I was approved and given lease documents in writing that clearly showed no deposit was required. I even confirmed this directly by email with management. After relying on their paperwork and turning down other options, I was later told that those documents were "incorrect." Instead of taking responsibility for their mistake, management tried to shift the story and backtrack on what they had already put in writing. On top of that, when I tried to adjust my move-in date slightly, the quoted rent was suddenly raised by hundreds of dollars more per month. This left me with no choice but to cancel my move-in altogether and start my housing search over at the last minute. This kind of back-and-forth, changing terms after approval, and dismissing their own written commitments is unacceptable. It wasted my time, cost me other housing opportunities, and left me with a very negative view of how Camden Potomac Yard operates. Do not trust the lease paperwork or promises you receive from this building. If they could tell me one thing in writing and later claim it was wrong, it can happen to anyone.

LEASE RENEWALS: My POV at The Clark, renewal rates are ridiculous. My previous renewal rate was 18.5% = a $488.58 monthly increase for base rent only. Other fees such as parking, trash, etc weren't added into this equation. Do Residents Have Options? Yes. Option #1: Try to negotiate the rate - Good Luck with that! Option #2: Accept the Excessive Rate Increase! Option #3: MOVE! How is this fair, acceptable, and sustainable for residents - You Ask? It's not. But it's legal for now! Advice: Do your due diligence before choosing The Clark, a Bozzuto managed property. PROCEED WITH CAUTION and do your research. 2. The Clark Management: Apathetic and Dismissive at best! My comments are not reflective of the Concierge and Facilities Maintenance staff. They are not the issue. They are friendly, courteous and consistently go above and beyond to help residents. 3. Safety: Needs Improvement *Garage Security: There are security cameras throughout, but no designated person monitoring the cameras and no Wireless Access Points in the garage. This means No cell phone or internet service. If you need emergency assistance - you cannot call anyone for help. No Bueno!!! The Clark needs to Fix This ASAP *Theft: Monthly Parking Fee is $225.00 and Residents have had car tires stolen and an actual car stolen from the garage. No Community Notification sent out to residents either. *Tailgating: Increasing incidents where people tailgate your car to exit the parking garage to avoid paying. I've had vehicles pull up behind my bumper super close so they can exit when I exit. It's unnerving and I've reported that too. Never heard a word back from management or even an acknowledgement. *Secured Building Access: The Clark needs to do better. My Review Summarized: No place is perfect. And, The Clark can Do Better! Yes, there are mechanical issues with the doors, elevators, and the garage gates. Issues with pet owners not being responsible and sketchy people trying to do sketchy things. Things breakdown and some people suck. That's life. My disappointment is with The Clark and Bozzuto's lack luster management approach to Luxury Apartment Living. Bozzuto's brand statements do not match my experience here at The Clark. https://www.bozzuto.com/the-bozzuto-experience/ The Clark was a fun and phenomenal place to call home. It can be again, provided Bozzuto does better. As of today, June 21, 2024. The Clark's website market rate for Unit 429 (two bed/two bath) w/ a 16-month lease term (least expensive term option) will cost you $3,295.00 a month. Multiply that by 16 months = $52,720.00 for one lease term. Friendly Reminder: Trash, water, utility (HVAC) fee, pet fee, and parking fees are not included in the base rent. Question: Is The Clark, managed by Bozzuto really worth it to you? It's Your Choice. My advice to those searching, spend your hard-earned money elsewhere. You Deserve Better! Here is why: - Brand new building, many units…read moreto choose from - Amazing staff before and after the move, Kala utterly amazing - The views are unmatched - Everything you need is in walking distance including the metro - Free month move in specials (and hit me up for additional discounts IG TAugurson) - Gym is perfect with everything needed - Common areas feel like a 5 star hotel - Has a dog spa - Safety, concierge does not play about letting people in - Floor plans open, large windows and high ceilings so the space feels bigger I looked at 12 places in Tysons Corner, Arlington, Alexandria and Springfield (all properties less than a year old as I wanted something new and modern). First impression was everything as Kala greeted me and balanced professionalism and a friendly nature well. I felt like my friend was showing me around. I applied the same day and was approved in 3 days and moved in quickly. When Kala was out Margo communicated with me and made sure all was taken care of. The teamwork and seamlessness was impressive. All my request were answered the same day. I had an issue setting up my internet and Cheree, the property manager, and Margo went above and beyond to get it handle quickly by escalating to Xfinity demanding it get resolved quickly. Moving is daunting and time consuming but the Hazel/Azure staff took the pain away from the process. Finding a home for the next 12-15 months is a very important decision and I feel that you would be happy calling Hazel/Azure your home.

The apartment finishes are high-end, and everything feels thoughtfully planned. Amber (leasing team) was just as impressive: she was very professional, warm, and incredibly helpful from start to finish. She made the process smooth and stress-free. If you're looking for a beautiful home and a team that truly cares, this is the place. Shout out to Margo for the espresso!
