Paid on time, kept to myself, no kids, no pets, don't smoke. When I first moved in the management was solid. But the team changed while I was here, and dealing with the newer management at move-out showed me a completely different side of this place. The short version: they will tell you one thing to your face and do the opposite behind your back, and when you call them on it, they will not own it. I did a walkthrough before I left specifically so there'd be no surprises, and I was told certain things wouldn't be charged and that everything looked fine. Then after I moved out, the charges they came back with were the exact opposite of that conversation, and the bill came out to more than my whole deposit. What really told me who they are was what happened when I pushed back. I wasn't guessing, I had actual proof, a whole audio recording of what was said. And instead of acknowledging any of it, management just circled the wagons and defended themselves. No accountability, no honesty, just a lot of polished language about being "transparent" while completely ignoring the evidence in front of them. They care about protecting themselves and collecting the money, not about doing right by the people who lived here. If you deal with this management team, get everything in writing and document EVERYRHING, because they will not stand behind what they say. Better yet, save yourself the aggravation and look somewhere else.

The transformer for the pool lights is installed right outside my unit, and shortly after moving in I started hearing a humming noise. It took a technician to finally locate the source, and instead of replacing the transformer, which clearly needed it, they applied a quick fix that only lasted about a month and a half. Now the problem is back, and it's even worse. The system is humming again and making an arcing noise when it turns on. The lights run on a sensor that activates only at night, so this disturbance happens when maintenance and the leasing office aren't working. I submitted another request and even called the leasing office, but the response I got was extremely disappointing: essentially, if it can be fixed, great, if not, there's nothing more they can do. They also don't want to investigate it thoroughly because the issue happens at night. This is unacceptable, especially for something that affects a resident's ability to sleep and feel comfortable in their home. I'm leaving this review because I've given multiple chances for this to be handled properly. I will gladly update this review if, and only if, this issue is fully resolved. Update: The Maintenance Supervisor has now identified a solution and ordered the necessary replacement part. They have also turned off the pool lights on my side temporarily to prevent further disturbance while the repair is pending. I appreciate the effort taken to address the issue, and I am hopeful that the new part will fully resolve the problem once it arrives. I will update this review again after the repair is completed.

Between TYLER (current property manager) and ARIANA (district manager), this place has gone to crap. I lived here for about 6 years with minor issues. When Tyler came into the manager position, things changed rapidly for the worst. From not taking action on complaints regarding tenant situations (residents nit following rules) to being just plain rude, TYLER (not even properly qualified) has caused a bitter taste in several tenant's mouths. Speaking of TYLER, let's talk about his favorite past time: smoking weed. He lives on property and terrorizes his neighbors with the prevalent smell of marijuana flowing through their vents. Funny, considering smoking indoors is a clear lease violation. Roaches are prevalent. I refused to unpack the first month of moving in because I saw roaches on the ceiling, walls, and in my bed. I finally was able to figure out a roach abatement regimen that worked well for me. The dumpsters are over full consistently. At one point, the office tried blaming it on the city, but after several phone calls, I found out the property has a private trash collection company. Apparently, someone didn't pay the bill. We had to live with full dumpsters for several weeks. Visitor parking is a joke. There aren't many spaces available and you see the same people parking in them all the time. I can only assume they live there, but aren't on the lease and didn't want to pay for a parking sticker. All the appliances are antiques. My electric bill ran into $300 during summers due to the age of the ac. If you decide to view this property, just ask any of the current residents (out of management presence) what they actually think of the property. I'm sure you'll hear a LOT. There are several current residents stuck in their leases that want to move out BECAUSE of TYLER MOLD. I didn't realize how bad the mold was until I moved my furniture out and saw the damage to my solid wood furniture. There is definitely an issue with water entering ground floor units from the outer walls and windows. Maintenance is GREAT! Carlos runs a great team. It's just management that needs a refresh. If you move in and have an issue with on-site management, good luck! When I inquired about wanting to make a formal complaint to corporate about how things were going on property, TYLER smirked and said, "You can call corporate, but they're just going to push it to Ariana and she'll just give it to me." Is this the way you operate, @FDCManagement? And PILAR... What used to be a kind, pleasant presence in the office has now become bitter and not so friendly. I can only imagine how awful it must be to work with TYLER. When I was reporting an incident, she said, "If you're so stressed out here, why don't you just move?" WTF?!?!?! The community is beautifully designed, modern, and incredibly well maintained. The apartments themselves feel upscale clean finishes, great layouts, and a level of quality you can immediately notice. It's perfect whether you like walking, running, or just enjoying a quiet outdoor escape without leaving home. Management and staff truly set this place apart. They're professional, responsive, and actually care about residents not just during move-in, but consistently. Maintenance requests are handled quickly and thoroughly, which makes a big difference day-to-day. I strongly want to share the negative experience I have had with this complex and management so others can be warned. There is poop and trash EVERYWHERE. Nobody follows the rules to pick up after themselves and their pet, and the management is sure not going to do anything about it. There is dog poop squished into the carpets in the hallways, and poop is permanently in the stairwell cement. There is also poop falling from the balconies in apartment two specially. The mailrooms always have overflowing trash, which makes half the building smell bad. Management is a nightmare and rude. They speak poorly of residents to other residents, and are very unprofessional. They are very slow to get something fixed, and I feel bad for the maintenance workers who have to work with that management/leasing team. The maintenance team is actually pretty good if they had the right management support. The smart lock doors with Bluetooth keys seem nice at first, but they run out of battery very quickly, and it is very hard to get someone to come unlock your door after hours. My husband and I were locked out for a few hours because the "emergency help line" was called after working hours. The management team also does not like giving fobs, and they will put you on a "waitlist" which means you'll never get one. Everything is very cheaply made and installed. We lived in the apartment for 2.5 years, and we could really see how cheap the apartments are 6 months in. We stayed since we could not move to another city until a certain time. Another reason we stayed is because they had a promotion that if you resigned your lease, you would get a $200 gift card, which was a complete lie/deceptive advertising/ and an unfulfilled promotion. We are still reaching out for our gift card, 2 YEARS LATER. The office is now ghosting me and my husband after Ashlee and Nury said they would get back to us shortly on the status of the giftcard. The first and last time Ashlee responded to me was in January 2026, and we have not heard anything since, even after numerous email follow ups.

I filled out all of my paperwork to move in mentioning my emotional support animal, I showed them the ID for move in, they said that was ok and no pet fee or rent was due for my animal. 6 months later, they charge me on my monthly bill for a $500 fee out of nowhere. They required me to fill out a medical form in order to get a refund on that 6 months later. I just paid the fee to avoid late fees or future issues. I also got pregnant during my stay at crimson, needed to move out to a different space because of my condition during pregnancy and to be closer to my family. There were people interested in my unit, main office never helped with any of this. I moved out two months ago, the apartment has been empty, and they didn't let anyone move in until my lease ended, I have emails from them mentioning how someone wanted to move in earlier, but they still didn't let them. I ended up getting my emotional support documentation signed by my doctor at the beginning of this month and sent it to them, they still haven't processed the refund on my account, the late fees are running, I've talked to many people at the customer service because the management of the building sent me to talk to them (for no reason) and I'm just a pregnant woman, 39 weeks, not working, and just wanting for them to remove the late fees and apply the fee to my may bill, so I can pay. I even wanted to sell my fence to my neighbor and they told him it was better to get a new one. Cero empathy from this place, it is like you're dealing with robots.

Besides the revolving door of both staff and managers, it was like pulling teeth to get maintenance to assist when, for example, my dryer wasn't working. They also have restrictions for aggressive dogs on the property, but I constantly came across unleashed pit bulls, etc. None of the tenants cleaned up after their pets, which was disgusting. Trash valet was a thing, but on the drive out, there were mountains and heaps of rotting stinking trash. It smelled horribly and I'm sure it was attracting rodents and roaches. The gym is a joke as well. Additionally one of the entrance gates, which should be closed and only accessible via fob, was constantly broken and left open for anyone to just drive in. I also noticed the quality of tenants going downhill as well. Sorry, but I'm not paying that much rent to live next to a bunch of people who clearly don't work and blast their music all day, while smoking weed on the patio - the stench wafting in my unit. Truthfully, at that point I started wondering if the complex accepted Section 8, due to the quality of tenants. In all, this place has curb appeal, but you quickly realize after you sign a lease and begin living in your unit. I was able to break my lease and paid all the fees required to do so. I have the emails to prove it. I even took photos of the unit once I left and had it professionally cleaned. Not once did they say I owed them money, there was damage, etc. I also provided them with my new forwarding address for anything related to the security deposit, etc. A few months later I was checking my credit and saw that the unprofessionals in the office not only NEVER called, mailed, emailed, etc. but they had the nerve to place some $100.00 fee in collections. They never even attempted to reach out to me, as I could've paid whatever that was. Nope, they just slapped it on my credit. Regardless, it WILL be removed from my credit. Prospective tenants, beware of this community. Do not sign a lease here. You've been warned.
