I have been sitting on writing a review for a long time as many things have happened over the years. Now that we're moving out, it seems like the best time to tell of our overall experience here. The maintenance team is efficient and kind as well as the mail lady but other than that and a couple nice leasing agents in the beginning, the office has been most unhelpful and unkind. Especially a person named Detrich, who briefly worked there when they were taking away everyone's parking spaces for construction on new studio units that still have seen no progress in the past year, and tried to mansplain to me that ownership can do whatever they want since they gave us notice and was immediately defensive when I asked about the notice since different residents received different information. He admitted to me they just found out it was happening too so obviously couldn't waste any time editing the notice and he also said they were auditing all spaces thoroughly now because some residents had 5! But now, many people can't park even one car and boy do they send emails almost daily about not parking in the leasing center or in the tuck under spaces. They won't take any initiative in tackling the wild feral cat community except tell residents not to feed them when they should be investing in trap and neuter to reduce urine odor, fighting, and breeding. We've had plumbing issues such as leaks and floods, laundry room machines usually down plus they removed the sink instead of locking the doors, major pest issues when moving from 3rd to 1st floor, and even trespassers going in the pool and stealing water from outdoor faucets. Many residents let their dogs poop and pee anywhere even though thats one thing the property provides for us is potty stations but I think they should add cameras for accountability or at least continue to get rid of those unnecessary rocks in the dog runs. Which leads me to now that we're moving out, they want to charge us over $700 because they claim our entire apartment smelled of dog urine. An absurd accusation because there is no way it did, my mother as our witness since she locked up with us, and the last thing I did was mop! They want to charge us for cleaning and replacement when we had normal wear and tear, no staining on the vinyl flooring, but it wasn't squeaky clean for the new residents. Which isn't our job to keep our deposit but to not cause extensive damage. You want to charge us to replace and clean but how can you clean something being entirely replaced? Also, any additional charge for urine odor is so deceptive regardless of everything stated previously, because we had a pre move out inspection and nothing was said at that point. My dog did not potty in our apartment especially not freely on our carpet. Could it be the poor water quality odor I was told there was nothing we can do when I complained in the past? The dog and cat urine odor constantly being sucked in any opening from the AC unit in my car to this apartment? But really the water and pipes had some odor that lingered. Paint/wall damage, sure. Made up urine odor accusation? It's insulting. Unbelievable how greedy management and property owners can be. I know residents have left units in far worse or better and still they will find a way. In conclusion, unless you know what you're paying for because of location and cost, try to avoid this place. Park Regency strikes again. I logged in to check my previous review and messages from July 2023, and, unsurprisingly, they were gone. Our biggest issue came after moving out. Park Regency appears to hold departing residents to an unrealistic standard for the condition of their apartment. After living there for three years, we left our unit extremely clean, aside from what I would consider normal wear and tear. Because we couldn't attend the final move-out inspection, it felt like they took the opportunity to claim the apartment smelled like pet urine and charged us $350, stating that standard cleaning wasn't enough to restore the flooring. We strongly disagree with that assessment. We were also charged $365 for carpet replacement due to stains. What makes this especially frustrating is that our unit had previously sustained water damage when the upstairs bathroom flooded into our apartment. We had been told that any carpet stains would require full replacement, yet there seemed to be no consideration for damage that resulted from the property's own maintenance issues. The most questionable charge was the $195 cleaning fee. In an email, management explained that they hire a professional cleaning crew to deep clean every apartment before the next resident moves in. If that's standard practice regardless of the condition in which a resident leaves the unit, it's difficult to understand why we were charged for it. To make matters worse, the apartment wasn't clean when we moved in three years ago. We brought that up at the time of providing our notice to vacate form and were assured it would be taken into consideration when we moved out--but that clearly wasn't the case. Our experience left us feeling that losing your security deposit is almost unavoidable, regardless of how well you maintain the apartment. Based on our experience, I would strongly encourage anyone considering Park Regency to carefully document the condition of the unit at move-in and move-out, take plenty of photos, and be prepared to dispute charges if necessary. I would not recommend living here. We left our apartment in excellent condition, spent hours cleaning it from top to bottom, and made sure it was spotless before moving out. Despite that management kept our entire security deposit and then had the nerve to ask for more money. Which we had to pay because they threaten to send us to collections. After paying the balance they sent us another bill, we have tried calling multiple times and nobody answers. It feels like they look for any excuse to charge former tenants instead of being fair. The whole move-out process was incredibly disappointing and left a terrible impression after being responsible tenants. If you're considering renting here, be sure to document everything and think twice before signing a lease. read more

They assigned 8 out of the roughly 12 (guess-estimating) parking spots to the employees now. As if it wasn't hard enough to invite guests because guest parking is still ALWAYS filled with residents parking there-yup they're still doing it. Yeah, definitely not going to renew our lease. Also, totaled car is STILL there. DON'T move here if you plan to have guests/celebrations/parties unless you don't mind having your guests park across the street in residential and have to walk through a traffic light. I really enjoy living here but parking is ridiculous! They tow cars left and right. I have a special needs son and park a little ways from my complex. I parked on side of the building to unload my groceries ( which i see MANY people do with there hazards on) with my son who is again special needs and non verbal. 10 mins later my car was towed !! i have been trying to call the office as its hard for me to leave my apartment with my son especially passing the pool and no answer but im sure no help would have been assisted. i understand it's not a parking spot but i was told upon moving in loading and unloading is ok. just be wary moving in or having guest over !! the guest parking lot is never free and many tenets park there !! read more

The pictures are deceiving! DO NOT RENT HERE!! Horrible! Dirty! Unprofessional and disgusting please to live in! The management team is the worst I have ever encountered!! They never get back to you! And when you report something wrong with the apartment they blame it on you! The first week I moved in I reported bed bugs in the carpet, and they ignored my messages, after multiple attempts to get their attention to the bed bug situation, the sent their "pest control" and made us pay for them to fix their issue!! I wanted out of my lease ASAP and they made it like hell to leave! I didn't care and left! It was so bad! I couldn't take it anymore!! Plus one time we saw a homeless in the pool area bathing! I've lived at this property for 6 years, and unfortunately, my experience with management has been frustrating. I've been incorrectly charged a $35 "no renter's insurance" violation fee three separate times this year, even though I've consistently provided proof of my active policy--by email, in person, and through their third-party verification system. Each time, the front office has acknowledged that I'm properly insured but blamed a third-party system for the mistake. The problem is, because rent is paid through the Bilt app (which doesn't allow partial payments), I've been forced to pay these extra charges out of pocket and just "wait" for credits that take weeks to process. To make matters worse, the entire complex was recently informed that residents with multiple parking spots (spots we pay $75 per month for) may lose their parking due to "renovations." What management didn't initially disclose was that they are removing garages and tuck-under spaces to build additional studio units. We were told that residents would be entered into a lottery for the remaining spots, and those not chosen would need to park in a nearby residential neighborhood, a block away. This means crossing a busy intersection and leaving cars in an unsecured, non-gated area, something that feels unsafe and unreasonable given that parking was part of our lease agreement and paid for monthly. What's most concerning is the lack of transparency and accountability from management. Residents deserve honest communication, fair billing practices, and basic safety considerations. This place has to be deleting bad reviews or something. Just got informed that one of our paid parking spots is getting taken away, and was given no other options on where to park our car. Mind you, we are nowhere near any street parking, so do they want us to park the car up our ass? I don't understand. This complex is also very tow-happy and will tow your car even if you just think about parking in an undesignated spot. On top of that, they removed one of the major dog parks in the complex and only have a small dog park with no working gate door, and another big park in the front that has to be utilized by the hundreds of dogs that likely live in this complex. This complex is also in a terrible location and has the audacity to charge nearly $3000 for a one-bedroom apartment overlooking the riverbed. (people have literally gotten murdered there, ill attach the links below) It is wild how much apartment complexes exploit people, knowing people HAVE TO live somewhere. I will be putting my 30-day notice first thing tomorrow. I already know moving out of here is going to be a nightmare; I can already sense them keeping my deposit and charging us more on top of that. I'd bet money on that, but they'd probably take that too. Also, to the automated message that is going to reply to this post saying "we are so sorry to hear bla bla bla, please reach out to bla bla bla," I already know it is just for looks and it won't go anywhere, because you are not "sorry to hear". I would not waste my time and go to the office and air my grievances about my issues. They fall on deaf ears.
