We love Pleasanton Glen! We have lived here for 13 years. The management is fantastic and they are so prompt on repairs. They are quick to upgrade/replace appliances rather than let you suffer through multiple repairs. The location is perfect for walking downtown to enjoy dinner out or concerts in the park, farmers market and all of the downtown activities. Property has 3 pools So it is never crowded even during the middle of the heatwaves. Very nice gym and hot tub. Lots of trees and wildlife. Not uncommon to find deer noshing on plants near the cars or wild turkeys coming up from the creek below. Very serene environment. We have a new Crocodile to discourage the wildlife sharing our pool haha he is not as ferocious as he looks but seems to be working well! Property is pet friendly with plenty of curbing stations stocked with doggie bags. read more

We never wanted to leave! We out-grew the place as our family grew. We were 7-8 year residents and we were treated like family from management! We were on Creekside and the neighbors were great, the community was great, and maintenance was ALWAYS on point. We were all on a name-basis relationship with management and maintenance because they were always so kind and always waved. We had children playing outside every day and to help slow down traffic, management installed speed bumps and always has noticed to make sure traffic slowed down. Seriously a wonderful experience, Ms. Karen Haze is an outstanding apartment manager! By the way, she lives there too so they really do upkeep the standards and keep it very clean! Our townhouse was a 2 bedroom 1.5 bath and when we first moved in, we had maintenance walk us around and show us all the important things in the townhouse. Any time we needed help they fixed the place within 2 business days. We never felt like we bothered management and they were always on the ball. The kitchen was fully upgraded, and when our washer and fridge went out, they replaced it right away. I'll never forget how fast they came on a Saturday to make sure our food didn't go rotten when they replaced the fridge it was incredible. The townhouse comes with washer/dryer, fridge, microwave, stove, AND dishwasher and they were all high brand appliances. This is the place to stay guys. And to think I accidently ran into these apartments 7-8 years ago looking for another apartment complex that was suppose to call us back. This a long overdue review but Pleasanton Glen was a nice gem in this area. If the waking distance to downtown doesn't interest you enough then it must be the office staff since they are works class and set the bar for how a caring office should be! We spent only a brief period here but it was a great value and we felt comfortable knowing how responsive and caring the office was. We loved the Amazon lockers that packages were stored in. It gave us a better peace of mind knowing that our packages could be out of sight and secure while we are away. I'd recommend this location to anyone who is looking to move to this area read more

I lived at Pleasanton Glen for 2.5 years and I absolutely loved living here. I have never had a better experience with apartment living. The community is beautiful and very well maintained. Our apartment had beautiful granite countertops and new appliances, it truly felt like a home. Everyone in the community was friendly and I felt very safe here. The property management team are EVERYTHING at Pleasanton Glen. Karen is the most professional, kind, and proactive property manager I have ever had. She is compassionate yet upholds the guidelines for the community to treat everyone fairly and ensure safety. I always received same day, actually same hour responses from any email, and her and Miranda were always welcoming and cared for any concerned brought to them. Miranda is an absolute gem and she communicates thoroughly and treats everyone like family. I cannot rave enough about Jose and the maintenance team. I always knew my home was in good hands with them responding to all maintenance requests. Quality work and in a timely manner. My husband and I have been residents of Pleasanton Glen for over 3 years and we couldn't be happier! We love the layout of our apartment and the both the apartments and community grounds are very well kept. Also the few times we've had to submit a maintenance request, the request has been resolved in 24 hours. In the addition to the maintenance crew being great, everyone in the office are prompt, friendly, fair, and care about the community. Lee is super sweet and I don't have enough good things to say about the manager Karen! We also LOVE the location. My husband and I love taking walks and doing date nights downtown. Can't beat being so close to downtown and all of the festivities and fun things it has to offer! The apartments are small but not uncomfortable, but expensive for what you get. Not well insulated so heating and cooling expenses are high for such a small space. The worst part is the criminal activity. I've lived in California for five years and in the last 7 months in these apartments. I've been the victim of theft twice in that time more than any other location. My car was vandalized in the parking lot in front of the leasing office (catalytic converter stolen) and bicycle stole from balcony. When management was informed there was no action to improve security. No cameras or alarms or even motion sensor lights. There is no presence especially during COVID. You would think not in Pleasanton, but wrong. Here too. I can not recommend this place. In fact, I can not recommend California anymore. Save yourself the trouble and go some where else. read more

It is a great location, I wont take away from that but there are some issues. Schools nearby are great also. All my neighbors are friendly, could do without the couple whom is always fighting and slamming doors but I am now under the impression they like chaos. Any maintenance issues are handle quickly, by friendly gentleman every time. We has a very good impression upon out first coming to Pleasanton Glen. Now for the bad stuff. Horrible parking! We rented a 3 bedroom and only get one parking assigned parking spot. Everyone else in the household with a vehicle gets screwed. I see ppl without the parking tags throughout the weekend and it baffles me how its allowed. Sometimes you need to park in the street. It was ok in the beginning but now after a few months and long hours at work I dread not having a spot, especially if I have things to unload or young kids. Also the neighbors have figured out a system to take up as many open spots as possible and leave the assigned spot open for their guests or last household member who comes home late. The washer and dryer are POS. Be ready to wash very small loads and dry in even smaller loads. At times I have pulled the lint filter and water just splashes every where. I have never experience this with any dryer. A load will take you 2.5 hours, and don't even think about drying jeans in there. Dishwasher leaves much to be desired but we are also doing small loads and run cleaning cycles. Poor ventilation in both bathrooms in addition to the condensation from the dryer leaves me concerned about mold/mildew cleaning in the future. So far I have relied on bleach to keep it at bay, and opening every window possible whenever possible. Walls are thin, be prepared to hear you neighbors do private things and have their alarms wake you up at 4am. Majority of the a/c units are old and do not work well. I asked several neighbors and they also have similar complaints and are told the same things "the building is old we can't do much." I had the thermostat set at 76 all weekend and it's been at least 10 degrees hotter, it went to 91 during the heat wave. I even had fans going! I even left the a/c on while at work to see if I could enjoy a cool house after work. Nope. Still about 85 when I got home. I don't tolerate the heat well and I was having an anxiety attack from not being able to breath. They took forever to give us our deposit back but we are so glad we moved out before our lease was up. It was a $400 increase in rent to renew. They have a high turnover rate for this reason. 70% of the residents I knew have moved out are planning too. read more

I have been living here for almost a year and I am not a fan. The washer and dryer constantly stops or leaks and I have had maintenance people over several times to fix the issue and it still hasn't been resolved. If you read other reviews other people have had the same issue with the washer and dryer, my question to this company. WHY PUT YOUR REPUTATION ON THE LINE FOR A WASHER AND DRYER???? REPLACE THEM!!!!!!! Extremely frustrating, esp for me who is trying to live a normal life and who wants strangers entering your home everyday? Not me! Basically you are paying extremely high rent for a shanty. With outdated appliances, poor bathroom & kitchen ventilation, asbestos filled ceilings, crap parking. Do not waste your money here, there are plenty of newer properties that charge far less for better living circumstances. Move in process was really easy - Thanks to Amy and Tania who worked with us and also managed to give us an apartment day in advance due to last min changes on our end. It's located close to downtown, right next to park and at the same time a quiet community. No street noise or heavy traffic. Appliances are newer, service requests are handled promptly. read more

My husband and I moved in Pleasanton Glen 9 months ago from Europe and we have a really good experience so far. The staff is really nice and helpful, we had several little breaks that were repaired in 1 day. The place is lovely and quiet, the swimming pools and the jacuzzi are great. Never had any problem to park. Close to downtown. Moreover, we really enjoy our apartment, which has a nice view on a swimming pool and has a lot of space. We just think that Pleasanton Glen could be more environment friendly: how about a specific trashcan for glasses, and one for cupboards? How about a small garage to keep bikes safe and not have to put them on our patios (which is especially hard when you live on the second floor)? This apartment complex is old. It was known as one of the worst ones in Pleasanton and has become better within years (maybe budget increase for remolding? I don't know or care). Anyways, because of the age of the buildings, the walls are going to be thin regardless if you live on the second floor or first. You can literally hear neighbors coming up the stairs even if you are in the furthest bedroom away from the front door (with your bedroom door shut). There is zero soundproofing and with cement everywhere, the noise easily bounces. They have started remolding all apartments with granite countertop and "new stoves". Yeah, it's not new - they hire a company to thoroughly clean it. All ceilings have popcorn and you must sign a waiver to disclose anything that may happen to you. Yay cancer. The complex has a place for people to wash and dry their clothes which is a bonus if yours inside your apartment breaks (yes you do have to pay which is only logical). The complex also has three pools which are nice during the hot Summer months. There also is a small gym which is a nice plus if you need a simple workout. The maintenance team is all very kind-hearted dedicated works. Never had an issue with them. They have each worked hard fixing any problems that have occurred and been sincerely apologetic if something has gone wrong. One of the biggest issues is of course is parking. Like any apartment complex there will be more vehicles per household. Although if you are a single driver and have 2 - 3 motorized vehicles you probably should have spent your money more wisely and bought a condo or house. Every household gets two permits. Even if you have a three bedroom unit with three adults that all drive you only get two permits still. The guest parking is no longer considered guest parking. It is for residents and you must have a parking permit. Okay... well if I live on site and am paying rent. Give me a parking permit. Problem resolved right. No, instead I get e-mails telling all residents must park on the street. Considering the complex is on a street with other complexes, condos, and homes down the entire street. This doesn't make any sense and creates another issue for parking. There literally is not enough parking and if there is parking on the street, you will have a very far walk. Exercise is good, but I shouldn't have to walk so far EVERY DAY just to get to my car. Majority of people work five days a week. The office staff also park their vehicles right in resident parking. Of course, they get a parking permit (only a few live on site), but shouldn't they be parking on the street or "guest parking". They could say there is no assigned office parking. But, leave the parking spaces for the people that live in the buildings in front of it. When I had to work at a company we left the closer spots for customers and were told that we weren't allowed to park in front of the store. That isn't the case with this complex. The apartment complex reels you in with a low deposit fee which is very enticing. Nobody wants to pay a huge amount for a deposit since first month's rent would be due too. It is in a prime location with Valley View being nearby and downtown being within walking distance. Oh, I forgot to mention that the pipes in front of building three and four keep leaking/breaking. They've had to already attempt to fix it four times within 6 months. The office staff apologizes for the inconvenience and I know the vendors they hire work hard to resolve the problem. Water will get shut off for more than half the working day and more parking space become unavailable. They do what they can to accommodate, but it doesn't feel like enough. Residents also keep getting told that we need a permit to park. Well stop having your office staff parking in front of the resident's buildings and we can get it resolved. I know their hands are tied in a sense of what they can do for residents. The owner or headquarters of the complex really needs to step up and do something more about it. Giving this place two stars only because of the dedication of the maintenance team and the fact they have a gym and pool. Oh, and that the roof has yet to collapse or the ceiling has not given me cancer. Let me be clear that this is MY personal view. If you decide to rent here that is your choice. read more

I really do not like to give negative yelp reviews, however the lack of communication and dishonesty with our move out process makes this necessary. We decided to move out due to our rent increase. We did not feel that the $2,200 per month rent was worth the apartment. The walls are very thin, and you can hear most of your neighbors activities. The parking is not very accessible (not necessarily their fault), and understandably there are several families living there. The kids tend to play in the areas between the apartments, so if you're looking for some peace and quiet after school hours, good luck. When we were doing our walk through, the man who did it told us that it was a $350 flat rate to clean, paint, and clean the carpets. We even asked him again because we were to happy to have a fair price for cleaning. Based on what we were told, we decided not to clean or do anything on the checklist because we were moving out in the middle of the week and did not have time to do it. Fast forward a few weeks when we get a new bill for $80. They not only taken all of our over $600 deposit, they were charging us an extra $80 for cleaning and various things. I questioned their integrity were charged for drip pans when we had a flat top stove. Nothing had to be replaced, our apartment needed to be deep cleaned as well as the basic painting and carpet cleaning. When we brought up what was said to us about the $350 cleaning flat rate, they basically said too bad, we signed the walk through papers and that information was not on there. Bottom line is I am incredibly disappointed how poorly we were treated when we moved out. In my 10 years of renting, this type of thing has never happened to me. We were good tenants, paying our rent on time and respecting the quiet hours, so we felt like we definitely mislead during the move out to benefit them. They should probably train their staff properly to not misinform their tenants, costing them hundreds of dollars. I would not recommend living here based on my experience. read more

I lived at Pleasanton Glen for almost 4 1/2 years. As others have written here, I also had negative experiences with parking, noise, and intrusive apartment "inspections" (who DOES this??). The reason I moved out, however, is because of the constant rent increases. Every year, without fail, my rent would increase; the first year by $75, the second year by $50, the third year by $100, and the fourth year by $408 (more on this below). On top of the annual rental increases, the property management also starting charging other costs while I lived there, including mandatory renter's insurance and garbage. I've rented lots of apartments over the past 25 years, and this is the first place that was so preoccupied with chasing after more and more money from tenants. Rental increases aside, the major drawback to Pleasanton Glen is, without a doubt, their policy regarding leasing. Tenants sign a lease upon move-in. No problem; that is pretty standard practice. Once the lease expires, tenants are given the "option" of signing a new lease or of paying rent month-to-month. The "option" of paying month-to-month, however, comes with a very steep price tag. When I chose this option the last year I was there, the management informed me that my rent would increase by over $400. Luckily, I found another place to live and got the heck out of there. I cannot recommend Pleasanton Glen, primarily due to the coercive leasing policies and extortionist-type rental increases. I can't understand how they can get away with these practices, but it sounds like they continue to do so. It seems completely unreasonable to me that rents are increased so dramatically if a tenant chooses to pay month-to-month. When I chose not to sign a fifth year-long lease, my month-to-month rent increased 25.5% over the previous year. Factoring in things like renter's insurance and garbage, my total costs increased by 63.5% in just over 4 years of tenancy. Unfortunately, it seems from the reviews that others have had the same experiences at Pleasanton Glen that I had. All I can say is that if you choose to live at Pleasanton Glen, be prepared to dig deep in your pockets. read more

This review is for the property located on Vineyard Ave, near downtown Pleasanton. RUN, do not walk, RUN from this place !! If you like noise, this is the place for you. Kids play in the complex, screaming and hollering at the top of their lungs, as well as skating around on those scooters. Parents do not supervise them and they're "playing" up until 9pm. Not sure why management is OK with this, did I mention there's a park right across the street from the property? Here's an idea, take the kids to the park where they can scream and hollar all they want. Next up, the walls are like paper. You can hear your neighbors, yell, talk, shit, stomp up and down the stairs, slam their slider open and shut, have sex, do their laundry, and vacuum. This isn't normal living, I don't care what anybody says, I shouldn't be able to hear my neighbor go to the bathroom !!! Call me crazy. Then there's the freight trains that run 24/7. You can always count on the 2am-ish train to wake you up every morning. Morning commuter trains start at 5:30am and end at 7:30pm. Weekends, your in a treat to hear freight trains that roll in around 9:30pm-ish, 10:15pm-ish, AND 12:30am-ish, in addition to the 2am train. If you've never experienced trains, they blow a LOUD HORN as they roll through town and keep blowing this horn until they leave your area. If you think your getting any sleep, think again, it's not happening at this property. Don't think about opening your windows, cause if you do that, you'll hear ALL your neighbors. For example: you will hear them talking on the phone, watching TV, listening to music, having arguments, the kids outside playing, and of course the TRAIN. SOOOO, if your looking for NOISE this place is for you !!! read more

Very unpleasant experience to have lived here for just 6 months. Rented a 3 bedroom apartment and assigned 2 parking slots. Very often my slots were taken, leaving me and my two small kids coming home late don't know what to do. Talked to the office many times and no action taken. After that happened 6 times in 3 months, I went to the office to complain and requested for a concrete solution. The staff ignored me and asked the security to kick me out of the office. Ridiculous! They also over charge you from your deposit when you move out. I read something similar from other people's reviews here too. I lived for only 6 months and the paint was like the first day I moved in, but they said they wanted new paint! According to the law in CA, you cannot be charged for normal wear and tear. They also reacted very rudely when I toke my camera out and asked to take some pictures of the unit for my record. After a few weeks and got their deposit withhold statement, and then I understood why! read more

I moved in here September of '13 and have had a great experience so far. The leasing office staff are great and say hi to me by name whenever I go in to pick up a package. The community is quiet and most people say hi to each other in passing so it has a very friendly feel to it. I haven't had a chance to try out the pool or hot tub yet but the grounds are well kept so I'd imagine the pools work well. The maintenance staff is the best! All service calls were quick, within 24hours, and the issue was resolved on the first visit. All in all this is a good place. My one gripe is that the bathrooms in some floor plans are small but since the complex was built in the 70s I can't hold it against the management. Our unit has a washer/dryer which wasn't standard in the 70s so I know they've done their best to make it modern. read more

It is long, but please read my warning near the end. For the little over a year that I lived at this property, I enjoyed the proximity to downtown and NOTHING else about this complex. Initially I had issues with my washer and dryer and I was told that it was normal for these machines to shut down frequently, and that I would not get a replacement. Eventually I just came to accept that after every four loads of laundry, I would have to pull apart the vent section of my dryer, fully vacuum it out, move my dryer away from the wall and reset the power... kind of a pain in the butt, but better than a laundry mat I suppose. I had a unit that bordered the "heated pool". There were days it was heated slightly, but more often than not, it was just as freezing as the other pools. I rarely utilized the gym, that is, I went when at least one of the two treadmills were not out of order. They finally did replace my washer/dryer the month I moved out though. My main issue began when I gave notice to move out. I got completely swindeled! When I first signed a lease I rented a two bedroom apartment for $1699/mo. After my year ended I recieved a renewal notice stating that my rent would go up to $1860/mo if I renewed a year-long lease, or $2100/mo if I went month-month. My husband and I were ready to buy a house and knew we would not need to stay in the apartment more than a few months anyway so we decided to go month-month. When I went into the office to let them know what we had decided, one of the women said to me, " Oh, no, don't go month-month, you will pay more than you need to in rent. If you sign another lease, you have the option to give 30 days notice and we you will only pay rent until someone else moves in. You will save the difference in the months rents. Right now, I have a waiting list of about 20 people who are interested in this property and I have 12 open house appointments scheduled tomorrow. With where your apartment is, we will have your apartment rented immediately." I expressed concern about having to pay extra rent after we left if they did not rent it right away, and they assured me that their properties never remain vacant for long and very rarely they have had undesirable property remain vacant for no more than 30 days. But I was a downstairs right by the pool and had nothing to worry about. They had me sign a paper stating that I had chosen this option. Shortly after that meeting, we had our offer accepted on a house and we gave our 30 days notice. The office then informed me that they would need at least five days after my 30 days to get the apartment ready. They would not rent the apartment sooner thatn that, and I would be responsible for those extra five days of rent into the next month. (already this would be more than the month-month option) My husband and I actually moved out a week and a half prior to the end of the month but came back to clean the apartment and get it ready for check-out. We spent several days coming back to the apartment to wash the walls, clean behind the refrigerator, and do all the other cleaning required. On our walk thru after many, many hours of cleaning, we were told that there were still some dark areas on the walls and our cleaning efforts were not good enough. We would be charged a cleaning fee of $145 plus a painting fee of $300. I wish we would have just left the place as is if they were going to charge us anyway regardless! After the fifth of the month, I came back to the apartments to retrieve a piece of mail. I asked if everything went okay with the move-in on the fifth. They then informed me that the initial person backed out and they now had someone else who had reserved the apartment to move-in on the 25th. What??? Now, I would be responsible for the rent until the 25th! I was livid! I wanted to go month-month and they talked me out of it as if it was in my best interest to choose the other option. Tania (I would like to punch her in the face) calmly said to me that I signed something saying I would pay rent until they rented the apartment within my lease period, however long that could take. I recieved a bill in the mail a few days later for over $16,000 dollars that included the cleaning, painting charges, along with a new carpet charge, and the remaining rent until the next year, minus my full deposit of $2100. Fortunately the person did move in on the 25th and I recieved a new bill in the mail for $525. Added to my deposit, it cost me almost $3,000 to move out. With a new mortgage and a baby on the way, I can think of 3,000 other ways I would have preferred to spend that money. I would highly advise against moving in here, the office is a pain to deal with and as most have already said, PARKING SUCKS!!! read more

We lived at the Pleasanton Glen for about 2 years. Overall it was a very nice experience. I've actually never lived at a complex that responded to requests so quickly and did genuinely care about the residents. Tania and Lee were always super responsive and even though I'm sure we were annoying at times with requests, they still cared. The grounds are very well maintained, always new flowers and bushes being planted. They helped us with a good renewal price so we could stay at the complex after the first year. The only downside is guest parking is really tight after about 6pm. At times I had to park myself at the back of the complex, however not a big deal. An FYI for those averse to smoking, there are quite a few smokers at the complex and you need to request that they go out to the parking lot otherwise you'll be swimming in second-hand smoke. Again though, overall, a great experience. read more

I love living at Pleasanton Glen. It's a Great place for families. The staff is really great and very accommodating. Anytime there's a repair needed or anything, it gets taken care of immediately and professionally by Abram or Alex. This is the first place we lived when moving here from New York and we couldn't be happier. read more

The first time I stepped into the leasing office, I already felt good about the place. Lee was very nice and helpful the whole time. In fact, the entire team, including Lisa, Tania, Alex, Abram, and Edys, have been professional yet warm and friendly. The surroundings are clean and any maintenance issues are promptly resolved. It's less than 10 mins walk school from my kid's school and there's a park just across the compound. Also, it's less than half a mile to beautiful Main Street. We love this place! read more

Lived here for the past year and really enjoyed the community. Tania and Lee in the leasing office are always on top of things and very helpful. The location to downtown Pleasanton was a huge plus and the quality of the apartments themselves for the price was hard to beat. I would definitely recommend this to anyone looking to move in the area. read more

A/C update: manager, Lisa, jumped right on issue and had maintenance on the issue FIRST thing Tuesday morning and had all fixed before noon. Followed up with status emails frequently and thoroughly. Good outcome thank you!! read more
