Last week we encountered a water leak at our condo.  I called the PK Community Management, and was transferred to Karli.  I was explaining to Karli that water was leaking from behind the wall and...  I didn't even get to: "...from behind the wall." And Karli immediately jumped into action and began to make calls to remedy the situation.  Please note that Karli did all of this in a very professional and calm demeanor.  She went into immediate triage mode to take action. Karli is a very great human-being. If ever I was in need of hiring anyone, I would immediately, without questions asked, want Karli to be a member of my organization.  I hope that PK Community Management knows what a wonderful individual they have on their team.  Thank you, Karli, for all you have done for us.  The repairs turned out great; and with great expediency.  Karli even went above and beyond to check on adjacent condos to see if they also incurred any damage. On December 2, 2025, the PK community management services, in collaboration with "PK Board Members,", by way of an emergency closed door meeting, approved an HOA common property insurance premium hike from $94,895 to $346,000.00 to secure Fire and Casual property insurance that is separate from individual structual policies secured by the homeowners, with each resident-owner billed a special assessment fee of $1,495 due by or before January 1, 2026. I am a renter, so this isn't my battle, per se. But I did help a neighbor draft a letter requesting a copy of the old contract before the change and the new contract (and other information). I will be forwarding this information to the local news station to see if they can shed some light on this premium hike, given that each homeowner already pays an individual premium to insure their separate unit. Complete robbery from this management company. They manage the condos where I lived for almost 2 years. Charge roughly $500 a month x 70 condos= $35,000 every single month. In the entire time I lived there they did not upgrade repair or replace ANYTHING???? ( Except stucco repair at the pool which was never completed or painted from almost a year ago.) Over $800,000 and not a single dollar spent to maintain community property where the condos are selling for over a million dollars each. Almost 2 years ago the sauna stopped working at the pool and instead of fixing it they locked the door!!!! Pool, jacuzzi, sauna no more... After 40 years they took away a community property amenity..... One of the basic 3 things that should be maintained forever. Did they lower the dues after taking away amenities? Ha!! Very laughable. The landscaping company can't keep the 150 sq feet of lawn in front of the condo alive and looking healthy. I requested several times to have the grass reseeded and had to do it myself before listing my property for sale. They have weekly walk around nit picking rounds but somehow don't see the pool area falling apart missing tiles on the hot tub, paint job overdue for a decade or more. Virtually no landscaping or pleasant flowers to be found inside the pool common areas. The gas grills should have been replaced long ago as well. The bathrooms at the pool are original from 1984 and should be condemned. After literally MILLIONS collected to keep up the property. Epic fail!!! If they were in the business of watching your children they would have been dead a long time ago. Imagine paying almost $500 a month for absolutely nothing and being too embarrassed of the community pool area that you can't even entertain there because it looks worse than ANY APARTMENT COMPLEX pool area in Escondido in existence today. Put in a request for getting replacement pool key about a month ago. Website says request received, but no response or updates. Luckily haven't had to use them for anything "real" yet. My experience with PK was very positive. They responded to emails and calls and addressed all issues in a timely manner.

Just had another terrible run in with Mary at PK management.. Sent her video of a serious water leak that the property employees watched all day and then she blamed me for not calling the emergency line, even after I reported it directly to an employee. Mary always has an excuse, its never their fault or responsibility to maintain the property. Mary and PK seem to be concerned with collecting their monthly management fee and that's about it. I reported the Plywood Sliding door in the unit next to mine over a year ago and still nothing has been done. Mary "Claims" to do property inspections on a regular basis here at Pepperwood HOA, but I'm pretty sure she is just lying or incompetent. As there are over 100 condo rule violations that have been sitting here for over a year. Mary and PK do not hold the property owners accountable for their renters behavior. We have a crazy old lady who lives in a unit that her super elderly parents own. She is a hoarder and has been caught on camera breaking a glass window/door. She has even physically assaulted an employee. PK management did help get a restraining order on behalf of the employee but they have failed to hold the owners accountable for the actions of their renter. Mary seems to think that a violent renter of condo has renters rights. SD County does not have a rent control ordinance. And even if they did, they would certainly allow for the eviction of a violent renter who has been arrested on property more than 4 times in the past 1.5 years. Mary and PK simply will not follow through on their responsibilities. I suggest anyone who plans to hire them to manage their property, think twice and find someone else. read more

As promised, Mary Plemmons, I am posting this ridiculous letter to that the world can see what an ass you are. In July, I took my dog to the dirt lot at the back of Mountain Shadows Mobile Home Park to let him off leash. I was sitting on a log while he was running around. The lot is about two acres, and my eyesight isn't that good. But I thought I saw an employee on a golf cart open the gate and leave it wide open while he entered the property to put something in the dumpster. I was incredulous. They have a can with plastic bags tied to the handles and a sign telling us to pick up after our dog. You would think that if the place is designated as a dog park or run, that employees using the dumpsters would have the decency to close the gate if a dog is running off leash. This is just another tactic by management to antagonize residents, in my opinion. I didn't say a word to him. I got my dog and went home and complained by e-mail to Mary. This is the response I got: Dear Ms. Santa Cruz" Your above referenced letter was discussed at the meeting held on July 22, 2014. The consensus of Directors was that the Rules are that all dogs must be either on leash or under control of the owner when in the dirt lot. The primary use of the dirt lot is to house the dumpster for the maintenance of the Association, allowing residents to let their dog run off leash is just a courtesy. If your dog is not trained to stay when you call it we ask that you do not leave your dog off leash again. The Association employee did exactly as he has been instructed and that is to not respond to residents Sincerely Mary Plemons, CCAM For Board of Directors 1. He didn't "not respond" to me because he'd been instructed to do so. He didn't respond to me because I didn't talk to him. No point in trying to reason with an idiot that would leave a gate open with an unleashed dog inside. 2. If it is a courtesy to let your dog run off leash, why isn't is a courtesy to close the freakin' gate? My dog is trained, in fact, I worked at PetSmart as a trainer. I didn't expect anyone would be so frickin' crazy as to leave a gate open with a loose dog running around. It is deliberately inflammatory, in my opinion. 3. You don't decided the rules after the fact. You decided them first and them post them on a sign, or send a notice. You don't expect residents to guess what they are or announce them when it's too late. May she rot in hell. read more

I have been living in a condo community managed by P&K and it has been nothing but disappointments. It wouldn't be so bad if they took your money and they did something with it rather than just collecting fees, giving some of it to their contractors and pocketing the rest as revenue. They do absolutely nothing else than manage the HOA fees at a minimum expense to them. This place is full of non-conforming people but P&K will only do something if it involves a penalty that will be paid to them, otherwise they do absolutely nothing. They will respond to your request for service at their earliest convenience, notice how I said their convenience which could be never. I will try to get into the board of directors of this place only to see if I could get somebody else to mage our complex. No Way to Run a Business. Sure, Sherry B. is correct and requests have to go through the Board comprised of retired (if ever employed) technologically terrified blue hairs and flatulent fatties (seriously!) who elect each other year after year. C'mon genius, four votes is not a landslide. Yet even Sherry must conceded it IS THE RESPONSIBILITY of the property management firm to adhere to contracted SLA's and consistently follow up with homeowners in a timely manner. It IS THE RESPONSIBILITY of the property management firm to advise/counsel/guide the Board members (who are homeowners) and manage to contracted deadlines. What is the point of a contract if one does NOT adhere to it? Months flow into years and yet despite multiple written requests, one rarely actually gets an acknowledgement the request is received, being reviewed or the current status. Sure, they finally upgraded their website, and now homeowners (who work 60 hour weeks paying their salary while they only work 25) can file maintenance requests for service online. Sure, they lauched the site, acknowledged they had some perceptions to change and promised consisent follow up and timely response. Just another load of BS/Customer Service weasel words. They DO NOT follow up, they DO NOT respond, you WILL micromanage them, and it DOES affect the value of the community. Save yourself the frustration! Research the property management firm BEFORE buying a home. No way to run a business. BBB refused to assist. Add unprofessional conduct as well. Recent homeowner meeting, PK property manager was passing notes back and forth with her bestie board president like a couple of mean spirited high school girls. If you take the time and initiative to meet with the staff and the board at their review meetings about your issues, they will certainly listen to you and work with you on the best way to resolve the problem. I am a home owner in the Morada community and I came to the board with an issue I was having with work I needed to be done on my unit. The board listened to what I had to say and responded with great consideration and professionalism. Mary Plemons was particularly helpful in relaying all the information that I needed and she did so with a kind and empathetic attitude. P & K, formerly Barret Condo Management, managed our 500+ association for 16 years. The President of Barret, now VP of P & K, served as manager and his son ran the landscape company. During their tenure with our HOA, and with the complicity of a hapless group of board members, they managed to rack up about $27K in accumulated operating debt over a 4 year period, and depleted the reserves to less than 30%. According to the 2012 annual audit, they oversaw the "transfer" of $83K from the reserves to the operating account without following CA Civil Code 5515 governing Reserve Fund Transfers. When confronted with this fact, the entire board and manager denied it. This led to a successful recall election of the Board for the purpose of removing Barret Condo as Manager. In the lead up to the Recall, the manager, who had signed an agreement with Epsten, Grinnell & Howell, racked up ~$15K in legal bills for which there were no board approvals in any of the Association's minutes. Upon further investigation, the agreement signed by Barret was absent from all board packets, manager/board member and law firm correspondences, as well as all open and executive board meetings minutes. Review of Barret/PK's invoicing revealed a number of unsigned and undated documents, on plain pieces of paper without letter head. So while no clear evidence of theft or embezzlement was found, it was clear that oversight of Barret/PK's invoicing system was severely lacking. As is the case with many vendors serving HOAs, they took full advantage of the client. Furthermore, PK/Barret combined operating and reserve funds into a single account. During years of accumulated deficits, the reserve fund served as a kind of overdraft protection for the operating fund. Our investigation also found PK/Barret signed checks created by PK/Barret to PK/Barret. We are still recovering from their incompetent, and possibly criminal handling of our Association's management and trust. read more

My HOA fees have increased each year since I moved into the Via del Lago Morada condos that PK manages. I really don't know what maintenance they are implying or that I am paying for. All they have to show is the "renown recreational center". They are the typical Californian gaugers! They let our grass die then are trying to reliven it w/ stinky manure. I requested to simply have my exterior front light entrance door fixed from flickering since November and it is still flickering today, obviously they do not care to followed-through, The reply I got from PK---"Will do". read more

Poorly run organization overall. We own a unit in one of the communities manged by PK and it was to be fumigated due to some infestation in an adjoining unit. We were to be out of the unit for a total of 2 nights, after 2 nights when we were ready to come back we found out that the tent had opened and they needed to re-tent the unit and we would be out for an additional 2 nights. While PK was not the company responsible for the fumigation, they did select the exterminator and when I called with my issue they said I could write a complaint. A more appropriate offering might have been to offer some form of a statement credit for the next 12 months to offset the extra hotel nights or something a bit more humane. Their overall approach to business and maximizing profit versus taking care of those who entrust them to care for the property and homeowners is incredibly disheartening. read more

This company is beyond lewd, vicious, & unprofessional. They are completely antiquated, do not accept credit card payments or cash. In-conveniently close early on Fridays to leave at 12pm but, always put up their closed signs well before 11:50. They are self entitled, rude & literally, run a daycare out of their office. The company in itself is owned & ran by a family who is either related to or married into the family. So expect ABSOLUTELY no professionalism. They're ways of justifying a contracting job that cant be finished. Is a huge conflict of interest. This company, literally makes its money by an embezzlement of some sort. And somehow minimal job sites that would normally take a couple of days, usually run for weeks on end. The parts are unavailable, the stucco isn't adhering & the whole time the contracting company. Who is also related to the P&K condo management is paying its employees. By stealing the hard earned money of the homeowners. Wish I would've known about this before I purchased my Condo. So there it is.....don't buy any Condos that are managed by this company or do Business with P&K Condo Management. In addition I have included a previous review of Yelper Maria L. 8-14-2014 P&K Condo Management,formerly Barret Condo Management,claims to have three VALID Contractors Licenses. If you check on them. The State Board Website you will be shocked! Jack Kroekers Landscape License(372716) expired 6/30/14. John Plemons General Building contractors Licence(587274) was suspended on 6/25/12 for failure to comply with Workers Comp. Barret Condo Management General Contractors license(947154)expired 5/31/14 and they never carried a Contractors Bond. I failed to find new Licenses issued under the new P&K Management. Vaugh Plemons,John Plemons son,who P&K employs at some of the condo sites they manage.(conflict of interest) Landscape License(295804) expired 11/30/2008 wasn't Bonded since 1/4/02 and NEVER carried Workman's Comp. My Condo development has learned the hard way that you have to check Contractors license's and be proactive in over site committees. Our development is on the verge of bankruptcy due to Barret , Oh sorry,P&K.. I believe they changed their company name to hide their DIRTY TRACKS. read more

I have been a Board Member working with PK Management for over 10 years. They are always pleasant to work with, prompt with their service and we have never had a problem. Obviously a number of these posts don't understand how a Management Company works. The Management Company takes orders from the Board of Directors. The Board sets costs and the Management follows through. A very small amount of HOA dues goes to the Management Company about $10.00 a month of your dues at our association. If an HOA is going broke, it is because of bad decisions made by the Board not the Manager. I hope we continue to use PK for many years to come. An earlier post said that they fired PK, concerned, I questioned our manager about that and the fact is PK quit that association and was not fired. If you are going to use this type of service, be sure you have your facts straight. read more

As a residential property manager we have to work with different HOA management companies when problems occur at a rental in the communities they manage. I've always received prompt responses from PK Community Management. They return calls in a timely manner and are very responsive and interested in working together to insure residents are compliant with rules and regulations and maintenance issues are attended to. We finally sold our condo and bought a house without HOA's. (I will never deal with HOA's again.) P & K could be more responsive. It took several phone calls and emails (including a grievance complaint) before anything got done. For example, every 4 months or so, there would be this beeping sound right outside our window coming from the cable box. It would go through the night upsetting our dog and our sleep. When we finally got a response from P & K, they would tell us that they couldn't do anything about it except to call a guy in the morning. (One time is forgiveable but this is evidently a recurring problem. FIX IT!) The charges for key replacements is ridiculous; I do recognize that this could be more of an HOA issue than P & K. When we went to pick up our HOA documents for escrow, P & K gave us the wrong forms. It's just frustrating. (I will say that the only time I can remember P & K being responsive was when the upstairs toilet flooded down into our unit. So this is a plus.) I'm just happy I don't have to deal with this/them any more. read more
