I'm a resident of 3 years and it is with great pleasure that I write this review to recognize Kim for her outstanding work as our Community Manager here at Pasadena Park Place. She consistently demonstrates a high level of professionalism, dedication, and care in every aspect of her role. Her ability to foster a positive and inclusive environment has made a significant impact on me and our community overall! The property has improved so much over the past year through management and new additions like vending machines, an Amazon locker, structured parking, enhanced building security, more timely and reliable maintenance service, better organized and more enjoyable community events, and of course the freshly painted hallways... just to name a few. All of this has really made a difference in the overall living experience, compared to the years before, and I've even recently referred both family and friends to live here. Overall, I had a great experience living here! Would've extended my lease if not for personal reasons. Diamond and Kimberly are awesome! Definitely go to them if you have any questions or issues. Some things to note (you can decide if it's a pro or con): - Right next to a freeway, so it gets kind of loud, but is very convenient for leaving - Units aren't super nice or anything to write home about - Management can be a bit disorganized. From the very first day I went to view an apartment in 2021, I've had nothing but a hospitable experience. The communication with management has remained consistent. Chatting with Zach is always pleasant and he has a great sense of humor! We have security, amenities, and covered PARKING! (a real hot commodity in LA) I wondered if noise level would be loud seeing as how we are neighbors with the 110. It's so quiet and peaceful that I always forget! This is something I value and I would recommend if you are a young professional, like myself, who wants more peace & quiet. There's not many children who live here, if you're wondering. Packages have always been safe and secure as well. I truly love living here so much that when I decided to upgrade to bigger apartment, I chose to stay here. I enjoyed living here purely due to Maria the manager. If she ever leaves you might want to consider another location. She quickly handled every issue we had. Our upstairs neighbor clogging the pipes by putting rice down his sink. She quickly dealt with them and had a large fan in our apartment to dry up the damage. Wow so we're do I begin, I have been living at this beautiful establishment for about three years now , and ever since day one Kim Soto and diamond who are the leasing managers have been so excellent and on there job. They are both very commutative and have always had my best interest in mind which explains why I have been living here so long . So... I have entered into my 2nd lease with this property. That in itself says it all but allow me to be more specific about my experience thus far. First and foremost, this is a community with absolute representation. You will find all ethnicities, gender identities, ages and students and professionals here. When it comes to community living - this is at the top of my list of importance and Pasadena Park Place (PPP) gets an A+. Next the amenities; we have gated enclosed parking, facilities management (Willy is the BEST - he is so kind and courteous, conscientious and quick with the fix!), housekeeping (always leaving every part of our building with the nice fresh scent of Fabuloso), onsite security guard (actually patrols the facility and is very present), app based laundry rooms on every floor with an extra-large facility on the main level, jacuzzi, BBQ grills, sun deck, exercise room (my fave) and onsite housing management (GO ZACH! Professional and always providing quality customer service). I use all of these amenities and services regularly! Now on to the upgrades, the outside has had a sweet facelift and the elevators - OH BUT THE ELEVATORS! When I first moved in the elevators looked like a county building (I work for the County of Los Angeles so I can throw the shade with pride), but now - Tres CHIC! Soon to come - new carpeting in the hallways, and shrubbery in the courtyard and exterior walkways. I can't wait! Location Location Location! - I am 10 minutes from school (USC Fight On!) and The CryptoArena.Com (will always be the Staples Center to me). 5 minutes from Traders Joes and Pavillions and downtown Pasadena, Urban Pets and Modern Animal (for my Service Animal). And the way our building is situated you must have purpose in coming here. We are our own cul de sac. Amazon practically lives here! - Amazon deliveries are always safe and secure and get this, if the driver doesn't deliver to your door, ZACH or his staff will hold your package for you in the office or deliver it to you! Now that's how you spoil your residents. Realistically when you live in a shared space like apartments, you're always going to have issues with neighbors - and that is not just with apartment dwellers, homeowners absolutely have the same problems and most times worse because not much can be done to alter behavior. However, there are ways to mitigate these problems and PPP does it's best to accommodate everyone and right the wrongs. So with that being said, if you are looking for a positive great-vibes apartment community - PPP provides such. If you want to live well - PPP provides such. If you are about that drama - this isn't for you. Negative energy is not sustainable here but PPP does not discriminate so apply anyway. Maybe being here will change your negative into a positive. PPP is my favorite apartment that I've ever lived in! And the reason: the people: Diamond, Kim, and Eli. Everyone is incredibly helpful, attentive, and caring; I love it. (And for those people who mentioned the closeness to the 110, it's true, but the windows are double-paned; it's the literal quietest place I've ever lived.) I have at Pasadena Park Place for awhile and the staff is always helpful and quick to respond. Shout out to them for maintaining the place so well. They also recently changed their carpeting in their hallways which definitely improved the overall look of the apartment. There is not visitor parking, but this hasn't been much of an issue because the surrounding neighborhood is fine to park around. My biggest complaints are with the fact that smoking is allowed in the apartments and the noise levels. I have talked to other residents and I know that I am not the only one unhappy about the smoking. I would not recommend this place if you have children, have asthma or other lung conditions, or if you just dont want to be exposed to secondhand smoke. I live on the 3rd floor and face the freeway which can be a little loud at times, but not too bad. One of my neighbors here plays pretty loud music late at night even though there are "quiet hours". Air conditioning works well but is pretty loud. read more

I've lived at PPP for ~2 years now and would not recommend living here to anyone. When I signed the lease, everything seemed great and the rent was lower than most complexes so it seemed like a steal. It was a mistake, they don't tell you all the things that are wrong with this complex. My apartment does not come with a FRIDGE, so we're expected to rent fridge from an outside company for at least $25 a month (it's not even a regular sized fridge, those are $40-$50 a month). So add that to the rent every month, along with ALL utilities, and the $65/month internet plan that's only offered here. I was promised new hardwood floors when I signed the lease (the apartment wasn't going to be ready for about a month). When I moved in, I got some cheap carpet and was called a liar when I confronted management about it. They will say whatever you want to hear to get you to pay them $$$$ but they won't deliver what they promise. Get everything they offer you in writing or on the lease!! my outlets didn't work when I moved in. The rest of them are so loose it's a danger to use them but I need outlets... The AC unit is very noisy (add that to the constant freeway noise - the "double pane" windows don't help much). The thermostat is also inconsistent. I set the same temperature everyday and sometimes I'm freezing and other times I'm sweating. I put in a maintenance request about this, and they just cleaned the filter and said it was fine. It isn't. Our water gets shut off on an almost monthly basis, for 10-12 hours each time. For the past 2 years. I don't know why they can't get basic amenities to work, but it's really frustrating when you want to take a shower or wash your hands, and there's no water! Management doesn't even email you when it happens sometimes. When the water is on, the pressure is so low it takes about ~15-20 seconds to fill my hands to rinse my mouth. It's ridiculous. Sometimes the shower spout spurts really hot or cold water and it's extremely unpleasant. During Covid, it's really hard to get in contact with management now that the leasing office is closed. You can't speak to them directly on the phone, and they don't respond to emails. I would have moved out if not for Covid messing up everyone's plans. Do yourself a favor and don't move here and support these slumlords. All the things I've mentioned could be considered minor inconveniences, but when there are that many, and so frequently, it becomes a big problem. This was my first apartment in LA, so I count myself incredibly lucky. Maria's been friendly, kind, and welcoming from the very beginning. BEWARE !!! First and most important of all, the floors in my unit were very uneven and felt like we were climbing a slope throughout the unit. The tub was dangerously slippery because of the slope and I almost fell twice. These are things that you do not notice when you are viewing a unit for the first time with shoes on prior to signing a lease. When I brought it to Maria's attention (The manager at the time) she told me that all of the units were this way and It didn't make sense for me to transfer to another unit and that she would allow me to break my lease without penalty. Also the Management company told me that if Maria couldn't assist me to contact them back. Long story short, Maria left and they replaced her during my search of a new apartment and breaking my lease (WITHOUT penalty-concession/termination fees) was no longer an option, nor did the Management company assist. Therefore, I had to pay $3,300.00 concession and termination fees to break my lease even though I provided pictures of how the floors were not leveled. They said it was not a "slip hazard". But I told them my legs were constantly in pain and I was not able to safely take showers. I was however offered to be transferred to another unit but I would be responsible for paying for movers and my unit wouldn't be on the top floor, which was one of my reasons for moving there in the first place, having a top floor apartment. I only lived in my unit for a few months and I had to stay at a family member's house because it was so uncomfortable living here. While away, they entered my unit without my knowledge for annual maintenance. I didn't get an email or phone call, how rude ! The central a.c .is so loud that it wakes you up out of your sleep in the middle of the night. And during the summer it only reaches a certain temperature. read more

We have been living here since 2017 and we are happy with our choice! Pasadena Parkplace is the quiet, well-maintained, and very well taken care of. Maria, the Property Manager, manages the property and the tenants very well. We are very grateful for her loving care not just for the property but also for the tenants. Every year, there are new projects that improve the place and we are so thankful for it. There are rarely any maintenance issues because Maria is on top of things. I've been living at PPP since Aug 2015 and I like the apt/community. Pasadena Park Place is walk-able, very very close to the 110 and DTLA, shopping areas, groceries, gas stations, restaurants, churches and Metro Gold line. The rent is relatively affordable like the rest of LA but you get back for your buck. The complex is quiet, has ample visitors parking spot, friendly staff and has a great view of South Pasadena. Maria, community manager, is genuinely friendly, competent and attentive to your needs (e.g., package delivery notification, work order, etc.). Similarly, the old even the new assistant manager is friendly as well. The staff is competent and takes care of the building. The managers here are spot on! They return your phone calls on the same day. Ms. Maria is not afraid to tell it like it is. She is strict but fair. I admire how much she cares about her title and tenants. Free tours are given of the property to potential tenants. The property is very clean and tidy. I even noticed the professionalism from Maria and Armand the managers. They do not force you to make a decision on whether or not Pasadena Park Place is the right place for you, rather they use their personable traits to make you feel welcome and at home. I even noticed that the property managers go out of their way to pick up the tenants packages, which prevents them from going into the wrong hands. The stay was nice. However, you don't get your own washer and dryer, although it is something they tell you (and you'd notice anyway) at your first visit there. The one thing that I REALLY liked about this place was the lack of noise. The apartment does not have exactly high ceilings but I almost never heard noises from my upstairs neighbor, and when I did they were so light they could not bother me at all. I'm a noise-sensitive person, and that was very important to me. read more

This is my 3rd year here and I am still a fan of this place. Maria is still an awesome Property Manager and the rest of her staff is awesome as well. I don't have any issues when it comes to parking my car, security, mail, maintenance, my neighbors, etc. It's a quiet building and while some places may not make any attempts to improve the conditions if things stop working, each year Pasadena Park Place adds a new touch to already great place. It's right beside to highway so you can get to downtown pretty quick. Surprisingly quiet given the fact that this place sits right on highway. Because of the location, I can get to my school fairly quick without traffic (Art Center). Manager is really friendly and cares me. Nice place overall. Only downside I can think of is guest parking. And this can be good or bad depends on how you like but smoke alarm is really sensitive so it's really hard to cook anything grilled. There's grill outside for use but I don't want to cook outside.
