental? So we applied. The application process was stalled and died because SPM could not reach my previous big-box landlord. So I guess it's good they really check. (I also got a call from my HR to confirm.) But it feels scammy they never followed up after telling us they were waiting on the other property management company. Based on these experiences I would not recommend SPM.

Given this history, the current state of the property reflects the cumulative impact of years of mismanagement and difficult financial decisions. Addressing these longstanding issues is no small task. Since engaging Amanda Meng and her team, including Amelia, I have observed a meaningful shift. They have taken on the significant responsibility of navigating and correcting years of operational and financial challenges.
