Okay place to live. Rent isnt so bad, but utility and water will get you. We pay ~$900 for a 2 bed 2 bath, ~$120 avg for water, $100 electric, gas, trash, city school taxes, etc. our neighbors apartment partially burnt down due to a gas leak of some sort. So make sure your carrying renters insurance. read more

We loved the Pebblebrook Appartments in Anna, Ohio. We lived there a little over 2 years. We only had one upsetting moment shortly after we moved in but it was taken care of extremely fast. Any and all maintenance repairs were taken care of in a matter of a few hours and at the most a few days when parts had to be ordered. They have a strict pet policy which is to protect them as well as us. However, due to my many health issues they worked with us and I was so thankful. I heard several new residents complain about the rent for their pets; my response was that all landlords are charging rent for pets and they usually charge a nonrefundable deposit also. Personally, we love our pets and was willing to pay the extras. We lived in a townhouse and loved it. The only reason we moved was due to my health. I could no longer go up and down the stairs. Now I don't know about other residents but we had no problem with giving a proper notice. In fact, we were trying to buy a house and we needed more time than our lease allowed us. I contacted management and explained our problem. I asked if there was anyway that we could get a two month extension on our lease due to the extra time needed to close on our house. Within 24 hours I was contacted and they were willing to work with us and infact they were willing to allow us to move into a one floor plan if things fell through. We were grateful for the info just in case. But everything went great and we got the house.After closing we sent in our letter to vacate. It wasn't hard to follow the rules that were explained to us when we first moved in. We made sure that once we moved we would have plenty of time to clean and leave the townhouse in the same condition that they gave it to us. Now I want to clear up the biggest lie that I heard while living there. Now, you must remember the people spreading these lies had been evicted for one reason or another and the biggest reason is they didn't obey the rules!!! When we moved I would go back every day and clean because I could only do so much. On July 3rd I made a big mistake and fell off the ladder and fractured my feemer and hip. So off to the emergency room I go and I didn't get my beautiful townhouse finished. But my husband worked hard and our Pastor also helped and they finished the work while I laid in the hospital. Folks we got our deposit check in the mail 2 days ago and we received it all back but $50.00. As stated by law they told us why they charged us $50.00 and my husband said oh I did forget that. And he didn't remember the other charge until this morning when I remembered him telling me about it. I hope I never hear bad things about First Troy or Pebblebrook Appartments again. If you don't get your deposit back maybe you need to learn to respect other people's property and take care of it like it was your own. The people that own these are awful. Don't expect your security deposit back. My place was professionally cleaned and they still kept it. They refuse to do a walk through. Take a video with a newspaper in view! They are rude about fixing broken things. The patio door was falling out of the wall and they wouldn't fix it. Windows leak bad. If you can open the windows to get some fresh air, you're lucky. They're all put in badly and don't open correctly. For the rent you pay there it should be more upscale. It's actually a polished turd. Looks good on the outside, dump on the inside and they will rent to any POS with a junk car. They say in the lease you can't have a broken down car but then when you complain, they retaliate! Good luck if you live there. Find another place if you don't! The rent here is the price of a house payment. For that much, I expect more. Their yard service leaves huge ruts in the yard. My refrigerator door was off center. You could see the light with the door closed. When they finally came to switch it out they were rude and unprofessional about changing out something broken. All you are is a cash cow to them. This property is owned and managed by First Troy Rents. Dealing with this family and their business was one of the worst experiences of my life. We went our entire 12 month lease without any complaints against us and never had to pay any fees for late payments. We were three days late notifying of our intent to vacate the unit the month before our lease ended. Management said they renewed our lease for an entire year and we would be responsible for rent and utilities for the remainder of the new lease until the unit was re-rented. I pleaded and begged for them to have mercy and was told that the best they could do was accept a single payment of $6443 by the end of that month. We had already signed a new lease out of town for a new job and I could not pay the $6443 in such a short amount of time. I continued to pay rent and utilities on the unit until I was sent a cleaning bill and statement saying that they had taken our entire security deposit as a "re-rental" fee. Around this time the "For Rent" sign was removed from our lawn and the listing was removed from the website, before the unit had been re-rented. The cleaning fees were outrageous and included ridiculous charges such as $50 for a smudge on a kitchen cabinet and another $50 for cleaning flecks of dust from a window blind. They claimed I installed incorrect drip pans on the stove top. I sent an email with pictures showing the newly installed drip pans lying perfectly flat. I received no response. Also they kept the supposedly "incorrect" drip pans. Paying rent and utilities for two apartments proved difficult and when I was late with a payment I was sent a notice stating that they had reported me to the credit bureaus and threatened to sue if full payment was not received within 10 days. My story is hardly unique. I have read many similar reviews from other renters at other First Troy properties. Management actively has these reviews wiped and to my knowledge you can't even leave a review on their Facebook anymore. Do your research and look for alternatives. AVOID AT ALL COSTS. read more

When I moved here I had initially expected to live here for around 4 or 5 years. The apartments are nice for the area and the price seems to be a little high but I didn't expect it too be as bad as it was. I had felt more comfortable living in the barracks with 60 other men with absolutely no privacy while I was in the army than while I was living at Pebblebrook Apartments. Every day they allowed their maintenance technician perform various jobs around the complex which is entirely reasonable, however he would also inform his superiors of everything. For example a vehicle that didnt wasnt on the tenants lease and was parked in the driveway. I wouldn't be so upset about those issues if the maintenance technician actually was able to perform his duties but I wouldnt expect him to even be able to change a tire on his van. The water softener in my unit didnt cycle properly so he had told me I had to regenerate it manually every three to five days. Another tenants lower door seal was falling off and he ripped it off completely and said it's okay. Within the first three months I began receiving calls of issues withing my residence, these said issues were resolved due to, of course no actual issue. However this continued on almost bi monthly until my lease was over. If you're a veteran or know any, than it may be beneficial to know that this place is also not friendly towards their disabled veterans, I learned that first hand and after informing them of PTSD and various issues they had treated me as if I was a liar and degenerate. If you would like to have your security deposit back, dont expect it. I kept my quarters clean and to standard and yet I didnt get my full return. They will do everything to nickel and dime you after you move out and they dont mind adding expenses on top of that. This is a wonderful complex if you enjoy living in a high stress environment and would like to donate your money to a useless cause. read more

My wife and I rented here when we first moved to the area when she took her new job. We wanted to rent for one year prior to buying a home and did not find many options that we felt was big enough and nice enough for our family. Pebblebrook Apartments were perfect. Nice size, quiet neighborhood, GREAT schools, close to the highway to get to work in Sidney and other nearby cities. We were concerned at first when we read some of the past reviews but decided to take a chance since we really loved the unit. During our time in the unit, we never had an issue the maintenance staff was not quick to fix. Maintenance was always around working on nearby units and keeping the grounds in good shape. I never had to mow the yard as this is included in the rent. If you need something - you go to your online portal and fill out a request and the response is always very quick. One year later we closed on our home and provided First Troy the proper notice as outlined in our lease. We had no issues at all with this process. We made sure we cleaned our unit and followed the check list provided for move out. Since I could have done a little better cleaning, I did expect a few charges. I worked hard to keep the unit in good shape and return the unit in good condition. What few charges we had were perfectly acceptable and found the amount of our deposit returned to us to be more than fair. My experience here was very good compared to some of the negative reviews we had seen. Risa was always great to work with and the maintenance staff was great too. I guess it comes down to who you are. If you are responsible you will probably be fine renting these great units. If you trash the places you live in then I guess you should look somewhere else because there are standards here and rightfully so. Maybe this is why these units were a rare find. Like I said, we had a hard time finding nice, clean, well-kept units to rent when we first moved here. If that is what you are looking for then you have found the right place.
