The water throughout the entire cabin smells rotten; what kind of cabin do they rent out with dirty, rotten water?

We chose the Lakefront Cabin for our family vacation this year. 4 adults, 3 kids (4 and under), and 1 dog - this place was perfect! The wrap around porch was a nice place for us to all hang out and relax at the end of the day. Our cabin was clean when we arrived. Plenty of linens, extra pillows and blankets were available to us. All staff that we came into contact with were wonderful! Pools were very nice and a great break from the sand! Pet friendly is a great plus. There were dog parks and a section of the beach just for furry friends. Office store had the basics, but grocery stores were close by. I believe you could even rent golf carts. Only 25 minutes from Wildwood beach- the best of both worlds when you want to have a relaxing camping vacation but also have a beach day at the ocean. We will definitely be back next year for more camping!!! read more

Pretty cool place to visit, relax or simply have fun. My family enjoyed themselves at Pine Haven Camping Resort. They have different types of activities lined up throughout the day so it is hard for a person to say they are bored. The cabins are immaculate and inviting. The bedrooms are equipped with bunk beds on both sides of the wall. There is a futon sofa in the living room area for additional sleeping options. The bathroom has more than enough supplies to accommodate everyone. There are televisions in both bedrooms and in the living room. There is a working refrigerator, stove and sink that you can utilize. This is definitely a great spot to visit to unwind, regroup and gather your thoughts. This place is a nightmare. My families first season at Pine Haven was decent, but we learned fast who the "cool kids" were. When I say cool kids, I mean the grown adults that break every rule but never get in trouble. They are the loud, drunk, racist, and obnoxious popular ones. They all hang at the same parties, and they all act the same fake way to everyone but are rude, inconsiderate, and belligerent most of the time. I had the unfortunate luck to be confronted by ginger beard, a camper that was intoxicated and surrounded my golf cart with my wife in it, with 5 of his equally as drunk friends and threatened my wife and I. If I got out I would have gotten jumped by 6 cowards and who knows if my wife would have gotten injured in the process. So, I did my best to defuse the situation to get us out of there unharmed. The police were called, and a report was given to Pine Haven. What happened? Nothing. He got a slap on the wrist and my wife and I got a warning. Why? Because ginger beard is a "cool kid" and even though he's a nuisance in this campground and is constantly causing problems, he is still allowed to stay. Speaking of causing problems. The 2 biggest mouths in the campground are the the metal dinosaur family. They literally talk about EVERYONE then act like they are your best friend to your face. They are most likely drunk and not watching their menace of kid that gets away with everything by blaming other people or manipulating the situation to act like a perfect little boy. When in all honestly, most of the damage done in the place is due to this unsupervised child. I'm not saying my kid is perfect, but ever since we've prevented our kid from being around this kid, he didn't get in any trouble for the remainder of our stay at Pine Haven. Another mouth in the place is Humpty Dumpty, the ex power tripping security guard that would lie about things to cover for the cool kids. To this day she has her ears in everyone's business. If you value your peace in Pine Haven, don't talk to humpty. She just wants details to possibly hold them against you if the time comes. She has been caught numerous times lying about things and she stole golf cart passes from the office and handed them out to her friends, yet she is still allowed to stay at Pine Haven. Speaking of peace. If you are a person of color, you won't get that in Pine Haven. Theres an old leather handbag looking lady that is openly racist, that has had the cops called on her SEVERAL times for stalking and harassing families of color, and one of those families happened to be our good friends. She would follow their kids around and make comments about how she doesn't trust them, and even made a vile complaint about a child on the spectrum for disturbing her. This leather handbag lady also has been caught peeing in the pool on several occasions and starting fights with other campers over a table in the pool area. Even after the police reports and the stack of complaints, this hunchback miserable wench is still at Pine Haven! If you're a woman in Pine Haven, you better watch out, because Mr. BBQ will try to take advantage of you. He also uses a fake name because if you looked up his real name on public record you would see some disturbing info regarding his arrest record. Somehow, this info has been disregarded, and Mr. BBQ is still allowed in Pine Haven, even though they supposedly do background checks on all the campers. I guess because this dude cooks at events, everyone is just supposed to look over the fact he's a scumbag that takes advantage of women and makes inappropriate advances on married women and young girls. After the incident with Ginger Beard last season, my wife and I went to Pine Haven and kept to ourselves. We didn't really leave our site because what if we had a run-in with one of the cool kids and unjustly got thrown out before we sold. So, we patiently waited for the opportunity to sell, which was difficult to do when the old manager didn't like being told she was terrible at her job so she manipulatively retaliated by denying our sale request for some dumb reason causing us to go over her head to get the approval from corporate. We've learned all this info and have unfortunately dealt with all these people in just 3 seasons of being at Pine Haven and we finally got out. Along with several other people that have had it with the drama, the cliquey behavior, and the way Equity Lifestyle Properties runs Pine Haven campground. The reason everyone is selling is because people are tired of literally everything and want out. The issues I've listed above are just the tip of the iceberg with our family personally. The roads. The trash area, the office never being open, the front gate not being staffed properly, the sheer lack of professionalism, and the list goes on. DO NOT RECOMMEND. read more

A rip off to camp there, they treat it as a business. They keep going up every year by hundreds,that's corporate for u.

Upon check-in, we were met with a foul smell in our cabin. We called someone to come check it, which they did and told us one of us must have bumped the propane stove. Regardless of how long we aired out and how much Lysol we sprayed the smell continued, and the next day we finally looked under a bed and found a huge pile of feces. We contacted the night manager who did come and clean it, but multiple follow-up calls to the front office were left unanswered. The second evening our toilet started to leak. This entire cabin was disgusting and the kids got dirty just from touching things. Please spend your 200+ dollars per night somewhere else and feel safe and clean. The owners in the this "campground" are pretty unfriendly too. It's tired here, unresponsive to guest needs and frankly a little sus. read more

Very short staffed, Arcade is not open, Gate usually is not attended, pricing is very high.

We checked out yesterday morning, and they retained our deposit; which is a normal thing for any resort/hotel/inn. They told us to call the next day (today) to obtain our $200 deposit. When my wife called today, they said they were keeping $109 of the deposit because quote "the place was a mess". Full disclosure, anyone that knows my wife will know that this place was scrubbed spotless before we left. They told us to send an email to resort management to plead our case, to which I did. These pics were sent to me as the reason why we owe them $109. Two washcloths and a towel that had blue marks from what is actually acne soap, and another towel that was deemed "too dirty". It needs to be said that my family and I had a great time here as we have several times before. But $109 for a few dirty towels that have soap on them? And all this after my wife did pretty much all of the work that housekeeping would have had to do? So if you've read this far, you can guess that I will not be returning to Pine Haven Camping Resort ever again. PS- No one there is enforcing any of the social distancing guidelines set forth by the CDC. They put a few signs out, but it's a total madhouse. read more

Went there with my family for the first time this past summer we had a very relaxing time

Dirty... wouldn't recommend. I originally went down because of friends who rented a cabin and was supposed to stay overnight. No thank you!

Another train wreck of a weekend down Pine Haven. Start off with the fishing lake pump is still broken. The laundry room was not working. Campers were waiting in line at the office for hours for paperwork that could easily be emailed. There were barely any activities for the kids again!State Troopers had to get called because of drunk campers. The so called security who doesn't drive around and just hangs out all night at Pineys missed people speeding on golf carts with people hanging on their roofs. To make it even better they had a microphone and speaker on their golf cart and were cursing people out as they drove by. The real highlight of the weekend was when the cooks of the food truck that was brought in were out back rolling a joint and smoking weed while campers watched. Oh and by the way they did not wash their hands before returning to cook. You may ask, where is the manager when all of this was happening? Great question! How did Pine Haven go from #1 campground in NJ to this? I can't wait for the automatic response I receive along with no change. read more

Awful experience dealing with staff to get our security deposit back. After staying here for 5 days ( $1500) they are charging us $109 for a few dirty ( white) towels! My husband and I spent a good hour sweeping and scrubbing down the cabin , as we always do with any vacation rental. I've never , in all my years of renting shore houses / cabins , have been treated so poorly and taken advantage of. I do not recommend this campground to anyone, especially when our out of state friends and family come to town. read more

From what we believed to be a nice family place, turned out to be a not so clean place with rude people and unacceptable cleanliness conditions in our cabin. From the roadside entrance in all the way into the back was high weeds and grass and obnoxious people. Who we believed to be as some manager turned out to be just the janitor of cleaning the cabins. Rude is an understatement!! Gena I believe was her name. Very unprofessional, extremely rude when I complained of the filth in the cabin. Telling us we should show her where it's dirty because to her standards it was clean. Moldy stained sheets to mouse droppings and the smell of the comforters was just unacceptable for the price we paid for 3 cabins. I will never return to this place ever. The office in the entry the women was rude a little as well. The man at gate was most helpful in lending his knowledge to where to check in. Mr Ron was his name. I found the check in was hectic but the employees there were great. I had big issues with janitor and my complaints weren't ever resolved. No manager nothing called us. I found ou through friendly campers this Gena women is a huge problem in that park and comes off as supervisor or manager. It for us was our worst vacation driving near 4 hours and thousands later. Please try and view a place before you go to it before paying thousands. I can go on and on regarding this place but, I feel this is enough for someone to look into for themselves before wasting time and money. I pray this women Gena is replaced for her poor work ethics and nasty attitude towards the people who spend big money for a nice vacation. I can only hope this review helps others. My family of 3 (2 adults, 1 toddler) rented a pet-friendly cabin for a week in August. There were pros and cons to our stay. Ultimately, I would not return for another vacation here. For the price we paid to stay for a week, I would try a different campground next year. Pros - pet-friendly accommodations, including allowing dogs to swim in the back end of the lake - 2 large swimming pools, and a smaller kiddie pool (2ft. deep) - many daily planned activities for the kids including theme weekends (it was "Halloween" while we were there) - Michelle in housekeeping was extremely helpful and the bright spot of the entire staff - water pressure in the shower was very good - TP, bath towels, all bedding and pillows, and paper towels were supplied for renters - general store on site which sold various pool toys, pre-packaged food, ice cream, drinks, wood, ice, etc. - distance to Sea Isle City is great (10 mins). the campground location is extremely convenient to Wawa, pizza places, ice cream, Asian food, and a liquor store. also very close to the Garden State Parkway. - 2 nice playgrounds for the kids near both lakes (one lake was for fishing only) - each site has a picnic table, a grill, and a fire pit Cons - cabin was advertised as "sleeps 9", yet the pull out couch mattress was unbelievably uncomfortable. I nicknamed it "spring city" b/c I could feel every single mattress spring digging into my back - the mattresses on the other beds were insanely uncomfortable. they were covered in plastic which made the sheets slip off every time you moved. we actually checked out a day early b/c of how uncomfortable the beds were to sleep on - the check in process was very strange due to not being able to ask general questions. each renter is assigned a "concierge" who is dedicated to helping answer questions or give out information. our concierge literally never answered her work cell phone to answer any questions, and her voicemail was not set up. apparently she didn't even work on Mon or Tues, but she neglected to tell me so - everyone uses golf carts to get around the campground. it costs $60 a day to rent one! I felt for the price we paid to rent for a week a golf cart should be included. we decided on our last day to rent one b/c our son loved riding on one, but they were sold out - the poolside snack stand closed at 6 p.m. which is ridiculous. it is summer time and 6 p.m. is dinner time. also the snack stand was very pricey - our pots and pans were broken and filthy - there are no umbrellas or shade provided in the pool area. everyone brought their own pop up tents or umbrellas - there was a very small arcade that I never saw anyone in, and the basketball court only had 1 hoop - the bathhouses were filthy and the closest one to the renters cabins was under construction read more

Rooms had cockroaches in them and rooms were extremely dirty, asked if they could clean before we entered but they refused.

I've been here a couple of times and it keeps getting better. That cabins are well maintained and the amenities are as expected. Locally, there are more than a few towns that have local flavor and style. They have a few pools, a lake with beach, arcade, and some sports courts. If you want to find a place to relax or as a jumping point for nearby places like Wildwood, Stone Harbor, Avalon, Sea Isle City, Ocean City, or even Atlantic City.. This is the spot! read more

We have had our camper here for 5 years now. Clientele has changed very much so. Not sure if they lowered the prices here at this resort or what but the people here have no consideration.People here are rude, have horrible parenting skills & are obnoxiously loud. Mind you we have 2 large pools, a baby pool and a man made lake. It's very normal for a family of 3 to come to the pool & use 2 long chairs AND a entire table that seat 4 adults. And they only use it to hang their towels? Elderly people walk in and no one offers their EMPTY CHAIRS that NO ONE IS SITTING IN? I'm in the middle of trying to sell my property here & now I'm embarrassed to even try to convince anyone to stay here. I love this place & what it offers but the people here...excuse my language, are assholes. This resort has no control of their property. read more

This camp ground is a joke,run!!! New management likes to post lies to defend reviews left for this place. One of the highest if not the highest place in the area. Rates increase a min of 200+ a year (last 7 yrs). Poor wifi,cable and lots of power outages. The state police could open a sub station there. You pay for garbage disposal 100++,golf cart 150++ extra passes 100+++. Do your research before coming here. Not much for teens to do. But lots if ceramics and more ceramics. Now the new management: Brent will post flat out lies to protect the name of the camp ground. 4 camp grounds in 7 years back to Jersey? We were at Lake Laurie while they were there several years back. The place was terribly run. Thank God they left and things got better,GREAT CAMP GROUND NOW. This is a fact. He runs to the corp attorney at the drop of a pin with more lies. Hey BRENT we are a little smarter than the norm regarding legalities. And the empty threats against us by your organization. You might Still even have to PAY to fill the deep holes in front of your site with stone. Yes you want it fixed,you pay for it. Or split with your neighbors. what a great place. Just came back stayed sunday to sunday. We rented a cabin by the fishing lake it was perfect. We arrived late sunday nite our packet with keys where with security @ front gate with our hostess Gina s phone number if there was any problem.The first thing i notice was how clean the Cabin was it had central air two nice size bedrooms one with a loft, full kitchen bathroom shower,toilet good water pressure a deck with a table and umbrella a charcoal grill and fire pit.We rented a golf car for the week which was great for getting around loved it, want thank Danielle@ costomer service for showing me how to charge it .Staff was great Gina check up on us ,anything we needed they took care of it toilet paper paper towels trash bag ect...The grounds where very clean. They had trash pick up every day. I brought my two dogs who loved going for walks and of course swimming in the lake the kids enjoyed catching fish @ the lake and swimming in the pools and lake they also enjoyed Ziggys BLTs and fries.Seasonal neighbors made us feel very welcome ,Joe n Dottie , thanks. Been a seasonal camper here for 6 years it is a great place. However since the new manager took over last year I have changed my mind. Our family is most likely pulling out at the end of our contract. The guy running the place is an absolute jerk. He is installing all these new rules that are costing everyone a lot of money beyond the yearly fees. He also is never seen in the campground. I am here every weekend any only talked to him once. The old manager was friendly and new everyone. There isn't the friendly environment we used to have. Would not recommend this place to friends. In fact we tried to get friends to rent a space last season and the manager was such a jerk to them they gave their money to the campground down the street. read more

We are going on our third year as a seasonal and love it at Pine Haven. Our neighbors are the best and we have our own little community. Everyone here looks our for one another and the kids can play without worry. The swimming pools are always clean and the lake offers a great place to relax. The location is in close proximity to Sea Isle, Ocean City, and the Wildwoods. The management staff is awesome and they work hard to schedule activities for both adults and children. We are very pleased with our choice and would not go anywhere else. read more

Stayed Sunday-Sunday last week. For the most part, we enjoyed our stay. It was in our price range and availability bracket with fairly decent reviews. Front desk was pleasant enough. Had a small issue due to a booking error by someone who no longer works there, but they were very accommodating and apologetic in rectifying it. Sun-Thurs everything was quiet and peaceful, but come Friday and Saturday nights, it gets loud late. You can tell the relaxing crowd does the week and the partiers come on the weekends. We couldn't even enjoy our bonfire Saturday because all of the pre-teens running through screaming and blasting terrible trap music on their phones for everyone to hear. And you could hear the level of drunkenness rise with the volume of each site. Probably would have left Thursday if I knew this. We came for a family vacation with our kids. Not to party and cause a scene. Even though there were a lot of cabins and rv's on the grounds, we felt like we had our space to ourselves. Cathy was our contact for everything, and even though we didn't need to call for anything, what interactions we had with her were very pleasant. We booked a rustic cabin, sleeps 4. The "pull out sofa" was more like a college dorm futon that was incredibly uncomfortable. Kids were fine sleeping on it, though, probably because they only needed such a small space each on it. There were enough pots, pans, dishes etc. for us. There is one dresser and zero additional storage, so prepare to live out of your suitcase for your stay unless you're the lucky winner of said dresser. The cabin was in good shape and even though it is stated to bring back up towels, (we did but went through them with all the water time mixed with intermittent rain we had) they gave us a new set of towels and sheets, no problem. Three pools were nice-never too overcrowded. The 2 footer was great for our littlest to get more comfortable swimming. We didn't swim in the lake-looked a little mucky for us. No luck at the fishing pond, but you can see the fish. Didn't have time to figure out what they liked best. Playgrounds were a little unimpressive. The arcade is hotter than hell with no air flow and the games are ancient. My husband and I enjoyed the pinball and air hockey tables, but the 1 and 5 year old were bored. Also looks like the machines were last serviced/stocked in the late 80's. We didn't need a golf cart since we were in the perfect spot slightly in the woods, but within walking distance to all the amenities. Never tried the snack shack seeing as it closes at 6-usually when people are ready to use it. Smelled good though. I will say this area is seriously convenient to anywhere you want to go on the south shore. Basically 20-25 mins to Ocean City, Atlantic City, Cape May, and Wildwood. I think we may try one of the other sites on Route 9. They seem to have more amenities and entertainment for the kids. Depending on what you're expectations and what you're looking for are, this place may be for you. We will be trying somewhere new next year. read more

After being seasonal for 6 years. We had a home fire. Lost everything,pets,personals,business everything. 6200 for a 6 month site. For this year we paid 1900 cash. Fell behind due to insurance jerking us around. Now campground wants 7100 with our 1900 we paid to open for the season. Total of 9000.00 really? 9000 on a 6200 site with 1900 paid. The numbers don't even add up. Since this wasn't possible. They will not let us in. Our camper has been seized. All our personal belongings and irreplacable items. Now they want to charge storage,moving fee and plan on at some point scrapping or rather looting our camper 1st. Someone will take all,our belongings decking we paid 400 for and keep it sell. This is typically Charlies job the campground lacky. He takes stuff off sites like this and resell for high prices. If you want the roads fixed as most are deplorable. You have to pay for it yourself. Avoid this place if your looking for seasonal. The fees have gone up 200 +++ every year since we moved in,every year. They are not the most affordable or offer the best in the area. Please do some research and ask questions. read more

Very bad experience here with the sales management! You're better off looking elsewhere. NEVER have my wife and I felt so discriminated against (unfortunately, the only word i can think of to describe the feeling) . Family friend of ours have their seasonal trailer here, and a spot open up next to them. We went down to take a look and liked the space. We went in to talk to the sale manager and was told he "is not sure if the spot is open". Our friend was with us and had spoken to other people looking at the site throughout the week. When we presented this to the manager, he change the story to the spot is open, but he "would like a nicer looking trailer there" because it is in the front. My wife and I were mystified. We did not even have our trailer with us and the only question we were ever asked, was our trailer length (which is 30ft). The previous trailer in that same spot was 34 ft and a much older trailer than ours (ours is a 2008).It was the most awkward and just bad experience i have ever had. Never have we felt so disrespected and unwanted. Now the manager did call me the following week to further explain that it wasn't us, but the size of our trailer. He explained that they are looking to get a 40+foot or park model trailer in this space. I still do not understand the logic, and explained my view to the sale manager. The price of the lot is the same no matter what size the trailer. In addition, just basic landlord common sense, you would more care about the people vs the trailer size. You should want people who will upkeep the space and build it up to look nice. Also, we are a small family now, and will eventually get a larger trailer in the future. In the end, the Campgroup missed out on a good tenant because of myopic view points and bad judgment. read more

I LOVE Pine Haven and think it should be called Pine Heaven! This is our first full season and we have made so many friends, seasonal and renters. My wife and I enjoy Pine Haven and consider it more like home then where we live. The campground is well maintained, the staff is extremely helpful and professional, the GM Brent is an outstanding manager, but also a really good person. He is friendly, respectful and always has a smile. I work at least of 60 hours per week, no matter what I will drive the two hours to get here. Last night I was on a train from Boston for 5.5 hours and still drove the two hours. The people here are down to earth, you do not have to "keep up with the Jones" and all have been very friendly. Just today , I needed help moving a deck for a friend and I asked 5 guys walking by the site for help and they jumped right in. If you want to have family fun, be by the beach and there are many just minutes away. You belong here . Site 7 read more

For a weekender, it is a nice place. They have 2 adult pools and a kiddie pool. They have a swimming lake and a fishing lake. There is also many arts and crafts for kids, adult and both. Most of the staff is nice. If you want to become a seasonal renter, stay away. No matter where you go, you can have problems with other campers but Terry (the manager) doesn't take care of problems. There is a lot of stealing that goes on and he doesn't care. When someone stole my golf cart and used it to steal someones golf cart batteries, he said he wasn't the police and that I should call them. I told him I don't come down to deal with drug addicts and all the crap that was going on. His comment was that he doesn't come there to deal with them either. When that same person vandalized my site, he didn't care. When that same person threatened my neighbor, he called the police. Terry didn't care, the problem person was allowed to stay. When he vandalized another neighbors site, Terry still didn't care. It took the problem person to go in front of the store drunk, screaming and cursing and attacking a 70 year old before Terry kicked him out of the campground. We wound up selling our site because Terry is a joke of a manager. If there is a noise complaint, he will take care of it but if something gets stolen or vandalized or someone gets threatened, he doesn't care. When you sign the annual contract to stay, it says you can be kicked out without a refund for many reasons. One of the reasons is harassing other campers. There is no security at night, the state police are in there an average of twice a week. If there is a problem with noise, campers driving golf carts recklessly if kids driving golf carts (their rules state you have to have a license to drive them in the campground), you are expected to police the campground yourself. I was there when a neighbor complained to him about kids driving golf carts, Terry told him to get the site number from the cart (many of them don't have numbers on the cart or are the carts they rent). He also said that if you expect him to come in the campground after 7PM, that would not happen. He does live on site. If you are looking for a seasonal site, stay away from this place. read more
