    After being highly recommended by a relative who uses Keystone Property Management to mange rental…read moreproperties, I gave them a call concerning assuming the property management for a rental near Greenville, NC. The lady responsible for handling home rentals returned my calls promptly and we established a meeting time during my next trip to Greenville for her to review the property and to discuss whether this property would be something they could manage. On the day of the appointment, she arrived promptly and spent about 45 minutes touring the property, discussing the rental options, the property's condition, the expected rental ranges and the cost of their services. All of this was in line with what my relative had conveyed earlier so I discussed this further with my brother and we decided to give Keystone a shot since the property was vacant currently. After I completed the initial paperwork, not too long passed before the rental contract for managing the property arrived in the mail. After reviewing the materials, I noticed Keystone had requested "personal guarantees" be included as part of contract to manage the rental property. This immediately raised red flags because the rental property is owned by Limited Liability Companies (LLCs) . After emailing KPM about their "additions", I also spoke with my lawyer. He advised against entering into agreements containing personal guarantees which may circumvent the legal purposes of the LLC. What's more, after researching Keystone itself, I learned that it is a LLC as well - no doubt established for the same purposes. After considering our options, I spoke with the rental property manager again concerning the matter and they would not rescind their overreaching requirement for a personal guarantee on the contract. I explained that by doing this, it would be no different than me demanding Keystone's officers include their own personal guarantees on this contract as well. We were at an impasse, where I guess they decided they did not need to "earn my business." Overall, Keystone seems to be a well run business - prompt on returning calls, courteous and responsive to emails. My relative has been using their services for a long time and spoke highly of their dedicated staff and repair people. However, if you have gone the extra mile and established rental properties held by LLCs correctly in the State of NC, you should consult your attorney before signing any contracts requiring personal guarantees.

    Our HOA fees have gone up almost every year, however, we are not seeing g any benefits of their…read moreusage. Our HOA fees are currently $103 per month which means we are paying $1236 per year for little to no visibility of the usage of those fees. Example: Approximately 4 years ago the mailboxes for 100 and 101 David Drive were messed up and new ones were supposed to be put up. In the meantime, we ALL had to go downtown to the main postoffice together our mail. We were not given any sort of co.pensation for this inconvenience. It took over a YEAR before the new boxes were installed. Approximately 4 years ago, i came home from running errands ds to find the left side of my fence lying on the ground due to rot. Fortunately, that was fixed within a week or so. However, I had had issues with my gate from day 1, April 22, 2012. It was difficult to open and then would drag on the ground. They came out to "fix" it 4-5 times to no avail. FINALLY, someone who actually knew what they were doing was sent out and completely rebuilt my gate that same afternoon. He had put cross braces in it as well as used HEAVY DUTY hinges and installed everything correctly. NOW, approximately a year ago they tore down all of the fences and gates at the 100 location. I am disabled so this is a HUGE SAFETY AND PRIVACY issue for me. As stated previously, the left side of my fence was rebuilt about 4 years ago and my gate about 1 year ago, so the only part of my patio fence that needed to be rebuilt was the right side. NOTHING HAS BEEN DO E TBUS FAR, AND AGAIN, NO CO.PENSATION IS BEING MADE FOR THIS ADDITIONAL INCONVENIENCE.

Mike always returns calls in a timely manner and answers any question I might have. I've never had a problem with Mike performing his duties in a professional manner. He got me a local contractor once who did a repair cheaper than I could have done the job with my own crew who were then on another property. I highly recommend Mike to anyone looking for a professional property manager. He is one of the best I have used and I always use local property managers.

This place has by far been the best..... we rented a 2 bd 2 ba duplex out on Charles Blvd. If something happened they were quick to fix it (although things rarely did happen.) Lilly (property manager) is a sweetheart, and absolute pleasure and has always been kind and understanding, you can tell she really cares and will do anything in her power to help make you as comfortable as possible. We had a few personal problems and she was willing to work with us when it came to renting our place. I am sad to say we had to move, it was a cute, clean place, and the Lilly was extremely helpful. this place is like no other renting company we have used, and I only wish we could have stayed in Greenville.

The dishwasher was completely broken and wasn't connected to the sink so it flooded. The fridge was completely disgusting with pubic hair. All four stove eyes had MAGGOTS and green-blue mold goo everywhere. Emailed them several times about issues like the kid above me breaking champagne bottles over the deck and it landing on my dog and in front of my door. No response at all. I get the letter saying they took my deposit because of a strong pee smell. It smelled like urine and there was literal feces smeared on the carpet. The shower constantly dripped/ran. The sink in the bathroom never drained so I had to brush my teeth in my kitchen sink every day the entire time I lived there. I sent over 6 emails about issues and never received one reply. Complete garbage of a company. The old lady property manager laughed when I explained that my dog of course had accidents because the carpet already smelled. Honestly a trashy company with trashy staff. Yelp wouldn't let me put the video of the entire place but absolutely everything was broken and now I'm out of $585 SD + $300 pet deposit because these people can't even think hard enough to replace broken stuff when I first brought the issues up.

He not only showed me that house, but we walked next door to other homes in the area. He spent a solid hour with me showing me several houses in the neighborhood. I knew he was a keeper and would be my realtor when the time came to buy something. That was at the time I was just beginning the separation process with my soon to be ex husband. I had a lot going on personally and wasn't sure where to begin. Michael was patient and fantastic about showing me a LOT houses and answering my MANY questions! Over the next 6 months, Michael sent me regular email updates with houses that met my criteria and kept in touch with me without being pushy or overbearing. That was important to me. I have been on the fence about which complex/apartment I want to choose, & after having my previous option fall through, I am very much considering choosing this complex just based on the outstanding service their management team provided.     If I could go negative I would.... they would always give excuses on why the repairs never got…read morecompleted. Found a used hypodermic before in the washer they have for the tenants use. Always saying they were going to update the apartments, but never did. Charge you same as apartments with AC(they don't have air conditioning), with dishwashers and laundry in the apartment places. After I moved they continued to try to charge me rent and late fees for a couple months, even though I have the email I sent and the reply from before I ever moved. After I left, they tried to tell me they had to replace the carpet and charging me an additional $750 and I went over and the new tenant let me check and it is the same carpet I cleaned when I moved. I have video and pictures and have to fight them because they have turned me over to collections. Would not recommend to ANYONE EVER!!!!!!!!
