I have lived at Park Orchard for 4 years. In all that time, I've had no real complaints. The grounds are always very clean, and my neighbors are friendly and nice. I can't forget to mention the great staff here. Maintenance guys Manuel and Cesar are always super helpful and cheerful, and Michelle and Rafael in the office are always ready to help and listen to any concerns. If you're in the market for a new place, you won't be disappointed if you choose Park Orchard. It's dog friendly which is a plus. read more

MICE INFESTED APARTMENT!!! Moved out after4 years due to sudden rapid mice infestation. They literally took over the apartment. Management took months to even respond. Then offered a bunch cheap mouse traps, and downgraded apartment options. Due to the fact that we're saving to buy a home, I was forced to choose one, over staying in my mouse infested unit that has been going on since the first one spotted in February. read more

5 stars for the main manager, Emerald, 4ish stars for the place itself. I've lived here for almost 5 months now. I had been searching for a 1 bedroom for a few weeks and mostly only saw very small ones with management who did not care, unkept grounds, old old units, and generally depressing apartment complexes. On my last day of searching I tried calling Park Orchard and Emerald immediately picked up the phone, was very professional and friendly and allowed me to come look at a unit immediately. I loved seeing the koi pond, actual live grass, and larger units. I believe the 1 bedroom is over 700 sq ft whereas for the same price I had been seeing dingy 550-600 sq ft unit. I signed the paperwork as soon as my thorough tour with Emerald was complete. Again, the contrast is very stark between my experience here and the half dozen other apartments near Jackson St that I had been looking at. My daughter also loves it when she gets to go to the main office to ask if she can feed the koi. She can be found jumping around the little playground almost every afternoon too. read more

*I'm not trying to sell this place, this is just my opinion. I've been living at this place for over a year now, and can honestly say that out of all the places I've lived in the bay, this is my favorite. Here are the reasons: It's animal friendly, the layouts are huge, and the staff is friendly. Let me go ahead and break it down by what you probably wanna know about this place. Grounds: This place is gigantic! I believe there's something like 160+ units. There's landscaping once a week, as well as other upkeep that goes on. It's got two pools, a small courtyard, and a small playground. There's 5 laundry rooms, a koi pond, and a small courtyard on the east side (I don't recommend letting your children run through it, watch out for landmines!). Each unit gets a parking spot, and there's other parking as well (which is something that can be a bother sometimes). It's also patrolled on a daily basis. Apartments: All the units that I've been in are pretty nice. Some have vaulted ceilings and fire places, while others don't. Some of the units have appliances that are bit out of date unfortunately. I can't think of any better of a word for the patios besides spacious. Tenants: This place certainly has it's mix of characters, but it's not too bad. Since it's located close to campus, there's a few college kids who take up residency here. Price: This place is definitely pricey! If there was a $ rating for my review it would be $$$$$. Also pet deposit fee is huge, be prepared to shell out some cash for fluffy and rover. Staff: Overall I would say friendly, I've personally never had a problem, but I've heard of some unpleasant encounters from others. Fantastic. Stayed about 2 years, moving due to commute changes (company moved). Oscar and Kaitlyn are wonderful. Maintenance always fast, they fixed the heater when I checked it in mid-fall on a Sunday evening. Newly renovated units look nice and hold up decently, though we did have some tile grout issues in the bathroom over time (just needed to bleach it every once and awhile). Single-pane window and sliding glass were replaced during our time, keeping the apartment warm. The complex is great - lots of children and friendly families, animals allowed but haven't had any issues with misbehaving ones. Amazing landscaping, trees, pond. Apartments are pretty quiet, never had an issue with our neighbors on either side. As others have said, it's a diamond in a place that was left behind by the city a bit. The garden next door should be opening again soon and the Eden Greenway will be getting some improvements over the next few years, so that should change. Never had any issues with car break ins but we only had one that was within the gate. Basically, the only serious issue we ever had with this complex was pulling out of the parking area onto Whitman is a death trap. I would encourage management to get the city to paint more of the curbs red near the parking exits. If life ever takes me back to Hayward, I'd move here in a heartbeat. read more

I love it here. I've lived here for 2 years. I work in Hayward, and I get stressed out at my job a lot. Every time I think of leaving Hayward, I think of how much I love my apartment and how much better it is than anywhere I've ever lived before. I sit out on the patio and see our resident blue heron roosting in the giant pine tree while he waits for people to move a bit farther away from the koi pond so he can grab a snack... Or I make a fire in my fireplace and fall asleep on the couch in front of it cuddling with my bunny (yes, they let you have all sorts of pets). I also love gardening on my huge patio. I have several planters outside, a bench, a whole cord of firewood and still plenty of space to lounge and read. The rabbit loves roaming around out there and chasing the towhees and finches that frequent the feeder. Basically, I don't think there is a better kept property in the Bay Area for the price. The office staff is very friendly and professional. They are highly respectful of my privacy and my wish not to have maintenance folks wandering around in my space more than once a year, or as absolutely necessary. My neighbors are pretty much all working professionals who don't blast loud music, and who are friendly when I see them. This place is located near lots of gorgeous hiking areas including Garin Regional Park and Hayward Regional Shoreline. Quarry Lakes is a short drive as is Lake Chabot. Hayward is an unknown gem in the Bay Area if you enjoy nature and solitude. I feel very fortunate to be here. read more

I just moved out and overall I had a great experience. My place was one of the renovated units so everything was brand new and I never had to file any fix request. I agree with other reviewers that these apartments can be like a hidden gem or an oasis. The neighborhood around can be rough at times but once you are inside Park Orchard Community it feels pretty safe. I had nice neighbors overall, I guess I was lucky that most of them were mature. My only complain would be for the immature neighbors that smoked weed every day and made my bathroom stink due to weed smell creeping in. But that stopped at some point so no biggie. The property management team is excellent and very friendly, no complains there. Also they overflowing parking situation has improved after management starting enforcing the parking tags. read more

I have now lived here for 2 years and I like it. I would recommend this place based on the management. They are available almost everyday and if there's an emergency at night, there is someone who can respond. Once we had the toilet flood at 11 pm, and someone was able to come over within the hour. It was beyond them and required an actual plumber, but it's good to know that for non-specialized problems, maintenance will do something. There are a lot of amenities here (but they were not things I was looking for or need): one covered parking spot, a free-for-all spot, gated community, 5 onsite laundry rooms, 2 pools, a sauna, about 5 doggie poop bags stations, an outdoor area for every unit, an outdoor storage closet by the covered parking spot, a club house, a play area for kids, a koi pond, and ample storage within each unit (my one bedroom has a bedroom closet, a storage area in the bathroom, a hall closet, and a coat closet by the door). The location is not too bad either. There are grocery stores and resaturants relatively close by (with about a 10 minute drive). This place is also about 10 minutes away from both 580 and 880, so you can get to other places easily. I moved here specifically because I needed a place that allowed bigger dogs and wasn't super high rent. So, there are a lot of pet owners renting here. This means that my dog has some doggie friends for neighbors, but that also means that the grass areas can get smelly and some apartments have noisy dogs. I think my dog enjoys living here. She basically has the patio to herself. So that outdoor space is a definite plus. She also enjoys seeing the cats, turtles, and koi fish around on her walks. I only wish this place were in Oakland. I work in Oakland and most of my friends and family are there, so I'm a bit removed from people. Edited to add: when I left in July 2016, I was paying $1,500/month in rent. They charge more for the renovated apartments, so those are even more expensive than what I paid. read more

This complex is one of the best apartment complexes I have ever lived in, honestly. Although there are over 100 apartments, I rarely hear or see anyone while walking my dog. The office staff are two of the nicest and most helpful agents I have ever met. They always follow up and respond to my requests and have free and yummy coffee in the office :-)The amenities here are incredible, at least three laundry rooms, two pools, a gym, a playground, a huge koi pond with over a dozen turtles, plus you get a free parking spot. My apartment is gorgeous and reasonably priced for this area. My balcony is huge and the trees and scenery here are so calming. Love this complex--thanks Oscar and Kaitlyn!! read more

I've lived here for over a year and I just love my apartment. The staff from the office to maintenance is great. The location is perfect, close to downtown and any kind of shopping. Good neighbors and a unified community. I feel perfectly safe at night walking my Dog. My neighbors check on me to see if all is well. You just can't find anything better. read more

I am a current resident and I really enjoy staying here. Neighbors are cool and everyone pretty much minds their own business. The complex in general is very clean maintenance does a very good job at keeping the place clean and making sure dumpsters don't get out of hand. Maintenance requests are always done quickly ... the longest I ever had to wait was maybe 3 days but then again I rarely ever have to call maintenance. You also won't have to worry about loud noise at night bc it's hella quiet at night ... Office is open 7 days a week and and the staff Joanna and Emerald are extremely knowledgable and so helpful in many ways. I def recommend Park orchard to anyone who is looking for clean & quiet read more

I was happy during my residency here. Only complaint was that I was right near the basketball court and kids would start long before they were supposed to according to posted hours. All the tenants I encountered were friendly, and their pets were as well. My dog really enjoyed living here, and loved watching the fish. It was hard to find a place that accepted large dogs, but they did. The deposit was the same as every other apartment that accepts pets. The lay-ours are spacious and nice. Robert is great for maintenance and very friendly. The ladies in the office were always friendly and helpful. Prices were great for the area, and how nice the grounds were. I was very happy overall. I would recommend renting an apartment here. The rent is very attractive, units are nice and the management staff is very friendly. They respond very quick to emails and the grounds are kept very well. The trash, laundry, gym, and pool areas are clean. There haven't been any crime incidents in the property since I've lived here. Of the different places I've stayed in Hayward, this is the best one. The tenants and management are very aware of their gate and trespassing. The other complexes in Hayward have their gates open while everyone comes in and parks where ever they want. The only downsides to Park Orchard is that tenants can smoke in their patios and inside their apartments. Our unit is filled with smoke quite often since there is no central air and we have to keep the windows and doors open. We should have asked a bit more about neighbors before we moved in. read more

Though the grounds are nice the Maintenance staff is the worst i have experienced in 40 years as a renter. In one month i have had to make 2 claims to my rental insurance for the toilet overflowing and flooding my bathroom. The plumber is condescending. The problem was NOT repaired correctly the first time. I have had to call 10 times had 3 plumber visits in one month. I do not flush super absorbant tp, femenine products or any other strange toilet clogging paraphenelia. Management is nice, says all the right things but at the end of the day its what you Do...or in this case Doo doo. The Health Department in Hayward doesnt give a darn and well, i would not recommend this place unless they get a better maintenance team. read more

Some strange thing going on that apartment. Not clean and garbage smelly all the time. Laundry area are old. People are not friendly. Mail get stolen all the time. I lost a lot of valuable things that was sent to and for my daughter. Miserable place to stay for almost 2500 a month. read more

My gf lives here, and I occasionally come over there, too. Consensus kinda seems to be that the new manager is kinda rude. I'm not putting my gf's name up because I don't want this place to get in her space about it. But it's been kind of a frustration. The old guy who worked there a year or whatever ago, Oscar was way more chill, actually knew how to communicate with tenants without seeming rude abt it whereas now it just doesn't feel like a great place to live. My gf is moving next year to get her MA, so it's not going to be an issue much longer. But the whole vibe of the place feels like your gonna get in trouble for breathing and it for sure didn't feel like that till Emerald started. Honestly i just want people to know b/cthe vibe of a place is important. Maybe in the future they can step it up and not feel so stifling. Its supposed to be a place to live, to thrive. But it feels oppressive a lot of the time now. So take my opinion w/ a grain of salt bc I'm only over once a week or so. But I'm def echoing my gf's feelings and she's lived there long enough to have an idea on it. Literally she asked me to review it and not her because she was lowkey scared of retribution. Idk, that should tell you something/ Anyway... the actual property is nice. The goldfish in the little fountain are nice and the pools are clean. Biggish yards. ive lived at park orchard for three years and now i am disgusted by the felson management co! they dont tell you at the time of entry that they raise the rent every year! no reason why and no call back after you ask them. the grounds are pretty yes, but, the smell of animal urine and crap is harsh to the nose and stomach. the cars and storage units are broken into during the night, and no 1 cares, the front doors have no bottom locks on them, the screen doors dont lock and the inside of the apartments are from 1970! old dirty brown, wooden doors and cabinets. the office personnel are supurb and only do what the felson company tells them to do~which is collect their money and do very minimal for residents! yes this place is pretty & theres lots of trees and grass, but, its not at all kept up enough to warrant a increase in the rent, every single year you reside here! i will be moving out as soon as!!! read more
