She failed to send our renewal notice on time, and I had to remind her. Even then, she waited until only 20 days before our lease expired to provide three poor comparables that were clearly not similar to our home. I ended up doing all the market research myself. When I considered ending our agreement, she threatened me with a full year's management fee instead of addressing the issues. We have worked with MR on three properties and even bought one through them, but because of Michelle's lack of effort and unprofessional handling of our account, we will not be using MR again. She argues constantly, never admits she's wrong, and could put in more effort.

Prior to signing, we were explicitly told the unit would be professionally cleaned and move-in ready. When we received the keys, that was not the case. The apartment required extensive cleaning, and we ultimately had to hire professional cleaners ourselves after receiving little meaningful remediation despite repeated communication. Since move-in, we have dealt with a long list of unresolved maintenance issues, many of which were documented immediately upon occupancy, including: - a nonfunctional washing machine with standing water and visible mold - a nonfunctional microwave - exterior openings allowing animal activity in the walls/ceiling - a broken mailbox lock (mailbox doesn't close at all) - missing window screens - multiple additional maintenance and safety concerns We are now nearly a month into the lease and all of these items still remain unresolved. To be fair, Michelle eventually stepped in, acknowledged that our move-in experience fell short, and approved a partial rent credit toward the cleaning expense, which we appreciated. However, the overall experience has still felt highly reactive rather than proactive, with much of the burden of coordination falling on us as tenants. The most frustrating part has honestly been the lack of preparedness and follow-through. We understand that maintenance issues can happen, but a unit should not be turned over in this condition after repeated assurances that it was move-in ready. We are hopeful the remaining issues will ultimately be resolved, but wanted to share our experience candidly for anyone considering renting through this management company.

This company charges you and extra 60 dollars a month for a package that you cannot get out of to send you a box of air filters. They try to charge you extra fees if you are not fast enough to respond to an email. If you are going to renew your lease they charge you an extra 250$ that you do not know about until the time to renew. This company will find a way to nickel and dime you at every single turn. They do not upkeep the properties when they are vacant. When I moved into a place managed by them half the lights in the house were burnt out. The one door I missed on my walk through that led to a pantry had its walls covered with black and green mold. (This did get fixed). You have to jump through more hoops to rent from these people and pay more than what it would be just to buy a house. Do youself the favor, if you see this company, just keep it moving... it is not worth your time, health, or the increased hassle or stress.

They're all vacant. And I clearly stated to Janessa that my lease does not expire until June. Why would I move in to a property on May 15th when I requested a June move in date? Your company is asking applicants to commit to a property that they may not even like and judging by the vacancies of these units I see why you guys are trying to push for occupancy. As I stated before stare clear. There are way better property management companies that you should consider.

I honestly do not have a single good thing to say about this company. Here are a few details: - tenant completely removed and replaced kitchen floor. They didn't realize it and called me a liar when I told them it was not the original flooring. Also told I was financially liable to get it back to its original condition. - consistently charges for fees that fall under tenant responsibility per the lease - never charged vacating tenants for damages. - failed to take any pictures when placed online for rent. Simply pulled photos from google of when I purchased the house years before putting it on the market. - a laundry list of other items in disrepair that should have been fixed, to include a leaking front door that has now resulted in floor rot. Just a few examples and I have so many more. Do yourself a favor and look elsewhere for a property management company. I might suggest My Place Realty, which is who I am with now.

I am in the military and very proud of the first house I purchased, unfortunately they didn't feel the same pride. They did very little to manage my home. I came home and did a drive by to find mis matched shingles (brown and black) on it, outside looking horrible. It broke my heart to see my pride and joy run down and unattended, (yes people were living in it). When I called and asked why the house looked the way it did, I was told they were busy and my house was too far out to keep a close watch. It didn't end there. I should of changed at that time property management, but as most military I was out the door again on another deployment and just didn't have time to change things. It was a wind fall of missteps and carelessness of their part, not informing me of issues, over charging maintenance, basically they just took their management fee and did as little as possible managing my property. It got to the point when I saw an email or call from them I expected the worse, because that's exactly what it was. I expressed my concerns numerous times, but it's like they knew I was at a disadvantage not being co located and was reliant on them. Thankfully I have changed property management, and Rent TN Property has been a delight and breath of fresh air. Do not use Fast Train Property, they cause more stress and issues than anything. They do not care about your property or you as an owner. Look at their ratings across the sites, they are low for a reason. Majority of the complaints from owners I have experience myself. I tempered myself in this review, the list of unprofessionalism, carelessness, missteps, and actual do not care attitude is LONG.     For over a year we lived with mold in our bathroom. We made a request to get it fixed they came in…read moreand put mold paint over it which is not a legal fix in Tennessee. a month goes by and it came back worse . So we put another request in and a contractor came out and quoted them $1200 to rip the ceiling out and replace and paint . The manager denied it and had another company come out to try and paint again . Which we told the guy no that we wanted it fixed the proper way . As he left platinum reality calls us threating us that if we didn't let him come in and paint it we would be liable for damages . The next day a company comes out and he paints it again . And they have him wire our bathroom fan to the light and keep in mind the vent only goes to the addict not outside the building hence why mold was so bad .So after the third time of the mold coming back we put in a request in February to get it fixed properly.They ignored us ,our emails ,our calls. Did nothing till a week before our move out date in June.They call and said they are sending someone out to do a quote . We moved an hour away and came back just for this . The contractor got his quote and said he wouldn't be back to fix it. We called and called and called platinum. And after multiple hang ups and denies they finally answered after using 2 phones, multiple voicemails and 30 minutes of time to tell them to figure it out because after today we will not be back . They had a mold company come in that said it was horrible and needed to be replaced but they didn't want them doing that . So they sanded and painted the mold and you could still see the mold after .4 times in total they came out for the mold in one year. After a month of being moved out we still didn't get our security deposit so we called and called and called . So over a month later we found out the account number was wrong and needed to be fixed . We eventually got it back after a month and a half . And yes we did get the mold tested in a lab
