These guys have been nothing other than fantastic, in every regards. We ordered a 2 bedroom / Den American Dream last year. From start to finish, the GM was transparent and upfront about everything. He has been responsive and even with little logstical hiccups, with 3rd-party contractors, we felt we were kept in the loop. From my experience and research, the CAVCO brand was our best bang for the buck. It has been two years since we bought our home, we have been able to get one person out to do the extensive amount of repairs, and when he came out, he refused to do them. they don't return calls, They don't return emails, They don't get in touch with you period. when the guy finally came out to do the repairs he refused to do them, one of them included going underneath the trailer, and he said there was too many spiders, so my son went under there the next day there was two spiders under the whole area of the house, They take your money and do not follow through, our sink leaked, at the very back, we didn't know it, our floor is destroyed, I have two people that live next-door to me on each side, and they have the same exact problems, stay away from this company read more

If you enjoy being lied to, ignored, and just downright treated like crap...this is the place for you. I have never received worse customer service in my entire life. Rating should honestly be 0 stars. From the time my home was installed on my property, it took them over 3 months to get about a weeks worth or work completed so I could finally occupy. Your phone calls, email and in person visits will all be ignored without any response. The home product itself is not to bad, its getting it completed so you can move in that is the nightmare. They will make all kinds of promises and assurances, but once they have your money, and you have signed the sales contract, you are completely at their mercy and they know it, and you get treated worse than you can even imagine. And in current covid times, its even worse. I have NEVER met a customer that was happy with their Palm Harbor home buying experience, and the customer service they received, and I have met a dozen or more here and there that all have had similar or the same experience as I did. Do your homework, and checkout company reviews. Things and items that were supposed to be and I was told would be in my home wernt done,and magically didn't appear in the 100 pages of fine print final sales contract I signed. If you do foolishly go with this company be sure to go over that final sale agreement you sign to make sure EVERYTHING is the way you were told it is going to be. and god forbid you have any issues after moving in, that is another similar nightmare of you living with broken or repairs not being done. Also, be sure to go over everything with a fine tooth comb before signing the final inspection. Be willing to take the time to check EVERYTHING otherwise you will regret it. I will be updating this at intervals. The staff speaks highly of the new GM. Always a good sign. My sales person has come in his day off to help. He is knowledgeable with colors and upgrades and design, helping me to work within my budget. But he also remains neutral enough that I don't feel he is overbearing. He is honest. The GM is also doing great work. He has been engaged in our particular issues with the county, and let me change my mind even after cashing the earnest money check. I expect to see many more positive reviews coming along here in the near future for Palm harbor as the GM gets more time to create better change. read more

Another thing, they said to not worry about cracks and other issues until some time had gone by, 'to give the house time to settle'. When we called as instructed, they said 'you needed to have those things fixed right away'. Another lie. Don't sign off til things are perfect. read more

Like the other two reviews, started out good and spiraled down hill from there, we paid cash in-full and didn't even get key's. Unprofessional is an understatement, the manager is a control freak... We had to get a master key to access the home to allow us to hook up power. Were not unhappy with product just the lack of communications of on site requirements; like, all utilities hooked up before they return to finalize sheet rock flooring paint etc. A big concern if you should consider working with this group ask for the build sheet of the unit or units your considering this will help you know the cost of the have to haves when your on a budget, also will help save an unnecessary trip back. Second, request time to clean up all the construction mess that's left for you to clean up before you sign off on the final acceptance paperwork, we found a few things that needed attention, one was flooring problems nail heads sticking up from the sub floor when vinyl floor was laid at the factory and some sheet rock that could have been corrected if the carpet roll wasn't agents the wall, read more

By far one of the worst experiences of my life. EXTREMELY UNRELIABLE!!!!!!! The house was delivered in May 2017 and they did not finish the inside work until October 2017, and it is still not finished. The work is sub par and the factory is unprofessional and rude!! The valances came 5 months after the delivery of the home. The inside of the house uses the absolute cheapest materials possible. There is no workmanship to speak of. Stay far away from this company, they are great talkers and horrible at execution. read more

The lack of professionalism of this outfit is really shocking. A rural neighbor of ours has spent months trying to get the house they bought into liveable shape. The arrival of the pieces was done in a haphazard, borderline dangerous manner, and there was no accountability. I asked for a manager to call me to explain their policies, but of course no return call. But the reason for this review is that one of their crew was just discovered defecating in the forest behind my own house. Apparently he didn't see a perfectly obvious porta potty on the property he was working on, and his manager didn't mention it to him. If I were a potential homeowner these would be the last people I would want to deal with. read more

The salesman was great, but buyer beware.....the service after the sale does not happen. From getting the title (paid cash) to the closing work to the warranty department they do not have any type of customer service skills nor do they care about you after the sale. Would never, ever recommend them. They are nice upfront, but good luck getting anything taken care of after the sale. It's been 1 week since I received my keys in the mail and I am still calling and emailing for my title. Always an "excuse" why someone will not take care of the department stuff. Good luck with any warranty work too. They make you feel like you've done something wrong when their poor workmanship is not even up to subpar work. The warranty department, Jeffrey Packer, will attack your integrity. BEWARE of this place. Don't say you weren't warned. Total lack of professionalism. It started off all nice and perfect! They referred us to the only contractor offered (the prior general manager and sales lady said THEIR contractor would go check the site - we were informed that there were no contractors in the area we are moving) - who has now been working on the lot for OVER A YEAR. We have been lied to repeatedly by the contractor, as well as Palm Harbor. Now Palm Harbor is claiming ignorance regarding their assigned contractor and balking at all of the problems - no return calls, work incomplete, incomplete bid, etc. The house is on the lot - but I sure hope the finishers actually finish the house - it looks like crap. The paint job is bad and incomplete. Hoping things change real quick. We are super unhappy. I have read and agree with pretty much everything Bonnie G. and Tod D. says in their review. I would highly recommend that you go elsewhere. The lack of professionalism and caring for the buyer all dissipates once they have you signed on the dotted line. We have been in our home less than four years and have had more problems with this home then we have had in the prior home we were in for over 32 years. The doors leak, they windows leak, they flooring is coming up. They put the cheapest flooring that they could find. They framing is made of the cheapest practical board. My husband I went in on Monday to order our new home. We met with Tom and went through all the paperwork, decided to buy the model home on their lot instead of ordering one because a bunch of the features in the model home we liked were no longer available. We put down money, but still had questions that apparently only the GM could answer. We were told the GM would call us in the morning. Tuesday came and went and no call. After trying call Palm Harbor all day Tuesday, my husband finally got ahold of Phil Mead, the GM late Wednesday afternoon (after trying to call all day again) and was told they had sold the house to someone else. Phil was so rude. He never apologized or even tried to sell us another home. He said it was first come first serve and we were basically out of luck, even though we had signed a purchase agreement and put money down already. He was rude, arrogant, and has no business being a GM if that's how he treats customers. If I could give no stars I would. Avoid this place!! They have no ethics whatsoever. read more

BUYERS BEWARE! My husband and I worked with this office to purchase a 2300 sq foot modular for our property in Northern Ca and were completely shocked by the lack of professionalism and predatory sales practices we experienced. From day one we had a very hard time getting answers or any assistance with our project and at one point waited a month for a return email. After waiting we pursued help from Palm Harbor in Albany, OR and were beyond satisfied with the service, price and professionalism of our rep there. Then, out of the blue the rep from this office called with a too-good-to-be-true offer (which -SURPRISE - she wouldn't put in writing). Low and behold she ended up rescinding the offer after less than 24 hours. When we told them how we felt about being lied to, the office then re-offered the low ball offer. We reluctantly moved forward, testing the waters by asking for help with some plans for our contractor. Less than a day after being guaranteed AMAZING service and fielding apologies for their "mistake" in jerking us around with the previous offer, we were told that they would not even help by sending us foundation info until we made the long drive from CA to OR to put $1000 down on the home (the Albany office has never once asked us for this and has been helping us with the project since we first called their office -- even when they found out we were considering an offer from the Phoenix office). When I explained that I could not make the drive for a week or so but still needed their help (I didn't think this was too much to ask considering the impending $145k purchase from their office) they sent me an email back withdrawing their offer AGAIN. Wow. Give me a break. The bottom line is, you have lots of options on where to buy your home and confidence in your seller is HUGE. Don't waste time with this office, you'll end up empty handed. I highly recommend the Albany Office, same product from much more courteous and professional sales people, no deposits necessary for basic information and help and no shady sales practices. read more
