I love living here!! Been here about 3 years!!! Never had a problem I could not get fixed as soon as possible!!

My review is really about the management here, because that's where things fell apart for me. I lived here two years with zero drama. Paid on time, kept to myself, no kids, no pets, don't smoke. When I first moved in the management was solid. But the team changed while I was here, and dealing with the newer management at move-out showed me a completely different side of this place. The short version: they will tell you one thing to your face and do the opposite behind your back, and when you call them on it, they will not own it. I did a walkthrough before I left specifically so there'd be no surprises, and I was told certain things wouldn't be charged and that everything looked fine. Then after I moved out, the charges they came back with were the exact opposite of that conversation, and the bill came out to more than my whole deposit. What really told me who they are was what happened when I pushed back. I wasn't guessing, I had actual proof, a whole audio recording of what was said. And instead of acknowledging any of it, management just circled the wagons and defended themselves. No accountability, no honesty, just a lot of polished language about being "transparent" while completely ignoring the evidence in front of them. They care about protecting themselves and collecting the money, not about doing right by the people who lived here. If you deal with this management team, get everything in writing and document EVERYRHING, because they will not stand behind what they say. Better yet, save yourself the aggravation and look somewhere else. read more

My wife and I moved into the Pearl in 2019. We have loved every minute of it! The management team led by Camille is very friendly and respectful. They continue to put in so much effort to ensure the guests are happy. Some kind gestures they often do is provide free food from local food trucks they bring on site. Free Chick-fil-A breakfast, donuts and much much more. These small tokens of appreciation are just a small sample of the generosity and kindness the woodlake community displays. Maintenance here is like Amazon prime! Requests are handled very quickly and most importantly effectively. This complex has everything you can ask for! The girl who I spoke with this past week was incompetent. Camille was handling my inquiry but she wasn't available. But this girl didn't know a credit in an account. I know I can't be the only person who has paid months of rent ahead of time. I have a credit left over for next month meaning that credit will be applied to the rent due for February. She thought it was a balance owed for rent. Comical. She's clearly in the wrong field. Because how can I owe rent for a month that's not even here yet? She saves me a bunch of headaches. She was rude and short, assuming the answer before letting me give the answer to her questions. This is the first time experiencing someone like this in this position. FYI to all renters, HAA is there for your complaints. Update: The response shows the lack of accountability and incompetence the office staff here possess. At least teach your agents here how to recognize a credit versus a debit. Then, maybe, I would not have had to redo everything. Good luck though. read more

This is an update to my previous review. I took down my last review bc I received a call from the manager Camille today that completely changed the way I feel. My boyfriend and I had a hard time after submitting our application. The experience we had was not so great and unfortunately decided to go elsewhere and take our losses with the money we already spent. Let me start by saying; I am happy to answer any and all questions on my experience living here to anyone that has queries. In short - this building should be avoided. - Gate/entrance/exit The entrance and exit to this building are electronic gates with no proximity sensors. This means your driving in and out must be timed perfectly. If the gate starts closing on your car you get a very badly scratched and dented car. In other buildings I have lived in this has not been an issue. - Bugs bugs bugs In 14 months of living there I have never encountered such a severe mosquito, cockroach and bug problem. They are everywhere. In the corridors, on the balcony. - Dark dark Dark We rented their biggest 1 bedroom model - it was the darkest place I have ever lived. All plants and flowers die immediately and you will need to have lights on at all times. - Hollow cheap walls We faced endless complaints from the stay-at-home pot smokers who lived below us and complained when my wife and I got ready for work each morning. We could routinely hear neighbors having sex, or vacuum cleaning late at night. This might sound like a minor point - but when every moment in this apartment is subject to the noise of those above/below/to the side of you it creates a completely unpleasant and hostile place to live. I would look at a building like any of the Gables properties, which have solid concrete walls and floors and allows for a nice tranquil place to live. - Transient/no care in the world residents This feels like a halfway house for most residents. Constantly people moving in and out and the way that residents treat communal areas and corridors. One example that is reflective of this - dog poop everywhere (cannot be enforcing their pricey DNA poop-checking otherwise I wouldn't witness so much dog poop around all the time.) - Emails galore from Camille Camille wants to put pen to paper and write lengthy badly punctuated rants and raves to residents several times a day; complete with empty threats and accusations to pockets of residents. In conclusion, this is a cheap building and it is ran and managed in a cheap manner. I understand that everyone has a budget; but were I in the market for another apartment I would rather have rented in a different builder, with was perhaps older, but of a much higher quality. read more

Please avoid this place as you can. You paid the top dollar for the space and the management are very rude, especially Camille - the manager. They will try to take all of your deposit and even charge you more $$$ when you move out. If you don't pay, they will threat to put you in collection. If you want to stay here, my advice is to make sure everything is brand new when you move in because the manager will expect everything will be brand new when you move out. I love living at Pearl Woodlake. I have a big kitchen for my cooking and baking. The finishing and layouts are spacious and well thought out. As a single female, I feel safe and the neighbors I've met have been pleasant. I'll definitely be renewing my lease. The property is kept pristine and maintenance is not only quick to respond but beyond friendly. The management team is always very nice and extremely helpful. Do not move here. People are constantly breaking into cars and stealing tires and personal belongings. This has been going on for as long as we've been here. Each day is someone different, you can't even sleep at night because you're worried you will be next. This morning our truck got broken into. The "security" they have is a complete JOKE. Be careful about this apartment complex! Don't let the buildings fool you. Management is horrible! Move in First of all we moved in to the apartment with stains on carpets. When we asked for shampoo service they kept sending us emails about how busy the assistant manager was. Then we brought our stuff, and they told us to move out everything to shampoo the carpet. They never did. The Apartment had an awful smell. I sent them an email about it. Assistant manager came to our apartment and he said it smells food when I did't even have time to cook in my new apartment. Work Order Our heater didn't work in winter. When I submit a request for repair, they didn't show up for a week. At the end they blamed us for not calling them. Staff Staff is looking so nice, but whenever you have a problem, instead of solving the problem they keep talking about company policies. For example, we had a problem with their online payment system. Eventhough, we had enough money for rent, system didn't take the money. On the 5th I received a very rude call about the payment, late charges and Non-Sufficient charges. I went to the office with payment confirmation email to show them. Then they asked us to prove that we had enough money in the account. I sent them the statement, and assistant manager said that "You are not my only customer, I can't take a look at your statement and calculate how much money you had on the first day of the month. You must go to the bank and bring me a letter that shows you had enough money in your account on the payment day". Safety If you have a car worth little more than 10k, this is not the place for you to move in. Before we moved in, we heard that 2 cars got stolen. We asked office staff about that, and they said yes it is correct but they have police officers in the property now. After we moved in a car got stolen in May. My roommates car was messed up bc of their maintenance work in the garage and they didn't take any responsibility and any action to investigate the unfortunate event. Also, 2 theft event have happened. They just sent us an email to lock our doors properly. Entry&Exit Gates never work. Always some work is going on on gates. I have never seen them completely fixed. This looks like a high priority prison. In order to get in to the garage you would need your remote control which is normal and good. From garage to hallway you would need your home key which is an electronic system key. To exit the property you'll need your remote control bc it doesn't open when you get close to it. That means, when you have a guest, you would have to walk out of the property for them to exit. Thefts keep happening tho. Floor Plans As an architect, floor plans are waste of money. If I drew a project with apartments like they rented us, I would fail in university. No sun light anytime of the day. Windows looking inside the balcony which is too dark. To sum up, if you don't want to pay a lot of money and get a horrible apartment and service for one year, don't even get near to this property or any Pearl properties. Power switched off unexpectedly for 'minimally two hours' this evening across the building for 'emergency upgrades'. An email sent out after they switched off everything across the building. No warning. No planning for this. Just switched off. Avoid this building with a 10ft barge poles they treat you like zoo animals. You are better just about anywhere else. read more

I've been a resident for 6 months now so I'm able to give a fair review. Pros: Management - the management team has been awesome to deal with so far. fortunately, i have not had many issues to report so i have only dealt with the leasing office team a few times since move in day but any time that i have had to request information, it's been a pleasant experience. Amenities - the amenities are great. the gym is top notch and the bluetooth feature is really cool. the pool is beautiful. i'm always seeing flyers for special events planned by management and though my work hours prohibit me from participating, it's nice to see they care to plan fun things for the residents to get to know each other. The apartments themselves are brand new, with upgraded appliances. Very spacious and again the built in bluetooth speakers in the walls of the apartment units are a unique touch that i would not find too many places elsewhere. Parcels - they have an awesome parcel system in place where if you receive a package its placed in a parcel that is accessible 24 hours a day. You do not have to go to the leasing office to pick up packages which is incredible convenient. I receive packages frequently so this makes a huge difference. Maintenance - anytime I've requested maintenance, they respond very quickly and they are some of the friendliest people i've ever met. this makes a huge difference. I've only had to request them maybe two or three times in 6 months. The ground of the property are also well kept. Cons: The walls of the apartments are very thin. Unfortunately, as I write this review, I am currently hearing my neighbors have sex. This happens quite frequently and there's nothing I can do about it. It's very disruptive and wakes me up a few times a week. I can hear their TV, music, as well as their conversations through the wall. Parking - I work late hours, and when I come home, there's never a spot on the first floor, rarely the second, and never the third floor. I'm happy to know there's many residents moving in, but this is an inconvenience for me, especially when I notice cars parking in make shift spots at night and half the cars parked in the lot without parking stickers is frustrating. I wish they would enforce the stickers so there would be more availability to residents. I'm temped to remove my sticker so I can park in the visitors parking spots closer to the building. Cable - You are forced to settle for u-verse for the cable/internet provider. The experience we've had with u-verse has been an absolute horror. Pearl Woodlake has no control over the lack of service i've received from u-verse but I do wish they would give another option such as xfinity. Overall, I do feel the good outweighs the bad. If my bedroom didn't backup to my neighbors bedroom, and I came home from work during normal hours, and I could have x-finity for cable my experience would be nearly perfect. But no apartment complex is perfect and I realize my "cons" are just things you have to deal with when renting any apartment rather than owning or renting a house. I would definitely recommend Pearl Woodlake to a friend but I'm still on the fence if we are going to re-new in 6 months. read more

I've lived here since Feb 2016 in two diff units in two diff buildings. The Good: - The apartments are beautiful. Units, lounge, pool, gym, the whole thing from lighting to fixtures. - I had never met apartment maintenance staff that works as hard as Doris, Gary, Alberto, and Gerardo. I cannot speak well enough about them. The place is always spanking clean (thank you, Doris), they start work at 7am or earlier every day (thank you, all), and maintenance requests are done within a day - I've had it go through and be completed in 48 minutes before (thank you, Gary!). - Both the maintenance staff and apartment structure/system are the reasons there's no pest/vermin on site. The trash is collected 5 nights a wk, right from your door = no food bits are left in the chute. And if there are food bits in the chute over the weekend (no valet trash on Fri/Sat), that's out by the garage and not within the buildings (the chutes themselves are in the garage, away from units). I love this design in conjunction with the valet trash system. Sure it's at a cost, but I'd rather live at a place without bugs. Oh, and you can request pest control to spray your place on Wednesdays if needed. - The valet trash people supposedly recycle because they provide separate bags for recycling. I really hope they do. - More on the aforementioned gym - I love our gym. I love it so much that it fills me with joy every time I pass by it. Now if I could actually step foot in it... in all seriousness, though, I love that the management contracts FitCasa for fun activities and the gym instructors. Oscar leads kickass boot camps on Monday evenings and Jamie (now supposedly led by someone named Billie - haven't been due to schedule conflicts) led awesome yoga classes on Wed evenings. - And the pool is nice and so are the grills! We have 3 on site, I think - two by the pool and one by the lounge. - The management employs ActiveBuilding, which allows communication between residents and between residents and management. - We have a police person living onsite in Building 2 have external security officers patrolling the premises at night. More on this later though. Comme si comme ca (the so-so): - The unit facing Gessner gets road noise. It's present - but it's not horrible, so I was ok with it. - Rent price: it's for sure well above others in the area, but if you get in when they do a promo, I think it's reasonable for what you get. I mean, I've renewed a lease here so I speak from experience. - The garage gate is broken literally 10% of the time, and I'm being conservative. That's 3 days a month on average and every month. This must be a design flaw and not a fault of any individual other than the idiots/thieves? who have run over the gate. The management is good about communicating when it's broken and getting it fixed quickly, and that's the only reason this is in the Ugly pile and not the Bad pile. Cameras would help. Now, the Bad: - Electronic Bermuda Triangle. AT&T doesn't work. T-Mobile obviously doesn't work. But even Verizon doesn't work. Both the cell reception and internet speed (thanks, AT&T) are the worst I've ever experienced in any city I've ever lived in (and that's more than 8); that's not the apartment's fault, but its location must be hidden from all cell towers. This may actually be a good place for recon activity. - The management charges $100 for a spare key to the apartment. I would understand if it were a deposit, but no, it's an upfront fee. For a key fob that can be reprogrammed instantaneously upon move-out, this makes no sense and makes it near-impossible to have visitors. - Security. In my 15 mos here, we've had over a dozen cars broken into and a car stolen out of the garage. How does that happen? Numerous occupants have requested security cameras and mirrors (at corners to avoid collisions between incoming and outgoing traffic) to be installed. The management has been saying for months that they're working on it. So the jury is out on the security front. I do question some of the people they've let occupy the building, given those who lack basic public etiquette and party it up in the lounge until past 1am, but I've met neighbors who are great, and the staff is friendly. Mainly, I love the things that are already in place and would like management to take action in the things they've promised, like installing those cameras (and - not nearly as dire but - the conference call system they mentioned 6+ months ago). Once promises are made, they can only fester until they're met. I would also like updates on the security incidents; they're very good about letting us know about break-ins but I would like to be informed of the outcomes of the said break-ins. As in, are police reports made? Is any action taking place after a break-in? Is management allowing the notion that once you break into the garage here, nothing will happen? I sure hope not. While the property seems nice on the surface there is an underling evil in the management office! Don't even think of moving here. I saw the many other negative reviews but it was a nice location and my locator suggested I check it out so I did and it was a total waste of time. The manager waste your time to avoid following HUD laws and they lawyer try to violate HIPPA because he just got licensed in January 2019. Pathetic! We recently moved to Texas and found this community through the most awesome real estate agent (Angie Griesinger at Urbanleasing.com). The community is beautiful, not just the common areas as is sometimes the case, but each unit. The staff here is very responsive and maintenance issues are resolved quickly and expertly. Many staff members also reside here so they have a vested interest in maintaining community standards. I also appreciate the effort that is made to host different types of events from 'Chicken & Waffles' brunch to Bingo and Bootcamp! The frequency of these events is perfect and they are diverse enough to appeal to different crowds. While there are minor issues that I've experienced here, they aren't unique to the property and are just part and parcel of apartment living. The only drawback of significance that I think is important to note is that soundproofing is below average. I'm not an expert, but I suspect part of the issue is the beautiful flooring used throughout the community. You can hear what's going in adjacent apartments and the hallways so if noise is a significant problem for you, this is not the community for you. We have been here for over 7 months now and have generally enjoyed the experience. If we had the opportunity to make a different decision, we would choose Pearl Woodlake again! read more

Where should I start? Ok let's start with how rude the staff is, Ian is the only one that maintains professionalism even though his sarcasm. The trash piles up in front of the trash chutes every single day, imagine explaining that to your visitors. The inconvenience of letting your guest out of the gate and the limited guest parking outside the gate is unheard of. When your guest park in the garages's guest parking. You have to leave the comfort of your home, walk to the edge of the garage and use your transmitter to let your guests out. When you mention it to the office they say it's for safety. The safety of what or who? There have been numerous break ins that the staff has yet to tell us about. I gave two stars for beautiful property and location. read more

My move-in experience wasn't the best...my apartment had pests and a kitchen sink and piping that was at a very nasty condition. I had fairly large silverfish coming into the bathroom every day and the apartment was empty...I closed as many gaps as I could since then to reduce the problem--I still see them, but it appears like it helped. Aside from that, the apartment is specious, the appliances are great, and I feel very comfortable at home. Parking seems to only be an issue after 6PM (even with towing reinforced). Expect to have to park at the guest spot at the top of the roof without any coverage (e.g. from rain) if you arrive home late evenings. I'm glad Ian is gone, that guy wasn't really good news and I wasn't excited about moving in with him on staff, the new manager is friendly and does the best she can to help you. Honestly, one of the reasons why I was considering staying in the community was Marisa Wall--if she services anywhere else, that just might give me a push to move wherever that is. The other reason is that despite the apartment's aging problems, it is pretty decent and they have a good number of resident events, including live yoga instructors and such... HOWEVER, I am growing increasingly concerned with the amount of apartment and car break-ins in the residence. I really don't want to hear how this is "Houston" and "break-ins are common". If you knew that, has property owner, you should have taken precaution to make this apartment complex more secure, especially as it isn't exactly an economy community. I have been in Houston for nearly 20 years, moved around quite a bit both in Westchase and out, and this place tops the amount of break-ins of any other place I've lived in. There should be a guard out every night, or something! Whatever is being done isn't working; the security REALLY needs to be improved. I didn't want to move out so soon, but I don't know if I want to risk my luck a second year in this place, especially at the current rent rate. #onthefence read more

The best apartment complex I've ever lived in. All maintenance request were completed fast. The property manager takes her time to email everyone if there's any inconvenience. Not to mention the property is extremely clean, grass cut, hallways clean, trash person never missed unless it was a holiday. There were a lot of property projects going on while living here, such as pool, grills, outside windows being washed etc. Makes me happy because I know my money is being used by making the property look more luxurious. read more

Horrible staffing at its finest. I'm so glad to be departing soon. I have been at this property since July 2017, and have encountered a series of issues. First and foremost the community does not dispose of their trash properly, which causes it to smell in the hallways and garage area. The dumpsters sit outside of my window. My view everyday was trash piled up for days until they finally built a dumpster gate, but even still that doesn't stop residents from disposing trash outside the gate and all through out the garage area where the trash chutes are. Next I had a package stolen because the negligence staff did not ensure the prior resident no longer had access to the parcel. While speaking to the property manger she confirmed due to video footage that it was the prior resident who removed my package, and did not accept fault for this mishap. She also said that it was not up to the staff to take the proper security measures to prevent this incident from happening. To me that is as if my locks to my and mailbox were not changed before moving in. The community gate is continuously malfunctioning and always open. Being able to live in a gated community is one of the reasons I moved here and with the gate always open, it is definitely a security concern for a single woman like myself especially since my job causes me to get home at various times of the night. The last straw for me was today when maintenance came banging on my door like the police. Again I'm a single woman home alone. I asked who is it and when i heard "maintenance" I told them to wait a minute. As I was in my bedroom putting on my robe the banging ensued again. I opened my door and let the 2 maintenance men at the door know that I acknowledged them and was getting dressed, there was no need to keep banging on the door. As I was speaking they began to laugh. What a disgusting display of behavior! The younger maintenance man began to speak to me in an inappropriate and unprofessional manner so I let them know to leave from my home immediately. He then thrusted himself in my apartment and said he need to get something that he previously left behind. After retrieving the object he left my apt and I closed my door which he then kicked! I've never in my life felt such threatening behavior come from apartment staff. I immediately contacted the apartment manager who did not apologize nor try to rectify the situation. After a long day of work, this was the last thing I needed. If you are looking for a pleasant experience from your apartment community I urge you to stay far far away from here!! read more

I've lived at The Pearl Woodlake for 24 months and just recently renewed for a third time. I've lived in apartments all my life and I can say beyond a shadow of a doubt that this property has been the best. I love living here. Pros: 1. The property: and it's amenities are extremely well kept. We have several lux amenities at this property, a few honorable mentions include a fantastic pool, two story gym/ yoga facility, indoor mail and package delivery and my favorite the dog park. I want to really highlight the dog park. I've toured tons of apartments in the area as well as in the loop at the newest luxury complexes and I can tell you the dog park here is superior to the rest. It's huge, there's covered seating for humans, fans and a doggie bath. A big dog park perk is that it's very clean. We have strict poo rules here so the park is clean and does not smell. It's everything dog parents need. My second favorite amenity is the pool. There are several cabanas, outdoor kitchen, hammocks, it's the tits for sure and there's never a ton of people out there. It's very chill. 2. Property management & Maintenance staff: The property manager at Pearl Woodlake, Camille, is THE BEST manager I've ever worked with. She's transparent and commutative, she's friendly, always has a solution to whatever Issue you might have. She's extremely knowledgeable and treats her residents as partners in the living experience. She's been an absolute joy to work with. Ive never heard her get spicy with anyone. She's basically the saint of property management. In the same breath I really have to praise our maintenance staff. They are wonderful. Super quick responses and they always get the job done right the first time so we don't have to deal with repeat issues. 3. Location: you can't beat the location. While it is outside of the loop it's so centrally located you can get to most of the hot spots in the city within 15-20min depending on traffic. Cons: Sometimes the garage can be tight to navigate during high traffic times but that really depends on who driving in there. Just to touch on some of the other reviews: one person mentioned that people around here really like to complain and I have to agree with that. Also judging from some of the reviews I can see their complaints are not limited to our community. Don't let these nit picking reviews turn you off of this property. People love to complain when they feel they've been personally offended and when we are content we're less likely to review places like apartments. Another reviewer mentioned that there were bugs in the corridors.....in the two years I've lived here I have never seen a bug anywhere inside the building. Not in my apartment, not in the corridors, not in the amenities. This property is only about 6 years old and still pretty well sealed from what I can tell. Plus, we have pest control every Wednesday so If someone experienced a surge of bugs it's likely they had bugs and never reported it. Had it been reported I'm sure pest control would have been out and followed up. My last bit is more advice: we have had issues with car break ins and wheels and rims being stolen. I personally had all of my tires and rims stolen off of a brand new car which sucked for sure but what I can tell you is that this issue is not exclusive to this apartment complex, it's happening everywhere all over Houston. Thankfully our manager immediately responded with several added security measures. Best of all, she sat on the phone with me and welcomed all of my suggestions, some of which she implemented. So, get yourself some wheel locks and go ahead and sign a lease. You can't beat this spot, trust me. read more

I  personally disagree with many reviews on this place. My experience at Pearl Woodlake was enjoyable overall. The only reason I'm leaving is because for the price, I found something comparable in the loop. Pros: beautiful finishes, great location, fast maintenance & friendly, competent management Cons: Residents are super , some parking garage security issues (common in Houston "luxury" apartment complexes I've noticed) Upon moving to Houston a year ago my locator helped us find this place. We weren't really sure where to live since my roommate and I were both working in different areas of the city but this location ended up being perfect. Although outside of the loop, its close enough to still be pretty central to a lot of things (galleria & downtown less than 20 mins). You really can't deny the beautiful finishes and well-kept amenities. Maintenance and management are great as well. Maintenance usually addresses your request with in 24-48 hours which is great! I've had complexes "lose" my request before. The longest I've seen something go (not in unit) is a week because they were waiting on parts. The staff at the leasing office have always been super helpful. My only complaint is that they took quite sometime to reopen amenities since Covid. For example, its June 9th and gyms have been allowed to reopen since May 18th and ours still isn't reopen. Management says this is a corporate decision. This complex is pretty secure from my experience, HOWEVER, about a month ago (at the beginning of quarantine), there was a huge spree of car break-ins. It seemed like every other day management was sending a security notice about yet another break-in. Many residents here have new and luxury vehicles so it seems like we were being targeted. They even started stealing wheels. One morning, I went to leave for work (I parked on the 5th floor), I counted FIVE cars on bricks with all 4 tires stolen. Management was pretty responsive and hired nighttime security for the garage and it seems to have gotten it under control. I'm still convinced it was an inside job. One important thing to note & if the vehicle break-ins had never happened, it would be my only con.....RESIDENTS WILL COMPLAIN ABOUT EVERYTHINGGGGGGGG!!!!!!!!!!!! I am not over exaggerating. I have never experienced a more fussy and annoying group of adults in my entire life. I can laugh about it now that I'm moving out but seriously you live in an apartment complex, not a gated community with an HOA, GROW UP. And I'm not talking about one or two people. Someone who lived by the dog park, complained about dogs barking... ARE YOU SERIOUS? Management is not allowed to tell you this but, the demographics are mostly young professionals, even some young families but they complain like boomers. Offering no solutions, just complaints. I actually applaud management for dealing with these people so eloquently.They are very pretentious so if you're okay with that then you'll love it here. read more

We moved in a couple months ago and are so happy we chose Pearl Woodlake to be our home. From day one all of the leasing staff have been amazing, and stayed in great communication throughout the move in process. The property is super pet friendly and our dog loves it. We really don't have a single negative thing to say about our experience here so far! read more

To start I wish I could give them zero stars. I lived there for 2 years and I witness the decline. First it was trash on the grounds then the gates started breaking constantly. The parking garage wasn't safe. Cars were broken into often. Management wasn't enforcing their towing so as a resident I had to park farther away because guest would take the closest spots. Cars would occupy the same spot for weeks without any violations. People would work on their cars in the garage. The biggest scam was imposed on dog owners. Apparently every dog owner I spoke to was fined just like I was for not picking up after our pets. Conveniently all of our pets droppings were found in the same area. Finally they allowed riff raff in and the safety of the building was compromised even more. read more

This place masquerades as a beautiful, well-maintained place to live. Out of the four apartment complexes I have lived at this is by far the worst experience. The building I live in constantly reeks of weed whether that's inside the hallways or outside on the property. I cannot enjoy my patio because if I stay out there long enough I will get second-hand high. I've also seen people smoking weed openly in the garage as well as hot boxing in their car on the weekends. Speaking of the garage, lets talk about that. Prepare to see garbage stacked outside the trash chutes, because apparently placing a trash bag in the chute is too much to ask of some people. I'm not talking one or two bags, I'm talking about enough trash for the person that parks beside a trash chute to make a community post begging other residents to properly dispose of the trash so they can park their car in the spot they pay for each month. The other issue with the garage is how narrow the lanes are and how little visibility you have around corners. Residents have hit each other going around the corners. What else can I say about this place? The staff can be incredibly fake and rude. I keep finding tree roaches in my apartment even after pest control has sprayed. My upstairs neighbor loves to scream obscenities late at night and throw his furniture around. I can hear him clear as day. One of the neighbors on my floor leaves their toddler out in the hallway on a tricycle and doesn't let the kid back in when he starts screaming and crying hysterically for the next 20+ minutes. The elevators are sketchy. The one in the garage will open and the lights won't be on. The one in my building let me in, but then the doors stayed open and wouldn't close. I can't wait for my lease to be up. I hate living here. read more

The management at this place are absolute crooks. Upon move out, I cleaned the entire apartment, even wiping down the walls, and made sure the apartment was in great shape. They charged me over 500 dollars wall repairs, carpet cleaning, and a full clean of the apartment. Nothing bigger than pinholes in the walls from hanging up pictures. Never even spilled anything on the carpet so don't know why that would be a problem. They wouldn't even refund my deposit or apply it to that 500 dollar amount. You woulda thought they would take a break from being crooks because of COVID-19. Living experience sucked. Gates are ALWAYS broken. Cars are broken into and left on blocks DAILY. Parking garage is tight. Absolutely awful place to live. Management constantly threatened us with eviction for throwing cigarettes off the balcony even though nobody smokes in my apartment. Don't live here. Don't make the same mistake I did by moving in here. read more

We moved into this complex and February and everything since then has been horrible. I have never lived at a complex that has had so many car break in's and car thefts in my life. The office keeps saying "Ohh it's just Houston and living in the big city". I've lived in many apartments and have never had this kind of issue. The office preaches that they have security measures in place, but there is absolutely no security measures. It's a joke. My fiancés truck was broken into last month, along with multiple other cars. A girls car was STOLEN from the parking garage...like how does that even happen? It's totally an inside job because the caliber of people they are renting to is getting worse and worse. We contacted the office to get out of the lease and they've been nothing but horrible to deal with. You would like to live at a complex that provides excellent customer service and makes you feel comfortable, but that is not the case for this place. Do yourself a favor and don't sign a lease here. read more

Zoo of bugs, bad management! Saw small roaches the first night when I moved in, now suffering from the tiny beetles from the walls. Staff, after multiple attempts to show my concern on the matter, came off as indifferent and callous to my predicament. After the task was handed off to pest control, I was forced to perform follow up and find my own remediation on the matter. read more

We moved in as a result of Harvey. But from the start things did not go well. We moved into a 1 bed 1 bath and for 3 days we did not have a working toilet. Than a month later the a/c goes out and it takes a week to repair. The garage elevator was out for over a month. I would not live here again even if you paid me to do so. read more

After months of apartment shopping I stumbled upon this property after getting referred by a friend. This is truly an awesome property! The staff is amazing, particularly the assistant manager Terrence and leasing agent Ian. Both were very professional and personable. I was provided with a full tour of the property and given several different floor plan options. Terrence was not pushy in trying to get me to lease but instead asked me questions to find out what were my "must haves" in searching for a new apt home. This property offers several resident activities such as food trucks, and wine tastings,which I thought was pretty cool, and a nice way to get to know your fellow neighbors. Security was high on my list of "must haves" and I must say that security is definitely top notch at this property, which makes me feel safe. So if you are shopping for a new apartment home its definitely worth stopping in at Pearl at Woodlake and touring the property. You will fall in love! read more
