Even though there is alot of new construction nearby, all simular rental units, with comparable prices, we decided to stay here. 2023 moving is expensive, it's 100 degrees outside, and inflation is high on renewals, and don't want to deal with that. Our lease renewal rate was reasonable, so we decided to stay. I see very outdated ratings on Stonewood, which are irrelevant, in my opinion. Here's what I think. I find the apartments as quiet, clean, and a decent basic place to live in the city. Maintenance is great & responds quickly. The property, for it's age, is in pretty good shape, units interior is small, basic, no granite, painted beige and white, basic black appliances, overall in and outside of property is fine. The porter picks up trash, and regulary empties the dog poo cans. YEAH! I like being around responsible pet parents, which is a big deal to me. Nobody wants to smell 100+ degrees of poo! Stonewood's maintenance guys keep that cleaned up and tidy. Lawn service is regular, and does good job keeping the property groomed. The sprinklers come on regularly, and that keeps the plantings lush. The courtyard is pretty, and quite clean. The pool is small, and has needed some serious TLC, and apparently they are still struggling getting the pool properly repaired, cleaned, and properly serviced. That pool issue is reflective in my star rating above. The pool is the most important amenity to me. I will keep complaining, and the PM will eventually fix it. I would say the pool furniture needs some TLC, as well, mainly getting the webbing replaced. The Amazon boxes are great and I really appreciate that my orders are secured. The mailbox room is locked and gated, another secured area. We do have gate access, which is great. The apartments do not have security cameras, and just like in any place in Houston or metro city, you gotta lock, secure, and put your stuff out of sight, and be aware of what's around you. The gym is small, basic, but it free, and if its raining, the gym is fine. My neighbors, that do chat with me, are nice and I have enjoyed conversations around the pool or when they walked their pets. My neighbors above are pretty quiet, and work & sleep same hours that I do, so I am so grateful for that. It's really quiet at night. Once in a while I hear the train next door, but it's nothing unsettling. Bonus is location, close to fun stuff, food, bars, downtown. Commuting location wise is great, as you have a few different freeways to jump on/off, very close by, and that is worth every $. Bayou trail is across the street, bike or walk, and Memorial Park is a really close drive or bike. Overall, I enjoy living here.

Online portal for payments is fine, a little hard to track the charges, but has been good. 4. Fairly easy to use website for maintenance requests, etc. Cons: 1.The amount of money you owe in small things like utilities is in the fine print, not blatantly stated as a good-willed landlord would state. 2. Trash used to be good, but now maintenance team takes care of it, maybe 1 or 2 times a week (paid trash service for daily) 3. Obvious disregard for property on East Side (where I stay). I am pretty sure either a homeless man broke into an apartment and stayed rent free or somehow got an apartment here, but the dude is insane, not to mention LOUD. Throws stuff around. 4. Music across the street at Cafe is very loud along with pool partying neighbors. 5.Over priced. 6. Last but not least, the management WILL read your email, but completely ignore your requests. The apartments are older, so they were built to last. The kitchen is very small, but the cabinet construction and placement maximize the space. I already miss the gas oven. The bathroom had plenty of natural light. The property is excellently maintained. I had only a few minor requests for maintenance and they were promptly addressed. Most of the residents work in the med center and it stays pretty quiet. The pool and surrounding area in the courtyard is lovely. It's hard to find a pool that deep! The shade in the courtyard prevents it from getting too hot in the summer. The management are wonderful. They are attentive to needs and are just genuinely good and friendly people. There are security cameras surrounding the exterior of the property, and as a woman living alone, I felt very secure there.

After 7 yrs living in the Susanne Apartments I think it's high time for an update especially since…read moreour experience has changed SO dramatically... We moved out of the Susanne last November in quite a hurry. Here's the reason why: for over a year, we'd been experiencing a host of very strange and unexplained health issues that even most of our doctors at Baylor couldn't figure out. One of our physicians finally ordered us to get tested for environmental molds. We tested positive for high levels of two specific molds and the doctor advised us to schedule an independent environmental inspection of our apartment. The company inspected our apartment for toxic molds for over 2-hours and determined our apartment had two separate mold colonies: one at the site of a water leak that had happened during Hurricane Harvey near our bedroom balcony (and was simply painted over), the other toxic mold colony was in the hall closet adjoining our HVAC closet which had had a significant water leak that poured down water from the unit above us. After samples were taken from both colonies of toxic mold, the inspection company issued a "Letter of Uninhabitability" and we were advised to move out as soon as possible and to wear KN-95 masks while in our apartment. We tried working with the Susanne leasing manager and his solution for us was to move into another apartment -- for an additional $400-$600/month! We told him we wanted the Susanne to do mold remediation and to let us move back into our apartment but were discouraged from doing so without any explanation. We therefore decided to move out of the Susanne and asked the leasing manager for a final bill. He approved our move-out date via email and included a final amount due, which we paid online that evening. We moved out 5 days later. We're both seniors and our health was at risk yet they didn't really seem to care. In fact, they gaslighted us by ordering "their own" mold inspection of our apartment, which, surprise, surprise -- turned out to be "just fine". The funny thing was, their inspector took only 30 minutes to do his "inspection" and only sampled air from the center of each room, which would be laughable if it weren't ultimately very sad and disappointing. Corporate HQ for the Susanne (Finger Companies) stepped in after we moved out with not an ounce of compassion. We initially received a bill to pay the Susanne $18K after they defaulted on the lease by failing to provide a habitable residence. We balked, and they took it down to $4.5K, then sent it to Collections for reporting to the Credit agencies, as a form of blackmail to force us to sign their standard "Termination Agreement" which says they are not responsible and we can't tell anyone what happened (NDA/gag order). We didn't ask them to pay for our medical bills, moving costs, or to replace the mold contaminated clothing and bedding that had to be discarded. We just wanted to leave, and they made it a problem.
