Today I was given a tour of the community as I am interested in renting when a unit becomes available. The manager Rosa was very nice, professional, and attentive to my questions that I had regarding the property, and the waiting list process. Over all the complex seems well kept, and peaceful, they have great amenities that other communities lack. First, I'd like to point out that I don't think I've ever left a negative review against any company. If I don't like how things are I just go elsewhere, but since management has refused to respond to my emails or phone calls I'm left with no choice but to warn anyone looking to move here. When I first moved in, this complex was a great deal for the price but it's gone way downhill in the last 3 years while at the same time the rent has skyrocketed. Here are just a few of my complaints - 1. In the last 3 years my rent went up $500 and I had to deal with 2 shootings. The first shooting was across the street from the complex, but the 2nd shooting was inside and I watched them wheel the victim passed my apartment. 2.Several days a week, trash is piled so far around the trash enclosures it's almost impossible to park. 3.The manager has changed her hours so she's impossible to reach if you happen to hold a day job like many people. The office is only open from 9-5, M-F.....Unless she happens to be at lunch, or just decided to close for the day with no notice. 4.Recently, half of the laundry rooms were closed for over a month with no notice given 5.Children urinate and defecate in the pool on a regular basis and it is not closed. I stopped using the pool for years because of this but finally tried it again thinking the issue had be resolved....WRONG. I don't think there's a grosser feeling than swimming and having someone come up and tell you a kid pooped in the pool a few hours earlier. 6.Loud mariachi parties on the patios and common area! I have nothing against people having a good time, but loud parties with microphones and dj's should not be allowed in an apartment setting where it keeps everyone up all night. 7.Emails and phone calls with questions or requests for service are rarely responded to. I learned to just deal with this and it wasn't that big of an issue until I moved out. A portion of my deposit has not been returned due to "insufficient notice". The only reason there was insufficient notice is the manager refused to answer my multiple calls and emails to accept my notice. So now, I'm getting charged because she didn't do her job. I have a much longer list of issues with the management at this complex, but I've spent enough time getting frustrated over them. read more

Called Pinewood Villas to inquire about renting an apartment and spoke to new manager Rosa, she was friendly and answered all my questions. Was looking forward to renting there but apparently there is a waiting list. I had previously inquired a year ago but under old management and wasn't too impressed with what I saw. Now that there is a new manager things seem to have changed for the better. Will keep checking back for any vacancies. read more

After 63 days, countless phone calls, broken promises, threats of legal action, I finally received my security deposit. However, no receipts or itemized list was provided, which is against California law. For all I know, they made up various costs and had the maintenance team do the work as cheaply as possible, to make some extra money. We moved in April, 2017 to Pinewood Villas. We were supposed to move in at the beginning of the month, however, the apartment "was not ready." Liz asked us to give her another week. It worked out for us because we still had overlapping time paid for at our previous residence. The inside of the apartment was not completely painted. The bathtube was not sealed, so the first 3 days we had no bath or shower because the sealant had to dry. We also did not have a second parking space when we specifically said that was something we needed when agreeing to a lease. We told her the paint was unfinished and peeling. She assured us painters would come by within the week. We made arrangements to ensure the house was free of any pets and that someone would be home from work, in order to have the paint completed. As usual, with anything Liz promised, the painters never showed. She put on a good show, asking to come by and take "photographs" of the poor unfinished job to have the "company" come back out and paint. No company ever came. It took two months of us constantly calling her and going by in-person to see get the paint finished. The end result, was a terrible job done by maintenance (I don't blame them for the poor job, they arent trained to properly strip and reapply paint). You could tell, Pinewood Villas never had the old paint stripped, they just continued to paint over old paint year after year. After two months, we still had areas that were not painted properly, but we were tired of taking off work to be there and Liz not following through with any promise. Two months after moving in, she finally provided us with a parking space however it was often "double" booked. How that happens, who knows, but clearly she doesnt have or use a proper system. Our bathtube started to peel after living there for a while. She "hired" a "company" to come back out and clearly they were not professionals. They used cheap paint, rather than a proper sealant and it again started to flake and peel away after more months went by. Our shower faucet fixture was never properly installed, even after countless calls. But you better be sure, if you didnt have rent paid on time she wanted to charge you a fine. If it involved Pinewood Villas receiving money, they were there to make sure you got it to them right away. If you needed something fixed, resolved or they owed you a security deposit you better believe they played every trick in the book to avoid it. It took over 60 days to get our security deposit back and the entire way you could tell Liz was not being up front and truthful. After about 30 days of being moved out, we called to check the status of our security deposit. This is a common occurrence at Pinewood Villas. I suspect they hope you forget about it and that means free money for them. We were told by Liz that the paperwork wasn't processed and it was their mistake. We would have the check within a week. A week goes by, no sign of a check. We call and she would never pickup the phone. I suspect they have caller ID and just don't answer the phone, or she is never at work. We left a few messages and would never hear back from her. We did finally get a hold of Liz and she said "you gave me the wrong mailing address." That isn't true and if you again search yelp and other review sites, they often use that excuse and I'd be willing to bet money they use that loophole to avoid legal action considering California states you have 21 days to provide a security deposit back. We were told the check was being sent back to her and she would have it in a couple of days. We could then come pick it up from her. About a week goes by, no contact from her. We call and get no response. We literally called day after day, multiple times and left multiple messages and she would not return the calls. It was like she was purposely avoiding us. Another week goes by, no response. We finally sent an official letter from the state of California stating if we did not have our deposit back within 5 days, we would take them to small claims. I also left her a voicemail. She finally got back to us and said "well you actually owed money according to the leasing company." How on earth is that possible and why did you claim to have mailed a check previously? She tried to charge us for paint, ~$500 dollars, we lived there for 2 years. Her response was "I shouldve seen the date." They charged a $150 cleaning fee and almost $200 to seal the "wood" floors. No receipts were given to us, nor was a itemized list with the deposit which is against the law. Do not deal with these people ever! You have been warned, just look through yelp. read more

If I could give zero or negative stars I would! Do not move in here! After 4 years living here management has not only taken our deposit but is trying to collect more money to replace flooring that was in perfect condition. They are true slumlords. Paint was peeling off our walls the week we moved in and it was clear there were multiple layers of paint from years of painting over dirty walls and old paint. Our bathtub was peeling because they painted over it with something cheap instead of replacing it, which is a health hazard and they showed no care or rush to fix it. We've had other issues requiring maintenance and making appointments to be home with no one showing up all day. They increased our rent every year. Our last increase gave new windows to some tenants, but not to us. The list goes on and on but it is clear they show no care for their tenants and simply try to take as much money from them as they can. UPDATE.... We ended up in small claims court because the horrible management team tried to say we not only would not receive any of our deposit back, but rather owed them over $2000! They threatened to send us to collections if we did not pay. We were good tenants for 4.5 years and were shocked and appalled by this claim. In court they tried to say our dogs soaked all floors with urine and that it all had to be replaced. Our dogs had a doggy door that went to our patio which they used regularly! They were also not allowed in one bedroom, and the small portion of the other bedroom they were in had towels laid down protecting the carpet. It was the most ridiculous statement to claim we would live with urine soaked floors where we raised our son the first 2 years of his life! We are not dirty people. Luckily the judge recognized their outlandish claims and rewarded us our deposit back. The time, effort, and money spent to get that though was so unnecessary and this horrible institution tried to take advantage of good people, simply because we moved out of state and they assumed we wouldn't try to fight. It felt good to win, but it was still much too much time and stress spent on getting back what was rightfully ours! I'd look ANYWHERE ELSE before moving here! read more

I just moved here from San Diego and I think this place is awesome!!!! It has wood burning fireplaces, plank wood flooring, and huge enclosed patios!The apartments are like a cottage style home and its huge for a 2 bedroom. Awful management. Disrespectful and unreasonable. MY car has been towed from MY parking spot that I pay for on a monthly basis, but property management will claim no responsibility. Liz, the property manager says "the owners have a 'deal' with the tow company"....aka they make money off towing their own tenants. Horrible, horrible people. I strongly suggest anyone else that has had this issue to contact me, as my attorney has taken legal action to sue this complex and tow company. read more

The revision of the statement ended up going up. From $2300 to $2450, these are horrible people. Not only were they trying to take our whole deposit and pet deposit, they claimed we owed them $2450. Crazy! They forced us to take them to court, threatening to send us to collections. We booked the flight and won the decision and received most of our deposit back. The judge basically laughed at their claims. Crazy we had to waste our time and money to do this but glad they will have a judgement against them for 10 years. Look it up if you have any doubts. I've been living here for almost 20 years and for the most part I handled most problems that arose in my apartment. But for the past few years I've had health problems and have been unable to complete all but the simplest chores and have been forced to rely on the manager and apartment management to effect most of my maintenance issues. I have never had any problems getting my problems attended to. Most were taken care of the same day. It seems that most people that leave these negative reviews do so because they have problems following the most basic common sense rules that are enforced by the complex management. I have lived in other complexes in the past and have not been able to leave the same quality reviews. I have no reason to look elsewhere, and despite other reviews I've read I would recommend this place to anyone looking for a care free environment at a reasonable price. read more

Move in specials were awesome and honestly i was not aware and did not ask for them. Everyone keeps to themselves. Inside the gate I see at least 4-6 parking spots available. Outside not so much but it's in a residential area so you can find one close enough. Its dog friendly and compared to the Tustin villas residents pick up after their pets. The playground is not great. The pools are cool in this summer weather! I love it the only thing is the apartment is so big it's cold in the mornings. But I guess that's not a bad thing. Big patios but every apartment is different. The living room is big but the kitchen is kind of small. I love my two bedroom apartment that is perfect for my family of 4. read more

My husband and I moved here in February 2018. I fell in love with the spacious interior design and the large private front patios in these cottage style apartments. No one living above or below us was one of our priorities. The large front patio is perfect for our dogs and provides us with complete privacy. The apartment is so well insulated you hardly notice that you have neighbors or the outside street noises. The home stays cool in the summer and our wood burning fireplace warms the entire home in the winter. Our management and staff are wonderfully friendly, kind and helpful. The rare occasions of maintenance issues are very quickly addressed and taken care of. Our facilities and grounds are continuously maintained. Friendly neighbors greet me with smiles and good morning while I walk my dogs. This is a wonderful place to call home. read more

Dont ever think about moving to this dump of a complex!!!! It is a ghetto to the extreme....Owners dont care about this place or the people who live here,just about getting their rent money. They keeping making new rules (that nobody follows) and this year told us we could not put up ANY Christmas lights outside........Dont get me started on the horrendous plumbing and electrical systems in these old units. Theres many issues about this place for starters theres trash and old furniture everywhere, sewer lines get clogged very often and the emergency service is very bad all they do is call the maintenance guy to "try" and fix things plus he gets in peoples business and spreads personal stuff or just lies, laundry rooms are closed from 9 p.m -9 a.m , the asphalt is in very bad conditions so theres pot holes everywhere the worst is the lighting, half of the lighting is out and theres exposed wires everywhere read more
