Insane trash pileup. Gates are broken and open half the time. And no parking for guest. You'd be better off at a hotel than here.

The HOA is very bad... the gate is always broken and no one picks up after their dogs. There were bushes around the side of the complex that were cut down and never replanted and there's tons of dead foliage that needs to be removed/ replaced and no one has done that. If you want something quiet this isn't the place.The kids climb on the dumpsters and jump the fence for the pool all the time, and to top it off people play loud music and drive motorcycles and loud vehicles into the neighborhood at all hours of the night...definitely one of the worse places I've ever lived. read more

We have lived in our townhouse for over 9 years in Palmilla Townhome Community . Our new " Management Team Martha, Laura, Alfrando and Steven has been outstanding. This team treats the residents here like they really care about our quality of life. They're always attentive to the up keep of the complex and grounds. Our New Manager Martha and the Assistant Mgr. Laura is always available to listen and answer any questions. if I call them with an issue they answer the calls, or call back immediately, every residents here is very important to them. I came in not even looking to lease. But Jr. offered to show me a unit. And it was just what I was looking for. He clearly explained all the fees and expenses to me. Which drew my interest more. He made sure to walk me through the process. And was very helpful the entire way. I love how upbeat and warm hearted he is with his work. He makes you feel like you're more than just a potential tenant. He actually treats you of importance. I'm so thankful to him and everything he helped with. read more

This community takes no pride in itself. Trash everywhere, lights constantly broken. About a month ago someone ran into the gate key pad and it's still sitting slanted, gates wide open 24-7... horrible parking, cars parked in guest spots for months at a time. Vehicles sitting with broken windows. Would never consider recommending. read more

I just recently moved out cause the prices went up but if Janet is there taking care of the place you are in good hands. She is very quick to work with you and responds to your issues, obviously the price of the rentals are out of her control but she does a great job in being accommodating. If I could rate her alone there would be a 5 start review but as a whole I gotta list some bad things. If you get packages from Amazon/ups/usps or any other delivery service they are beyond stupid. They drop your packages wherever and packages that are miss delivered and end up stolen, it's a nightmare. Some people have no responsibility for their kids and let them do whatever they like unsupervised. The trash everywhere outside the dumpsters is loaded with trash outside cause most of the times these kids drag the trash bag to the dumpster and the bag rips leaving trash all over. The front gate seems to be broken more than it seems to be working mostly in part to residents that drive recklessly in and out. The parking is not enough... inbetween all the dumpsters around the complex have these awful always dead looking plants that could easily be turned into more parking stalls and it wouldn't cost that much to do. The new grounds keeps that came in before I moved out were really good tho, they did their jobs regularly keeping the grounds as nice as they could. In closing the staff there is great and does their best to provide good quality living but cause of the price and some of the bad seed Nieghbor I can't give more than a 3 star review. I wish I could leave negative stars. Lived there for 8 years. 6 more than we should have. Horrible horrible horrible. Car jacking, beatings, thefts, garbage all over. Security gates were broken for years. Office doesn't do anything. Packages stolen from outside your door. Thr dog park they show in the website is dried dirt and dog crap. Not a single blade of grass. THE POOL HAS NOT BEEN OPEN SINCE 2008. Do Not make the mistake of renting or buying there. Check with North Las Vegas police. Even they hate thr place. This company does really bad and shady business..Out family applied here got approved put down $250 deposit then on move in day they called us and said we can't move in because My mother was a leaseholder somewhere else but no Nevada Laws state that a person can't have more than one lease...and get this it's been almost a month and they still haven't refunded us the deposit money ...completely unacceptable . read more

The office staff are inadequate for their jobs. I called on last Tuesday regarding a 2b 2b that was available online. The lady on said online wasn't updated and that they only had an acalpulco available. Told her I'll be in tomorrow. Went in on Wednesday a man was at the desk told him I was here for the acalpuco and he said they didn't have any available. That I should check online and come on immediately when I see something available. I explained to him that I did that yesterday well he looked at me like I'm dumb and said you should have came yesterday right after you got off the phone .... hello I called because I was working and wasn't available at the time... office staff need to be trained better read more

I lived here for 1 year, and I hated it. Poor management, and maintenance. There is a fire alarm issue from the sprinkler room. And because it's locked, even the fire department can't turn it off. It would start at 3am and not be turned off until the office would open. They knew it wss an ongoing problem and wouldn't fix it. Parking is hard if you have 2 cars. And we had a leak from a drain pipe that would flood our garage. I am now having a problem with my husband's leasing credit because they claim we owe them for not giving them move out notice when our lease was up and cleaning fees even though I spent days cleaning it myself. They never even notified us. They just sent it straight to collections. Worst renting experience ever! read more

The staff of Palmilla have been to this day the worst apartment management team I've ever dealt with. When I originally took a tour it was nice, and the manager Carolina seemed so accomodating. But from the 1st day we moved in we had issues. For one you cannot call maintenance to fix anything you must go through the online portal (which they did not state) the washer over flowed the 1st day and we could not have anyone take a look till the next day. So as you can imagine the stench of the carpet was horrific. No one EVER answers the front office phone, and I mean EVER! Called 10 times throughout the day and left voicemails when someone finally got back to me they had an attitude. This continued the whole time we lived here. There was never any street parking for visitors. The gate was always broken or the code was changed. The trash was always overflowing onto the street. These things may seem minimal but things like this kept coming up finally I decided my children and I should move out ASAP! When I decided to break my lease they gave me the hardest time. Every time I went to their office they weren't there and every time I called they never got back to me. The only time they responded was through email. The manager Carolina finally agreed to speak over the phone she was so unprofessional when I would asked for clarification on anything she kept interrupting me. They charged hidden fees and also charged an entire month of rent when I broke my lease in the beginning of the month. I was in so much fear of backlash or being sent to collections I waited till I paid my balance in full to write this review. I dont even know where to begin with these apartments!!! We submitted our application back at the beginning of March, trying to move in April from Reno. It took a few weeks to get approved, and that was after trying to contact them multiple times. It was always a challenge to get a hold of anyone. So were approved, and I pay half the deposit $250 immediately. We were originally supposed to move 4/22 but decided to push back to May 1st to avoid prorated charges for April. Veronica calls me and tells me she needs proof of income, IDs, socials....Wait i submitted all that, thats how you ran our credit and approved us right?? Whatever ill bring it, but id like to see the place im going to move into. Oh ya, a week or two before that my husband and I went there to check it out and as we were walking up the the office they turned the going to lunch sign on us, theres another yelp review saying the same thing! So we go to the office and try and see the place, this is a week before move in. Veronica says there is painters in the unit we cant see it. Cant see it tomorrow either because carpet is being replaced. We told her we didnt care the condition and just wanted a visual is all. She proceeds to tell us it wont be ready until next Tuesday (move in day is Wed) but we have to pay and give her all of our documents??? Wouldnt accommodate us in ANY way. So I decide to go find the unit myself. Guess what,nobody working on it. So she tells me tough luck basically i cant see it. I am not paying someone $1545 a month to not see where im going to live sorry. So we backed out, and of course the half deposit we paid has now turned into a non refundable "FEE" But everytime weve emailed and referred to it as a deposit before. This place is rude,unaccomadating, theres no parking and I saw TWO tow trucks riding around in the complex while I was there. The pool is NOT the one in the picture either. This really put us back like a month, we were so excited to move in here. read more

I would strongly recommend that no one buys a home here or rent here. It is very unsafe. The teenagers and children walk around the streets and you have to drive as if you are in a third world country. They stand in the middle of the road and you have to try to work around them. The other ghetto tenants that do not abide to the rules park in front of your garage so you are constantly trapped in your home or cannot get in your own garage. Everyone just does whatever they want. YET- they have a tow truck driving around and if your car is in one spot too long - you get towed. If your car has a flat tire - you get towed. The real problems are ignored - the fact that this place is so ghetto is ignored -the fact that there is dog crap everywhere you walk is ignored - yet they worry about the stupid things!!!!!! Please do yourself a favor and think of your safety and comfort before moving here. I hate going outside! You are a prisoner if you move here!!!!! read more

Looking to rent. Went to office on a Saturday at 1:15 pm. The sign on the door said open, but the door was locked and no one answered the doorbell. While we were taking about our next step, someone reached under the blinds and changed the sign to 'back at 3.' Ok, I got the hint, and will go look elsewhere to rent. I took this as a sign that the customer service will be very lacking. I wonder if the Home office would be happy with this story? read more

A lot of these were owner occupied condominiums but due to the economy the office started renting the vacant units to section eight. Three years ago it was beautiful, quiet and friendly. Now there's trash everywhere, landscaping is dead, graffiti and both gates in this gay community have been broken for over two years. Nlvpd busted a heroin drug house in here and needles have been found in the area along with stolen vehicles. Welcome to the newest project. read more

These townhomes are pretty spacious. If you don't like stairs this is not the home for you..in some of the three bedroom plans..overall the grounds are kept up for the most part. Maintenance could do a better job though. Property owners/leasing office does not inforce rules. At times it looks kind of run down when you see people just hanging out in the garage areas (where cars are not permitted). read more

My friends lived here for a year; it was so scary to visit them especially in the evening; Super dark no lighting just weird; always felt like my vehicle was going to get broken into and there was always teenagers standing around everywhere. Scary place. read more

Beware. This place will charge you outrageous move out fees to renovate your place to brand new conditions, regardless of how long you occupied. Most tenants are charged upwards to $1000 in fees. Many have claimed to never being informed of the fees and being sent straight collections, ruining their chances of future renting and owning property. The property is extremely slow for maintenance and repairs, some of which, you will be charged for. Updates are out of the question. The property manager, Veronica, never greets with any kindness or respect. The company that runs this place is deplorable. The negative reviews are very accurate. Memories of this place will haunt you well after you leave. You have been warned. read more

This place is an absolute joke. Will up your rent at end of lease even if renewing. Charge more for month to month but won't be upfront about what that amount actually is unless you very directly ask them several times. Charge $3 to pay rent online monthly. Parking sucks and they WILL tow your car. The pool is never open even before Covid. The gate is constantly broken and the back gate is locked. It's more of a safety hazard trying to get out than anything. You will not get your deposit back since the always charge you to paint when people move out regardless of how clean you clean it. Don't bother cleaning because they will charge you 150 to clean when your move out anyway. Same for the carpets they will charge a $170 fee for that. Although when I moved in the carpet was not clean, I did that myself. Won't show up to your walk out appointment. Maintenance won't answer the emergency line for hours on end. I've gone a week with no AC in the summer. Had a homicide investigation right next door to my townhouse. Not to mention the several other police required situations that took place every other month, at best. I should've listened to the reviews. Smh. Worst place I've ever lived and worst management ever! If I could give negative stars I would. read more

This place is the armpit of North Las Vegas. it's surrounded by many good complexes but because the developer decided not to sell about 3/4 and rent them out it went bust. THe pool area hasn't been open for 5 years due to constant vandalism. There was a drive by shooting there, back in 2009. I am not sure it would be safe for your children. read more

Nice apartments for price, that's about if for the +. Teenagers regularly run havoc in and around the townhome, destroying apartment amenities and renters cars. I truly wish I would have listened to the reviews on Google and Yelp in regards to this place - I didn't and because of that I have endured a great amount of hassle. I began my walk through in the laundry room. There I found soap residue in the washer, change, and pen ink all over the dryer. I walked into a downstairs bedroom looked at the ceiling and found what looked to be green cereal (like Trix) stuck to the ceiling, as well as black marks throughout the ceiling and walls. The amount of dust on the window sills and fixtures along with the mysterious green balls on the ceiling indicated to me that the unit was not painted prior to my walk through. I walked up the stairs and noticed that the carpet on the stairs was filthy and no where did I see markings indicating that they were professionally cleaned, let alone even vacuumed. I noted a fair amount of dust on the door bell unit, vents, and the air filter looked like it had not been changed in quite some time as there was dust caked all around it. In the bathrooms the tubs had black filth in them, mold/mildew in the crevices, and under the soap holders. The master bathrooms cabinet was practically hanging off the hinges. And the kitchen? Oh MY was it ever disgusting. The sink was rust stained, oven knobs still caked with food. The microwave had debris around the window area as well as inside. The vent under the refrigerator was caked with dust and food and the inside of the unit did not look any better. There were water stains, and debris in the cabinetry. The garage had fresh oil spills and just outside of the window were two big fresh piles of dog feces. I immediately went back to the office and asked for my deposit and holding fee back. This was beyond unacceptable. Stacy and James attempted to rectify the situation by offering to have the unit cleaned but with this experience, mixed with the reviews I read on the property there wasn't much either of them could say to make me want to stay. This was just an indication of the type of service I would have received had anything gone wrong in the unit during my stay. They did return the deposit and holding fee I gave them but at a GREAT inconvenience and financial loss to myself. These funds were given as a money order. The money order was already made out to Palmilla and therefore I am unable to deposit or cash it myself. What I do have to do is send in a request to the issuing company, pay $15 and wait for the money to be refunded to me. And since this is two separate money orders I am now out $30. Moreover, I had furniture due to be delivered that morning that I had to reschedule at a cost of $50, movers I had to cancel at $50, mail that has already been forwarded to the unit, checks ordered with that new address on it, I had electric service and gas service turned on at the unit that I am going to get a bill for though I haven't inhabited it, and I have incurred extra fees at my current place of residence due to the fact I was not able to move out on the 15th. So what was simply just giving me back my money to Pamilla Management is nothing but a loss and a HUGE hassle to myself because they attempted to rent me out a filthy unit. read more

I am not sure why there is an office here - they do not take care of any of the problems around here. Tenants leave garbage out and it blows everywhere. Dog crap everywhere. The photos are also misleading - no park for the children - no walk way with safe passage to doors - barely a pool. When I first did the tour of the 3 bedroom of the apartment, they told me that the rent would be 1250 but when I went to sign the lease the cost listed was significantly higher. They said that I was misinformed. Toilets having issues the entire first year and maintenance took FOREVER to come around, and when they did they tried to blame the cause of the faulty toilet on me and to have me pay for it. Nope. Not happening. The only reason I took this lease in the first place was because my last landlord gave me minimal time to find a place for me and 2 of my kids, so I was desperate. But, take my word for it, you do NOT have to sign a lease at this place. Find somewhere else. Do not be as desperate as me. Haha. Then this year, as covid hit, my income took a significant hit and guess what these tools had the nerve to do? Jack my rent up and didn't even give me some kind of notice. I swear, do not live here. I've heard that Costco has bomb shopping carts, pick one up and make yourself at home. read more

I moved out of the Palmilla Townhomes almost 13 weeks ago and I am still waiting to collect any moneys due me for 6 days of pro-rated rent. I have contacted the office staff and the corporate office (in San Diego, CA) in an effort to receive my refund. All I've gotten is the run around about when I can expect to receive my money. If you're smart, you won't sign a lease for an apartment in this complex. You should run as fast as you can to someplace else. My next step is to take this issue to small claims court. read more

Stopped by to see a floorplan. Driving around the complex, all the dumpsters were in the road. There were old couches, chairs and other furniture along with regular trash spilling onto the road. And speaking of which, the parking situation is terrible. Small spaces, no assigned numbers that I could see and all the drives are narrow. Thee worst so called "Luxury Townhome" community I've ever lived in. The management does not take responsibility for anything. The women that currently work in the office are snobby and could care less about the tenants. To access the pool you need to pay $25 because they don't own the pool. They just built a weak version of a playground w/ no seating to allow parents to actually sit there and watch their kids play, FYI I wouldn't allow my kids to play outside because it's not safe, either they'll be ran over by a speeding car or jumped by neighborhood bums. They say luxury but make you pay over $1100 for basic white appliances. Did I mention they also don't own the mail boxes and you need to go down to the post office to retrieve your mailbox key which took me a week to have access to my mail. Don't request maintenance they'll never come or call you prior to just showing up. This place is crap, find you a home or a better community because most ppl that live there currently are not happy, they only like the neighborhood outside of the townhomes because the schools are good as well as shopping. Don't waste your hard earned money living here, BTW the pool doesn't even fit the community size (its tiny) no cabanas and no seating! No amenities, they just need to sell these townhomes and stop renting them out. Oh I almost forgot our front door has been kicked several times by reckless teenagers. Also I'm not against section 8, but why have ppl who work hard for their money pay the amts of money we do just to live in the same community as ppl who have section 8 and have 10 ppl living w them, not caring about the community, and trash is everywhere, it's dark at night (oh and they'll tell u its HOA) because they really don't have any control over anything.
