I have lived in this apartment for many years. And I've always had issues with the former manager Jose who was not prompt in answering my texts and calls. I would call and call and he wouldn't answer. He used to promise me that workers would come to the apartment to fix my bathrooms and reglaze them and for weeks no one showed up. I would call him to find out but he ignored me. I am relieved that he is gone now because I believe things will be better now. I always go to Adriana for my problems regarding the apartment even before. So, I am glad that she is handling the apartment now. I also don't like the smell of the water in the laundry room. It smells bad. Also the machines eat my money and I don't get them back. But I am thankful that this apartment is so close to my sons' school. I feel at ease because I am close to them when emergency happens. I also like that the apartment is close to the shopping mall and new stores in Downey. Everything is accessible. I also appreciate the online work order procedure. Now my concerns get acted on in a timely manner. read more

I have lived here for about 3 years and I love the community and the management at this location. Adriana the manager has been amazing along with Oscar who has a crew who repairs everything and anything within a timely manner. The main employees of the corporation has been helpful and understanding. I do recommend living at this location. I truly feel at home and comfortable here. My kids love it as well. Updated: This is what the tenants have to go through each time they do laundry. This extremely awful loud noise that the machines make when rinsing for months! It's like space ship has landed! PLEASE management fix the machines or replace them! I have a video attached in the photos section! The floor space this apartment provides is one reason that made my family move here. Most units have 2 bedrooms that are spacious. There are 2 full bathrooms that is also a plus. There are 2 parking spaces for the tenants and a storage room. Florentine Apartments sits at the heart of Downey which makes it accessible to schools, shops, and hospitals. We also have a great maintenance guy Gerson who is respectful & dedicated to his job. The reason why I give it a 3 star rating is that my husband's car and several cars were broken into In a span of weeks and the company didn't respond in a timely manner. The front camera wasn't supposedly working as the Manager explained and there were no other cameras in vital areas available. The company decided to put up a couple cameras only after the 3rd or 4th break in. Another concerning issue is the smell of the water in the washers. It smells bad & I believe it's a health hazard. It should be checked by the company or the Downey City health. The $100 annual increase is also too much. It'll surely help if the increases are less & fair for the families/teI do appreciate the new online service the company provides. I find that the response to request for repair is done in a timely manner so far. Communicating with upper management is more convenient with the online service in place. read more

Been living here for the past 3 years, apartment is spacious and convenient due to the location. Well kept as far as the outside of the apartments go, maintenance does take a while to fix things in the units but they will eventually get it fixed. The only two negative things I do have to say is the rent goes up every year even on a lease. I could understand if the units were constantly being upgraded but that's not the case here plus the dryers don't even dry your clothes completely so been paying more to dry than wash my clothes. We are a family of 4 and we really like Florentine Apartments. Great and convenient location to most things: From restaurants, varied grocery options, shopping to Spa services all close by. Management and Staff is friendly and a pleasure to deal with. We've called Florentine Apartments home for almost a decade and our experience has been outstanding. Grounds are well kept, and our maintenance complaints have been met in a timely manner. The maintenance team is very accommodating and reliable. Apartments come with covered and gated parking, a community pool, laundry on-site and a gym (basic but excellent for a daily and convenient workout). The place is generally quiet, peaceful and community does a decent job of getting to know each other. Management is friendly and professional - Jose has been helpful, always trying his best to accommodate the residents. Adriana, the resident assistant manager, is particularly helpful - even helping us in a couple urgent matters - she's great! Props to Florentine Apartments and the wonderful team! I have living 3 years in florentine apartments and the truth is that I have not had problems with the apartment, when I have needed repairs I have always had immediate response from the company, the apartment is very spacious, is located near good schools in a good area of ​​Downey. Happy with the apartment, the neighbors do not get in trouble with anyone on the contrary here I have found very special people, very happy to have Adriana as manager and Gerson as handyman who are always willing to help us with the best attitude. Great place to live! Great location and amenities. Spacious apartments with fireplaces, balconies, central a/c. Upgraded kitchens. A courtyard with a water fountain perfect to enjoy on quiet evenings. The swimming pool and spa are relaxing. I don't give it 5 stars because it is not perfect but it is nice and very comfortable and extremely convenient. Occasionally, children are at play and people walk their pets. I don't have younger children or pets but they seem to enjoy living here as well. Even though I own property and a couple of businesses I keep the lease of my great townhome apartment here at the Florentine Apts for when I do business in Downey and the surrounding areas. It beats the cost of staying at a five star hotel and it is by far much more spacious and convenient and it feels like home because it is home. Jose, the manager is very reliable and takes his management job very serious. He does real estate on his time off from work and as anyone else who has a job he is entitled to have time off and do as he pleases. I choose to live here at the Florentine when I am in Downey because it is a nice place to live. read more

If anyone is even considering living in these unmaintained apartments PLEASE DONT WAIST YOUR TIME! When I say horrible I mean horrible! It's infested with roaches! And don't let me get started with the "manger" JOSE MEDINA who spends most of his time doing real estate while he's stealing from the company because he's never their! I think we are all sick and tired of this place to the point where everyone is leaving ! The company won't even get back to you there as unprofessional as Jose is! Let me get into details the washes smell like suer, the trash is always falling out the dumpster the dog area is always full of crap and the gym has been under construction for like the past 4 months ! I think this is unfair to the tendentes who are almost paying $2,300 in rent! I hope this place does something about it. They feel the right to treat people how they want especially Jose! My family and I have been living here for a while and it's a good place to live here. There's enough space in the apartments which is the reason why we moved in here. They finally changed the lighting from the outside building and parking area. Before they used to be very dimmed and at night it would be very hard to see. The only thing I wish the could improve is adding a couple of more cameras around the building. read more

My wife and I moved here a couple of months ago after having searched extensively in Downey for a 2 bedroom apartment. This is one of the few apartments in Downey with central Air Conditioning, so that's a huge plus. It's also in the nice Northeast section of Downey (considered to be Prime Downey) , in the better school zone. The apartment we got here is completely remodeled and is HUGE (over 1400 square feet). I have resided in The Florentine Apartments for the last six years and have had a good experience as a resident. Jose the manager has always been very cordial and easy to talk to. The ambiance is quiet but friendly here and the summers are fun (i enjoy the laughter and screams of the children while enjoying the pool). The only thing I would like changed is the fact that we do not have our own laundry room key to wash at our convenience (even on Holidays) other than that, even my pup likes been a Florentine Apartment resident. read more

I love the apartments themselves. They're huge, spacious, and nice to live in. I've never had problems with any except roaches.!!!!! Management is absolutely difficult to get a hold of, and for the rent we are paying that shouldn't be a problem....The pool, and jacuzzi is nice.
