    Do not use this rental management company in the hopes that they have your homes best interest in…read morehand. You have to remind them every time you want them to do there job and setup a quality walk through. I wouldn't trust this though. They did there inspection in Oct and by the time the tenant was evicted two months later the outside of the house was destroyed by a dog. There was no mention of a dog in the Oct report and I can tell you with the amount of dog shit in the yard he was there in Oct. The back door was destroyed from where the dog scratched at it. There was also to be no smoking in the house. You could smell smoke in the garage and master bedroom. Holes punched in doors. Carpets destroyed and smelled like piss. Walls had to be repainted. The house was a reck in comparison to the state it was in just a year ago, and no mention of this in the Oct report. The other thing I hated about this company was the turnover in employees. It seemed every time I called it was a different person I spoke with. Never any real continuity with anyone. Stay away from this management company.

As a property management company they were hired to advocate for us and provide a level of oversight to our home. None of that happened. They are non responsive, unprofessional, and extremely disorganized. We have opened a case with the BBB as I believe other renters and home owners are having issues with them.

I took videos and pictures before i moved i put anything anywhere. They don't have no type of communication i have to call them or ask them question like why they gave me 75 extra on my rent for a renewal but didn't put it in the description now im talking to my lawyer to see if i even have to pay it or wait until my renewal is up. Not to mention it a 12 months lease moved in September they took one month off our lease so instead of it being September when we renew they did it a month early which is August. I kinda let my husband deal with it because if i do it be a whole another issue. Would i recommend only if ur in a fuxked up situation with credit since they go low as 580. But just get an apartment that doesn't go off your credit. Tbh not worth it at all.

This is not written lightly. If you want to buy a brand new home, hopefully one that her "husband" built, and accept full price, and challenge the Miltons on nothing- she will remain sweetness and light. However, if you need an agent to actually DO WORK, problem solve and advocate for your interests, run for your life away from Milton. Once questioned or challenged or even asked for solutions, you will meet a very different Ann Milton- flat, uninterested and bored. Please know that if you have made the terrible mistake of retaining her as a seller's agent, in my experience, she only shows homes to buyers she represents. This is because she wants the full commission. After escaping her, and advertising my home on Craiglists, I had four (4) separate individuals, reputable and unrelated, state they repeatedly called Milton to view my home and she never returned their call. Another character issue to consider: Milton's husband had the water turned off on a home where a tap had been shared for decades. The very next day- THE NEXT DAY- Milton contacted the buyer and offered $130,000 less than the FMV because they had orchestrated that the home would have no water. But they have Christian scripture posted on their social media. Note that any negative reviews will be answered by Milton with sugar and honey. It is incredibly fake. Don't fall for it. After she gets your name on the listing contract, she's only concerned with one goal- ruthlessly obtaining her 7% commission. I can't suss out any value she added to the transaction, other than the professional photos, which she did not take. Also be careful- if you end the listing agreement early, she checks the clause that she can recoup any funds she had expended to sell your home. Retaining her to sell my home was one of top 10 worst experiences of my life. This is not an exaggeration.

    Beware: Property Owners Should Think Twice Before Using This Company…read moreWe've worked with this property management company for several years while owning rental property out of state. While they were reasonably effective at securing tenants and collecting rent, the real trouble began when it came to tenant move-outs--and that's where they consistently failed us. Costly Inspection Failures First Incident: After one tenant left, the inspection was rushed and insufficient. Damage caused by the tenants was never documented, and we had to cover repairs out of pocket instead of using their security deposit. Second Incident: Voicing our previous concerns, we were promised a seasoned inspector would handle the next move-out. While the inspection itself was thorough, our requests regarding damages were initially acknowledged and accepted. We were told we'd receive the full deposit and more--but without warning, over 50% of the deposit (equal to 1.5 months of rent) was refunded to the tenants. We only found out after the release. Ignored Damages We requested an estimate for cleaning due to the poor condition of the property. Instead, they hired cleaners without confirming--and paid for cleaning that we had already handled ourselves. We also asked for an estimate to repair a cracked bathroom sink, which had a chip and leaked. Their response? A vague claim that it would cost "around $60 to seal," without ever obtaining a quote. We had to replace the sink ourselves for $600, and again, none of this was charged against the tenant's deposit. Communication Breakdown & High Staff Turnover They stopped responding to calls and emails when we sought clarification. Over time, we dealt with a constant stream of new staff members due to turnover, which meant repeatedly re-explaining the same concerns to different people. It was exhausting. Final Thoughts Their lack of accountability cost us over $2,000. More importantly, they failed to advocate for us--the property owners who were paying them to do exactly that. If you're looking for a management company that protects your investment and communicates reliably, this isn't the one. I won't be using them again--and I strongly advise others to look elsewhere.

    When I first signed this contract it took the company several months to get tenants because the…read morehouse wasn't even marketed. There wasn't even a sign placed in front of my yard. One of my neighbors had to tell me before I called and then almost immediately after we got tenants to rent. I also paid for landscapers to come and do the yard. When they left they didn't put the fence back up. I called the management company and they lied to me and said that it had been blown down by the wind.... my neighbors told me this was not the case and that the landscapers never put it back up. Had they not told me this, your company would have billed me again to have someone else go put the fence back up. This also tells me that they are not inspecting work that's being done by contractors so who know's if I'm actually paying for work to be done. So basically, I've lost 2 months of rent due to this company's negligence and have been lied to about the state of my home. I come to find out after two years of renting with them that when my tenants pay late, the late fees go to the management company which makes no sense at all but now it's clear why they recommended tenants that pay late nearly every month. My tenants are late on one month''s rent by 5 months now and the management company has barely communicated with me at all about it and clearly hasn't done anything to resolve it. When I write them about it it's now been two weeks and I still have yet to recieve a response. There are 45 days left before my tenants annual contract is over and they also have had no communication about that so it seems that you get screwed whether you're a renter or a homeowner. Do yourself a favor and look elswhere for services. This is trash...
