Zoom to see that the pool area has been ignored and is in disrepair. $1MM cash in reserve don't dare spend any on the upkeep?
David R.

Complete robbery from this management company. They manage the condos where I lived for almost 2 years. Charge roughly $500 a month x 70 condos= $35,000 every single month. In the entire time I lived there they did not upgrade repair or replace ANYTHING???? ( Except stucco repair at the pool which was never completed or painted from almost a year ago.) Over $800,000 and not a single dollar spent to maintain community property where the condos are selling for over a million dollars each. Almost 2 years ago the sauna stopped working at the pool and instead of fixing it they locked the door!!!! Pool, jacuzzi, sauna no more... After 40 years they took away a community property amenity..... One of the basic 3 things that should be maintained forever. Did they lower the dues after taking away amenities? Ha!! Very laughable. The landscaping company can't keep the 150 sq feet of lawn in front of the condo alive and looking healthy. I requested several times to have the grass reseeded and had to do it myself before listing my property for sale. They have weekly walk around nit picking rounds but somehow don't see the pool area falling apart missing tiles on the hot tub, paint job overdue for a decade or more. Virtually no landscaping or pleasant flowers to be found inside the pool common areas. The gas grills should have been replaced long ago as well. The bathrooms at the pool are original from 1984 and should be condemned. After literally MILLIONS collected to keep up the property. Epic fail!!! If they were in the business of watching your children they would have been dead a long time ago. Imagine paying almost $500 a month for absolutely nothing and being too embarrassed of the community pool area that you can't even entertain there because it looks worse than ANY APARTMENT COMPLEX pool area in Escondido in existence today. SHAME ON YOU FOR TAKING PEOPLE'S MONEY AND GIVING THEM NOTHING IN RETURN!

Response time and customer service example. I obviously don't want to interfere with social media and TV time

Previous HOA was switched to PK. Upon web/application setup, they sent me a link to my neighbor's profile and had to get the cleared up. Put in a request for getting replacement pool key about a month ago. Website says request received, but no response or updates. Luckily haven't had to use them for anything "real" yet. Based on previous response time and interactions, probably would have had a story to tell with this Micky Mouse operation.

Inept staff. They don't answer emails or return calls. I received a letter from them complaining about my tenants patio lights. I have informed them that a neighbors bamboo was growing into my backyard and into the house. I have bamboo growing out of a windows cell. Mary at PK told me that there was nothing that they could do about it. Really?

Noise maker blowing dust into the air or chasing a leaf.

Ignorant groundskeeper who thinks his job is to walk around with gasoline powered leaf-blower, revving engine, point it at cars and windows, basically disturbing the community. He needs an education that his job is to cleanup up leaves and debris, not to chase 4 leaves across the pavement to "look busy". Complained to John P and his mother several times. Zero help.

Very, very slow to answer questions. I had to email several times and if I called they were always "in a meeting "

I found them to be not responsive unless you are willing to call them persistently. Their fees were exorbitant.

We replaced the refrigerator thinking they were coming from there but no, there inside the walls and floors. Its the entire building. It would be extremely easy for someone to get mugged/attacked due to the lack of lights. There's a huge lack of concern when it comes the residence security by this HOA. Kids/People hang out in the parking lot smoking weed, drinking, doing drugs. Furniture, Appliances, construction material are dumped by people that don't live here. Vendors have made this their dumping area. I have paid $$$ hundreds of dollars to replace flat tires, because construction material dropped in the parking lot. Parking spaces are taken up by cars that are broken down, undrivable, or have expired licenses. The Community Manager gets paid whether or not anything gets repaired here.

The community itself was lovely--neighbors were friendly and respectful--but unfortunately, the apartment management was a completely different story. At first, Karla was great--responsive, professional, and helpful. But toward the end of the lease, communication disappeared entirely. I have proof of multiple unanswered messages, both by phone and through their renter app. It felt like once they had no more use for us, they just stopped responding. Now let's talk about fees--because Hidden Cove will find a way to charge you for everything. We set up electricity, or so we thought. Turns out it didn't go through, and since power was still running, we had no idea that Hidden Cove was footing the bill--until months later. That's when they tacked on not just the utility fees, but an extra $50/month in "admin charges." And conveniently, they didn't start billing us until October--so we couldn't even dispute it. For a while, utilities alone were over $500/month. Add to that $65 per car for parking and a $50/month penalty for having three cars, and it was just ridiculous. Despite all of this, the girls made it work, took great care of the unit, and left it spotless. Still, we were hit with a $160 cleaning fee and a $400 painting charge. The walls had normal wear and tear, nothing out of the ordinary. I've emailed asking where in the lease it says tenants must pay for professional cleaning or repainting--and of course, no one has responded. This management company lacks professionalism, transparency, and basic respect for their tenants. If you plan to rent here, read the fine print very carefully and keep documentation of everything. They will nickel and dime you, and once your lease is up, don't expect any support or communication. Do better, Hidden Cove

Live in your car, live in a motel, live with anyone else before coming here. They are snakes in the grass. I get selling things; we all do. However, this line of thinking and strategy doesn't really apply to housing. Karla will tell you everything you want to hear, as a sales person does, but unlike a product or food service an apartment is a semipermanent, ongoing service that a "manager" such as herself has to provide help for. She will absolutely dip out of the picture once you sign those papers. Not only does she make these ostentatious claims about helping and being there and "oh here's my number, call any time" she will outright treat you like a nuisance when she sees you around the complex. Felt great, thank you! The other manager is just as terrible. Ashley seems to be the "head manager" although nothing about this complex makes sense. She is a very defensive, snarky person to deal with and when I brought up legitimate concerns about them screwing us over on our early lease departure, I was told that I was being preemptive and not giving her a chance. Well, funnily enough, she DID screw us over at the end and never communicated with us or put into writing the steps she was going to take to work out our lease agreement and instead completely stopped communicating! Now we tentatively owe 30k on a disgusting, filthy one-bedroom apartment. Who, I ask, can afford that? Especially those who are in an apartment to begin with. If communication is too hard or overwhelming for both of you, do not be managers. In fact, do not work with anyone you have to speak or relay information to. It's like you have made a concerted effort to go out of your way to be defensive, hostile, and unhelpful. You are both useless individuals and deep down you know that, which is why you work and thrive at a place such as hidden cove. The apartments are disgusting. A one bedroom will run you 2400 with their many, many HIDDEN :) fees. My partner and I joked that we'd be better off living in our car instead and it actually turned out to be true. They will never give you your deposit back and will coat the walls with more thick, ugly paint so that you can barely close the doors. They will leave toilet paper holders broken. They paint over their electricity boxes and when you need to reset the electricity because you can't have more than two things connected to an outlet at these holes you can't reset anything without taking a chunk out of the wall. You can hear everything, walls are ridiculously thin. There's BLACK MOLD alllllll over the windowsills. It didn't matter how many times we bleached it or opened our windows, we'd wake up to a mass amount of moisture all over our window panes and a bunch of black mold. Their solution was to do exactly as I did; clean it with bleach and "if it keeps happening, we'll change the windows." That window looked like it hadn't been replaced in 20 years, and I doubt that was the first time somebody had complained. People let their dogs shit everywhere without cleaning it up and although they claim to "fine people" for that it seems to comically enough be the one area these bozos don't greedily pursue. People let their dogs off of the leashes. Kids ride their scooters and bikes down thoroughfares constantly. Park has no listed hours or any that they enforce and people with their kids would be out there at 11pm screaming. People drive like absolute maniacs in the parking lots, my partner almost got hit and I've had a few close calls. People park in spaces they have no sticker for even though hidden cove claims that they take this seriously and will tow cars. Hardly saw that if at all. Trash is everywhere. Dumpsters overflow and trash has just been out in the thoroughfares, days on end. *HORRIBLE office hours. They don't even exist it seems. They just get there when they feel like it and they make sure to lock the doors completely so that you, their tenant that pays their bills, can't come in to speak with them. You have to stand outside like a dog. They also don't answer any of their phone lines and when you do attempt to call them, it just leads you to a person at AIR community headquarters in Colorado. It's completely useless. They don't want to speak to you or help you in any capacity. They make you jump through a bunch of hoops and when you do get a hold of them they are nonchalant and don't care that you had to struggle to speak to them. Like everyone else has said on here pretty much, do not rent with this evil entity. Put your money literally anywhere else. I'm not sure about the surrounding complexes, but if it isn't owned by AIR communities, then you'll have a better chance at a fair living experience. Pictures below for your reference :)
