    ROACH SLUMLORDS My…read moreopinion is that Horizon knowingly rented me a disgusting, decrepit, roach infested unit. They promised me multiple times before I moved across the country that my unit would be roach free. Not only was the apartment not roach-free, it was absolutely filthy, falling apart, and reeked a foul combination of roach, rot, and pet odor that Horizon said was because the previous tenant loved to cook. Yeah, right. Please note the photo of the squished, dry, large roach. How could a professional pest control person, a professional cleaner, and a Horizon employee have been in this unit and miss that? It was in the middle of the kitchen. In my opinion, they are stupid, evil, ignorant, or some combination of the three. I lost over $3,000 in moving costs and became homeless due to their ineptitude. They got huffy, gaslit me, and tried to somehow make their neglect my fault due to the age of the building. They refunded my deposit and let me out my lease as they were in violation of it. They offered me alternative housing--why on earth would I still want to rent from a company that lacks integrity? The attached photos are the condition of the apartment upon move-in. This was, according to Tiffany, a professionally cleaned and inspected unit that Horizon did a walkthrough of. This is the quality of housing they told me is habitable. Tiffany likes to say that it's okay for older units to be falling apart and crawling with roaches--babies and fully grown--during the daylight, because they're old. She claimed the property was treated with pest control routinely. If that's the case, how did this massive infestation occur? The reality is, in my opinion, Horizon cut corners at every opportunity, and I paid the price. A property being old isn't an excuse for deplorable conditions. In my opinion, Horizon are slumlords who take advantage of military and out of state people. They rent out other people's property. The operation is run by unprofessional women who, in my experience, lacked integrity, tact, and class. I should have known they would treat me poorly when I heard "manager" Tiffany and realtor Amanda badmouthing the tenant before me. Additionally, my opinion is that Horizon engaged in dishonest advertising (listing the unit as a two-bed to get more money out of a one-bed) and attempted to lease a unit that was not up to code. I fear this may be a regular practice. If you do rent from them, don't trust ANYTHING they say. I believe they will do anything to make money off of you while not spending their own. In my experience, they will lie, and then act like you are the problem. Get EVERYTHING in writing. They will want to take conversations to phone calls so you won't have proof. Then when you leave a review calling them out for things they said, they will call you a liar. Keep receipts of everything. After all of this, Tiffany told me she was glad I would not be renting from them. Me too, girl, me too. Look at all the other one star reviews they have. Look at their Yelp reviews and dozens and dozens of one star Google reviews. You could be next. Are you willing to take that risk?

She failed to send our renewal notice on time, and I had to remind her. Even then, she waited until only 20 days before our lease expired to provide three poor comparables that were clearly not similar to our home. I ended up doing all the market research myself. When I considered ending our agreement, she threatened me with a full year's management fee instead of addressing the issues. We have worked with MR on three properties and even bought one through them, but because of Michelle's lack of effort and unprofessional handling of our account, we will not be using MR again. She argues constantly, never admits she's wrong, and could put in more effort.

Prior to signing, we were explicitly told the unit would be professionally cleaned and move-in ready. When we received the keys, that was not the case. The apartment required extensive cleaning, and we ultimately had to hire professional cleaners ourselves after receiving little meaningful remediation despite repeated communication. Since move-in, we have dealt with a long list of unresolved maintenance issues, many of which were documented immediately upon occupancy, including: - a nonfunctional washing machine with standing water and visible mold - a nonfunctional microwave - exterior openings allowing animal activity in the walls/ceiling - a broken mailbox lock (mailbox doesn't close at all) - missing window screens - multiple additional maintenance and safety concerns We are now nearly a month into the lease and all of these items still remain unresolved. To be fair, Michelle eventually stepped in, acknowledged that our move-in experience fell short, and approved a partial rent credit toward the cleaning expense, which we appreciated. However, the overall experience has still felt highly reactive rather than proactive, with much of the burden of coordination falling on us as tenants. The most frustrating part has honestly been the lack of preparedness and follow-through. We understand that maintenance issues can happen, but a unit should not be turned over in this condition after repeated assurances that it was move-in ready. We are hopeful the remaining issues will ultimately be resolved, but wanted to share our experience candidly for anyone considering renting through this management company.

    Date: 7/18/2017…read more Okay, I set up this company on yelp, because I wanted to get some feedback from other customers before I chose them for our rental home. I haven't received any feedback yet, but I decided to go with them anyhow. I asked them to start the process about 20 days before moving out, so far it's going okay. The process is simple, sign a few papers, pay a start up fee, and have the house ready for the renters. I've had quite a few looking at my home already. One thing that I'm hoping changes from the staff, is them caring about the homes a little more and giving more respect on the phone. I just keep getting some attitude(not too much, but just enough) every time I'm on the phone with them. I'm not sure if they don't care, but I'm not getting that feeling that they do from this company yet. They're doing their job so far, there's no doubt about that. I'm starting this review to see if anyone else could write something too. I've had quite a few people look at this company on yelp but no comments. Please give me some feedback :) Thank you!

    Would not recommend this management company for rentals. Difficult to get in touch with an actual…read moreperson, and they nickel and dime you for everything. Upon move out, they charged me $700 for painting due to pictures on the walls in the living room and hanging curtains in the bedrooms. SEVEN HUNDRED DOLLARS. They also charge a $20 monthly fee solely for air filters that come around every 3 months. So $60 for one air filter? There's no way. Do not rent from this property management company.

    This company is the epitome of bad business practices. Do not trust them do not use them basically…read moreavoid at all cost. Long story short I use them to inquire about a real estate commercial property and worked with them trying to acquire a property on Fort Campbell Blvd. They proceeded to have me filled out a tenant application that look like it was from 1950 and informed me that it was a 24 to 48 hour turnaround . However, I received no communication whatsoever for over a week despite calling them multiple times and having incompetent staff tried to give false information after finally being told that my application was neither approved nor denied, which makes no sense. By the way, I was told that somebody already had been approved for it two or three weeks prior to me filling out an application. But that there were other properties possibly available so basically the bait and switch tactic. Do not use them avoid it all cost EDIT: I like the fact that they claim that I was contacted multiple times by their staff which is not true. In fact I had to almost always be the one to call their office and was given no information regarding my application. Below are the photos with the agent and the only contact given from their side. NO ONE from their side contacted me except during the process of getting info for the application and even then it was only for my tax id, ONLY luke actually would message me but it was to let me know nothing was heard on my application. Carolina to look at homes. The first home we looked at had a sign for Keller Williams more specifically Heather Eisenmann. When it came time for us to sell our home of 6 years the logical choice was to reach out to Heather once again. She knew our home from it's foundation until it's present state. She kept in contact with us during the time we were in our home, and we are full circle selling our home. Heather came out and offered suggestions to prepare our home to sell. We took her suggestions and ran with it. A few that anyone selling should consider are leaving a note for potential buyers talking about your home, leave some soothing music playing to set the mood of calming, and leave the lights on with candles or smell good things going. We did all of these and the end state is that our home after two days of showing is already in the contract phase of closing out. We are thrilled with the offers we have received as well as the service that we received. Bottom line is this, if you're looking for a Realtor to work with that is quick, efficient, honest, and effective Keller Williams & Heather Eisenmann are your best options to set yourself up for success.
