We had a very stressful experience with this property management company and would advise others to be cautious. When we received the keys, the home did not appear to be properly prepared for us as new tenants. The lockbox that held the keys was unlocked and left open with the keys in visible sight. The entire residence didn't appear to have been cleaned upon move in. There was a strong cigarette odor throughout the property, visible staining that raised concerns about possible water damage, and areas such as cabinets in the garage that appeared to have mold or moisture-related issues. We also noticed exposed wiring, a damaged electrical outlet, and no hot water was provided for approximately 72 hours, basic utilities like running hot water should have been accessible on day one of move-in. We documented these issues and reported them right away, but the number and severity of concerns made us uncomfortable proceeding especially with young children. In our opinion, these conditions should have been addressed before the property was turned over to tenants. The property management vendors were also not reliable, as they either arrived several hours later than scheduled or did not show up at all. No one from the management team followed up to check on the condition of the home in person anytime after we received the keys and after we made these concerns aware. Additionally, the property was relisted for rent within approximately 24 hours after our lease was terminated. Based on the short turnaround time, it raised concerns for us about whether the previously noted issues were fully addressed before being made available again. Overall, this experience felt like what was a nightmare, very overwhelming and disappointing. Based on what we encountered, we would not feel confident renting from this company again. read more

Horrible customer service. It is impossible to talk with someone about properties or a submitted application. They ask they you email their leasing office for updates on the application and that you will hear back in 24 hours. I have waited over a week to hear back. You call and ask to speak to a manager and they won't allow it without an appointment, but they won't give you an appointment unless they know the reason and can confirm with the property management that it is okay to schedule. Before reading this, read all reviews on Yelp to see the recurring theme. Perfectly described- Smug and arrogant. I was born and raised in Fairfield and my parents had anywhere between 3-5 rental properties in an effort to finance their kids' college and supplement their income. When they passed, my sister and I inherited the remaining properties located in Fairfield and Vacaville.Since the properties were old, the rent for these properties were not high but well-maintained. I was looking for a property manager who would NOT gouge property owners like typical property management companies with excessive fees, over-use of maintenance and high turnover which results in leasing fees, etc. Tim and Mary are seemingly professional - and super organized which impresses their clients. So much so, I sent them an expensive welcome basket to thank them for their help the first year, particularly when my father was sick and I was preoccupied with his constant care for 1.5 years. But after he died, I closely started evaluating their statements with my CPA and he made me realize what they were doing. I admit I was fooled since I was not paying attention which I blame myself but I was caring for my father. I thought they were good - even referred them to my friend but just recently, my CPA made me see the light. Constant over-charging every month which resulted in little rental income. Then, I had two turnovers from one property in one year which resulted in multiple management and leasing fees, and one specific turnover, the cost to repair the home was almost $6k so they took the tenants security deposit and then I paid the rest ($3k). One would think...oh that's standard but they never got 2-3 bids as promised in attached email nor consulting me about the $6k in moveout expenses. Just charged me. They simply charged me for the cost by taking it from the tenant deposit and then asking me to pay the rest ($3k). I have attached excepts from their emails and statements. So, in summary, they do not get good tenants for mediocre properties so turnover is high with excessive expenses. They do not get bids (they say they do but I asked them to provide me with any emails or quotes with bids when I challenged them, and they could not provide). So, they also lied to me which was the final straw for me. Their statements are not straightforward so they can camouflage their manipulation. I grew up in Fairfield so I have a network there. Also, they are so afraid of legal issues, their annual inspection is exterior only. They previously did interior and exterior inspections; however, according to Mary, their legal team advised them to stop so keep in mind, they are now simply collecting rent and managing maintenance while gouging the property owners. I grew up in the town, and have a network and two contractors said they found them to be dishonest. Late payments or they would use them to offer a quote so their preferred vendor could under cut them. If you choose to work with them, keep any eye out and manage your own maintenance work if you can. One last thing, with two specific properties, this is what happened within a two-month time frame....1) Tenant wants the dryer vent to be changed. $350. No invoice and no bids; 2) Tenant said garage door is broken. That; $750. Again, no bids - just charged me; 3) Tenant said condo fence is broken. That's $800 - just charged without getting multiple bids; 4) Tenant said refrigerator is broken. You don't have to pay for refrigerator but that's $75 for haul away. Here's a good one. Tenant moves out on April 1 so I do not receive rent since they moved out. PMI charges the tenant a $385 cleaning fee and a $100 property management fee although they did not collect rent that month. They said they still managed the property. Can you believe that? Oh and the property was never cleaned. I had to pay $400 to get the property cleaned since I ended up selling the condo. read more

We rented with PMI Northbay in Suisun City for two years. They were always responsive with maintenance requests. Very professional. Fair with our deposit upon move out. Also have to give a shout out to Shannon in their office. A pleasure to work with and that's not easy to find in property management companies. For any home owner who's looking for property management company, RUN AWAY FROM THIS UNPROFESSIONAL AND ARROGANT COMPANY!!! We started with PMI a while ago, but they never treat us with respect nor have our best interests represented at all! Their staff are arrogant, unprofessional, and their service is beyond just bad! In the recent event, our tenant found there have been rodents in the attic space. So we paid the PMI to find vendors to setup traps and capture the rodents. However, the vendor PMI found only setup traps but no follow-up visits for cleaning up or anything (BTW, PMI never told us the vendor don't do follow-ups unless we pay them too, what a freaking joke!). Instead they sent us a pretty expensive quote of sealing entry points, cleanup, etc. While we considered different options, we temporarily put ongoing work on hold. But then we got threatened by PMI they'd terminate our service because 'we didn't response in time'. Even when we're actively looking for other vendor for quotes while understanding the health issue the rodents created, PMI was slow responding to our questions/emails, never answered my phone calls (they did call back once with a very arrogant tone), and never shared what the vendor they found have actually done with our rental property!!! Instead they said 'you can ask the vendor yourself'. You must be kidding, if I need to approach to the vendor, why I need your service at the first place??!!!!! Run away from these people. They don't want to represent you as owner, and once you hand your property to them, you're putting yourself against the most horrible service ever existed! ---- edits to response to Mary's comment--- This is absurd because the health issue was NEVER brought up to our attention when it is too late, and actually I am happy to see contract termination but I'm outrageous about the way this company responded to my question. I got a hold from the vendor they found today, and apparently they have been doing their job but Staff from PMI NEVER mentioned anything to me. What's even more unbelievable is Mary didnt mention at all before her staff did NOT tell us at all! If they are professional like they said, they could have informed me all the details without getting us into such ugly spot. This is sooooooo absurd that Mary was trying to claim that we are the wrong party rather than looking closely how their staff, including herself, have been treating their client. I am so HAPPY to look for other company to help us! read more

As a potential renter I was disappointed with their selection process. I was told they use first come, first serve approach. I was informed that I was the first applicant but, at the end they informed me I was not selected. This was fine with me, I just wish they would have been honest. They were waiting on responses from other applicants before informing me that I was not selected. I had denied two other homes in hopes of renting the home they had. Lessons learned: 1) They work only for the landlord because that's where they make money. 2) Don't trust everyone who is nice to you. 3) Don't put all your eggs in a single basket! The second was OK - it was managed by Solano Property Management. But their service was less than "Wow".
