To work with Pillar to Post (PtP), you must sign a 3-page legal agreement of sorts. This is for a contractor who may have limited to no technical background in many areas (request their full resume) to take pictures and overcharge you for their services only to mostly recommend you need a qualified professional to assess the situation as they lack the knowledge or just won't say what they think is wrong for liability purposes. The agreement contains so much language to protect the company from liability, litigation, and error or omission that you might as well accept if they miss something, that's that. If you read the contract closely, you even must agree on to how to conduct arbitration. You'll notice that none of this is true for other qualified inspectors you may hire during the inspection process like HVAC, septic, electricians, etc. Note the company has no knowledge of code or perhaps any items which require specific training and some level of mastery (electrical, HVAC, plumbing - example shortly) and they basically tell you this in the agreement. It is purely a "visual" inspection at its core. Their report "does not constitute a warranty, guarantee or insurance policy of any kind" and that is direct from the contract. The report will be a series of pictures of things you could find within a few hours (e.g., faucet leaks, light switch didn't work, etc.) and innumerable recommendations that you talk to someone who is qualified to assess the situation. Note, they might miss a lot because one PtP staff will get your inspection done in about 2-3 hours. Also, like in our case with inspector Gabe Ben-Or, they might show up to the house with no notification due to a "scheduling error" and complete the entire inspection then call after it's done even though you told them you wanted to be there the entire time. Short story and warning: PtP indicates the "Life Expectancy" for certain items. For some items, you get "Middle", "End" or "Exceeded". For others, you only get "Middle/End". If you aren't prepared, you would think "Middle/End" isn't ominous, but all it means is PtP has no idea, is unqualified to say, and wants no liability. You DEFINITELY need to have someone with expertise in that area look at that item. We bought a house PtP inspected and a heat pump failed in less than a month. We reviewed our report and saw the year it was manufactured and "Middle/End" checked for life expectancy. There was a temperature split shown indicating the system was heating okay, but no indication whether that was for the heat pump or electric backup. The company failed to test both and did not respond to comment when asked what system they tested and if they know what they tested. If one was to turn up the heat in a home (keep in mind they're in a rush because they're doing this all in like 2-3 hours) and walk over to a vent and get a temp. reading, they don't really know what they tested, electric backup or main heat, because they didn't verify by checking the system and they aren't qualified to say. Also, our failed unit used R-22 refrigerant (clearly stated on the unit nameplate they looked at) which is phasing out in 2020 so even if it hadn't failed, we'd have to face $100+/lb fees to recharge the system. None of this was indicated in the report or verbally and the company response was, this is outside the scope of what PtP does. PtP takes cell-quality photos, operates a temperature probe, points an infrared camera at some stuff, but has minimal idea what any of it means because they aren't experts or they just don't want liability. They take no responsibility because you signed an agreement and you now have no power and they already got your money. They set their findings to present the least information possible so they are safe from error and omission litigation. Other tips: -Ask for your inspector's full resume (this might just be a side job for them) and look at the requirements to achieve any accolades they list. Also, if your inspector is younger, assume they have less overall experience simply because they haven't been doing it as long. -Don't use PtP for radon, use the EPAs official recommendations or self-test kits (Google "EPA radon") -Don't waste your time with PtP mold testing. Per the EPA, there are no federal limits for mold or mold spores so they'll just scare you into paying more money. They only check "readily accessible" areas and aren't going to break open your wall or open a panel so they can't truly test for mold. Use a professional who does mold testing if you want. -Use an exterminator to look for termites, not some guy who is going to take pictures of wood and compare them to pictures of termite infestations on the internet. -If you can, do your own inspection and hire an HVAC person, exterminator, electrician, septic, and qualified people for the services you want done. No 3-page liability protection agreement with them. read more
