This place will give you a dirty place, holes in the wall, broken door. And at the end they'll take almost all your security deposit! Stay away!

WORST MANAGEMENT COMPANY! I rented out an apt for 6 months lease and I literally got back $85 for my deposit. First of all, There was mold in my unit and i told them my 2 year old keeps getting sick and all they did was show me what products to get to clean it. I had to move out asap because the mold was so bad. The apt was clean when I moved out and I made sure of it. They charged me outrageous prices to clean some blinds.... Wtf. I tried calling my property manager and she didn't answer then I called park 52 and they said she's out today. Also, they are racist towards black people! They were racist towards my boyfriend. Never wanted to write a bad review but since they want to take my money and lie to me. Here it is. I can go on about the property manager. DO NOT RENT WITH PARK 52. They charged me $60 to clean some blinds and $110 to clean the carpets when the apt was only 600sq ft. & $150 to clean the cabinets when there was literally 4 cabinets in that tiny ass apt The house was spotless before I moved out. They are so pathetic

Don't waste your time. They will deny you if you do not have good credit before checking your income, rental history, or references.

You better hope you don't need to place a work order to have something fixed, because only once has that worked out well for us. When we moved in, the agent who showed us the house took over 200 pics documenting everything, so we felt pretty good. We'd noticed the porch light didn't work, but we said it wasn't a priority and it was honestly months until we put in a work order for it. The glass part of the light fixture that goes over the bulb was cracked and broken, but with a google image search I was able to identify the fixture was a basic porch light from Home Depot, which is less than a mile from our home. We just didn't own a ladder at the time to replace it ourselves, so when the bulb went out we thought it'd be easier to put in a work order and have them replace the broken glass fixture and the bulb at the same time by a handy person who would also have a ladder. No, after a week someone came out and removed the broken light fixture, and replaced the bulb, but they never installed a new light fixture. On top of that, they followed up with an accusatory email to us asking us how WE broke it? It was always broken...we can't even reach the damn thing. Same kind of story with the stove. We noticed when baking the oven will flash an F2 code. We looked it up and it seems to be an issue with a temperature sensor. Given this is a gas stove, we're not sure how serious that could be. We put in a work order on 9/22/25 and still have yet to receive so much as an acknowledgment of the service request. They want us to sign a lease renewal and pay more money in rent. For what? The service from this company is abismal. They're not even pretending to care - they just want our money. For inspections, they just email it all to you with a deadline despite the fact that it's literally their job. So you get to go do your job all day and then come home and run around your house taking pics of every space and documenting everything for them so they continue to get paid for doing nothing. It's literally their job - not yours! This is the laziest property management I've ever known.

We are a military family who relocated from out of state and signed a one-year lease in June 2025…read more From the beginning, the move-in process was disorganized. We were given multiple keys and a garage door opener that didn't work, along with a nonfunctional mailbox key. Because I had a flight home to continue our military move, I had no choice but to address the issues after we fully relocated in July. After I contacted Spinnaker, they initially asked us to drive 30 minutes back to the office, despite providing the incorrect keys. Thankfully, maintenance resolved the issue quickly. Due to the rushed nature of our move, I regret not documenting the home's condition more thoroughly. The house was not very clean, the carpets were heavily worn and smelled of mildew, and we paid to have them professionally cleaned shortly after moving in. As our lease expiration approached, we repeatedly asked to renew for another year. Spinnaker repeatedly said they were "behind on leases" and eventually allowed us to roll into month-to-month despite both us and the homeowners requesting a new lease. They never followed up, which ultimately led us to find another home. Before moving out, we professionally cleaned both the home and the carpets. Spinnaker later cited carpet odor and lawn damage. We accept responsibility for normal pet-related wear from our three dogs, but their communication throughout the process was consistently poor. For example, they emailed us at 2 p.m. on a Friday and expected a response by Monday, despite knowing we are working professionals in the military and healthcare. We have excellent credit, a strong rental history, and have never experienced such poor organization, communication, professionalism, or customer service from a property management company. Based on our experience, I would not recommend Spinnaker to either tenants or homeowners. Photos of carpet stains dated the day we acquired keys. Photos of the "landscaper maintained" yard dated the day we got the keys. Both of which we were charged from our deposit.

If I could give zero stars, I would. Do not list your house through Spinnaker…read more... My family hired Spinnaker Property Management to rent out our home while we relocated across the country. We signed our agreement in September 2025, and they knew from day one exactly where our home was located. They came to the property multiple times, had maintenance out there, told us the house had to be vacant before they could market it, and even referred us to the house cleaning and carpet cleaning companies they recommended. We followed all of their instructions. We spent over $2,000 getting the house ready, completely moved out on October 28, and started our cross-country move believing they would be listing and managing the property. Then communication basically stopped. We were still working with their maintenance department on November 12 to finish the last few items, and the very next day, while we were driving through Utah, I got a phone call saying they were terminating our contract because our home was "too far away" or "outside their service area." That explanation made absolutely no sense to us. They had known our address from the beginning, accepted our contract, visited the property multiple times, and worked with us for nearly two months before suddenly deciding they wouldn't manage it after all. We were left without a property manager after already relocating across the country and ultimately had to put the house back on the market for sale instead. I understand that businesses can change their minds or their service areas. What I don't understand is accepting a property, having the owners spend thousands of dollars preparing it based on your instructions, and then cancelling after they've already moved. Based on our experience, I would not recommend Spinnaker Property Management.
