There's always homeless people sleeping on the street outside or even a few instances where they were sleeping inside the garage. If there's any events going on downtown or at Buffalo Bayou such as a parade, prepare to hunt for parking. Non residents will park in the garage and they do not enforce towing. There are cars collecting dust that have been sitting the almost two years I resided here. The gates for the garage are ALWAYS broken. Which means they stay open 24 hours a day. If you like to spend your summer by the pool, the view is great but it's so small and there's always people who don't even reside there at the pool being loud, smoking weed, etc. You get MAYBE two hours of sunlight then the sun goes behind the building causing the pool to be shaded majority of the day. At one point they made us get "pool bracelets" which the NEVER enforced. The elevators are ALWAYS broken and stink like wet dog! There's always trash, dog poop or throw up in the stairwells or in the hallways on the carpet. A dog threw up in the stairwell and it sat there for over a week until I said something about it. The office is so hard to get in touch with unless you go downstairs. Usually rude or very judgmental/fake. There's no sense of structure and lack of communication between the employees. I had insurance the entire time living there and when I switched units (which I emailed to one of the employees when I picked up my keys) they were QUICK to try to charge me $50. You have to email or inform everyone in that office or they'll try to charge you for something. If you need storage space, this is not the place. The pantry and linen closet is SO SMALL and there's absolutely no storage space. Unless you pay an ungodly amount more for a storage room monthly. Don't leave your bike in the garage or anything in your car because it will get stolen and/or broken into. If you get an apartment with the downtown view, you aren't even able to squeeze a fart onto your balcony and there's always cars racing on memorial in the middle of the night. The package lockers are usually full or broken and your packages are just left on the floor for anyone to take. They offer complimentary coffee but they don't mention the clubhouse where the machine is is never unlocked before 9 am and locked around 5 and that's on a good day. It's most likely out of coffee though. I'm a very clean person and even if I requested pest control to come, it never fails there was a roach in my house AT LEAST 2 times a month. I once had 5 in 4 days. When moving in, the floor was DISGUSTING. My socks were black. The floors are very uneven and thin. The windows won't even close and lock properly. The air filter when I moved in was atrocious!!! I could go on all day but I think you get the picture. I hated every second living here. Thankfully I got a new job out of state so I had to move out. Do not move into these apartments. You'll regret it!

I am happy to say that all of my expectations were actually met if not exceeded! The complex is less than 2 years old, so everything still looks new, the units have the amenities that I value most like energy efficient appliances, a dog walk, a small dog park, washer/dryer connection, plenty of storage, a wonderful management team, and reasonably priced for this area of Houston. I could continue on about this friendly and secure community of only 70 apartments, but you should take a tour yourself. Now...keeping this all real, I was disappointed by the fact that there are only 4 visitors parking spaces for the entire complex, you have to call a dedicated towing company EVERY time a visitor parks on the lot for a visitor's parking code (good for 24 hours), visitors are only able to get a code to park 3 times max per week (oh, no they didn't), and there are no entry/security boxes for you to buzz your guests inside of the gates of the complex. You have to use your key fob to buzz them in, which I guess is cool because you have to call a company for a visitors parking code, write down the code, and walk it down to your guests to be placed on their windshield when they parked in one of those four cherished parking spots. I would have also appreciated knowing this information during or after my scheduled tour so that I could have determined if this was passable prior to signing my lease. Like I said...we're going to keep it real on here today. Despite these "challenges," I would still HIGHLY recommend moving here because I love my apartment! The pros outweigh the cons, and it's all subjective anyway.

I've had to kill over 75 cockroaches during my time here, and despite filing numerous complaints, the issue has never been resolved. Pest control has visited more than 20 times, and maintenance has also tried to help, but nothing has worked. Management eventually acknowledged the problem but refused to take responsibility, instead blaming "outside tree roaches"--which clearly isn't the issue and not my problem. I even asked to be moved to another unit due to the infestation, but my request was denied. On top of that, the walls are paper-thin--you can hear everything from neighbors' conversations to barking dogs and footsteps above. Don't be fooled by the positive reviews--they seem not be actual residents that have lived here and don't reflect reality. It's highly likely that management is having friends or family write these reviews in exchange for incentives. While the appliances and finishes might look nice, they don't make up for the daily stress of living with roaches. There are plenty of newer, better-managed apartments nearby. Do yourself a favor and look elsewhere. I'm still stuck here, counting down the days until my lease is over.

There was black mold in the dishwasher, the floors and countertops were dusty, and the shower had stains.On top of this, the appliances didn't even work. The ice maker and water filter was not working and the electrical socket in the bathroom caused a short in my curling iron and ruined it. After informing the front desk about the conditions of my place I was met with an attitude! It was a complete and sudden change from the friendly attitude I was met with before signing my lease. Since I've lived here the leasing office staff and property manager have been very rude and unhelpful! Both act like your bothering them when you have concerns or maintenance requests. As for the amenities, they are a joke. When I moved in, I was told there was a rooftop deck that was being built. I've lived at City View for almost 6 months, and as of this month the rooftop deck shows no signs of ever being completed. Amenities are old and used, the pool table is worn and the speakers in the theater room don't work. Also, there are mouses missing from the computer lab downstairs .There's been several instances in which management have commented in the resident portal that certain repairs to the building are too expensive to complete. A few months ago I asked the property manager why my unit did not have window blinds and she informed me that it was no longer in the budget to finish adding blinds to the remaining units! The rent here is pretty high so it's frustrating to constantly be reminded that updates or repairs are not in the budget. Also worth mentioning: The walls are so thin I can hear my upstairs neighbor take a shower and listen to music. There is a half way house across the street and a sobriety center around the corner. Theres also a growing homeless population with tents under the freeway nearby and across the street from the garage. Considering all of this I don't understand why there is no security guard! Also, staff is rarely at the front desk so packages are left behind the desk unattended! The elevator is constantly out of order and dog waste bags are not offered. There's only a gross pooper scooper left on the ground for residents to use. I would say the worst part of living here is that my maintenance requests have constantly been ignored for the past five months. My fridge and ice machine was broken for the first four months I lived here and I constantly had to put in maintenance requests for them to be fixed. To date I have literally placed two dozen maintenance requests! The washer and dryer, and most of the appliances are old and definitely need to be replaced. The building looks beautiful from the outside but once you move in it's a nightmare! I totally regret signing my lease and cannot wait for it to end. Staff and management at City View do not care about maintaining its property or making residents happy. There are nicer, less expensive apartments in Houston that offer far better amenities and actual customer service.

I usually pay for a professional carpet shampooer but was unable to do so this go around due to living on the 4th floor. $252 to replace 1 bedrooms worth of carpet $101 to replace one cracked fridge storage drawer -__- I was also billed for a full clean when I paid for a move out clean with the company that THEY ARE CONTRACTED WITH. The cleaner just did a horrendous job. Additional $95 on top of the $295 I had already paid the cleaners directly. Anyways, glad to be gone.
