I'll start with the good. This park is quiet, secluded and private. There is a nice laundry room. A decent dog park (although the "poop bag" dispenser was empty the duration of our stay) with a walking trail. A nice view of a small lake. It is convenient to Sunnyvale, Mesquite, Rockwall-so plenty of places to shop for supplies. Check in was easy...now let's jump to the bad. The sites are narrow and close together. They offer no site amenities like picnic tables or fire pits-although I did see a very few picnic tables here and there, but no consistency. There is NO bathhouse or restroom facility. We've stayed at KOA's that were less expensive and provided typical, expected amenities. The park is close to our adult children and good friends otherwise we'd have stayed somewhere else. I called to be put on a waiting list for a year. Management changed twice. I was promised a rental price if I were to stay long term, which I would have. Upon time to move, the price would not be honored. Choose another location. Id rather work with people who hold their word. read more

I was hesitant to book this RV site based on some of the reviews I've seen about an unpleasant host. I'm glad we did though because that was not our experience at all! I booked online and was supposed to receive check in details in the days prior to our reservation. While on route I realized I never did receive them so I called just to make sure I didn't do something wrong and we wouldn't have a place to park. The man who answered was very helpful, emailed me the details right away, and gave me very specific direction about the construction in the area and how to get to the park. Upon arrival we only saw the front of the beautiful plantation so we thought we got the address wrong. After driving past the house is when you can see the RV park in the back. It's nicely tucked away and not even visible from the road. We were already checked in and had a site number so we went straight to our sight and setup. The site was easy to access and level so it was quick. Full hookups... although not something we really needed but for the price of $60 a site would need to have them (at least for us). We didn't spend any time at the park other than going back at night to sleep, but we didn't have any issues. We actually didn't even have any in person interactions with anyone while there. WARNING : NO BATHROOMS, NO SHOWERS. Quiet park with easy access to Dallas. Nice dog walking area and dog park. Full hookups. I get that RVs have bathrooms and most have showers, but never in all my years have I been to a park with no bathrooms or showers. Based on the reviews of others a year or more ago I would have to assume there are no plans for any in the future. As long as you know this in advance and are OK with it, you'll be satisfied here. For me, $36, 2 1/2 hours of an afternoon and a trip to Loves for a 2 showers and all was good but I'd have planned differently had I known. read more

For the price $$ there are no bathrooms or shower's available. They tell you that they have laundry facilities but fail to tell you that you have to have an app on your phone that has to have money on it to be able to use them. Took me almost an hour to get that done. The individual that works the office does live on site so as long as you have her number you can call with problems. My parents came down from Canada to see us here in Rockwall, this being the only available booking it couldn't be worse. The checkin was through a box and paper. You never see anybody, which is suspicious. You get no space to do anything, and need "approval" to put ANYTHING outside your trailer, plants, tables, chairs. So in the rare event you can you find room to put something out, you must get approved from the people you can't see to put stuff outside. Nice operation you have here. read more

By far some of the greatest people I have come to know. The set up is a little different as far as check and and out although for the working it's perfect because late and early am is very accommodating. They are not staffed 24 hrs but the owner does live on location and is always avail. We arrived on June 26th, 2017 at around 7:00 pm at night. We were excited about the location of the site although we were far from thrilled once we entered the park. Wehad made reservations approximately 2 weeks before we arrived. Things were going good and realized that once we parked the fresh water hose did not reach. We have a 40' motor home. So I had the bright idea to reverse the direction I was parked, which didn't work either. As I was trying to go back to our original parking direction, a woman pulled up in a white car and blocked our passage way. She was on the phone as she just sat in her car blocking our path. I didn't know what to think. I asked my wife to go out and ask her if she would move. My wife came back, distraught as to how this woman was talking to her. This is where I got out of the motor home to describe what I ws doing, the mistake that I had made and how I would correct it, if only she would move her vehicle. I am very sorry to say that I did not get a chance to talk as the woman told me directly that she did not need my kind of trouble. Then she repeated that to whomever she was talking to on the ohone as she never put down the phone to explain to me why she was even there, or why she was inclined to block my path. The woman then told me that I would have to leave, that she didn't want my kind of trouble and that we would have to leave. She went on to tell me to leave again and that she ws the owner. So here we go, no place reserved for the night after travelling all day. We did not have a plan and it basically ruined our day. I still do not understand what I did to upset this woman since I did not get a chance to say a word. Stay away from this place. This woman seriously has some issues that she can not control. Let me finish by saying that I am 60 years old, and the only person that was travelling with me was my wife. I will finish with this....the woman actually followed us out of the park to ensure that we left. It is a shame that anyone is allowed to run a business like this. And if she is not the owner, I hope that whomever she reports to will read this review. read more

The only thing going for this place is location. Reservations are based on the manager's whim (she lost our reservation and then blamed us for it). We weren't allowed to bring our dog because "he's too big," but other residents had dogs just as big (again based on the owner's mood that day). It's on the pricey side, false advertising (the pictures you see on the website is of the owner's house and had nothing to do with the RV park itself), dusty with potholes. If you're looking for a nice RV park, look elsewhere. read more

This place is still cleaning up from the tornado that destroyed it in December, 2016. They still don't have all the sites open and the ones that are open are still littered with glass and turn into mud puddles when it rains. It is a strange place because they don't have an office. When you arrive, a registration packet is waiting at the kiosk. You are responsible for parking yourself. You never see a person. The sites are located under a transformer on one side and two huge cell towers on the other. There are major electrical lines running in a field next to the park. The house pictured on their web page is not actually part of the park and you are not allowed anywhere close to it. read more

I love this place. The owners have always been nice to me. As far as the shack where you pick up and drop off your reservations makes it easier on people who want to come in late at night. It's flexible to me with no time constraints. I even pay my bill by putting it in the mail box at the shack. Why anyone would complain about that makes no sense to me. Pretty simple. Only a miserable person would have a problem with that. It's now the safest place to be as far as tornadoes go. No tornado has ever followed the same path. They maintain their standards. No children its an adult park. Pets have to be walked in a designated area. They tell people this up front. I personally like their standards. I have come here and stayed long periods of time 4 different times in the last 5 years. This time I have been here for about 2 years. They continue to add more sites, planting trees/plants, and working on the roads to keep dust down. Great location, nearest one to Dallas I know of. Tucked away in Sunnyvale. One way in with cameras. Probably the safest park I have ever been in. read more

We had just pulled in and are unloading car into rv when owner comes by and in a very nast way say I need to clean this place up, we don't allow trailer trash here. Nothing is to touch the grass at all! And NEVER drive the wrong way, though you'll see the owners doing it quite often. read more

I'm not sure whats up with all the negative reviews me and my husband stayed here and everyone was very helpful and friendly I liked being able to go for walks everyday with my dogs and my husband enjoyed fishing in the pond there I would highly recommend this park to anyone read more
